OVERVIEW

SPRING IS A WONDERFUL
TIME OF YEAR
PRING is a wonderful time of the
year - the Poplar trees along the
boardwalk in Phase One turn green
within a week, our landscape changes
colour and ordinary little brown birds
change into beautiful red bishops,
waking kids up for school becomes
easier and there is a sense of freshness
as a new season makes itself known.
Spring also means that 2016 is drawing
to a close and exam and holiday
preparations start to occupy our minds.
At Ebotse we are completing our plans
for this year and already planning for
2017; as such, I would like to thank
everyone who attended the AGM. We
appreciate your time and interest.
Those who were there will know it was
a hard meeting and I think it took me
two weeks to brush myself off and get
going again. I would like to reassure
residents and homeowners that our
door is always open and we are
available to chat. You do not need to
wait for an AGM to ask questions or
raise concerns. The only thing that we
ask is that you are positive and
constructive.
A quick update on the Memorandum of
Association – we have already received
some comments from residents and
made changes. The MOI is back with
our lawyer now and once we receive it
we will distribute it to you for comment.
Finally, a Special Meeting will be called
for us to adopt the new MOI. The other
resolutions presented at the AGM have
been referred back to the relevant
people for their further input.
The Clubhouse Upgrade is going really
well. I am there on a daily basis to see
the latest changes. There have been
challenges and a few surprises along the
way but it is really exciting to see the
progress and we are still hoping to be
complete in time for the builders’
holidays. Below are some pictures that
were taken recently and show the
changes that are unfolding. We are also
working with Deanne, who many of you
know from Cocoa Bean, and it is quite
exciting putting the final look and feel
together. I think we are going to have
something really beautiful when we are
finished.
Thank-you to everyone who
voted in the Best of
Ekurhuleni. We look forward
to the results on the 27th of
October but if I have a glint
in my smile, it may be for
good reason.
Lastly, we are planning some special
family functions before the end of the
year. Particularly Night Golf and
Halloween on the 28th of October, our
Annual Jazz Lunch on the 13th of
November and a Christmas Market and
Christmas Music evening on the 3rd of
December. We hope you diarise these
dates now and join us for some special
occasions.
We wish you all well for the rest of the
year. Good luck to everyone planning for
exams, especially to the matrics of 2016.

EBOTSE SECURITY UPDATE
ESTATE MANAGER
by Stephan Vorster | Estate Manager
n a large estate like Ebotse where there are so many types of
visitors (ie. golfing, contractors, and normal visitors), it is vital that each
visitor is administered and controlled especially from a security
perspective. The app lends itself to various functions where the platform
can be utilised as visitor booking platform, a panic system for armed
O
or
medical assistance and media platform on which we send out estaterelated
notices and social event alerts. We have received huge positive
appraisal from the Ebotse community since the implementation of the
app.
Are you on the Ebotse app? Or are you one of the few residents who are
not? This is our most effective way of communicating with you so, if you
are not yet using the app, please contact the HOA (Shelly: 087-285-3562)
urgently so that we can assist you in getting the app and keep you up to
date on all things Ebotse.
ARE YOU ON THE EBOTSE APP?
OR ARE YOU ONE OF THE
FEW RESIDENTS WHO ARE
NOT?
e will shortly commence with the long-awaited transition
W
from tag access control to biometric access control for residents. This
is a huge improvement from a security perspective as tags are
difficult to control as it is complicated to monitor whether they are
being handed over to non-residents.
ngineer’s Proposal The engineer conveyed that the estate’s storm water internal piped system has been correctly designed and is
E
Storm Water System Upgrade, Phase 2 & 3
capable of managing the internal flooding; due to the fact that it had to cater for water entering the estate from the adjacent Rynfield
residential areas and office park and the council storm water systems being blocked, the estate did flood. The full capacity of the system
has also been hindered by changes on some levels of the golf course, walling by home owners and tee boxes being built across access
to dams and ponds. We have also noticed storm water grids that are not sufficient in some places, with debris blocking storm water flow
into piped systems. The 17th December flood translates to a 1:200 flood, no storm water system could have managed this as such
systems on estates are simply not designed for this type of water capacity. Nonetheless, the following upgrades are essential in order to
avoid such flooding in the future:
UPGRADES
LANDSCAPING
Simon & Sarel Cilliers Streets’ pavement landscaping upgrade:
200mm grass berm from water inlet adjacent to Robinson
street, all the way around office park to pre-determined area
down Sarel Cilliers Street. Office Park landscaping – meet with
WATER PIPE & ROAD CROSSING (VITAL)
STORM
Establish a storm water pipe across northern boundary
stand 3642 with associated road crossing over Tawny Eagle
management of storm water from the 3rd golf hole
surface area.
TEE-BOX UPGRADE (VITAL)
between stands 3569 & 3570. • Revisit storm water gully
FEATURE
The most immediate
change that will be
evident to residents is
that hubby bubblies will
no longer be permitted
in any open areas on
the estate - signs will
be erected in order to
provide residents with
adequate warning
botse Home Owner’s Association
(HOA) has decided, after attending the
annual Estate Security Conference, to
implement a different kind of security
upgrade. This time, the estate has
undertaken to implement a policy
E
on
drugs, alcohol, substance abuse, and
smoking. This comes as a result of the
security manager’s (Ettiene De Lange)
participation in training regarding
policies and strategies around general
substance abuse on residential estates.
