2 LOOKING FORWARD TO 2018

2017 has been an excellent

year for the property market in

Monmouthshire and indeed

Moon & Co Estate Agents.

Demand for property has remained high all year with purchasers

keen to take advantage of a vast array of excellent services

the area has to offer. Chepstow and the surrounding area is

a perfect location for commuters to Bristol, Cardiff or Gloucester, all

within easy reach. In addition to the planned reduction and abolition

of the Severn Bridge Tolls, we are confident this will serve as a further

stimulus for continued growth in property market activity throughout

2018 and beyond.

At Moon & Co we passionately believe in a no-nonsense,

straightforward approach to all things property. We are committed

to providing our clients with realistic market valuations, effective

communication, a clear pricing structure, hands-on management and

excellent customer service, this being reflected by the high level of

repeat business from satisfied clients.

Finding a

home is one

of the most

important

aspects of our

busy modern

lives. At

Moon & Co.,

established

in 2000, we

understand

that the

process can be

stressful, and with our professional expertise, totaling more than 185

years, together with our guidance we can help make the process run as

smoothly as possible.

Despite the constant bombardment of Brexit in every single radio and TV news bulletin and

newspaper, 2017 has been an even better year for us selling properties from £150,000 to

£1.5m and we are on course to do the same in 2018. Thankfully values remain stable and

we have retained our record for agreeing 97% of our asking prices.

In truth no-one knows what the impact of us leaving the European Union will be, politicians,

bankers, businesses, or the person on the street but one thing is for sure is that we British have

stamina that will deal with whatever the outcome is in a positive way and to our advantage.

Why?

Brexit has not stopped people buying here

The reason is simple and that is that children are the highest priority for most parents and so

they come here from all over the UK and the World to have the best education in both the state

and private sectors for their children. They will not put their decisions or their lives on hold for

the outcome of Brexit.

Severn Bridge tolls - will removing them make a difference?

Whilst the answer must be yes the biggest impact is likely to be on properties under the

£300,000 level only because buyers of higher priced houses will probably have their tolls paid for

by employers.

The Bristol market

This is by far more important to us here in the Monmouth area than the bridge tolls because

Bristol has seen their property prices rise by more than 50% over the past four years so they have

been a captive audience for us to sell to year on year. We have built up strong links with Bristolians

over the years and we have linked agents there if we need them via our Mayfair Office Group.

If people are buying here why wait?

This is a question I regularly ask owners because for so many this Brexit unknown is a real

worry for them. What is far more important is what is happening in our world locally. We are all

growing older and life is too short anyway to be putting off those important life decisions like

finding a smaller or larger house or moving to be closer to family. Nothing can be more important

than our quality of life so maybe it’s time to be bold, selfish and British and just get on with your

lives.

My Christmas message

Have fun with your loved ones and all those friends and family around you but for some of you

don’t put next year on hold, grasp it firmly, use it effectively and make 2018 a year to remember.

You have probably heard the quote: “If you do what you love, you’ll never work a day

in your life” and this is certainly true for the staff at Monmouth property Bureau. This

year Monmouth Property Bureau has gone from strength to strength, increasing our

market share of both sold and rented properties, cementing our reputation as the “go to”

agent for sales and lettings. 2017 has seen some fantastic highs culminating in our team winning

the British Property Awards Gold Medal Award for customer services. Always willing to go

the extra mile we have even helped one of our landlords rent their property in Croydon.

We have represented some marvellous properties from modern town houses to character

Barn conversions in Monmouth and the surrounding counties of Herefordshire and

Gloucestershire. One of our all-time highs was selling part of the old Monmouth Dispensary,

a glorious three story Georgian affair with a beautiful Jacobean style fireplace.

So what can we expect for 2018?

Whilst there are those in the industry who like nothing more than to talk the market

down, at Monmouth property bureau we remain positive that the local property market will

be stronger than ever for the following reasons.

An increase in market activity is now more likely following the chancellor’s recent autumn

budget offering stamp duty relief for first time buyers. We are now looking forward to a

sharp increase in young homeowners in 2018 and with this in mind we are planning a

special event in January to highlight the opportunities available to those looking to get on to

the property ladder.

