With the ultimate in privacy and seclusion, the <strong>Ranch</strong> is located on the western flank of the Shirley Mountain Range, approximately 59± miles<br />

southwest of downtown Casper, Wyoming, via Highway 220 and Kortes Road. With the exception of the <strong>Ranch</strong> itself, the majority of the access road<br />

is maintained year round by the County. As one leaves the county road and enters the <strong>Ranch</strong>, the busyness of life begins to melt away. Behind a locked<br />

gate, the luxury home, guest cabin and wide-open spaces await the adventures to come.<br />

ELEVATION & CLIMATE<br />

The <strong>Ranch</strong> elevation ranges from approximately 6,240 to 8,200 feet above sea level. The local area experiences a semi-arid climate with moderate<br />

temperatures. The average annual precipitation on the <strong>Ranch</strong> will vary from the north to south end. According to historic climate data, the lower<br />

reaches of the <strong>Ranch</strong>, situated on the north end along <strong>Sage</strong> <strong>Creek</strong>, have historically averaged 13.61± inches of precipitation annually. The higher<br />

elevations on the southern portion of the <strong>Ranch</strong> will accumulate more snow and have historically averaged 21.4± inches of precipitation annually.<br />

PHYSICAL & OPERATIONAL DESCRIPTION<br />

With over 2,000 feet of elevation gain, the terrain of <strong>Sage</strong> <strong>Creek</strong> <strong>Ranch</strong> is very diverse. The riparian zone along <strong>Sage</strong> <strong>Creek</strong>, bordered by thick stands<br />

of willows, transitions to the big sagebrush draws lined with cottonwood trees and an abundance of live water from springs. Large rock outcroppings<br />

break up the hillsides and provide cover for a wide variety of wildlife on the <strong>Ranch</strong>. As the elevation increases, the topography gradually changes to a<br />

mountain setting with valleys and coulees graced with colorful shrubs, aspen and pine trees.<br />

The <strong>Ranch</strong> is currently utilized as a summer grazing operation capable of running 350 pairs for a 5-month grazing season. If an operator wanted to<br />

utilize the <strong>Ranch</strong> on a year-round basis, it is estimated the <strong>Ranch</strong> could carry approximately 125 cows.<br />

CARRYING CAPACITY<br />

The <strong>Ranch</strong> is rated at 125 Animal Units. Currently, the <strong>Ranch</strong> functions as a summer grazing unit running approximately 350 pair for a 5-month<br />

grazing period (May 1 st - September 30 th ).<br />

STOCK WATER<br />

The <strong>Ranch</strong> is well watered by <strong>Sage</strong> <strong>Creek</strong>, numerous springs and live water in many of the draws.<br />

LIVE WATER<br />

<strong>Sage</strong> <strong>Creek</strong> meanders through the north end of the <strong>Ranch</strong> for approximately 2.8 miles offering excellent fishing for a healthy population of brown trout<br />

in its pools and riffles. Multiple springs create ample watering locations for both livestock and wildlife.<br />

WATER RIGHTS<br />

The <strong>Ranch</strong> has direct-flow irrigation rights from <strong>Sage</strong> <strong>Creek</strong> dating back to 1900.<br />

MINERAL RIGHTS<br />

The Seller will convey with the <strong>Ranch</strong> 100% of whatever mineral, oil, gas, geo-thermal, hydro-carbon and gravel rights they actually own, subject to<br />

reservations by previous owners. The Seller makes no representation as to the quantity or quality of any mineral or other sub-surface rights appurtenant<br />

to the <strong>Ranch</strong>.<br />

REAL ESTATE TAXES<br />

The 2017 real estate taxes were $3,397.33.<br />

2017 fees for the State Grazing Lease were $895.62.<br />

2017 fees for the BLM Grazing Lease were $1,679.26.<br />

UTILITIES & SERVICES<br />

Electricity is provided by High Plains Power via underground power lines. There are several companies in the area that supply propane. Wired<br />

telephone service is not available. However, cellular communication is possible with both AT&T and Verizon providers. Domestic water is provided<br />

by two wells and the sewage system is septic.<br />

PERSONAL PROPERTY<br />

Many furnishings in the homes can be purchased outside of the real estate transaction.<br />

CONSERVATION EASEMENT<br />

A conservation easement with The Nature Conservancy was placed on the <strong>Ranch</strong> in 1999. It is the purpose of the conservation easement to preserve<br />

and protect in perpetuity, and to enhance and restore the significant natural habitat and ecosystems of the <strong>Ranch</strong>. The conservation easement allows for<br />

nearly all historical-land uses of good stewardship to continue and allows for a variety of additional buildings within two building envelopes.<br />

A copy of the conservation easement can be provided upon request.<br />

FENCES & BOUNDARY LINES<br />

The Seller hereby makes known that there may be variations between the property boundary lines and the location of the existing boundary fences on<br />

<strong>Sage</strong> <strong>Creek</strong> <strong>Ranch</strong>. The Seller makes no warranties with regard to the location of the fence lines in relationship to the property boundary lines, nor<br />

does the Seller make any warranties or representations with regard to specific acreage within the fenced property lines.<br />

