Despite the constant bombardment of Brexit in every single radio and TV news bulletin and<br />

newspaper, 2017 has been an even better year for us selling properties from £150,000 to<br />

£1.5m and we are on course to do the same in 2018. Thankfully values remain stable and<br />

we have retained our record for agreeing 97% of our asking prices.<br />

In truth no-one knows what the impact of us leaving the European Union will be, politicians,<br />

bankers, businesses, or the person on the street but one thing is for sure is that we British have<br />

stamina that will deal with whatever the outcome is in a positive way and to our advantage.<br />

Why?<br />

Brexit has not stopped people buying here<br />

The reason is simple and that is that children are the highest priority for most parents and so<br />

they come here from all over the UK and the World to have the best education in both the state<br />

and private sectors for their children. They will not put their decisions or their lives on hold for<br />

the outcome of Brexit.<br />

Severn Bridge tolls - will removing them make a difference?<br />

Whilst the answer must be yes the biggest impact is likely to be on properties under the<br />

£300,000 level only because buyers of higher priced houses will probably have their tolls paid for<br />

by employers.<br />

The Bristol market<br />

This is by far more important to us here in the Monmouth area than the bridge tolls because<br />

Bristol has seen their property prices rise by more than 50% over the past four years so they have<br />

been a captive audience for us to sell to year on year. We have built up strong links with Bristolians<br />

over the years and we have linked agents there if we need them via our Mayfair Office Group.<br />

If people are buying here why wait?<br />

This is a question I regularly ask owners because for so many this Brexit unknown is a real<br />

worry for them. What is far more important is what is happening in our world locally. We are all<br />

growing older and life is too short anyway to be putting off those important life decisions like<br />

finding a smaller or larger house or moving to be closer to family. Nothing can be more important<br />

than our quality of life so maybe it’s time to be bold, selfish and British and just get on with your<br />

lives.<br />

Have fun with your loved ones and all those friends and family around you but for some of you<br />

don’t put next year on hold, grasp it firmly, use it effectively and make 2018 a year to remember.<br />

You have probably heard the quote: “If you do what you love, you’ll never work a day<br />

in your life” and this is certainly true for the staff at Monmouth property Bureau. This<br />

year Monmouth <strong>Property</strong> Bureau has gone from strength to strength, increasing our<br />

market share of both sold and rented properties, cementing our reputation as the “go to”<br />

agent for sales and lettings. 2017 has seen some fantastic highs culminating in our team winning<br />

the British <strong>Property</strong> Awards Gold Medal Award for customer services. Always willing to go<br />

the extra mile we have even helped one of our landlords rent their property in Croydon.<br />

We have represented some marvellous properties from modern town houses to character<br />

Barn conversions in Monmouth and the surrounding counties of Herefordshire and<br />

Gloucestershire. One of our all-time highs was selling part of the old Monmouth Dispensary,<br />

a glorious three story Georgian affair with a beautiful Jacobean style fireplace.<br />

So what can we expect for 2018?<br />

Whilst there are those in the industry who like nothing more than to talk the market<br />

down, at Monmouth property bureau we remain positive that the local property market will<br />

be stronger than ever for the following reasons.<br />

An increase in market activity is now more likely following the chancellor’s recent autumn<br />

budget offering stamp duty relief for first time buyers. We are now looking forward to a<br />

sharp increase in young homeowners in 2018 and with this in mind we are planning a<br />

special event in January to highlight the opportunities available to those looking to get on to<br />

the property ladder.<br />

The toll on the seven bridge will be reduced eventually to nothing and this is expected<br />

to generate an increase in business activity, property buying activity and overall more<br />

confidence in the region with the expectation that property values will increase.<br />

The number of new build homes expected to be released in Monmouth next year will<br />

help to free up chains making it easier for house sellers to trade as well as offering attractive<br />

investment opportunities for buy to let landlords.<br />

Interest Rates, despite the 0.25% rise, are still historically low and whilst the general<br />

forecast is for rates to move upwards they are not expected to rise dramatically and there<br />

are some excellent mortgage products to be had, speak to your financial advisor for more<br />

information.<br />

Will Brexit cast a shadow on house moving? Well the short answer is, we simply don’t<br />

know. There are house sellers who will hold back from selling because of it and equally there<br />

will be those who are rushing to sell for the same reason, but hasn’t it always been this way?<br />