While it is important for Ebotse to join
the trend of various residential estates
across South Africa in order to maintain
its high level status as a leading
residential estate, there is more to the
decision to proceed with the
implementation if such a policy.
After his training, the security manager,
Ettiene, delved deeper in the world of
substance abuse in Benoni, only to find
that 568 drug-related crimes occurred in
the area in 2015 (Statistics South Africa).
The statistics are staggering and further
added to the urgency to implement a
drug-related policy. De Lange is
concerned about the residents of Ebotse
Golf & Country Estate – there are 2,000
residents on the estate who De Lange
feels a duty to protect. As such, the
Ebotse HOA in collaboration with De
Lange and his security team are in the
process of finalising the Ebotse Policy on
Drugs, Alcohol, Substance Abuse, and
Smoking (further details regarding the
policy will be available in the monthly
electronic newsletter that will be
published on Wednesday, 31 August
2016).
The most immediate change that will be
evident to residents is that hubbly
bubblies will no longer be permitted in
any open areas on the estate – signs will
be erected in order to provide residents
with adequate warning; however, if a
hubbly bubbly is discovered in a
prohibited area, it will be confiscated.
Ettiene De Lange (see below for
full contact details) if you have
any questions or queries
regarding the implementation of
this new policy in the estate.
Further to this, if you suspect
substance abuse in your home
and would like to seek support,
the following tools are available
to you:
The security manager
-
or
prefer) you
While this is less than in 2014, it is the
third highest number of drug-related
crimes recorded in Benoni over the past
12 years – in fact, it is an 86% increase
from 2004
It is integral for residents to remember
that the HOA and security team are here
to protect and support you – as such,
ESTATE
MANAGER
It is sad to convey that beloved “Uncle Glenn” who had served the estate since 2009, as Projects’ Consultant on our
building projects, passed away on Friday, 12 August 2016. He always entertained us with his good sense of humour
and a naughty laugh that was accompanied by a sparkle in his eyes. Glenn was responsible for overseeing the score of
upgrades to the storm water outlets and services that we have undertaken over the years; his knowledge of and within
the construction industry was endless. He will be sorely missed; our sincere condolences go out to his wife, Dolly, son,
Brandon, and daughter, Megan, and their families.
Emma
Shelly started working with the HOA as receptionist and
contractor administration clerk in April, 2016. Shelly’s friendly
face and willingness to assist home owners and contractors
on a daily basis makes her a huge asset to the HOA. We wish
her just the best in her endeavours at Ebotse.
I am ecstatic to announce that on the 16th of August, my
wife and I were blessed with a third daughter that is just a
wonderful addition to our loving family. She was born at
15:00, a total of 16 potjies and 2 braai plates were entered for
the competitions. There were also several other braais and
potjies prepared simply to enjoy for lunch. The spirit of all the
The Links developers are forging ahead with the
construction of phase 2 of the R500-million luxury
apartment development.
Phase one of the signature development is sold out and
construction on Phase 2 of the luxurious apartments and
penthouse suites is now more than 80% complete with
occupation expected in December 2016. These luxurious
apartments and penthouse suites will offer breathtaking
views of the whole Estate and are now selling from
R4,5million to R14,9 million. There are 24 apartments
available in phase two – 16 two bedroom apartments at
218/228 square meters with optional lock up store and
eight 4 bedroom apartments at 421 square meters. The
apartments are tastefully finished and are fitted with
select Miele appliances – The world’s best appliance. In
addition, the four exceptional penthouse suites at 715
square meters now include a magnificent rooftop
entertainment area with swimming pool, deck, bar,
dining and lounge areas with private direct lift access.
This development is set to rival other premier
developments, such as Melrose Arch and The Houghton,
offering a completely unique living experience.
In a recent media interview, Vince Cockbain, developer
and director, says a combination of several essential
factors has led to the unparalleled success of the Ebotse
Estate. “These factors include the uniqueness of the
Estate in the area and a prevailing demand for secure
gated residential estate living. Ebotse is considered to be
one of the most secure residential estates in South
Africa, with state-of-the-art security systems and
procedures in operation. Strict financial control by an
effiecient and effective homeowners association gives
the estate a strong sense of community and solid
foundation for property values to escalate.”
“Ebotse really is a beautiful place to live and offers the
kind of lifestyle that has been virtually impossible to
enjoy in recent years,” he added. “Here families are spoilt
for choice with water sports, hiking, walking, cycling,
tennis, squash, dedicated play areas and a world class,
links style golf course that is hailed as one of the
country’s most unique and challenging courses. Currently
ranked 32 in South Africa by Golf Digest.”
This successful mix has created a visibly thriving Estate
and continues to give would-be buyers confidence to
invest. To date Ebotse has just more than 700 property
owners, with numerous residences currently under
construction. Rental returns are competitive and there is
an ongoing demand for rentals in the Estate, keeping
investors happy.
The Links, Ebotse’s signature apartment development will
be perfect for those who demand an exlcusive, simple yet
sophisticated “lock up and go” lifestyle with all the
modern conveniences. No expense is being spared to
create this luxurious living space with magnificent views
of the whole estate. More information on the