The toll on the seven bridge will be reduced eventually to nothing and this is expected

to generate an increase in business activity, property buying activity and overall more

confidence in the region with the expectation that property values will increase.

The number of new build homes expected to be released in Monmouth next year will

help to free up chains making it easier for house sellers to trade as well as offering attractive

investment opportunities for buy to let landlords.

Interest Rates, despite the 0.25% rise, are still historically low and whilst the general

forecast is for rates to move upwards they are not expected to rise dramatically and there

are some excellent mortgage products to be had, speak to your financial advisor for more

information.

Will Brexit cast a shadow on house moving? Well the short answer is, we simply don’t

know. There are house sellers who will hold back from selling because of it and equally there

will be those who are rushing to sell for the same reason, but hasn’t it always been this way?

From an estate agency point of view however, some things should never change. We will

continue to provide more of the same quality award winning service, with competitive fees

and knowledgeable staff.

Monmouth Property Bureau, 01600 719183

Architect Garry Thomas anticipates

we’ll see the following for 2018…

Definitely

smarter

homes:

exciting devices

to transform the

way we heat,

light, entertain

and secure our

homes – all from

a smart device.

• More

planning

support for

affordable self-build housing supporting local need everywhere.

• More ‘golden-years’ adapted homes, built to reduce an increasing socialcare

burden.

• New material technology: carbon-fibre-balsa and bamboo timber

products: highly sustainable.

• And if that isn’t exciting enough, Brexit will turn out alright and house

prices won’t fall through the floor.

More from Garry on page 28.

Joe Parry, Director at Fine

& Country/Archer & Co

Chepstow, said:

“This year, we continue to see

an increase in buyers in the

Chepstow area, which has

helped properties retain and

increase their value.

The market has been

uncertain at times, but people still need to move, and the news of the Severn

Bridge tolls continues to bring buyers from the other side of the Severn.

“Looking ahead, we expect to see more sellers coming to the market in

2018 as confidence improves. We are expecting to see more people moving

into the Chepstow area, particularly from Bristol.

The areas of Tutshill and the A48 corridor towards Lydney are likely to be

the next property hotspots as more and more buyers from Bristol seek a slice

of the ‘good life’, close to the bridge.”

8 THROUGH THE KEY HOLE

Christmas Beacon

Sharon Chilcott finds bright and warming festive cheer high on a hill overlooking seven counties…

Sharon Chilcott

Christmas will see a large

gathering of friends and

family at Atlanta and Anthony

O’Connor’s unique hilltop home, where

Gothic-style architecture and a baronial

dining hall will provide a grand and

atmospheric backdrop to the seasonal

celebrations.

The couple moved to their historic

property eight years ago, after falling in

love with the stunning location, near

Welsh Newton. Atlanta, brought up in

nearby Abergavenny, really appreciates the silence and semi-isolation; a real contrast

to London, where she ran a small company advising on interiors and doing property

search for high net worth clients.

It was after she met her soon-to-be husband, Anthony, that the pair decided on

a lifestyle change. “Anthony works internationally, so where we were based wasn’t

really an issue. We chose fresh air and space,” she says. Since their move, Atlanta has

had three boys within five years and is now working from home as an interior design

consultant.

“The views and the privacy are our main reasons for living here” she says. “From

the driveway up to the property you have 360 degree views over seven counties.

Here, we are in Herefordshire; we look down over Monmouth in Monmouthshire;

we can see the Malverns in Worcestershire, the Shropshire Hills, down the Golden

Valley into Powys, the Heads of the Valleys in Blaenau Gwent and the Wye Valley into

Gloucestershire. It’s spectacular.”

For Atlanta and Anthony, the other attraction was that it was a house they could

future proof. “It’s only half built! There’s lots of room for expansion and we’ve got

ambitious plans for it,” says Atlanta. “I am hoping it’s our forever home. It’s a house

that can grow with the boys.”

Nevertheless, this is already a generously-proportioned property, rebuilt in 2002

on the site of an older dwelling, of which portions remain. The new façade has been

built in the style of a Victorian rectory, using local reclaimed stone and incorporating

old stone mullion windows.