From an estate agency point of view however, some things should never change. We will<br />

continue to provide more of the same quality award winning service, with competitive fees<br />

and knowledgeable staff.<br />

O’Connor’s unique hilltop home, where<br />

Gothic-style architecture and a baronial<br />

celebrations.<br />

The couple moved to their historic<br />

property eight years ago, after falling in<br />

love with the stunning location, near<br />

Welsh Newton. Atlanta, brought up in<br />

nearby Abergavenny, really appreciates the silence and semi-isolation; a real contrast<br />

to London, where she ran a small company advising on interiors and doing property<br />

search for high net worth clients.<br />

It was after she met her soon-to-be husband, Anthony, that the pair decided on<br />

a lifestyle change. “Anthony works internationally, so where we were based wasn’t<br />

really an issue. We chose fresh air and space,” she says. Since their move, Atlanta has<br />

had three boys within five years and is now working from home as an interior design<br />

consultant.<br />

“The views and the privacy are our main reasons for living here” she says. “From<br />

the driveway up to the property you have 360 degree views over seven counties.<br />

Here, we are in Herefordshire; we look down over Monmouth in Monmouthshire;<br />

we can see the Malverns in Worcestershire, the Shropshire Hills, down the Golden<br />

For Atlanta and Anthony, the other attraction was that it was a house they could<br />

future proof. “It’s only half built! There’s lots of room for expansion and we’ve got<br />

ambitious plans for it,” says Atlanta. “I am hoping it’s our forever home. It’s a house<br />

that can grow with the boys.”<br />

Nevertheless, this is already a generously-proportioned property, rebuilt in 2002<br />

on the site of an older dwelling, of which portions remain. The new façade has been<br />

built in the style of a Victorian rectory, using local reclaimed stone and incorporating<br />

old stone mullion windows.<br />

With six bedrooms and five bathrooms, it’s perfect for large gatherings and<br />

Christmas generally means a houseful. The least Atlanta has entertained is eight, with<br />

the most being 24. “We invite lots of friends and family around and we have an open<br />

house policy.”<br />

When it’s just the five of them, the family spend most of their time in the large<br />

kitchen/breakfast room which is open plan to a sitting area and play room, which they<br />

call the “Day Room”. For entertaining, however, there’s a more formal sitting room,<br />

across the large entrance hall. It’s called the “Blue Room” after the décor. This room, its<br />

arched Gothic-style mullion windows framed by luxurious blue silk drapes, is a focus<br />

for Christmas gatherings and Atlanta likes using natural materials, gathered locally,<br />

to decorate it. “I go for a Christmas<br />

Winter Festival theme. I love to bring<br />

the outdoors in, with lots of greenery<br />

and berries and I like to go out and<br />

forage for it with the children.<br />

“I am also an avid collector of<br />

pretty baubles and I have different<br />

sets and colours which I alternate<br />

each year. Also, the children love<br />

shiny tinsel and snowflakes and<br />

reindeer so in the “Day Room” I go<br />

down that route.”

Alongside the “Blue Room” is the snug. Decorated with tartan wallpaper, it lends<br />

itself beautifully to a seasonal theme. The central fireplace gets the full treatment and<br />

this year. Atlanta achieves a country feel with an ornamental pheasant in its beautiful<br />

plumage set off by fresh holly. To one side, she hangs three co-ordinated Christmas<br />

stockings - one for each of her boys.<br />

Christmas dinner is a grand affair in the “Baronial Hall”. It’s how the room was<br />

billed when Atlanta and Anthony bought the house, and it’s a name that’s stuck.<br />

Approached through a Gothic arched doorway, the 30-foot room is in the original part<br />

of the property and it has a high vaulted ceiling, a rounded end wall, with a window<br />

high up in it and a large open fireplace. Full of atmosphere, it’s reputed to have been<br />

used as a place of worship after the Reformation, the area around Welsh Newton being<br />

a Catholic stronghold.<br />

Next year, Atlanta has plans to turn one end of this imposing room into a library,<br />

using reclaimed wood from pews from a redundant Victorian church she owns in<br />

Pen-y-Fal. She likes the coincidence that the mullion windows installed by the<br />

previous owner also came from a Pen-y-Fal property.<br />

Meanwhile, for Christmas, the large dining table is lavishly presented. “The<br />

Christmas table is very important,” says Atlanta. “It’s so wonderful to have the<br />

