Welsh Water help
boost new development
in Monmouth
Work to improve sewer network for
new homes and businesses
Welsh Water is assisting the development of new homes and businesses
in Monmouth with work to extend the sewerage system beginning this
month.
The not-for-profit company are due to begin work next week to install a new
sewer between Blestium Street and the King’s Wood Gate Housing Development off
Wonastow Road.
The work is expected to take
around nine months to complete
and will be completed in stages to
minimise disruption.
Matthew Humphreys, Senior
Delivery Manager, Welsh Water
said: “Welsh Water supports
development and growth in
our operating area wherever
possible and these upgrade
works are necessary to facilitate
development in Monmouth.
“We are aware of the inconvenience that work such as this may cause. We have
therefore carefully planned the work and worked closely with the housing developers
and Monmouthshire Council to minimise disruption to traffic and local residents. To
ensure customers are kept informed, we have written to local residents to inform them
of the essential work. Residents and business owners will also be kept informed via
social media updates and regular communications as the work progresses.”
Mike Jones, Highways Network Manager, Monmouthshire County Council added:
“We have been working with Welsh Water to enable this prestigious scheme, which
will benefit the residents of the King’s Wood Gate Estate. The works have been
programmed to avoid disruption during the busy Christmas shopping period.”
Local residents and business owners attended a customer information event at Ty
Price Community Hall about the plans.
£15m funding for new
Hereford University
Herefordshire Council can confirm that the county has
secured £15million of government funding from the
Department for Education for the new university.
This adds to the existing £8m of funding provided by the Marches LEP through
the government’s Growth Deal.
Universities Minister Jo Johnson has today announced funding of up to £15
million over three years to support the establishment of a new university in Hereford.
This announcement follows plans set out in the government’s Midlands Engine
Strategy which includes significant investment in skills, connectivity and local growth
to drive the region’s huge potential and promote it to the world.
Herefordshire is one of only three English counties not to have a university, leading
to an estimated 1,800 young people between the ages of 16 and 25 leaving the county
for higher education or graduate jobs. Government investment in this project will
help to reverse this trend
by offering high quality
technical education in
engineering, tailored to
local employer needs.
Herefordshire Council
has been working in
collaboration with the
New Model in Technology
& Engineering (NMiTE)
to develop proposals
and bid for funds for the new city-based campus, which will include student
accommodation and faculty buildings.
Launched in 2015 with the support of a strong coalition of leading universities,
engineers, business people and MPs, NMiTE offers a way for Britain to address its
shortfall of 40,000 engineering graduates, and will encourage more women to work
in the industry. It also provides the opportunity for Hereford to attract more young
people and revitalise the county’s economy. NMiTE will take a radical approach
to training the next generation of engineers, taking its first cohort of students in
September 2020.
Councillor Tony Johnson, leader of Herefordshire Council, said:
“This is wonderful news! We are proud of the role Herefordshire Council has
played to support the university in developing the business case for government
funding. A new university provides the opportunity to encourage young people
to Herefordshire and to build on our economic vision for the county, with all the
businesses and services that students, alumni and professionals require.”
Today’s announcement builds on plans set out in the government’s modern
Industrial Strategy which aims to improve living standards and economic growth by
increasing productivity and driving growth across the whole country.
The NMiTE university aims to open its doors to the first 300 students at a
purpose-built city centre campus in Hereford in September 2020. It will have 5,000
students by 2032.
Scrapping of the
Severn Bridge Tolls
In the summer, it was announced tolls on the Severn
crossings linking England with Wales are to be
abolished for all vehicles at the end of 2018.
What will this mean to the property market in Chepstow and the South Wales
region?
With growing numbers of people moving to South Wales in a bid to get on the
property market and to own their own homes, after being driven out of the Bristol
housing market.
With house price growth of 7.4 per cent in the last year, Bristol is ahead of
Cheltenham, Exeter, Bath and Winchester.
Recent findings have shown that Bristol is Britain’s fastest-selling property market;
homes take just 34 days to sell, compared to the UK-wide average of 61 days.
It’s no surprise that house prices in Monmouthshire are predicted to go up. The
possibility for investors into the areas is huge and local estate agents have already seen
a lot of interest. However, this might
not be good news for local residents
as they could see themselves
pushed out of the local market.
Monmouthshire County Council will
have some difficult decision to make
in the future on approving planning
applications without upsetting
local residents and considering the
increase in traffic and the loss of
greenfield sites and scenic views.