With six bedrooms and five bathrooms, it’s perfect for large gatherings and

Christmas generally means a houseful. The least Atlanta has entertained is eight, with

the most being 24. “We invite lots of friends and family around and we have an open

house policy.”

When it’s just the five of them, the family spend most of their time in the large

kitchen/breakfast room which is open plan to a sitting area and play room, which they

call the “Day Room”. For entertaining, however, there’s a more formal sitting room,

across the large entrance hall. It’s called the “Blue Room” after the décor. This room, its

arched Gothic-style mullion windows framed by luxurious blue silk drapes, is a focus

for Christmas gatherings and Atlanta likes using natural materials, gathered locally,

to decorate it. “I go for a Christmas

Winter Festival theme. I love to bring

the outdoors in, with lots of greenery

and berries and I like to go out and

forage for it with the children.

“I am also an avid collector of

pretty baubles and I have different

sets and colours which I alternate

each year. Also, the children love

shiny tinsel and snowflakes and

reindeer so in the “Day Room” I go

down that route.”

9

Alongside the “Blue Room” is the snug. Decorated with tartan wallpaper, it lends

itself beautifully to a seasonal theme. The central fireplace gets the full treatment and

this year. Atlanta achieves a country feel with an ornamental pheasant in its beautiful

plumage set off by fresh holly. To one side, she hangs three co-ordinated Christmas

stockings - one for each of her boys.

Christmas dinner is a grand affair in the “Baronial Hall”. It’s how the room was

billed when Atlanta and Anthony bought the house, and it’s a name that’s stuck.

Approached through a Gothic arched doorway, the 30-foot room is in the original part

of the property and it has a high vaulted ceiling, a rounded end wall, with a window

high up in it and a large open fireplace. Full of atmosphere, it’s reputed to have been

used as a place of worship after the Reformation, the area around Welsh Newton being

a Catholic stronghold.

Next year, Atlanta has plans to turn one end of this imposing room into a library,

using reclaimed wood from pews from a redundant Victorian church she owns in

Pen-y-Fal. She likes the coincidence that the mullion windows installed by the

previous owner also came from a Pen-y-Fal property.

Meanwhile, for Christmas, the large dining table is lavishly presented. “The

Christmas table is very important,” says Atlanta. “It’s so wonderful to have the

Christmas day feast with the table looking pretty.”

This year she’s prepared the table with glittering, gold-rimmed glassware and a

pink, gold and turquoise colour-scheme, with crackers which perfectly match the

material in the upholstered dining chairs!

What’s the betting those crackers never, ever get pulled?!

16 ADVICE

Property Q&A

Wyn Williams, Partner & Head of Residential Property

at Harding Evans Solicitors in Newport

answers your property questions.

How long does a mortgage offer last?

Q AThe length of time a mortgage offer lasts varies

from lender to lender. The mortgage offer will

normally specifically state how long the offer is valid for.

Completion would need to take place prior to the date

the offer expires. In some circumstances and if required,

the mortgage adviser and the solicitor could approach

the lender for an extension however any extension of

time would be at the discretion of the lender.

QI am selling my first home and my estate agent

has offered to put me in touch with a solicitor, the

quotes are double what I’ve received from elsewhere!

ASome estate agents have agreements in place with

solicitors which are called referral agreements.

Referral fees are normally paid to the estate agent by

the solicitors in return for the instruction to act in

the sale or purchase. You are free to make your own

choice and instruct your own solicitor. You should

obtain quotations from solicitors and always check each

quote carefully as unfortunately some quotations will

not always be as clear as they should be. You may end

up paying more than the initial quote given and it is

important to ask at the outset if there are any additional

charges depending on the type of transaction.

QMy partner and I have separated and we are not

married. The property is in both our names and we

have a mortgage. We have both agreed that I will keep

the property and take on the mortgage. How can we

remove his name?

AYou need to approach your existing lender to

establish if they will agree to transfer the property

in to your sole name. They will consider your existing

financial position and if they are happy they will issue

consent and you can instruct a solicitor to prepare the

relevant paperwork to remove the other party if they agree.