Christmas day feast with the table looking pretty.”<br />

This year she’s prepared the table with glittering, gold-rimmed glassware and a<br />

pink, gold and turquoise colour-scheme, with crackers which perfectly match the<br />

material in the upholstered dining chairs!<br />

How long does a mortgage offer last?<br />

Q AThe length of time a mortgage offer lasts varies<br />

from lender to lender. The mortgage offer will<br />

normally specifically state how long the offer is valid for.<br />

Completion would need to take place prior to the date<br />

the offer expires. In some circumstances and if required,<br />

the mortgage adviser and the solicitor could approach<br />

the lender for an extension however any extension of<br />

time would be at the discretion of the lender.<br />

AYou need to approach your existing lender to<br />

establish if they will agree to transfer the property<br />

in to your sole name. They will consider your existing<br />

financial position and if they are happy they will issue<br />

consent and you can instruct a solicitor to prepare the<br />

relevant paperwork to remove the other party if they agree.<br />

Alternatively you could arrange a new mortgage<br />

with a different lender and the transfer process could be<br />

carried out at the same time. One thing to remember is<br />

before you buy, here are some tips from our Listed Building<br />

Review that might help you.<br />

What is a listed building?<br />

A building is listed when it is of special architectural<br />

or historic interest considered to be of national importance<br />

and therefore worth protecting both through the legal and<br />

planning systems.<br />

As the term implies, a listed building is actually added<br />

to a list: the National Heritage List for England. It may also<br />

show what is particularly significant about the building.<br />

Some listing records are more detailed than others.<br />

Listed buildings come in three categories of<br />

‘significance’:<br />

• Grade I for buildings of the highest significance<br />

• Grade II star and<br />

• Grade II<br />

Most listed building owners are likely to live in a Grade<br />

II building as these make up 92% of all listed buildings.<br />

How does listing affect owners?<br />

Listing means there will be extra control over what<br />

changes can be made to a building’s interior and exterior.<br />

Owners will need to apply for Listed Building Consent for<br />

most types of work that affect the ‘special architectural or<br />

historic interest’ of their home.<br />

Where can I find a historic building?<br />

As well as estate agents, specialist organisations such as<br />

the Society for the Protection of Ancient Buildings (SPAB)<br />

or the Listed <strong>Property</strong> Owners Club can offer information<br />

on historic and/or listed buildings for sale.<br />

SPAB has also produced very useful guidance for those<br />

thinking about buying an older property called ‘Look<br />

Before You Leap’.<br />

Additionally, the annual Heritage at Risk initiative<br />

highlights problem buildings, some of which are likely to<br />

be for sale. Historic England enthusiastically support the<br />

rescue, repair and re-use of historic buildings currently at<br />

risk or vulnerable to neglect and decay.<br />

The preliminary steps<br />

In addition to the research you would normally do<br />

when buying a property, think about the following points.<br />

Planning regulation<br />

• Is it listed or in a conservation area?<br />

• Are any associated trees or curtilage structures listed?<br />

Advance knowledge of extra planning regulation can<br />

help to avoid delays when planning any work.<br />

Four essential points for owners<br />

Living in an older building is about using it in a way<br />

that meets your needs without compromising its historic<br />

character. Always try to make sure that you:<br />

• Carry out regular maintenance: Small amounts of regular<br />

maintenance will keep your home in good condition.<br />

This is especially important for historic buildings.<br />

• Find out if any extra protection applies: Additional<br />

permission may be needed before you carry out any<br />

work if your building is listed or in a conservation area.<br />

The national heritage list for England will show you if<br />

your building is listed and, if you carry out The Listed<br />

Building Review, we can help you find out whether you<br />

are in a conservation area.<br />

• Understand its importance: This can be anything from<br />

the materials used to the design, date or people who<br />

lived there previously. Knowing what is significant can<br />

guide planned works and inform your management of<br />

the building.<br />

• Respect its materials and craftsmanship: When<br />

planning work, use materials and techniques that are<br />

sympathetic to what is already there.<br />

Conservation Areas<br />

Advice from Sue Drew of Dobbs & Drew<br />

Local authorities have the power to designate as conservation areas, any area of<br />

special architectural or historic interest. This means the planning authority has<br />

extra powers to control works and demolition of buildings to protect or improve<br />

the character or appearance of the area.<br />

The designation of a Conservation Area will affect an area in a number of ways.<br />

