Finally, if you are truly interested in dedicating some of your time to our<br />
community, consider serving on the Board of Directors in the future. Let<br />
the management company know you are interested and if there is an<br />
interim opportunity, the Board might be able to elect you directly or you<br />
could get your name on the ballot for the annual meeting in February.<br />
See a need for a special committee or volunteer-driven project? Don’t<br />
hesitate to bring it up and help recruit additional help.<br />
PARKING CARS IN THE STREET<br />
We realize it is sometimes necessary to park your cars in the street.<br />
The neighborhood bylaws prohibit the parking of inoperable vehicles<br />
in the street and operable vehicles are expected to be regularly<br />
used/moved when parked there. We ask that you do your best to be<br />
aware of your neighbors’ driveways when parking streetside, so you<br />
do not block their ability to safely get in and out. Also, please try not<br />
to park directly across from a driveway, as this is a common cause of<br />
accidents. While we all should take extra caution when backing out,<br />
we are creatures of habit and we tend to get into a routine and in a<br />
hurry, so we might not notice that there is a new obstacle waiting<br />
for us across the street. That scene has played out on a number of<br />
occasions already. Thanks in advance for continuing to look out for<br />
each other.<br />
RECEIVE A DEED RESTRICTION VIOLATION LETTER?<br />
KPM Management is the company hired by our neighborhood<br />
association to manage many aspects of our deed-restricted<br />
community. They provide many accounting, administrative and<br />
consulting services that help to increase safety and maximize our<br />
property values, while working with the all-volunteer Board of<br />
Directors to keep our annual dues at a minimum. As a result, they<br />
are expected to patrol the neighborhood throughout the month, on<br />
varying days to look for deed restriction violations. In general, we<br />
ask them to generate the first “reminder” letter automatically when<br />
they see a violation or whenever they confirm one, which came from<br />
a neighbor complaint. If you have a unique situation, which might result<br />
in the need to temporarily violate the deed restrictions, please give them<br />
a call at 281-685-3090 and let them know the situation and the expected<br />
time frame, so we can avoid the issuance of any unnecessary letters.<br />
Keep in mind, occasionally mistakes are made and the wrong address<br />
receives a letter - the best thing to do in this and all other situations is to<br />
contact the management company to make them aware of the mistake<br />
and/or to let them know that you have either corrected the situation or<br />
need a temporary exemption from the covenant.<br />
For fairness’ sake, the Board of Directors asks the management company<br />
to call ‘em like they see ‘em, assuming they have received no advanced<br />
notice of extenuating circumstances, but in truth, they will not ever be able<br />
to identify every single possible violation on each and every drive through,<br />
nor do we think the scrutiny necessary for such is in the best interest of our<br />
community. The ultimate responsibility of the Board of Directors is to make<br />
decisions regarding situations where the homeowner simply refuses to<br />
comply with the community’s established covenants, in spite of repeated<br />
“reminder” attempts. We typically hope the individual can give us a<br />
defensible reason for giving an exception or temporary reprieve and the last<br />
thing any of us want is to be in conflict with any of our neighbors, but we are<br />
nonetheless tasked with the expectation that we uphold the community’s<br />
by-laws. With that said, on a typical week, less than 6% of the homeowners<br />
receive deed restriction letters and the vast majority have already taken or<br />
do quickly take action to correct them.<br />
As your fellow neighbors, we appreciate every one of you who have taken<br />
measures to correct any problems that may have arisen over the years. We<br />
also definitely appreciate your willingness to work with us to do whatever<br />
is in our community’s control to maintain the maximum possible property<br />
values for everyone. When we all work together, we minimize the cost and<br />
maximize the benefit for the community at large. Oh and by the way, no<br />
need to get offended if you do receive a letter, as many, if not most of us<br />
can relate to the experience for one reason or another. Thanks again!<br />
