WT Restoration & New Build Supplement The listed building renovation Jo Outram, architectural designer Rural Planning Practice I’ve been working as an architect for about 30 years, originally in London, in Hackney and Islington. I ended up working with lots of listed buildings because there were so many of them in those areas and I soon found it was much more interesting than working on office blocks in Docklands, because these projects come with a welcome constraint, which adds a creative challenge. So when I moved to Kent, I was very familiar with a Georgian townhouse, but not so much with vernacular architecture, so I did an MSc in Building Conservation at the Weald and Downland Museum, near Chichester. Since then I’ve done a lot of conversions of disused historic agricultural buildings. It has been recognized that it’s a way of saving them; conserving the building, the setting and the landscape character of the High Weald. These can be easier projects to manage than a building that has always been a house. If you’ve got a barn and you’re converting it, it didn’t have windows in the first place and you’re putting them in for the first time for residential use, and the Local Authority is more willing to accept you putting in a modern window. In fact they prefer something more industrial looking. With a house the whole subject of windows is more complex. In that case we did get permission to take out all the 1980s windows and put in double-glazed ones, but it took a long time to win the conservation officer round to the idea. With a very old house originally it would have had unglazed openings with timber mullions, glazed windows were installed later following the technology and style of the period, so they start looking at whatever the existing windows are and if they are historically important they want them to be replicated. In this farmhouse there were a couple of windows that were a hundred years old and they wanted us to replicate those throughout the building. In the end we negotiated a sensible compromise with the Conservation Officer, a solution everyone was happy with. It does take more time and so many people get into trouble with windows in listed buildings, not realizing they can’t just change them and it’s important to remember that you might need permission for external projects even if the house isn’t listed, if you are in a Conservation Area. There is no escaping that it’s a lot more expensive doing a renovation on a listed house. Sometimes homeowners don’t understand that something that looks old and tatty is part of the historic fabric. I’ve had the advantage of looking at this stuff for years, so I know, but to the untrained eye it can be hard to tell the difference between one old brick and another. So many people get into trouble with windows and listed buildings, not realising you can’t just change them Traditional buildings were made of timber, brick and lime mortar, so the fabric of the building breathes and it’s important to let damp through or it gets trapped and degrades the fabric of the building. You need professional advice and you should always use a building contractor who has experience and a track record with this kind of thing and will know to use materials and methods which are relevant to what you are working with. Every single project on an old building is completely different and needs to begin with a thorough investigation of what you’re starting with and how it’s evolved. There will be many different phases of development in a property and there will be many different elements to consider, to ascertain what could be altered without losing the significance and character of the original building. A great way to start is to go on the Historic England website. They produce a series of useful booklets on things like converting agricultural buildings. A visit to the Weald and Downland museum is another great thing to do, to learn about the period of the house you live in – and it’s a great day out. At college we were taught that working with historic buildings was learning about the past to improve the future. It’s not just about preserving things in aspic, but managing change sensitively – and you do need expert advice and support to achieve that.