For example, the permitted development rights of the properties within the<br />

conservation area will be affected. In normal circumstances, householders have certain<br />

‘Permitted Development’ rights to carry out minor works to their properties, without<br />

requiring planning permission, such as small extensions and new garden sheds.<br />

In Conservation Areas, ‘Permitted Development’ rights are reduced and works,<br />

which normally don’t require permission do, some of these are listed below:<br />

• The insertion of dormer windows into roof slopes<br />

• The erection of satellite dishes on walls, roofs or chimneys fronting a highway<br />

• Changes to walls and fences or other means of enclosure<br />

• The size of house and industrial extensions that may be carried out without<br />

specific planning permission is also more restricted. Certain demolition works may<br />

also require consent in conservation areas<br />

• Replacement external windows and doors may require planning permission.<br />

Living in a Conservation Area requires householders to respect the special character<br />

or appearance of the area when making changes affecting the outside of their properties.<br />

Trees in a conservation area that are already protected by a Tree Preservation Order<br />

are subject to the normal procedures and controls for any tree covered by such an<br />

Order.<br />

Trees in a conservation area that are not protected by a Tree Preservation Order<br />

are protected by the provisions in section 211 of the Town and Country Planning Act<br />

1990. These provisions require people to notify the local planning authority, using a<br />

‘section 211 notice’, six weeks before carrying out certain work on such trees, unless<br />

an exception applies. The work may go ahead before the end of the six-week period<br />

if the local planning authority gives consent. This notice period gives the authority an<br />

How to prepare for an<br />

interest rate rise<br />

Interest rate changes can have an impact on mortgages, The Bank of England sets the bank rate (or ‘base rate’)<br />

for the UK, which is currently 0.5%. This, in turn, can influence the cost of borrowing or the rate<br />

of interest charged by financial institutions, such as banks and building societies.<br />

Interest rates in the UK are set by the Monitory Policy Committee (MPC) of the<br />

Bank of England (BoE). This is the interest rate at which banks borrow from the<br />

BoE.<br />

What happens when interest rates rise?<br />

Banks are not obliged to follow Bank of England interest rate decisions, but they<br />

can influence the cost of borrowing, or how much interest you earn on savings.<br />

Interest rate rises and mortgages<br />

When, and if, your mortgage repayments are affected by an interest rate change<br />

will depend on the type of mortgage deal you have and/or when your current deal<br />

ends.<br />

If you have a variable rate tracker mortgage, linked to the BoE base rate you are<br />

likely to see an immediate impact on your mortgage repayments if there is an interest<br />

rate rise.<br />

Those on standard variable rate mortgage will probably see an increase in their rate<br />

in line with any interest rate rise. These rate decisions are made by the lender but will<br />

be influenced by the Bank of Englands ratesetters.<br />

People with fixed rate mortgages are likely to be affected once they reach the end<br />

of their current deal. An interest rate rise could make re-mortgaging more expensive.<br />

The table shows how much more you’d have to pay on a £200,000 mortgage<br />

(where the current interest rate is 2.5% and monthly repayments are £897) if interest<br />

rates increase.<br />

5. Build up your credit score<br />

It might seem like a strange time to be focusing on this, You can improve your<br />

credit score by making sure all credit payments are made on time and that you are on<br />

the electoral register at your current address. This will help you get a better deal when<br />

your deal comes to an end or you remortgage.<br />

6. Make sure you’re on the best deal<br />

If you’re current deal is coming to an end you should definitely be looking at<br />

switching to make sure you’re on the best rate. But it can also be worth looking if<br />

you’ve got some time left on your current deal. You might have to pay some fees to<br />

change mortgage so be aware. Speak to your bank or mortgage broker and they will be<br />

able to provide with the best options.<br />

7. Overpay your mortgage<br />

It might be a little while before an interest rate rise hits you in the pocket, so take<br />

advantage of the low rate you’re currently enjoying and pay extra if you are able.<br />

There are limits on how much you can overpay and there might also be charges, so<br />

you should check with your mortgage provider first.<br />

Autumn Budget 2017:<br />

25 things you need to know<br />

The Chancellor has presented his Budget to Parliament - here’s a summary of what was announced….<br />