New equity release plans rise by a third as lending
passes £800 million in a single quarter for first time
• Value of quarterly lending in Q3 2017 rises 44% year-on-year as growing numbers look to
housing wealth as a core pillar of financial planning for retirement
• 9,905 new plans were agreed from July to September, a rise of 34% from Q3 2016
• In total, the sector saw activity from almost 18,000 new or returning customers in Q3 2017
• Demand for drawdown products continue to rise - accounting for over three quarters
of all new products taken out
Over-55s withdrew a total of £824 million of property wealth from their homes
via equity release plans during Q3 2017, according to the latest quarterly
figures from the Equity Release Council (The Council)1, as increased
competition and a continued commitment to consumer safeguards supported a rise in
new customer numbers and lending activity between July and September.
Total lending surpassed the £701m recorded in Q2 this year to become the highest
figure seen in any single quarter since The Council began tracking quarterly activity in
2002. This represents a 44% year-on-year increase from Q3 2016 when lending stood
at £572 million.
Members of The Council recorded a total of 17,982 customers between July and
September, up by 12% from Q2. Of these, 9,905 of were new customers, representing
a 17% quarterly increase from Q2 and a 34% annual rise compared with Q3 2016.
The remainder were made up of 6,849 returning drawdown customers releasing
housing wealth in instalments (up from 6,566 in Q2) and 1,138 further advance
customers agreeing extensions to existing plans (up from 1,002 in Q2).
The growing range of products on the market and increasing consumer appetite
to use housing wealth as a source of retirement finance mean that Q3 lending activity
has now risen by 82% in the last two years, up from £453 million in Q3 2015. New
customer numbers have risen 64% over the same period from 6,049 in Q3 2015.
Continued rise in drawdown customers
A further shift towards offering more breadth across drawdown lifetime mortgages
to reflect consumer demand has meant the proportion of new customers choosing this
option over lump sum lifetime mortgages or home reversion plans in Q3 2017 rose
by nine percentage points to 77% from the previous quarter (68%) and 15 percentage
points year-on-year (from 62%).
Drawdown products typically see customers releasing smaller amounts of equity
to begin with (£64,793 in Q3 2017 vs. £100,389 via lump sum plans), therefore
reducing the build-up of interest over the duration of the plan. It also provides
customers with the flexibility to unlock further sums via future instalments as and
when they need to.

8 ADVICE
Is it time to fix my
Mortgage Interest Rate?
Mortgage holders were relieved Bank of England decided last week to leave borrowing costs
at an all time low of 0.25%, however all the signs and warnings suggest a rate rise is on its way.
The current bank base rate is the lowest in the Bank of Englands 323 year history and changes
upwards could lead homeowners, who have borrowed at the reduced levels,
to face increases in their bills in the near future.
For those on a lender’s standard variable rate, a rise in interest
rates has the potential to have a huge impact. Those on a
fixed rate won’t be impacted until the end of their fixed term.
Many mortgage holders will assume that as interest rates have
reduced over the past few years that even if they are currently on
their lenders standard variable rate then as they are bound to be
getting a good deal. Think again.
Here are a sample of standard variable rates:
• Barclays 3.74%
• Halifax 3.74%
• Natwest 3.75%
• Santander 4.49%
Martin Newell,
Blestium Financial
You will agree that these rates look good compared to how high historic rates have
been until you see what might be available.
Lets assume you have a repayment mortgage of £150,000 and you have 25
years remaining and you are paying the current standard variable rate for the
aforementioned lenders. Lets say the value of your home is £200,000 which means
you are eligible for a 75% loan to value mortgage.
The monthly cost would be:
• Barclays £770 a month
• Halifax £770 a month
• Natwest £771 a month
• Santander £832 a month
Now lets see what happens to the monthly payments for the same 75% loan to
value mortgage if you come off the standard variable rate for the above companies and
switch to a fixed rate elsewhere.
The prices below are for a fee free remortgage based on a balance of £150,000 with
25 years remaining:
• 2 year fixed rate £596 a month
• 3 year fixed rate £620 a month
• 5 year fixed rate £631 a month
THESE ARE SAVINGS OF BETWEEN £150 AND £200 A MONTH.
These rates are correct at time of this article going to print and subject to the
lenders affordability and criteria rules.
