Minutes of Board of Directors Meeting sept. 27, 2017
CALL TO ORDER
The Board of Directors meeting of the Cypress Mill Homeowners Association
Inc. was held on September 27, 2017 at Cypress Mill Recreation Center,
14710 Mills Park Lane, Cypress, Texas. Those in attendance were Larry
Ramirez, Jennifer Taylor, Beverly McGaughey and George Rogers. Emma
Deatherage and Angela Rivera were also in attendance (representing
Principal Management Group). With a quorum duly established, Larry
Ramirez, called Cypress Mill Board of Director’s meeting to order at 6 PM
with an open prayer.
CONSTABLE FORUM
Lance Rodgers reported July’s crime statistics.
CONTRACTOR FORUM
Eddie Jackson, owner of Cypress Rosehill Beer Garden informed the
homeowners present of his new establishment.
• Tentatively opening on October 15 th
• Beer and Wine would be served
• Multiple Food Truck daily
• New playground installed for children in the back of the property
• Picnic tables under pavilion
• TV’s and music
• Port-O-Potties
• Operation hours to be daily from 11 AM to 11 PM
• Back area designed for parking up to 75 vehicles
• Working with county for right away for turnaround
APPROVAL OF MINUTES
The Board approved the Board of Directors Meeting Minutes of the August
23, 2017 were reviewed, discussed and approved.

TREASURER’S REPORT
Emma Deatherage presented the July 2017 Financials. The Financials
were accepted as presented. The following items noted:
• Operating Funds of 142,611.17 and Reserve Funds of $361,105.84 as of
August 31, 2017.
• 97% of the 2017 assessment have been collected.
• August 2017 YTD actual expenses were over budgeted by $23,641.06 (due
to Audit, Legal Fees and Clubhouse Repairs).
MANAGEMENT REPORT
Emma Deatherage review the monthly reports:
• Covenants Status Count Report - 169 violations letters sent out in the
last 2 months and 200 closed violations. The majority of violations were
trashcan in view and lawn maintenance.
• Delinquency Status Count Report - currently at 97% collected. 43
accounts were transferred to the attorney’s office for collection and 3
accounts for deed enforcement.
• 8 ACC applications were approved since July 31 st .
OLD/NEW BUSINESS
The Board reviewed the renewal property coverage. The Board tabled it
for discussion during the executive session.
HOMEOWNER/CONTRACTOR FORUM
Homeowners present discussed the following items:
• Veteran’s Day celebration discussion
• New camera in the recreation centers
• Rental homes in the community
• Garage Sale scheduled for October 14 th
• Fine Policy
