NEIGHBORHOOD NEWS
See “Pool” news for new info about getting your wristbands and access
cards this year!
NEW TRASHCANS:
WCA will be distributing the new trashcans during the first week in May!
WCA will be going to a more automated system and will be issuing the
large trashcans and recycling bins that can be picked up mechanically by
the trucks. This will be a huge improvement for many of us! Please plan
to attend the informational meeting on April 22 nd (rainout date of April
29 th ) at the Copperbrook pool (time is TBD) where it will be explained
how to properly use these new containers and any other changes that
may need to be made to accommodate this change. Once you receive
the new trashcan and if you wish to dispose of your old trashcan, you
can simply label your old trashcan as “TRASH” and place it out on a
Thursday to be recycled.
HOA DUES:
HOA Dues were due Jan. 31, 2017. PLEASE be sure you have paid your
dues so as not to incur late fees. If you still have not paid your dues as
of March, you will be sent a letter from Copperbrook’s attorney at a cost
of $300 to you, the homeowner. If you need to setup a payment plan, in
order to avoid the previously stated expense, please call Juan at TXMGMT
at 832-910-7525. These dues are the only funds the community has to
make improvements and maintain the safety of our community and the
payment of these dues will be strictly enforced.
VIOLATION/PAST DUE LETTERS:
Simply stated, if you get a violation letter or you are past due in your
HOA dues, PLEASE call the TXMGMT at 832-910-7525 to discuss a
payment plan or get an extension on a needed repair to your property.
The management company and Board of Directors are not unreasonable
and will make every reasonable effort to work with residents if you will
make an effort on your part to either initiate the repairs or pay the fines,
whichever the case. Communication is simple and vital to keeping the
issue from escalating. The Board of Directors along with TXMGMT plan
to be consistent and proactive in keeping our community looking great,
feeling safe and making sure dues and fines are collected in a timely
manner and homes and yards are kept up to a standard to which we can
all be proud.
PALM TREES:
If you have palm trees in your yard, please make an effort to have the
dead palms removed as needed and in a timely manner. They are
unsightly and can even be dangerous in a wind storm. These standards
are in an effort to keep our community looking nice and safe! Please
make an effort to comply with these standards. And also please be
aware that if you continue to be in non-compliance after multiple
violation letters have been sent and make no effort to address the
issue with the management company, then fines will begin to accrue
and the attorney will be involved at the homeowner’s expense. If you
have further questions regarding this, please call Juan at TXMGMT at
832-910-7525.
NEW WEBSITE:
NEIGHBORHOOD IMPROVEMENTS:
You may have noticed activity down at the pool during mid-February. We
are happy to say that the pool has been resurfaced just in time for the
upcoming pool season along with a few other needed repairs in the pool
area! This was a much needed improvement and it should prevent our
little ones from getting blisters on their little feet this year! Please see the
“Pool” section about how to get your wristbands this year! Hope you all
will enjoy the new pool surface!
PARK:
Please be advised that there are NO PETS allowed inside the gate of our
Our Annual Meeting is scheduled for Saturday, May 6, 2017 at 3 PM at
listen to everything that’s been happening in the neighborhood, review
the financials, vote on any open Board positions, get your pool card for
2017 and voice any concerns they may have as well. Please make plans
to attend!
NEXT DOOR APP:
This is a free app so homeowners can communicate instantly with
one another. This app can be used to request referrals from other
homeowners such as plumber, landscaper or a fence company. You can
also post lost or found pets, report suspicious vehicle or person in the
neighborhood. All you need to do is download the app and enter the
information they request. The information that is requested is the same
information you can already obtain online so do not let this deter you
from looking into the app.
YARD OF THE SEASON:
Hope you’re planning on keeping your yard looking great this spring! We
have a yard of the season contest with a PRIZE and it is a good idea to keep
Copperbrook | March 2017 3
MONTHLY MEETING:
Copperbrook HOA would like to welcome all homeowners to come to our
monthly meetings at La Madeleine the first Tuesday of every month at
5 PM. The open session where we welcome residents to attend starts at 6
PM. If the door to the meeting room is closed, simply knock and the Board
will let you in. Please come share your ideas and learn of the progress on
the latest projects and events in our neighborhood. It’s a great way to get
involved and stay connected to your community. If you know ahead of
time that you will attend or you have a particular concern that you would
like added to the agenda, please call Juan at TXMGMT (832-910-7525).