With rates so low many people are also choosing to fix and reduce the term of
the mortgage. For example for the same payment over 25 years on a lenders standard
variable rate you could potentially remortgage to the 2 year fixed above and reduce
your mortgage term to 19 years and still pay the same as you was before whilst
knocking a huge 72 months off your mortgage!
Every mortgage and scenario is different and as we do not charge any fees at
Blestium Financial Services for a mortgage review you will not leave our meeting
worse off. If you have redemption penalties for changing mortgage providers we will
make a diary note to contact you two months before they end to conduct a review.
We will also complete all the paperwork and guide you through the process from
application to completion.
Sharon Chilcott
The long
sweeping
drive
which leads to
The Northgates
announces a
property of some
stature; and indeed
it is, a Victorian
country home, built
mainly in stone, and
originally, in 1854,
surrounded by its
own parkland and
an estate of some
1000 acres.
Today, this gracious property is home to Angela and Edwin Stuart, who
moved to Herefordshire from Buckinghamshire in 2003. They had searched
most of the south of England, looking at around 40 houses, in order to find
the right place.
The secluded country house, near St Weonards, with its far-reaching
views and now much reduced “estate” of eight acres, provided the lifestyle
they were looking for. One of its attractions was its size. With six bedrooms
and plenty of reception rooms, it was big enough to provide separate living
space for Angela’s mother. But there was a time when this already generous
house was even larger – with 13 bedrooms and a grand ballroom.
“A fire in the late 1960s destroyed one wing,” says Angela. This explains
why the sweeping oak staircase rises not from the centre of the house,
but from a hallway at one end, converted in 1988 from a former coach
house. It’s also the reason why the couple have added what they call the
“New Room” along the side of the property. “The fire destroyed the wing
that overlooked the views, so in 2011 we put the New Room in to take
advantage of them and to make a nice, light room for eating and living in,”
says Angela.
The long distance views across the rolling hills towards Monmouthshire
and the Forest of Dean are indeed spectacular and enhanced by a recently
established lake and the extensive landscaping which Angela and Edwin
have overseen. These same views can also be enjoyed from a garden room,
added along the fire-ravaged side of the house by a previous owner. This
looks out over a pretty walled terrace, built into the Picturesque ruins of
the former wing. The couple have had the terrace paved and balustraded to
provide an enchanting outdoor seating area.
For Angela, a keen gardener, the eight acres of gardens and paddocks
were a key factor. She wanted the paddocks to keep donkeys (although
she now uses them for her alpaca) and early on she had some of the
plot planted with a small orchard of 17 different trees which now fruit
prolifically. She also extended the vegetable garden, incorporated an
asparagus bed and added a wildflower patch.
The work on the garden was earliest among a series of enlightened
changes the couple made in their first eight years at the property. They went
on to incorporate an adjoining outbuilding into the house in order to make
a large utility/laundry room, with floor-to-ceiling shelving where Angela
keeps part of her collection of 600 plus cookery books!
Over the utility they built a master bedroom and en-suite shower room.
To take advantage
of the property’s
stunning situation,
the master bedroom
incorporates a lovely
window seat with
far reaching views
over the lake to the
countryside beyond.
Like the New
Room, sandwiched
between the Winter
Dining Room and
the kitchen, the

11
master suite, too, provides living space with a relaxed, contemporary feel. This
is in contrast to the more formal and traditional living areas – the drawing room
with its period
features; the
grand hallway
with stairs
sweeping up
to the library
above; the
dining room,
with wood
panelling
which
originally
came from
the Judge’s
Dressing Room
at the Old
Bailey in London. “That could probably tell a few stories!” says Angela, explaining
that the panelling was bought and installed by the previous owner.
Displayed on the panelled walls of the dining room are framed original
property details which tell another story – about the history of this intriguing
property. Alongside details of the sale of the estate land in 1842, there’s a
description of an
auction in 1856.
By that time the
1083 acres of land
came with the
house, described
as “a handsome
stone-built
residence, newly
and expensively
built.” It had been
constructed two
years earlier.
“It was bought
by the Vicar of Huntley and given to his son as a wedding present,” says Angela.
The family lived in it until about 1940 but in the meantime, in 1919, 1000 acres
of the surrounding estate were sold off.
Now the property faces another change of ownership – Angela and Edwin have
decided to downsize and move to the West Country. However, the framed details
came with the house and will remain there, as a record of its fascinating past.
