Minutes of Board of Directors Meeting sept. 27, <strong>2017</strong><br />
CALL TO ORDER<br />
The Board of Directors meeting of the <strong>Cypress</strong> <strong>Mill</strong> Homeowners Association<br />
Inc. was held on September 27, <strong>2017</strong> at <strong>Cypress</strong> <strong>Mill</strong> Recreation Center,<br />
14710 <strong>Mill</strong>s Park Lane, <strong>Cypress</strong>, Texas. Those in attendance were Larry<br />
Ramirez, Jennifer Taylor, Beverly McGaughey and George Rogers. Emma<br />
Deatherage and Angela Rivera were also in attendance (representing<br />
Principal Management Group). With a quorum duly established, Larry<br />
Ramirez, called <strong>Cypress</strong> <strong>Mill</strong> Board of Director’s meeting to order at 6 PM<br />
with an open prayer.<br />
CONSTABLE FORUM<br />
Lance Rodgers reported July’s crime statistics.<br />
CONTRACTOR FORUM<br />
Eddie Jackson, owner of <strong>Cypress</strong> Rosehill Beer Garden informed the<br />
homeowners present of his new establishment.<br />
• Tentatively opening on October 15 th<br />
• Beer and Wine would be served<br />
• Multiple Food Truck daily<br />
• New playground installed for children in the back of the property<br />
• Picnic tables under pavilion<br />
• TV’s and music<br />
• Port-O-Potties<br />
• Operation hours to be daily from 11 AM to 11 PM<br />
• Back area designed for parking up to 75 vehicles<br />
• Working with county for right away for turnaround<br />
APPROVAL OF MINUTES<br />
The Board approved the Board of Directors Meeting Minutes of the August<br />
23, <strong>2017</strong> were reviewed, discussed and approved.<br />

TREASURER’S REPORT<br />
Emma Deatherage presented the July <strong>2017</strong> Financials. The Financials<br />
were accepted as presented. The following items noted:<br />
• Operating Funds of 142,611.17 and Reserve Funds of $361,105.84 as of<br />
August 31, <strong>2017</strong>.<br />
• 97% of the <strong>2017</strong> assessment have been collected.<br />
• August <strong>2017</strong> YTD actual expenses were over budgeted by $23,641.06 (due<br />
to Audit, Legal Fees and Clubhouse Repairs).<br />
MANAGEMENT REPORT<br />
Emma Deatherage review the monthly reports:<br />
• Covenants Status Count Report - 169 violations letters sent out in the<br />
last 2 months and 200 closed violations. The majority of violations were<br />
trashcan in view and lawn maintenance.<br />
• Delinquency Status Count Report - currently at 97% collected. 43<br />
accounts were transferred to the attorney’s office for collection and 3<br />
accounts for deed enforcement.<br />
• 8 ACC applications were approved since July 31 st .<br />
OLD/NEW BUSINESS<br />
The Board reviewed the renewal property coverage. The Board tabled it<br />
for discussion during the executive session.<br />
HOMEOWNER/CONTRACTOR FORUM<br />
Homeowners present discussed the following items:<br />
• Veteran’s Day celebration discussion<br />
• New camera in the recreation centers<br />
• Rental homes in the community<br />
• Garage Sale scheduled for October 14 th<br />
• Fine Policy<br />
