WHAT IS A GREAT PLACE TO WORK?
A BRAND NEW WORLD
The physical surroundings can
shape employee behaviours,
feelings and attitudes towards
their employer and experiences at
work. To maximise its performance,
organisations must think about
the workplace as an ecosystem of
spaces that allow people to have
choice and control over where and
how they work. Only then will they
feel fully supported and be able to
perform at their best.
• Employ well principles + a wellness strategy
• Employees perform better when they can control their space
• Balancing “We” and “Me”: The best collaborative spaces also support
solitude
• Incorporate biophillic principles
• Provide spaces for social, informal connection - make friends at work
• Enhance and promote collaboration, particularly for teams based
across different locations
• Provide employees with areas where they can focus, concentrate and
have some privacy
• Enable workers to physically move around during the day and change
postures
• Make your brand and company culture visible and give employees
permission to be themselves
• Create spaces that accommodate visitors, mobile workers and guests
BIOPHILIA + WELL SPACES
CREATING GREEN + HEALTHY SPACE
A WELL APPROACH |
The WELL Building Standard (WELL) consists of features across
seven concepts that comprehensively address not only the design
and operations of buildings, but also how they impact and influence
human behaviors related to health and well-being.
Our WELL approach is to unlock the human potential, through the
design of your building. Creating healthy spaces and behaviours,
increase alertness and improve physical health of the body and
mind. The seven concepts are as follows and have been considered
in spirit the design of your building:
• AIR promote clean air and reduce or minimize the sources of
indoor air pollution.
• WATER promotes safe and clean water through the
implementation of proper filtration techniques and regular
testing in order for building occupants to receive optimal
quality of water for various uses + access to fresh water points.
• NOURISHMENT requires the availability of fresh, wholesome
foods, limits unhealthy ingredients and encourages better
eating habits and food culture.
• LIGHT provides guidelines that minimize disruption to the
body’s circadian system, enhance productivity, support good
sleep quality and provide appropriate visual acuity.
• FITNESS promotes the integration of physical activity into
everyday life by providing the opportunities and support for an
active lifestyle and discouraging sedentary behaviors.
• COMFORT establishes requirements designed to create
distraction-free, productive and comfortable indoor
environments
• MIND optimizes cognitive and emotional health through
design, technology and treatment strategies.
With this approach we can ensure that there are not just WELL
Building Standard zones within the office space, but in-fact the
whole office is a WELL space.
BIOPHILIA IN THE WORKPLACE |
As work spaceologists we have an enduring interest in both the
individual and environmental factors that influence business
outcomes. In particular, the interaction between an individual and
their work environment can be a crucial determinant of both an
employee’s success and happiness in his or her role.
The concept of biophilia highlights an innate connection between
humans and nature, which more recently has been recognised as
a key consideration when designing and developing workspaces.
The idea of incorporating nature into the built environment
through biophilic design is less often seen as a luxury in the
modern workplace, but rather as a sound economic investment
into employees’ health, well-being and performance.
The great management theorist Maslow, was examining the
aesthetics of the workplace, and their impact, as long ago as
the 1950s. His studies found that the quality of office design
influenced office workers, with aesthetically pleasing spaces
having a positive impact on energy levels and well-being. Further
to this, research shows that the presence of natural elements
indoors can evoke the same benefits as the outdoor environment,
supporting the case for biophilic office design.
Environments that provide a
possibility for more effortless
attention, such as one with
natural elements, offer an
opportunity to restore mental
capacity. These surroundings,
dominated by elements of
nature, are thought to be
restorative.
Natural elements positively
linked to well-being at work:
• Light, wood and stone
materials
• Views of nature and open
water
• Views of trees
• Natural light and green
space
THE FLEUR-DE-LIS |
Mattioli Woods' iconic fleur-de-lis motif, with its stylised flourishes
acts as a visual metaphor for the company’s success. Although a
rebrand is afoot it has been advised that the floral motif will remain
yet in a more contemporary fashion.
The English translation of "fleur-de-lis" is "flower of the lily" and has
been described as depicting a stylized lily, lotus flower, or even iris.
Traditionally, it has been used to represent French royalty and in that
sense it is said to signify PERFECTION, LIGHT AND LIFE.
THE COURTYARD
CREATING A CORE |
An inner Courtyard central wrap around core which
invites people in and creates views across, up and
down the lightwell. The wrapped walkway ensures
that anyone transitioning through the floor has
the opportunity to walk alongside and appreciate
the beauty and grandeur of the vast central
opening. Introducing light climbing plants to
glazed elevations creates the effect of becoming
enveloped in greenery and life. Whilst bench
seating, low level soft seating and a bar table
enable walkers to choose a spot to just pause for a
moment and reflect on the day.
FINISHES
COLOUR + TEXTURE TOOL KIT
CLIMBING TREES |
Following the pattern of palette from the
natural surroundings, we proposed adjusting
the finishes with subtle tweaks to colour and
texture as we transcend through the building and
metaphorically climb the trees of New Walk.
