Advertisement Priceless negotiations Local property expert Mandy Bissell discusses how changing market conditions have left many buyers and sellers confused as to what local house prices are really doing. With home ownership so intrinsically linked to modern life in Britain, it is of no surprise that the subject is never far from media headlines; with the direction of house prices being one of the main topics reported. The UK has one of the highest ratios of private home ownership of any developed western economy and the state of the market has frequently been cited as having a direct bearing on our ‘feeling of wealth’, which in turn drives market sentiment and trends. The last 18 months have been somewhat of a political rollercoaster after a series of landmark events, which in turn have been catalysts for changes in some, but not all, parts of the market. As a consequence, conflicting reports now give two very different views on house prices. Breaking the law of averages National house price indices had historically been a safe barometer for understanding what house prices are doing, but their value has been diluted when looking at the local Kent market, which recently has become far more complex. This is because a series of niches now exist in the market, each with their own distinct characteristics, which can vary enormously. For example, over the last 6 months there has been a significant drop in activity in the buy to let sector, yet the family homes sector has remained brisk. Country property sales have lagged behind town locations, and in areas, such as Sevenoaks or Royal Tunbridge Wells, activity can be noticeably stronger one side of the town than the other. Mandy Bissell GARRINGTON Accordingly, reading too much into what average house prices are doing in today’s polarised market can lead to confusion and disappointment. A buyers’ or sellers’ market? Understanding local conditions specific to your property location and segment of the market are important starting points before commencing moving plans. Too many movers overlook this and then struggle to make progress. Whilst there generally remains a lack of property for sale in many parts of Kent, a number of sellers hold the false assumption that they hold the upper hand and can ask whatever price they want for their homes. This tactic is normally an ill-informed one which can result in eventually achieving a lesser price after a prolonged marketing campaign, compared to getting the price right to start with. Equally a number of buyers become frustrated by ‘losing out’ to competing buyers for properties they have been outbid on, as paying more just does not feel right based on sometimes misguided opinions formed from newspaper headlines on it ‘now being a buyers’ market’. Separating price and value In truth, house prices in parts of the local market are rising and other parts are falling. For buyers, the risk is to base price negotiations purely around the goal of getting money off an asking price. This is the area where having a specialist on your side like a property finder can make all of the difference. An experienced property finder can objectively assess a purchasing opportunity and then advise based on comparable evidence and established values, rather than just relying on an asking price as being fair. In some circumstances paying at or above a guide price can be the right strategy if a property has been undervalued. Equally a 5% discount off an asking price may not be the bargain some first think if the price has been overinflated by 20% to start with. This is the difference local expert knowledge can make to ensure a buyer makes a well-informed purchasing decision. An investment not a cost Whilst spending money on professional fees to save money may at first seem an ironic concept, in reality we turn to those ‘in the know’ for most other important areas of life, but when it comes to property it is too easy to fall into the ‘false economy trap’ of avoiding costs and obtaining proper advice. However, such guidance invariably can help save time, money and hassle and provide the clarity and confidence most buyers are seeking in today’s market on what to buy and how much to pay for it.
