There is no doubt that certain times of<br />

the year are typically busier than others<br />

when it comes to people looking to<br />

move. There is always a surge at the<br />

beginning of the year – yes, whilst many<br />

of us are focused on spending time with<br />

the family, others are on Rightmove and<br />

other property websites seeing what<br />

properties are available.<br />

Easter is another peak time, as families<br />

are looking to find a new home and be<br />

settled before they have to apply for<br />

a school place for their children. The<br />

desire to live within key catchment<br />

areas is one of their key motivations<br />

for moving. It also means they can<br />

enjoy the summer months in their new<br />

home before starting the new term in<br />

September.<br />

But does this mean that January<br />

and Easter are the best times to sell<br />

your home?<br />

There is only one answer to that –<br />

what is your motivation?<br />

We all have our own reasons for wanting<br />

to move, for example you may have a<br />

new job that means that you need to<br />

change location. Situations like this are<br />

not determined by seasons, but you may<br />

have a timeframe that you need to move<br />

within. It is important that you let your<br />

estate agent know your circumstances<br />

and dates, that way we can ensure that<br />

we target the right buyers, those who<br />

are in a position to meet your needs. You<br />

may feel as though you have outgrown<br />

your home; the walls seem to be closing<br />

in around you, and you long for a space to<br />

breathe. Moving home in this case does<br />

not have any timeframe, it is based on a<br />

burning need to find somewhere bigger.<br />

When it comes to moving out of need,<br />

there is no definitive answer of when<br />

is best, as it is really down to you. If<br />

you have to move out of necessity, not<br />

choice, then your heart could possibly<br />

not be in it. If you’re feeling that you<br />

are emotionally not ready to move, you<br />

could place any potential sale on the<br />

back foot before you have even started.<br />

Having a clear focus on why you are<br />

moving can also help us to not only find<br />

right buyers, but also work to a timescale<br />

that is beneficial to all.<br />