RENOVATIONS
We are aware that on occasion homeowners receive letters from
the management company that are considered unwarranted by the
homeowner. If you plan to do a small renovation or do major cleaning
and you know that you may have something unsightly in your driveway/
front yard for a short period of time, please call TXMGMT (832-910-7525)
and make them aware of your activities so that she can make a note on
your account in order to avoid a letter being sent out.
If you are planning a major renovation to the exterior of your home by
painting your house, replacing your fence or adding storage to your
yard, remember to contact our neighborhood’s Architectural Review
Committee. You can call TXMGMT (our management company) to inquire
about the proper forms needed to make your submission and they will
gladly email the forms to you. We hope to have these forms available
for download on the community website soon. The Architectural Review
Committee will review the request to make sure the request meets the
neighborhoods deed restrictions. The committee’s approval must be
granted before making such changes to the facades of the home such as
paint colors, roof colors and burglar bars (which are prohibited on the
front doors or any windows). Also, sheds and canopies should not be
visible from the street. If you submit a request to the Architectural Review
Committee and it gets denied, please call TXMGMT (our management
company) to inquire as to why your project was denied. It may be as
simple as additional information is needed (ex: paint color, pictures, lot
survey). If you are thinking about a project you are invited to attend the
monthly HOA meeting to get any questions answered prior to submission.
TRASH CONTAINERS
We are asking residents to place trash in plastic bags before putting it in
the trashcan. If there happens to be strong winds, the trash containers
can easily blow over and scatter loose trash onto the nearby streets and
yards. We appreciate your cooperation in helping to keep our community
clean. And please remember to put away your trash containers
immediately after trash day.
SAFETY
Park and Pool Safety:
Parents please accompany all children to the park and pool for their
safety. The playground opens at sunrise and closes at sundown. Please
call 911 or the Sheriff’s Department non-emergency number (713-221-
6000) if you see any suspicious activity, persons or vehicles. This area is
monitored by surveillance cameras, however as homeowners, we need to
assist the police and play an active role in keeping our community safe!
Neighborhood Safety:
There have been vehicles stolen from our neighborhood in the last few
months, so we ask homeowners to be aware of their environment such
as unknown cars idling, circling the neighborhood and driving slowly as
if to stall for time. If you see this behavior, please call 911 or the sheriff’s
department at 713-221-6000 and report the suspicious activity. It would
be helpful if you could provide any of the following information to the
911 operator or sheriff’s department when you call: description of the
vehicle, person(s), time of day and/or license plate number. Please be
discrete and keep in mind safety is priority. Also, if you notice a lot of
traffic and multiple vehicles coming and going from a location please
call the sheriff’s office and inform them of the high traffic volume of
that location. It takes a community to keep a community safe. The HOA
is cooperating with the local law enforcement in keeping this a safe
community for our families.
Surveillance Cameras:
Surveillance cameras have been installed at the pool house. The
cameras are positioned to monitor the pool areas, the park grounds and
the parking lot. HOA Board members have 24-hour access to view the
ongoing activities of these areas. All suspicious activities will be reported
to the Sheriff’s Office immediately.
COMMITTEE INFORMATION
If you’re thinking about getting more involved in our community, joining
a committee is a great start! Feel free to attend a monthly meeting to
learn more about these opportunities. The Copperbrook HOA is looking
for volunteers for the following committees:
EVENTS COMMITTEE:
The events committee oversees the newly organized welcoming
committee, which will be providing welcome baskets to new homeowners.
The event committee is also responsible for decorating the monuments
at Christmastime organizing the bi-annual garage sales and hosting the
neighborhood events such as National Night Out and Snow Day at the Park.