1. There are over 32 million people in work – near a record high<br />

2. Borrowing has fallen by three quarters since 2010, but debt is still high<br />

3. An extra £3 billion to prepare for Brexit over the next two years<br />

The money will make sure the government is ready on day 1 of exit. It will<br />

include funding to prepare the border, the future immigration system and new<br />

trade relationships.<br />

4. £6.3 billion of new funding for the NHS<br />

£3.5 billion will be invested in upgrading NHS buildings and improving care.<br />

£2.8 billion will go towards improving A&E performance, reducing waiting times<br />

for patients, and treating more people this winter.<br />

5. Abolishing stamp duty land tax (SDLT) on homes under £300,000 for<br />

first-time buyers from 22 November<br />

95% of first-time buyers who pay stamp duty will benefit.<br />

First-time buyers of homes worth between £300,000 and £500,000 will not pay<br />

stamp duty on the first £300,000. They will pay the normal rates of stamp duty<br />

on the price above that. This will save £1,660‎on the average first-time buyer<br />

property.<br />

80% of people buying their first home will pay no stamp duty.<br />

There will be no relief for those buying properties over £500,000.<br />

6. 300,000 new homes a year, an amount not achieved since 1970<br />

£15.3 billion new financial support for house building over the next five<br />

years – taking the total to at least £44 billion. This includes £1.2 billion for the<br />

government to buy land to build more homes, and £2.7 billion for infrastructure<br />

that will support housing.<br />

The government will also create 5 new ‘garden’ towns.<br />

Changes to the planning system will encourage better use of land in cities and<br />

towns. This means more homes can be built while protecting the green belt.<br />

7. The National Living Wage and the National Minimum Wage will increase<br />

from April 2018<br />

8. The tax-free personal allowance will rise with inflation to £11,850 from<br />

April 2018<br />

9. Fuel duty will remain frozen for an eighth year<br />

10. A new railcard for those aged 26 to 30<br />

The government will work with the rail industry on a new r ailcard which will<br />

be introduced from spring 2018.<br />

11. Duty on beer, wine, cider and spirits will be frozen<br />

12. Duty on tobacco will rise<br />

13. 95% of passengers will not see an increase in their Air Passenger Duty<br />

14. Households applying for Universal Credit will get more upfront support<br />

15. Electric and driverless cars<br />

The UK will set out rules so that self-driving cars can be tested without a<br />

safety operator.<br />

An extra £100 million will go towards helping people buy battery<br />

electric cars. The government will also make<br />

sure all new homes are built with the right<br />

cables for electric car charge points.<br />

<strong>16</strong>. The world’s first national advisory<br />

body for artificial intelligence (AI)<br />

17. More investment in maths and science<br />

in schools<br />

18. £64 million for construction and digital training courses<br />

£34 million will go towards teaching construction skills like bricklaying and<br />

plastering. £30 million will go towards digital courses using AI.<br />

This funding is provided in advance of launching a National Retraining Scheme<br />

that will help people get new skills. It will be overseen by the government, the<br />

Trades Union Congress (TUC) and the Confederation of British Industry (CBI).<br />

They will decide on other areas of the economy where new skills and training<br />

courses are needed.<br />

19. A £220 million Clean Air Fund for local areas with the highest air pollution<br />

Local authorities will be able to use this money to help people adapt as steps are<br />

taken to reduce air pollution. Possible ways the money could be spent include<br />

reducing the cost of public transport for those on low incomes or modernising<br />

buses with more energy efficient technology.<br />

The money will come from a temporary rise in Company Car Tax and Vehicle<br />

Excise Duty on new diesel cars.<br />

20. Reducing single-use plastics waste<br />

21. Business rates will switch to being increased by the Consumer Price Index<br />

(CPI) 2 years earlier than planned<br />

Business Rates will rise by CPI from April 2018. Business rates currently rise by<br />

the Retail Price Index (RPI), a different way of measuring inflation which tends to<br />

be higher than the CPI.<br />

Business rates revaluations will take place every 3 years, rather than every 5<br />

years, starting after the next revaluation, currently due in 2022.<br />

22. Pubs in England will continue to receive a £1,000 business rates discount<br />

next year<br />

23. Stopping digital multinationals who hold intellectual property in low-tax<br />

countries from avoiding tax<br />

24. More money for Scotland, Wales and Northern Ireland<br />

The devolved administrations will all get increased spending power in devolved<br />

areas, including education, health and transport. Each devolved administration<br />

can decide where this will be spent:<br />

• There will be an increase of £2 billion for the Scottish Government<br />

• There will be an increase of £1.2 billion for the Welsh Government<br />

• There will be an increase of £660 million for a Northern Ireland Executive<br />