PALETTE OVERVIEW |
A serene palette of natural colour and texture
injected with vibrant reds and deep, rich greens
and burgundy to create a depth, light and shadewith
a gradient of soft to powerful colour balance.
Each colour is offset by a naturally patterned
carpet tile to provide a biophillic connection, with
light and dark timbers assisting in softening the
overall aesthetic.
ARTWORK |
2.
Taking the lead from the MW Newmarket office
who sponser the Cambridge Art Fair and in
support of local businesses and artists we propose
a collaboration with the LSA - Leicester Society of
Art to provide artwork depicting local faces and
landscapes. Example left BY Leicester based artist
Emma Fitzpatrick depicts Granby Street, Leicester
which tonely and stylistically marries with the
proposed finishes palette.
planting to create natural divides
Bay trees within the internal and external
spaces, giving connectivity
Hanging plants to Mind and Fitness spaces
Large planters to storage units and open
Tactile moss walls, cascading
planting to frame areas and
herb plants to encourage
MANAGEMENT
Expert team of people, individually
selected for their skill and expertise in
dealing with this kind of project.
Integrated pre-construction and construction delivery team.
Providing consistency for the client ensuring a trusted
relationship will already be in place once pre-construction
moves to delivery.
Delivery team familiarity with client requirements, the
physical site, design and delivery method - no surprises
once work starts.
Workplace strategy consultant, Steve Dobson, knows the
project inside and out, and has worked closely with Mattioli
Woods to develop and create a more effective and flexible
modern work space for end users.
Steve has worked collaboratively with our head of design,
Claire, to produce designs and visual representations that
will excite and impress the client.
A comprehensive pricing schedule has been put together
by Kevin Smith our commercial manager.
Dave Holmes, project director for the scheme is well
versed with the clients requirements and having visited the
site, knows the logistical challenges associated with the
site, made arrangements for risk control and provided a
programme in conjunction with the wider design, delivery
and supply chain representatives, which adheres to the
dates stipulated.
Constant monitoring and review of the programme
throughout the scheme and specifically at weekly progress
meetings. We will work with our supply chain to make any
necessary changes, such as the re-sequencing of trades, to
maintain or make betterment to a programme.
Dave will be a constant presence throughout the scheme,
making regular contact with your team as the works progress.
Our site manager, Roddy Walker, will also take on the role
of client liaison. He will be a single point of contact on site,
ensuring communication can flow openly between your team,
our supply chain and head office support.
Handover and softlandings
Making the process as smooth as possible for both the client
and end users.
Developed our own soft landings process to manage
handovers seamlessly to include super users tour the building
with site management and training for super users and
facilities teams, on how to operate the building prior to their
first day in work.
O&M manuals produced and handed over at project
completion, telling you everything you need to know about
the building and equipment and how to maintain it moving
forward.
Site management available for several weeks after handover
to make sure the transition is as smooth as possible.
80%
Working in a city centre
environment
80% of our projects require us to work
in city centre environments.
Challenges are successfully managed
through good communication
and working closely with local
authorities and neighbouring building
management.
The challenges associated with
working in a city centre environment
include:
• Managing traffic, deliveries and
visitors vehicles.
• Access and egress.
• Removing debris and waste from
site.
• Noisy works.
• Dust and pollution.
• Security and welfare.
KEY RISKS OF THE SCHEME
Potential risk
Logistics: Deliveries arriving at the same time
Overlap of activities on-site, interaction of
multiple trades: Risk of injury
Maintaining access on stairs in case of
evacuation and escape
Risk of fire: It is important that our fire strategy
aligns with that of the site.
Damage to the building
Mitigation
A clear site logistics and delivery plan will be collaboratively developed and agreed with the site management team and client and
stakeholders. All deliveries will be just in time or wait and load. Driver’s movement controlled by banksman.
Clear internal site signage to be installed and maintained. Construction H&S plan to include details of controls including segregation of
working areas, programmed scheduling in conjunction with the project team.
Ensure clear access is maintained at all times.
Agree fire strategy, muster points, drill times, fire wardens and ensure fire appliances can gain full uninterrupted access to the site.
Focus of roof covering hot works. Alarm systems continuity will be of paramount importance.
Protection of the existing works, corners and vulnerable surfaces to avoid damage.
Approvals for Building control/ fire yet to be
finalised
Cost - ensuring project remains on track
Programme slippage and completion on time
Breakdown of communication
Design development of the project is a minor risk at this stage, but is controllable with the experienced team.
Managed by our commercial manager to ensure the project remains on track. Financial statements will be issued in a timely manner to
the project team for consideration, noting the anticipated out-turn cost.
Weekly programme review, resources checks and critical path management. Any works that can be escalated to acheive programme
enancement will be taken. Any slippage due to unforseen elements, namely adverse weather, will be made up through escalated works
and out of hours commitment.
We will be sharing site access with other users and therefore need to communicate programmed works, highlight potential disruption
and agree site strategy plans.
A client liaison manager will be responsible for the coordination and communication strategy.