Favourite things
When the couple had a new kitchen installed in 2010, they renewed the
oil-fired Aga, a decision which Angela has revelled in ever since. She is
also delighted with the bespoke greenhouse which was a present from her
mother and where she indulges her passion for growing herbs. The enormous,
traditional walk-in pantry is also a great favourite. Meanwhile Edwin loves
relaxing in the formal and beautifully decorated drawing room, where he had
cupboards made to display his collection of porcelain.
AWRE, NEWNHAM-ON-SEVERN
- £850,000
A handsome Grade II listed country house set in excess of
four acres of rural countryside in a unique riverside location
having the advantage of a superb outlook over the River
Severn. The comfortable period residence is a home of
character with a story to tell. Once a riverside inn, it catered
for the requirements of sailors who ‘tied up’ to wait for the
tide on their journey to Gloucester. To add romance, the
story goes, it caught the eye of a clergyman who purchased
the house and renamed it ‘The Priory’. The accommodation
in the house extends to three spacious reception rooms, hall
and study, kitchen/breakfast room and five bedrooms. The
outbuilding has been converted into two delightful well
appointed, energy efficient holiday cottages, a successful
business enterprise with a stable established income stream.
For anyone interested in a self-sufficient lifestyle, the site is
also a registered smallholding. This is a rare opportunity to
purchase an historic country property in a truly stunning
location.
ELTON, NEWNHAM-ON-
SEVERN - £650,000
This delightful property is set in four acres of idyllic
countryside on the edge of the Forest of Dean,
approximately 10 miles south of Gloucester City, a
genuinely peaceful and private location. The acreage
surrounds the house bordered on one side by a small
stream, stables and outbuilding are close by. The original
cottage is believed to be three hundred years old, it has
been extended over time to create the most comfortable
and practical open plan living environment. There are
four spacious reception rooms, the breakfast room boasts
a fabulous beamed ceiling, kitchen, boot room and three
double bedrooms. Heating costs are supplemented by
income generating solar panels. The ground is divided
into formal garden, an orchard producing perry pears
and fenced paddocks. A superb country retreat in a
beautiful location.
RODLEY, WESTBURY-ON-
SEVERN - £610,000
This beautiful barn conversion is a fine example
of a Tudor building, tastefully converted to a high
specification to create a unique and desirable lifestyle
opportunity. The combination of traditional architecture
and modern contemporary interior design achieves
a marvellous sense of space and light throughout this
comfortable home. A particular feature of this four
bedroom Barn is the spacious first floor sitting room.
It is here where the impressive exposed original roof
structure can be fully appreciated. The property also
benefits from a separate self-contained Cottage which
is either an ideal guest wing or for letting with the
associated income stream. The Barn sits in a quarter acre
plot with plenty of parking, located some eight miles
south of Gloucester City. A truly individual property in
Great House Farm was once a Welsh Longhouse, parts of which we are advised date back to 1633.
Set amidst the lush and verdant countryside of Monmouthshire, the property stands at
the end of a private driveway in a small enclave in an elevated position commanding
stunning views of the local countryside and over Wentwood. This impressive property
which has five bedrooms and generous reception rooms has had the benefit of a re-fitted
kitchen with cream units and black granite worksurfaces.
The property has three cellars and retains many of the original and unique features.
Great House Farm is a superb property for entertaining with two kitchens. There are
parking
many spaces for guests to spread out into. The layout of the property makes it flexible
and with two staircases and two kitchens there could be scope for the creation of an
annexe for different family groups to live together enjoying their own space. Whilst
Great House Farm is set in a tranquil rural location, it is within easy reach of nearby
towns and cities as well as the M4 motorway.
For those with equestrian interests, the property also has the benefit of excellent hacking
NAEA Propertymark
(National Association of Estate Agents)
issues its September Housing Report
House-buying process
• As the Government announces it will consult on the home-buying and selling
process, the NAEA Propertymark September Housing Report reveals that last
month, eight in 10 (79 per cent) agents confirmed that the home-buying process is
outdated.
Demand for housing
• In September, the number of house hunters registered at estate agents rose to the
highest level seen since March this year, with 394 on average per branch
• This number was up from 343 in August and 347 in July.
Number of house hunters registered per branch from September 2016-2017
Supply of properties and sales agreed
• The number of properties available to buy on estate agents’ books increased from 37
in August, to 41 in September – the highest number recorded since March this year.
Sales agreed and the proportion made to
first-time buyers (FTBs)
• Despite the fact that both supply and demand for properties increased in
September, the number of sales agreed remained flat, with an average of eight
agreed per branch – the same as July and August
• The proportion of sales made to FTBs was 23 per cent in September, which is also
the same as the previous two months.