NEIGHBORHOOD WATCH COMMITTEE:
The Copperbrook neighborhood watch committee NEEDS volunteers who
are willing to drive around at different time to help keep an eye on things.
The HOA would like to add more volunteers to provide greater coverage
throughout the 24 hour day. If you would like to volunteer, please call
Milton Turner at 281-859-6044. We could really use more patrols from 10
PM to 6 AM. Volunteers can select their time and will be requested to drive
down each street and report any suspicious activity to the police and to
inform the neighborhood watch committee chair of any activity observed.
PARK AND YARD COMMITTEE:
The park and yard committee check the park and pool areas to report
any maintenance that needs to be done and also helps select the yard
of the season. If you have a great idea for a committee and would like
to chair that committee, we would love to hear from you. Our monthly
meetings are the first Tuesday of the month.
BOY SCOUTS
BOY SCOUTS OF AMERICA - COPPERHEAD DISTRICT
For 100 years, Scouting programs have instilled in youth the values found
in the Scout Oath and Scout Law. Today, these values are just as relevant
in helping youth grow to their full potential as they were in 1910. Scouting
helps youth develop academic skills, self-confidence, ethics, leadership
skills, outdoor skills and citizenship skills that influence their adult lives.
The Boy Scouts of America provides youth with programs and activities
that allow them to: • Try new things. • Provide service to others. • Build
self-confidence. • Reinforce ethical standards.
Scouting provides youth with a sense that they are important as
individuals while promoting activities that lead to personal responsibility
and high self-esteem. As a result, when hard decisions have to be made,
peer pressure can be resisted and the right choices can be made.
CHURCH NEWS
& EVENTS
CORNERSTONE UNITED METHODIST CHURCH
ASH WEDNESDAY SERVICE, MARCH 1 ST AT 7 PM
Ash Wednesday is the first day of the Season of Lent occurring forty
days (excluding Sundays) before Good Friday. It is traditionally a
time for worshippers to gather together with penitent hearts to have
their foreheads marked with a cross of ashes in an act of penance and
contrition before the Lord. On Wednesday evening, March 1 st at 7 PM,
we will be having an Ash Wednesday worship celebration. This service
will include the marking of ashes on each worshippers head followed
by a quiet time of reflection at the altar. In addition, as we do each Ash
Wednesday service, there will be something “extra” to illustrate God’s
forgiveness of our sins. Special music will be provided by the Chancel
Choir. This will be a meaningful service and everyone is invited to attend.
Cornerstone United Methodist Church is located at 18081 West Road
(across from the CFISD Berry Center and next to the CVS). For more
information, please call the church office at 281-859-4141 or check out
Lenten Study: Forty Days in the Force
Join St. Cuthbert Episcopal Church on Wednesday nights March 8 th
through April 5 th , from 6:30-7:30 PM for our Lenten series, Forty Days
in the Force. All ages are invited to participate. We will explore the many
spiritual themes that weave throughout the Star Wars films. From the
Force to the dark side, the issues presented in the films have a moral
and spiritual complexity that, if paid attention to, can help us better
understand our place in the world and our relation to others and to
God. Through Forty Days in the Force we hope to see the challenges and
victories in our everyday Christian life. There will always be a teacher and
a student and there will always be evil, but thanks to God and his Son,
there will always be good and we will always have a purpose. Nursery will
be provided for infants and toddlers. Star Wars activities will be provided
for preschoolers. Those ages 6 through 106 will explore the force together.
FOSTER CHILDREN: PREPARATION FOR ADULT LIVING
When foster children reach age 18, they are considered independent.
That’s difficult for kids who have been wards of the state, with necessities
arranged by caseworkers with state funds. Now they’ll have to figure out
how to organize themselves and make their money last a whole month.
Fortunately, Child protective Services offers them a program to help prepare
for independence: Preparation for Adult Living (PAL). The year-long course
culminates in an all-day workshop hosted by the National Council for
Jewish Women (NCJW). The course is held at Junior Achievement’s BizTown,
using computer kiosks sponsored by local businesses. Want to help with PAL
or other NCJW programs that help change lives with hands-on community
service? Contact info@ncjwhouston.org or see www.ncjwhouston.org.