Alternatively you could arrange a new mortgage

with a different lender and the transfer process could be

carried out at the same time. One thing to remember is

that if the transfer is not subject to any separation proceedings

under a divorce then stamp duty is still applicable.

Harding Evans has a wealth of experience in both

commercial and residential property and we are supported

by the latest case management systems and established

processes to ensure that your move proceeds smoothly.

If you have any questions regarding buying or selling

a property or you’re looking for a conveyancing quote –

please get in touch with one of our specialist solicitors

today on 01633 235140.

Thinking about buying a listed building?

Garry Thomas, from Herefordshire architects Thomas Studio, helps you to understand what might be involved.

Buying or

living in a

listed building

can be extremely

rewarding, however,

they very much

differ from modern

properties. So,

before you buy, here are some tips from our Listed Building

Review that might help you.

What is a listed building?

A building is listed when it is of special architectural

or historic interest considered to be of national importance

and therefore worth protecting both through the legal and

planning systems.

As the term implies, a listed building is actually added

to a list: the National Heritage List for England. It may also

show what is particularly significant about the building.

Some listing records are more detailed than others.

Listed buildings come in three categories of

‘significance’:

• Grade I for buildings of the highest significance

• Grade II star and

• Grade II

Most listed building owners are likely to live in a Grade

II building as these make up 92% of all listed buildings.

How does listing affect owners?

Listing means there will be extra control over what

changes can be made to a building’s interior and exterior.

Owners will need to apply for Listed Building Consent for

most types of work that affect the ‘special architectural or

historic interest’ of their home.

Where can I find a historic building?

As well as estate agents, specialist organisations such as

the Society for the Protection of Ancient Buildings (SPAB)

or the Listed Property Owners Club can offer information

on historic and/or listed buildings for sale.

SPAB has also produced very useful guidance for those

thinking about buying an older property called ‘Look

Before You Leap’.

Additionally, the annual Heritage at Risk initiative

highlights problem buildings, some of which are likely to

be for sale. Historic England enthusiastically support the

rescue, repair and re-use of historic buildings currently at

risk or vulnerable to neglect and decay.

The preliminary steps

In addition to the research you would normally do

when buying a property, think about the following points.

Planning regulation

• Is it listed or in a conservation area?

• Are any associated trees or curtilage structures listed?

Advance knowledge of extra planning regulation can

help to avoid delays when planning any work.

Four essential points for owners

Living in an older building is about using it in a way

that meets your needs without compromising its historic

character. Always try to make sure that you:

• Carry out regular maintenance: Small amounts of regular

maintenance will keep your home in good condition.

This is especially important for historic buildings.

• Find out if any extra protection applies: Additional

permission may be needed before you carry out any

work if your building is listed or in a conservation area.

The national heritage list for England will show you if

your building is listed and, if you carry out The Listed

Building Review, we can help you find out whether you

are in a conservation area.

• Understand its importance: This can be anything from

the materials used to the design, date or people who

lived there previously. Knowing what is significant can

guide planned works and inform your management of

the building.

• Respect its materials and craftsmanship: When

planning work, use materials and techniques that are

sympathetic to what is already there.

These are just some tips from our Listed Building

Review service. You can find more in depth detail and free

information on our website covering the above and things

like: the parts of the building that listing covers, how to

avoid buying a criminal offence, more complex repairs and

changes, energy improvement measures that may require

consent, energy efficiency and building regulations and more.

Conservation Areas

Advice from Sue Drew of Dobbs & Drew

Local authorities have the power to designate as conservation areas, any area of

special architectural or historic interest. This means the planning authority has

extra powers to control works and demolition of buildings to protect or improve

the character or appearance of the area.

The designation of a Conservation Area will affect an area in a number of ways.

For example, the permitted development rights of the properties within the

conservation area will be affected. In normal circumstances, householders have certain

‘Permitted Development’ rights to carry out minor works to their properties, without

requiring planning permission, such as small extensions and new garden sheds.