Police Scotland and the Scottish Fire and Rescue Service will be able to claim<br />

VAT refunds which will save them around £40 million per year.<br />

25. Funding for transport across England<br />

£1.7 billion will go towards improving transport in English cities. Half will be<br />

given to Combined Authorities with Mayors, and the rest allocated by a competition.<br />

An extra £337 million will go towards a fleet of new trains on the Tyne & Wear Metro.<br />

An extra £6 million will go towards the Midlands Connect motorway and rail projects.<br />

Transport links along the Cambridge-Milton Keynes-Oxford corridor will be<br />

improved by:<br />

• completing the rail link between Oxford and<br />

Bedford, and Aylesbury and Milton Keynes<br />

• setting up a new East West Rail Company<br />

to speed up work on the rail link between<br />

Bedford and Cambridge<br />

• £5 million to help develop plans for Cambridge<br />

South Station<br />

• building the Expressway road between Oxford<br />

and Cambridge.

Expats take advantage of weak<br />

pound to invest in UK property<br />

New research reveals that expats and foreign nationals in UAE are snapping up UK property,<br />

while the pound is week and prices remain very affordable outside London and the South East.<br />

The new figures, produced by Liquid Expat Mortgages, show that there has<br />

been a 20% year on year increase in expats and foreign nationals within UAE<br />

investing in UK property. These buyers are investing in both buy-to-lets and<br />

first, or second homes.<br />

The research also reveals that in 2017, 60% of UAE expats and foreign nationals<br />

buying property in the UK, opted for Manchester, while 25% choose Birmingham.<br />

However, London has seen a 60% drop in buyers, as a result of high property prices<br />

and poor rental yields, compared with other regions of the UK.<br />

What may surprise many is that in real terms, property prices in the UK have<br />

fallen compared with a decade ago and there is a huge North/South divide*. In<br />

London, the average property value has risen by nearly 70% in 10 years, whereas in<br />

Northern Ireland it has fallen by more than 40%.<br />

This growth in investors from UAE is partly down to the availability of a wider<br />

selection of mortgages designed for working expats and foreign nationals, which offer<br />

interest rates as low as 2.74%. This is significantly cheaper than the average mortgage<br />

interest rates in the UAE of around 4.25% for Dubai property.<br />

According to Liquid Expat Mortgages, investors are also attracted by the UK’s<br />

robust legal system for property acquisition, which makes it one of the easiest places<br />

in the world to buy property.<br />

Stuart Marshall, Managing Director comments: “There is plenty of legislation in<br />

the UK to protect property buyers and the process is straight forward, compared with<br />

many other parts of the world.<br />

For a long time, being an overseas investor was the preserve of those with wealth,<br />

who could afford to buy prime London property and take on a mortgage in excess of<br />

£700,000.<br />

Over recent years, there are many teachers, nurses, IT workers who have been<br />

turned away from UK mortgage companies and have found it unaffordable to use<br />

brokers in UAE, as the deposits and interest rates are much higher. We have worked<br />

hard over that last five years to persuade lenders to create mortgage products for UAE<br />

expats and foreign nationals. We have also been able to secure mortgages for foreign<br />

nationals from offshore lenders and UK lenders, with a minimum £100,000 loans.<br />

Now, expats and foreign nationals can easily buy in the UK, as there is a wide<br />

choice of mortgages on offer. Many are choosing to buy property in the cities and<br />

towns in what is known as the Northern Powerhouse, as they offer the best investment<br />

opportunities in buy-to-let, with rental yields of 7.08% in Salford, 5.96% in Leeds<br />

and 5.79% in Manchester. In fact, Manchester, the unofficial home of the Northern<br />

Powerhouse, sits in the Top 10 buy-to-let postcodes in the UK, with rental price<br />

growth of 7.53% and yields of 6.11%.<br />

There has never been a better time to buy a property in the UK. The average house<br />

price has fallen compared with a decade ago and interest rates are at an all-time low,<br />

despite the recent rate rises. Think tanks are suggesting that the scrapping of stamp<br />

duty for first time buyers will push up prices. It is unceratain if this will be a reality,<br />

but whatever happens, the UK remains one of the best places in the world to buy<br />

property.”<br />