Mark Hayward, Chief Executive, NAEA Propertymark said: “The Government’s
announcement last weekend that it will consult to reform the home-buying process
couldn’t come soon enough, and we welcome it. Our findings show that estate agents
agree, and would welcome changes to ensure the process for buying and selling is
brought into the twenty first century. The current prolonged process means sales
are stagnating despite the fact that the supply of housing is up, and there is growing
demand. Hopefully we will see activity pick up marginally in the short term, when
properties which are being marketed now are taken off the market and pushed
through, so buyers can be in before Christmas.”
Moving Times
New research undertaken by estate agent lead generation specialists,The ValPal Network,
has revealed the average time it takes to move home in the UK.
Previous research on the home moving process
only measures from when the property is ‘on
the market’, which is currently approximately 2
months according to Rightmove. The new data takes
the seller’s consideration period into account, including
making the decision to sell and choosing an estate
agent, giving a unique insight how long the whole
moving process takes from start to finish.
The ValPal Network’s data analysis encompasses over
4,100 estate agents that use the instant online valuation
tool, and has revealed that over the last year (October
2016 – October 2017) it has taken on average 201 days
to move home. This figure has been measured across
54,000 completions, from the point at which someone
values their home online to when it appears as sold on
the Land Registry.
The research (infographic attached) also shows
that it takes on average 58 days from valuation for a
vendor to choose an agent and get a property ‘on the
market’, 62 days to sell (according to Rightmove),
then around 81 days to arrange the conveyancing and
finance (according to MyHomeMove, the UK’s largest
conveyancer).
Analysis of home sales since 2015 shows that on
average it is getting quicker to sell your home. Although
figures in 2017 have slowed a little in comparison to the
previous year, this could be due to a number of factors,
including tentative buyers and sellers caused by looming
Brexit and the snap General Election earlier this year.
What’s more, 2016’s impressive figures could have been
affected by the rush of buy-to-let investors and second
home purchasers looking to acquire property before the
April introduction of a 3% stamp duty surcharge.
• 2015; average 278 days
• 2016; average 194 days
Craig Vile, Director at the ValPal Network said, “Our
data shows that on average the home moving process
is speeding up and becoming more efficient. Advances
in technology have definitely played a role here. This
is critical information for agents as it shows an all
important ‘window of opportunity’ from the point at
which a vendor values their house and shows intent to
sell and then chooses an agent.
The ValPal Network is using technology to help
estate and letting agents speak to more prospective
clients. The offer of an instant online valuation is
appealing to the consumer as everyone wants to know
the value of their home. Our tech is all about traffic
conversion and the more traffic an agent drives to their
valuation tool, the more leads they will generate.
Home movers - particularly millennials - now
want to be able to carry out their valuations, property
searches or obtain mortgage advice out of traditional
working hours. Technology is helping estate agents,
mortgage brokers and other property firms to adapt to
these changes and provide the modern consumer with
the 24/7 service they desire.”

ADVICE
27
Property
Q&A
Wyn Williams, Partner & Head of Residential Property at
Harding Evans Solicitors in Newport answers your property questions.
QI am buying my first home and my parents
are gifting me the deposit. Do I need to
disclose this to the solicitor?
AYes, a solicitor would need to be aware of
this as the solicitor would need to advise
the lender that not all funds for the purchase
are coming from your own resources. This can
be frustrating as 99% of the time the lender is
already aware, however as it is not normally
stated on the mortgage offer the solicitor would
still have to refer to the lender. The sooner you
make your solicitor aware of the circumstances
the sooner the point can be dealt with avoiding
last minute delays.
QI currently own a property with my exhusband.
We have separated and there
is no court order in place. We have agreed to
transfer the property to my sole name and I will
not pay him anything for his share. Do I have to
pay stamp duty?
AIf there is no court order in place stamp
duty will be payable on half of the
outstanding mortgage on the property. Care
should be taken if you own other properties as
you may get caught by the additional higher
rate of stamp duty. People are often unaware of
this position when transferring properties.
QHow do I know which boundary is mine
to maintain at my property?
ABoundary maintenance will all depend
on what is stated within the title to the
property or the old title deeds. Even after
checking the title to the property it may not
actually state who is responsible for which
boundary! If there is nothing in the title or the
deeds extra care should be taken before carrying
out any works to avoid any boundary dispute
and always consult with your neighbours.
