Can you describe a memorable recent project?<br />

We recently manufactured and assembled an oak frame<br />

double garage with a second floor leisure room, in our<br />

local area. To the rear of the building there is an oak<br />

balcony to allow the client to sit outside and take in<br />

the breathtaking views at the back of his property.<br />

What was the brief behind it?<br />

The client’s requirements were to have a garage for<br />

the cars and a storage area for garden equipment but<br />

also to have a garden room-style leisure area where<br />

they can relax and enjoy the views all year round.<br />

What materials were used in the construction?<br />

The main frame is manufactured from unseasoned structural<br />

grade oak and the cladding is softwood, although we can<br />

supply oak cladding if it’s requested. The client chose clay<br />

tiles to cover the roof and the joinery is kiln-dried oak.<br />

How long did it take to complete?<br />

On this occasion we didn’t do the ground works, as the<br />

client had already engaged a contractor to do this, but<br />

this would take approximately two weeks. Depending<br />

on the complexity of a project, it usually takes between<br />

eight to 10 weeks from the start of ground works to<br />

the final touch of plaster skimming the walls.<br />

A similar project would cost?<br />

For this project it cost approximately £65-£70k including<br />

the ground works, supply and assembly of the oak frame,<br />

walls, floor, rafters, pergola/balcony with balustrade and<br />

feature trusses <strong>inside</strong>. Then there is roofing, Velux, doors,<br />

windows and staircase, joinery and direct glazing.<br />

Internals would be £10-£15k, depending on the<br />

requirements of the project. This covers insulation,<br />

plasterboard, electrics and plaster skimming.<br />