In Conservation Areas, ‘Permitted Development’ rights are reduced and works,

which normally don’t require permission do, some of these are listed below:

• The insertion of dormer windows into roof slopes

• The erection of satellite dishes on walls, roofs or chimneys fronting a highway

• Changes to walls and fences or other means of enclosure

• The size of house and industrial extensions that may be carried out without

specific planning permission is also more restricted. Certain demolition works may

also require consent in conservation areas

• Replacement external windows and doors may require planning permission.

Living in a Conservation Area requires householders to respect the special character

or appearance of the area when making changes affecting the outside of their properties.

Trees in a conservation area that are already protected by a Tree Preservation Order

are subject to the normal procedures and controls for any tree covered by such an

Order.

Trees in a conservation area that are not protected by a Tree Preservation Order

are protected by the provisions in section 211 of the Town and Country Planning Act

1990. These provisions require people to notify the local planning authority, using a

‘section 211 notice’, six weeks before carrying out certain work on such trees, unless

an exception applies. The work may go ahead before the end of the six-week period

if the local planning authority gives consent. This notice period gives the authority an

opportunity to consider whether to make an Order on the tree.

34 ADVICE

How to prepare for an

interest rate rise

Interest rate changes can have an impact on mortgages, The Bank of England sets the bank rate (or ‘base rate’)

for the UK, which is currently 0.5%. This, in turn, can influence the cost of borrowing or the rate

of interest charged by financial institutions, such as banks and building societies.

Interest rates in the UK are set by the Monitory Policy Committee (MPC) of the

Bank of England (BoE). This is the interest rate at which banks borrow from the

BoE.

What happens when interest rates rise?

Banks are not obliged to follow Bank of England interest rate decisions, but they

can influence the cost of borrowing, or how much interest you earn on savings.

Interest rate rises and mortgages

When, and if, your mortgage repayments are affected by an interest rate change

will depend on the type of mortgage deal you have and/or when your current deal

ends.

If you have a variable rate tracker mortgage, linked to the BoE base rate you are

likely to see an immediate impact on your mortgage repayments if there is an interest

rate rise.

Those on standard variable rate mortgage will probably see an increase in their rate

in line with any interest rate rise. These rate decisions are made by the lender but will

be influenced by the Bank of Englands ratesetters.

People with fixed rate mortgages are likely to be affected once they reach the end

of their current deal. An interest rate rise could make re-mortgaging more expensive.

The table shows how much more you’d have to pay on a £200,000 mortgage

(where the current interest rate is 2.5% and monthly repayments are £897) if interest

rates increase.

5. Build up your credit score

It might seem like a strange time to be focusing on this, You can improve your

credit score by making sure all credit payments are made on time and that you are on

the electoral register at your current address. This will help you get a better deal when

your deal comes to an end or you remortgage.

6. Make sure you’re on the best deal

If you’re current deal is coming to an end you should definitely be looking at

switching to make sure you’re on the best rate. But it can also be worth looking if

you’ve got some time left on your current deal. You might have to pay some fees to

change mortgage so be aware. Speak to your bank or mortgage broker and they will be

able to provide with the best options.

7. Overpay your mortgage

It might be a little while before an interest rate rise hits you in the pocket, so take

advantage of the low rate you’re currently enjoying and pay extra if you are able.

There are limits on how much you can overpay and there might also be charges, so

you should check with your mortgage provider first.

The following tips may help

1. Find out what mortgage you’re on

How you will be affected by an interest rate rise depends on what mortgage you’re

on and when your deal comes to an end. If you don’t know, check your paperwork

with your broker or with your mortgage provider to find out.

2. Work out how an interest rate rise will affect you

Now you know what mortgage you’re on you are in a better position to find out

how this will affect your finances and when you’re likely to see this change.

3. Work out what you can afford

If you’re mortgage repayments are likely to go up, work out if you can afford the

increase. It may be worth completing a monthly budget plan and see if there are any

areas you might be able to cut back. Start building up a savings buffer so you will be

able to afford them when they hit.

4. If your worried about how to afford this

You don’t have to be in debt to seek help, a debt adviser or financial adviser can

help you budget and assess your income/expenditure early before you get into any

financial difficulty.