QI am selling my property and I replaced
windows in 2005. I cannot get hold of the
installer and have misplaced my paperwork.
The buyer’s solicitor is asking for a building
regulations completion certificate or an
indemnity policy – help!
AFirst port of call would be to establish
if the installer was FENSA or CERTAS
registered. If so a duplicate certificate can be
obtained. If not the fastest and easiest way and
most often used in transactions is to take out
and indemnity insurance policy. The policy will
not cover the buyer for the quality of the work
and will only cover them if the local authority
decided to take enforcement action. Any
approach to the local authority would null and
void the policy.
Top tips to help you sell
your home in winter
With the weather turning and the nights drawing in, eMoov.co.uk highlights the top tips for
home sellers who are looking to put their home on the market this winter.
Although the summer months are traditionally the best time
to put a home up for sale, the lead up to Christmas and after
New Year can also be a busy period so eMoov’s tips will help
maximise the selling potential for people selling over the winter period.
Light It Up
Getting as much light in the space as possible is crucial in creating
a light, more open space. This can be achieved by keeping blinds and
curtains open, as
well as turning
on lamps and
overhead lights
throughout the
property. If there
is access to a
fireplace, then use
it because a roaring
fire will make the
home both cozy
and lit up.
If the sale
is within an
acceptable
timeframe from
Christmas, it would be in the seller’s best interest to decorate in a
tasteful and not tacky manner. This will help showcase the property by
bringing to life the otherwise plain nooks and crannies.
Heat It Up
The heat should be up a few degrees higher than usual to warm
viewers up from the cooler outdoors, which will create a cozy and
welcoming atmosphere that will help people relax during their viewing.
Colour to Season
A fresh paint job is always a good idea and as always it is good to
go neutral as it enables the buyer to picture the space as their own and
does not put them off with any garish colour schemes. But use a warmer
shade or something autumnal over a crisp white for this time of the
year. If an extra is needed, a throw blanket over a sofa will only enhance
the cozy decor.
No Dogs, No Scented Candles, No Clutter. As always, remove
all negative or potentially offensive smells. Animals can turn some
buyers off whatever the weather, but the smell of a wet dog is far more
noticeable than usual. Plus, it’s common for people to have allergies or
sensitivities to scents, so no candles or deodorizers before viewings. You
might think your festive candle is a dream, but someone with different
tastes may be deterred.
The smell of freshly baked bread is said to “help sell your home”
although it is widely believed this is somewhat of a wives tale. However,
some homemade cake or mince pies are always a welcome winter treat
to accompany a hot cup of tea.
Putting boots, shoes and jacket away in a closet is necessary, as well
as reorganising rooms to have the appearance of being larger without
being empty. Any carpets should get a deep clean before the property
goes on the market and it goes without saying that a home should be
consistently tidy.
Showcase Out of Season Features
Summer photos are a must to showcase what the property looks
like in different light, especially with a garden. A photo album with all
the wonderful features during warmer months is a good idea to entice
potential buyers about what to look forward to in warmer weather.
Even in the winter months, the outdoor space is a sought after
feature and needs to look great. Make sure you clear any leaves, mow
the lawn and at least keep the flower beds in check despite having no
beautiful flowers at this time of year. Make sure any outdoor storage is
neat and tidy and turn on any working floodlights to help showcase the
outdoor space during long dark nights.
Get Your House In Order:
DIY and Weather Put Offs
Fix any shaky windows because it will eliminate any leaks and
noises from the wind while people are walking through during rainy
and windy days. If there are any other issues that need fixing, it is best
to be honest with the buyer because they will likely want to make some
repairs when they move in.
In the event of snow, clear a pathway to walk to the house and have
a mat at the door to eliminate water or snow being dragged through
the property. It
is also wise to
keep an eye out
for ice because a
potential buyer
falling and hurting
themselves before
even making it
to the door is
guaranteed to put
them off.
Russell Quirk,
founder and
CEO of eMoov.
co.uk, had this
to say: “Although
warmer months are a more popular time of year to sell a home, there are
several features that can be showcased in colder months that will attract
potential buyers.
Before investing in a property, it is a good idea to know what to
expect throughout the entire year, which is why seeing a property in the
winter is an excellent first impression because then there are high hopes
for some of the outdoor features during the summer months.”

The importance of maintaining
a safe heating system
Mark manages Capsel’s Gas and Heating
team. He explains the importance of
maintaining a safe heating system through
the winter months.