The Seller is selling <strong>Sage</strong> <strong>Creek</strong> <strong>Ranch</strong> in its “as is-where is” condition which includes the location of the fences as they now exist. Boundaries<br />

shown on any accompanying maps are approximate. The maps are not to scale and are for visual aid only. The accuracy of the maps and information<br />

portrayed therein is not guaranteed nor warranted.<br />

IMPROVEMENTS<br />

The improvements on the <strong>Ranch</strong> consist of a main house, guest house and corrals. The building improvements are of high-quality construction and<br />

appear to be well maintained.<br />

Main House<br />

The 4,500 square-foot main house, with 5 bedrooms and 5½ bathrooms, was constructed in 2001. Sitting high on a bluff, the home overlooks the pond<br />

in the valley below and beyond to Pathfinder Reservoir, the Seminoe Mountains, the Ferris Mountains and Heath’s Peak. Sunsets from the home are<br />

remarkable and can be enjoyed from the expansive deck, open kitchen, dining room, living room and master-suite areas.<br />

With high-end accents of log and stacked-ledge stone, granite countertops, Viking appliances, hardwood and tile flooring, steam shower and jetted<br />

soaker tub in the master suite, quality craftsmanship and materials are evident throughout.<br />

Designed to accommodate a large number of friends and family, the house provides a comfortable and attractive gathering place within the expansive<br />

open living areas. The crackle of a fire in the large gas-lit wood-burning fireplace is often heard in the background creating a warm welcoming<br />

environment.<br />

The basement provides a living room, a wet bar and houses a large walk-in safe. The basement also has three bedrooms that include two guest master<br />

suites, one that has its own fireplace and opens to a patio, as well as a large bunk room for the kids.<br />

IMPROVEMENTS<br />

Guest House<br />

A charming guest house features an open floor plan with a sleeping loft, kitchen, bathroom and open living room with a wood-burning fireplace. The<br />

chinked logs on the interior provide a rustic feel, similar to a homesteader’s cabin. In addition, the large deck under the wrap-around porch provides<br />

an old west charm.<br />

Livestock Corrals<br />

Wooden horse corrals adjacent to the Guest House accommodate a place for horses.<br />

AREA INFORMATION<br />

The nearby Miracle Mile of the North Platte River, only 15 minutes from the <strong>Ranch</strong>, is a prime destination for avid anglers. As the tail water of<br />

Seminoe Reservoir, consistent water temperatures make this a year-round fishing destination with strong numbers of trophy-sized trout.<br />

Nearby Seminoe, Pathfinder and Alcova Reservoirs provide endless boating, fishing and camping opportunities.<br />

RECREATION & WILDLIFE<br />

The <strong>Ranch</strong> is home to an abundance of wildlife including trophy elk, mule deer, antelope, black bear, mountain lion and sage grouse.<br />

<strong>Sage</strong> <strong>Creek</strong>, which traverses the <strong>Ranch</strong> for 2.8 miles, provides anglers the opportunity to fish private waters teeming with brown trout.<br />

The rock outcroppings overlooking expansive valleys filled with sage brush, lined with cottonwood trees and well watered with numerous springs make<br />

for an ideal combination for prime trophy mule-deer habitat.<br />

Surrounding the improvements, the upper elevations of the <strong>Ranch</strong> contain excellent elk habitat with mountain meadows, aspens and pine trees. It is<br />

not uncommon to hear elk bugling from the main house!<br />

HUNTING<br />

The owners of <strong>Sage</strong> <strong>Creek</strong> <strong>Ranch</strong> historically<br />

have qualified annually for two landowner<br />

tags for each species of wildlife including elk,<br />

deer and antelope.<br />

Elk hunting- The <strong>Ranch</strong> is located in Area 16<br />

for elk. (Limited quota draw for both residents<br />

and non-residents.) Area 16 is a hard to draw<br />

area and is known for a large number of elk<br />

and trophy-quality bulls.<br />

Deer hunting- The <strong>Ranch</strong> is located in Area 70<br />

for deer. (General tag for residents and limited<br />

quota Region D for non-residents.)<br />

Antelope hunting- The <strong>Ranch</strong> is located in<br />

Area 48 for antelope. (Limited quota draw for<br />

both residents and non-residents.)<br />

OFFERING PRICE & CONDITIONS OF SALE<br />

<strong>Sage</strong> <strong>Creek</strong> <strong>Ranch</strong> is offered at $2,850,000 Cash. The Conditions of the Sale are as follows:<br />

1. All offers to purchase must be in writing and accompanied by an earnest money deposit check in the amount of 5.00% of the<br />

Purchaser’s offering price;<br />

2. All Offerors must demonstrate to the Seller’s satisfaction unquestioned financial capability to purchase the <strong>Ranch</strong> prior to scheduling<br />

a showing;<br />

3. Earnest money deposits will be placed in escrow with First American Title Insurance Company, Laramie, Wyoming.<br />

4. The Seller will provide and pay for a standard owner’s title insurance policy issued by First American Title Insurance Company.<br />

Title to the real property will be conveyed by special warranty deed;<br />

5. All of the <strong>Ranch</strong>’s mineral rights appurtenant to the property and currently owned by the Seller will be transferred at Closing;<br />

6. Buyers’ Brokers are welcome and cordially invited to contact Swan Land Company for information regarding Cooperation Policies<br />

and Commission Splits.<br />

The Seller reserves the right to effect a tax-deferred exchange for other real property in accordance with provisions in Section 1031 of the<br />

Internal Revenue Code. The Buyer will not be required to incur any additional expenses nor to step into the chain of title on any property<br />

which the Sellers may acquire.<br />