Autumn Budget 2017:

25 things you need to know

The Chancellor has presented his Budget to Parliament - here’s a summary of what was announced….

1. There are over 32 million people in work – near a record high

2. Borrowing has fallen by three quarters since 2010, but debt is still high

3. An extra £3 billion to prepare for Brexit over the next two years

The money will make sure the government is ready on day 1 of exit. It will

include funding to prepare the border, the future immigration system and new

trade relationships.

4. £6.3 billion of new funding for the NHS

£3.5 billion will be invested in upgrading NHS buildings and improving care.

£2.8 billion will go towards improving A&E performance, reducing waiting times

for patients, and treating more people this winter.

5. Abolishing stamp duty land tax (SDLT) on homes under £300,000 for

first-time buyers from 22 November

95% of first-time buyers who pay stamp duty will benefit.

First-time buyers of homes worth between £300,000 and £500,000 will not pay

stamp duty on the first £300,000. They will pay the normal rates of stamp duty

on the price above that. This will save £1,660‎on the average first-time buyer

property.

80% of people buying their first home will pay no stamp duty.

There will be no relief for those buying properties over £500,000.

6. 300,000 new homes a year, an amount not achieved since 1970

£15.3 billion new financial support for house building over the next five

years – taking the total to at least £44 billion. This includes £1.2 billion for the

government to buy land to build more homes, and £2.7 billion for infrastructure

that will support housing.

The government will also create 5 new ‘garden’ towns.

Changes to the planning system will encourage better use of land in cities and

towns. This means more homes can be built while protecting the green belt.

7. The National Living Wage and the National Minimum Wage will increase

from April 2018

8. The tax-free personal allowance will rise with inflation to £11,850 from

April 2018

9. Fuel duty will remain frozen for an eighth year

10. A new railcard for those aged 26 to 30

The government will work with the rail industry on a new r ailcard which will

be introduced from spring 2018.

11. Duty on beer, wine, cider and spirits will be frozen

12. Duty on tobacco will rise

13. 95% of passengers will not see an increase in their Air Passenger Duty

safety operator.

An extra £100 million will go towards helping people buy battery

electric cars. The government will also make

sure all new homes are built with the right

cables for electric car charge points.

16. The world’s first national advisory

body for artificial intelligence (AI)

17. More investment in maths and science

in schools

18. £64 million for construction and digital training courses

£34 million will go towards teaching construction skills like bricklaying and

plastering. £30 million will go towards digital courses using AI.

This funding is provided in advance of launching a National Retraining Scheme

that will help people get new skills. It will be overseen by the government, the

Trades Union Congress (TUC) and the Confederation of British Industry (CBI).

They will decide on other areas of the economy where new skills and training

courses are needed.

19. A £220 million Clean Air Fund for local areas with the highest air pollution

Local authorities will be able to use this money to help people adapt as steps are

taken to reduce air pollution. Possible ways the money could be spent include

reducing the cost of public transport for those on low incomes or modernising

buses with more energy efficient technology.

The money will come from a temporary rise in Company Car Tax and Vehicle

Excise Duty on new diesel cars.

20. Reducing single-use plastics waste

21. Business rates will switch to being increased by the Consumer Price Index

(CPI) 2 years earlier than planned

Business Rates will rise by CPI from April 2018. Business rates currently rise by

the Retail Price Index (RPI), a different way of measuring inflation which tends to

be higher than the CPI.

Business rates revaluations will take place every 3 years, rather than every 5

years, starting after the next revaluation, currently due in 2022.

22. Pubs in England will continue to receive a £1,000 business rates discount

next year

23. Stopping digital multinationals who hold intellectual property in low-tax

countries from avoiding tax

24. More money for Scotland, Wales and Northern Ireland

The devolved administrations will all get increased spending power in devolved

areas, including education, health and transport. Each devolved administration

can decide where this will be spent:

• There will be an increase of £1.2 billion for the Welsh Government

• There will be an increase of £660 million for a Northern Ireland Executive

Police Scotland and the Scottish Fire and Rescue Service will be able to claim

VAT refunds which will save them around £40 million per year.