“As the cold weather begins to bite, we’ll all be
turning our central heating systems back on to keep
us warm through the months ahead. And of course,
keeping your central heating system running as
effectively and safely as possible is of paramount
importance.
“It’s important to have all your gas appliances
serviced regularly and safety checked every year.
Unsafe gas appliances can put you at risk from
carbon monoxide poisoning – which can be fatal.
“The nights are drawing in quickly and there’s already a real nip in the air,
there’s no doubt about it - winter is on the way!”
“We recommend you have an audible carbon
monoxide alarm in your home and that you always use a Gas Safe registered engineer
to fit, fix and service your gas and heating appliances. It’s really not worth taking the
risk.”
Dewi, Mark and Lee – our Three Engineers!
Property Disputes
Buying, selling and owning residential property can be very
stressful where problems may arise during the initial stages through
misrepresentation of information, poor professional service or the
condition of the property on completion of the transaction.
The problems can continue throughout ownership with neighbour and
boundary disputes, high hedges, party wall issues, excessive noise, parking
and driveway access, and planning permission.
As a landlord or tenant of a leasehold property, disputes may arise over the
interpretation of the lease or tenancy agreement, deposits, rent reviews, repossession,
rent recovery and claims for disrepair.
Owning a property jointly, receiving financial help from a parent or grandparent
to assist in purchasing , and an elderly person sharing ownership or occupation are
all common scenarios where lawyers are rarely involved in the early stages of the
transaction, or where the advice given has been inadequate, giving rise to disputes
when the relationship breaks down.
At Gwyn James Solicitors, we appreciate that those involved will wish to resolve
or avoid the dispute as quickly as possible with costs kept to a minimum. We
have both the expertise and the experience to assist you in resolving your dispute
efficiently with the minimum of stress. Our Dispute Resolution Team will listen
carefully to you to gain a full understanding of the issues giving rise to the dispute
and practical advice will be given to assist you in taking control of the situation as
well as offering you legal representation where required.
Getting it right at the onset can avoid disputes in the future. Gwyn James
Solicitors can guide you through the complex field of property law and estate
planning, including: advice on property ownership; establishing a trust or formal
agreement where property is jointly owned, a financial contribution made or sharing
occupation with others; and dealing with issues relating to your property on being
admitted into care or on your death or the death of a joint owner.
Monmouth Property Bureau,
Offering You The Best of Both Worlds
Are you thinking of selling your house but torn between the security of using a traditional estate agent
or the savings that can be made if you use an online agency? Well Monmouth Property Bureau is yet again
leading the way in offering vendors a new way to sell their property.
Already known for saving clients money by
paying vendor’s conveyance fees, Monmouth
Property Bureau is now offering an online only
service for those vendors who have a fixed budget or
who feel they would like to be more involved in the sale
of their property.
The new service is called Monmouth Property Direct
and yes, at £699 including VAT, it is substantially
cheaper than our normal commission service but still
gives you the support of a local, award winning agency
with local knowledge.
One of the big criticisms of online agencies is the lack
of local knowledge and support but with Monmouth
Property Bureau, selling online isn’t a gamble. You have
our local knowledge to help support you, our offices
are in a prominent position in Monmouth and if you
pay up front then decide you want to revert back to our
traditional service, that’s fine too and we will even take
your upfront fee off our standard commission.
There are other differences too but these are less
noticeable. So what do you get for your money?
If you ask Monmouth Property Direct to market your
home we would include all the normal services such as:
1. A free market appraisal with an experienced
negotiator who will agree a sale price with you based
on years of experience selling houses in the area and
applying current market trends.
2. A for sale board
3. Colour brochures with floor plan for you to give to
prospective purchasers
4. Online advertising on the two busiest UK property
portals, Rightmove and Zoopla, as well as on our
own web site
5. Your property will be displayed in our prominent
showroom
6. We also book viewings for you too.
As the home owner you will become the home seller.
We will give you a Vendor’s Pack full of useful information
about how to successfully sell your property, from
showing the buyer around your home to of course
negotiating the sale price, but we aren’t far away and if
you are finding it tough going, just ask us for advice.
So as you can see selecting between our normal agency
or our direct service gives you a great choice.
If you would like to know more about either of our
services you can speak us in complete confidence on
terraced, flat or maisonette and other), whether it is new build or not
and whether it is freehold or leasehold.
