via the <strong>Stillwater</strong> River Road.<br />

From Columbus, take <strong>Montana</strong> Highway 78 through Absarokee.<br />

Turn right onto Nye Road towards Fishtail, MT. Continue<br />

through Fishtail to Nye. Turn right at Nye onto the <strong>Stillwater</strong> River Road<br />

and bear right at the junction with Limestone Road and continue on the<br />

<strong>Stillwater</strong> River Road approximately 1.3 miles to Stanley Coulee Way. Turn<br />

left onto Stanley Coulee Way and continue straight to the first cattle guard.<br />

The property address is 35A Stanley Coulee Way. Continue across the<br />

cattle guard, past the small cabin on your left. At the barn, turn left and<br />

continue up the hill to the house. (The property is a total of 2.9 miles from<br />

the junction of Nye Road and <strong>Stillwater</strong> River Road.)<br />

Bozeman Yellowstone International Airport is approximately two hours<br />

the Absaroka-Beartooth Wilderness near the<br />

boundary of Yellowstone National Park. It flows<br />

northeast between the Absaroka Range to the<br />

west and the Beartooth Mountains to the east,<br />

through Custer National Forest, past Nye and<br />

Absarokee. It joins the Yellowstone River near<br />

Columbus, <strong>Montana</strong>. The <strong>Stillwater</strong> offers wade<br />

fishing opportunities in the wilderness and also<br />

floating and fishing opportunities below Nye.<br />

Rainbows, browns, and whitefish are common in<br />

the lower sections while cutthroat, rainbows and<br />

brook trout can be found in the upper reaches.<br />

sandhill cranes in the area. Wildlife abounds in<br />

the area since overall development is sparse. In<br />

the fall, elk can be heard bugling in the nearby<br />

forest.<br />

Southwest <strong>Montana</strong> is a recreational paradise and<br />

the Nye area is no exception. Opportunities for<br />

hiking, mountain biking, backpacking, camping,<br />

wildlife viewing, hunting, backcountry skiing, and<br />

enjoyment of the alpine landscape are almost<br />

limitless.<br />

For a nearby cultural experience, Tippet Rise Art<br />

Center is only 20 minutes from the property.<br />

<strong>Stillwater</strong> <strong>Valley</strong> <strong>Overlook</strong>, as previously described herein, is offered at US $1,595,000.00 Cash or Terms acceptable solely at the<br />

discretion of the Seller. The conditions of sale are as follows:<br />

1. All offers to purchase, or letters of intent must be in writing and<br />

accompanied by earnest money made payable to the escrow<br />

account of <strong>Stillwater</strong> Abstract & Title, Columbus, MT.<br />

2. Earnest money deposits will be placed in escrow with <strong>Stillwater</strong><br />

Abstract & Title, Columbus, MT which will then place the funds<br />

with a local bank at nominal rates of interest accruing to the benefit<br />

of the Buyer until Closing, should the appropriate transaction be<br />

completed.<br />

3. All Prospective Buyers must demonstrate to the satisfaction of<br />

the Listing Agent the financial capability to purchase the property<br />

prior to scheduling a personal tour of the property.<br />

4. The Sellers will provide and pay for a standard owner’s title<br />

insurance policy. Title to the real property will be conveyed by a<br />

limited warranty deed.<br />