EXERCISE
WITH FOUR FEET
AND NO
JUDGMENT!
It is not too late to
keep those New Year
resolutions. Loving
Arms Pet Placement is
a foster-based rescue
for dogs and cats and
is always in need of
foster families. We have
small, medium and
large dogs available
for fostering. Without
enough fosters, some dogs are boarded at a kennel. They would love to
join your family and help you get more exercise.
Tell Loving Arms Pet Placement rescue in what capacity you can help.
Can your home only accommodate small dogs or can you foster big
dogs? Can you take more than one animal at once? There is a lot more
to fostering than providing food, water and a safe place to sleep. To
attract potential adopters, the animal must be people friendly. Include
the animal in your daily home life inside your home. Let your foster dog
jog or walk with you. Visit a dog park and meet new friends. Get to know
the dog as an individual so you can share personality traits, likes/dislikes,
anecdotes. Treat the animal like your own and train him/her, if possible.
Although you may feel sadness when your foster animal is adopted,
please know that your efforts helped to prepare the cat or dog for his/
her forever home.
Visit Loving Arms Pet Placement website at www.lovingarmspetplacement.
TAX SCAMS/CONSUMER ALERTS
In recent years, thousands of people have lost millions of dollars and their personal
information to tax scams and fake IRS communication. REMEMBER: The IRS doesn’t
initiate contact with taxpayers by email, text messages or social media channels to
request personal or financial information. In addition, IRS does not threaten taxpayers
with lawsuits, imprisonment or other enforcement action. Being able to recognize
these tell-tale signs of a phishing or tax scam could save you from becoming a victim.
IRS-Impersonation Telephone Scams
An aggressive and sophisticated phone scam targeting taxpayers, including recent
immigrants, has been making the rounds throughout the country. Callers claim to be
employees of the IRS, but are not. These con artists can sound convincing when they
call. They use fake names and bogus IRS identification badge numbers. They may
know a lot about their targets and they usually alter the caller ID to make it look like
the IRS is calling.
Victims are told they owe money to the IRS and it must be paid promptly through a
pre-loaded debit card or wire transfer. If the victim refuses to cooperate, they are then
threatened with arrest, deportation or suspension of a business or driver’s license. In
many cases, the caller becomes hostile and insulting. Or, victims may be told they
have a refund due to try to trick them into sharing private information. If the phone isn’t
answered, the scammers often leave an “urgent” call back request.
Note that the IRS will never:
• Call to demand immediate payment using a specific payment method such as a
prepaid debit card, gift card or wire transfer. Generally, the IRS will first mail you a bill
if you owe any taxes.
• Threaten to bring in local police or other law-enforcement groups to have you arrested
for not paying.
• Demand that you pay taxes without giving the opportunity to question or appeal the
amount they say you owe.
• Ask for credit or debit card numbers over the phone.
Remember: Scammers Change Tactics - Aggressive and threatening phone calls by
criminals impersonating IRS agents remain a major threat to taxpayers, but variations
of the IRS impersonation scam continue year-round and they tend to peak when
scammers find prime opportunities to strike.
Surge in Email, Phishing and Malware Schemes
The IRS saw an approximate 400 percent surge in phishing and malware incidents in
the 2016 tax season.
Scam emails are designed to trick taxpayers into thinking these are official communications
from the IRS or others in the tax industry, including tax software companies.
These phishing schemes can ask taxpayers about a wide range of topics. Emails
can seek information related to refunds, filing status, confirming personal information
ordering transcripts and verifying PIN information.
Variations of these scams can be seen via text messages and the communications
are being reported in every section of the country.
When people click on these email links, they are taken to sites designed to imitate an
official-looking website, such as IRS.gov. The sites ask for Social Security numbers
and other personal information, which could be used to help file false tax returns. The
sites also may carry malware, which can infect people’s computers and allow criminals
to access your files or track your keystrokes to gain information.