With demand for high quality new homes as strong as ever, this is positive
news for the industry and prospective homebuyers, particularly in light of the
current political and economic uncertainties.”
Threat of rate rise sees surge in fixed rate mortgage applications
According to the latest data from
Yorkshire Building Society, there
has been a surge in the number
of borrowers seeking fixed rate
mortgages ahead of a potential
BoE base rate rise next week.
The ratio of fixed rate to variable rate mortgage
applications received by the mutual has grown
from 35:1 in August to 64:1 in October.
The rise in fixed rate mortgage applications is
despite the Yorkshire currently offering its lowest ever
discounted SVR with an interest rate of 0.87%.
Simon Broadley, Senior Manager at Yorkshire
Building Society, said: “With increasing speculation that
the Bank of England could trigger a rate rise this week,
our data indicates borrowers are keen to secure a deal
before any potential increase.
Despite having the lowest ever variable rate
mortgage on the market, our findings demonstrate that
borrowers value being able to lock-in to a fixed rate deal
and know that their monthly payments won’t change
during their initial term.”

New line of homes on Dubai’s
prime golf destination
A new line of prime properties has been built on Dubai’s famous Earth and Fire golf courses in
Jumeriah Golf Estates. It is the latest development in the prestigious area, where the Earth course is the
conclusion of the Race to Dubai series, which has recently been announced to run to 2020.
have four, five and six bedrooms, with 70% of
the villas facing the Fire golf course. This premium
location is expected to prove popular due to increased
demand for luxury golf living in Dubai.
2017 according to the land department, particularly
with off-plan sales, Sienna Views is a new line of
luxurious villas, catering for a gap in the market
for ‘ready to move in’ properties, which are in high
communities, with only 34 villas for sale. It is the most
well-appointed and private of all the developments,
presenting a fantastic opportunity for end users who
are looking to buy in Dubai. The layout of each villa is
unique, tapping into the need for large luxurious homes
due to high numbers of millionaires in the city. This
has been a key consideration for the developers, who
have painstakingly ensured that the homes will suit the
lifestyle of a high net-worth individual.
With unmatched privacy, the homes have
ample space, and with a private courtyard, gardens
and swimming pool, as well as spacious living
accommodation, residents will find a perfect home to
un-wind while connecting to the surrounding of the
best golf courses in the UAE.
As host of the annual DP World Tour Championship
and home to the Middle East’s only European Tour
Performance Institute (ETPI), Jumeirah Golf Estates
rivals the best golfing destinations in the world, located
in the heart of new Dubai. Just 15 minutes from Dubai
Marina and minutes away from the site of Dubai Expo
2020 and Al Maktoum International Airport, residents
estate, whilst having the buzz of one of the world’s most
dynamic cities on their doorstep.
38 ADVICE
How your Dutch barn
can make you money
By Herefordshire’s Top 25 Grand Design Architect,
Garry Thomas of Thomas Studio
If you have a Dutch barn located near a rural
village here are the 8 key ways to unlock planning
permission.
Getting planning permission
for a Dutch barn
Make sure your architect presents the planning
application in the best possible light - as a design-led
solution will significantly increase your chances of
gaining permission.
Self-build
Self-build projects improve your chances of getting
planning permission in a rural location. The vernacular
tradition in Britain is the best example of a self-build
market.
Neighbourhood plans
If the Neighbourhood Development Plan (NDP) is
not yet policy, it will mean that planning permission is
more likely in your area.
Five-year housing land supply rate
The principle here is to monitor the 5-year rate: if it’s
not being met now is the time to act.
Local need
Be mindful that without local need evidenced
in your application your proposal will be seen as
speculative. Do you have a local need?
Getting support
Local support from neighbours surrounding your
application site is also vital. Go and have a chat.
Invest in reports
Development on open countryside or the edge of
villages is seen as controversial. Planning officers are
more cautious when bringing forward this type of
development. Be prepared to invest in technical reports
to justify your proposal.
Heritage value
Dutch barns have heritage value. The route to a
successful planning application is to avoid the permitted
development route and enhance heritage value.
These 8 key strategies are tried and tested methods
used by Garry Thomas to gain planning permission for
Dutch barns in rural locations.
Of course these are only brief notes on how to get
planning for a Dutch barn. If you would like to access
the full report go to www.thomasstudio.co.uk/convertdutch-barn-to-make-more-money/
Garry is an expert in obtaining planning for Dutch
barns, creating unique properties and ‘golden years’
homes for elderly parents.