25. Funding for transport across England

£1.7 billion will go towards improving transport in English cities. Half will be

given to Combined Authorities with Mayors, and the rest allocated by a competition.

An extra £337 million will go towards a fleet of new trains on the Tyne & Wear Metro.

South Station

• building the Expressway road between Oxford

and Cambridge.

Expats take advantage of weak

pound to invest in UK property

New research reveals that expats and foreign nationals in UAE are snapping up UK property,

while the pound is week and prices remain very affordable outside London and the South East.

The new figures, produced by Liquid Expat Mortgages, show that there has

been a 20% year on year increase in expats and foreign nationals within UAE

investing in UK property. These buyers are investing in both buy-to-lets and

first, or second homes.

The research also reveals that in 2017, 60% of UAE expats and foreign nationals

buying property in the UK, opted for Manchester, while 25% choose Birmingham.

However, London has seen a 60% drop in buyers, as a result of high property prices

and poor rental yields, compared with other regions of the UK.

What may surprise many is that in real terms, property prices in the UK have

fallen compared with a decade ago and there is a huge North/South divide*. In

London, the average property value has risen by nearly 70% in 10 years, whereas in

Northern Ireland it has fallen by more than 40%.

This growth in investors from UAE is partly down to the availability of a wider

selection of mortgages designed for working expats and foreign nationals, which offer

interest rates as low as 2.74%. This is significantly cheaper than the average mortgage

interest rates in the UAE of around 4.25% for Dubai property.

According to Liquid Expat Mortgages, investors are also attracted by the UK’s

robust legal system for property acquisition, which makes it one of the easiest places

in the world to buy property.

Stuart Marshall, Managing Director comments: “There is plenty of legislation in

the UK to protect property buyers and the process is straight forward, compared with

many other parts of the world.

For a long time, being an overseas investor was the preserve of those with wealth,

who could afford to buy prime London property and take on a mortgage in excess of

£700,000.

Over recent years, there are many teachers, nurses, IT workers who have been

turned away from UK mortgage companies and have found it unaffordable to use

brokers in UAE, as the deposits and interest rates are much higher. We have worked

hard over that last five years to persuade lenders to create mortgage products for UAE

expats and foreign nationals. We have also been able to secure mortgages for foreign

nationals from offshore lenders and UK lenders, with a minimum £100,000 loans.

Now, expats and foreign nationals can easily buy in the UK, as there is a wide

choice of mortgages on offer. Many are choosing to buy property in the cities and

towns in what is known as the Northern Powerhouse, as they offer the best investment

opportunities in buy-to-let, with rental yields of 7.08% in Salford, 5.96% in Leeds

and 5.79% in Manchester. In fact, Manchester, the unofficial home of the Northern

Powerhouse, sits in the Top 10 buy-to-let postcodes in the UK, with rental price

growth of 7.53% and yields of 6.11%.

There has never been a better time to buy a property in the UK. The average house

price has fallen compared with a decade ago and interest rates are at an all-time low,

despite the recent rate rises. Think tanks are suggesting that the scrapping of stamp

duty for first time buyers will push up prices. It is unceratain if this will be a reality,

but whatever happens, the UK remains one of the best places in the world to buy

property.”

The importance of maintaining

a safe heating system

Mark manages Capsel’s Gas and Heating

team. He explains the importance of

maintaining a safe heating system through

the winter months.

“As the cold weather begins to bite, we’ll all be

turning our central heating systems back on to keep

us warm through the months ahead. And of course,

keeping your central heating system running as

effectively and safely as possible is of paramount

importance.

“It’s important to have all your gas appliances

Unsafe gas appliances can put you at risk from

carbon monoxide poisoning – which can be fatal.

“The nights are drawing in quickly and there’s already a real nip in the air,

there’s no doubt about it - winter is on the way!”

“We recommend you have an audible carbon

monoxide alarm in your home and that you always use a Gas Safe registered engineer

to fit, fix and service your gas and heating appliances. It’s really not worth taking the

risk.”
