Property Buyers get a feel
for the Festival Vibe
The amazing mix of music, arts and show events in and around
the Wye Valley can boost local property markets.
Pembridge House, Welsh Newton, Monmouth,
on the market with Roscoe Rogers & Knight
When the summer months arrive local B&B’s
and airbnb’s in Monmouthshire will always
be busy. Many visitors come for the frequent
and diverse festivals that take place in and around the
Wye Valley.
As the summer approaches, many local towns
and villages are gearing up for annual festivals. These
activities are not only a dose of summer fun, they are
also a good measure of a town or village community
spirit and liveliness.
Summer festivals, whether they are focused on
music, food, cycling, agricultural shows or comedy,
indicate a stimulating, happening, and for many,
attractive place to live.
Although many of these events can be big,
drawing a large number of crowds, there are many
other local, under the radar activities that take place
across Monmouthshire, South Herefordshire and West
Gloucestershire. Helping to create a sense of belonging,
they are good news for culture vultures and home
owners. “The local festivals have a positive effect on
Trostrey House in Raglan,
on the market with Archer & Co Usk
property values here in Monmouthshire” says Phil Smith
of Roscoe Rogers & Knight, Monmouth.
We have compiled a selection of some of the best
events, shows and festivals in the region.
As a local estate agent we receive new enquiries from potential home buyers daily and whilst every buyer
We often see trends in buying patterns; town property, country property, modern
development property, first time buyer property or investment property and these
trends can be cyclical. For example, the baby boomers looking to downsize can often
result in large rural properties coming to the market and the demand for modern, low
maintenance town properties increasing.
Thus the popularity of the Rockfield development continues practically unabated and
Number 32 Cornpoppy Avenue is certainly one not to be missed!
CHEPSTOW
9
Through the Gateway
Chepstow is unquestionably a gateway town. It has always been so since earliest Roman times.
Strategically linking the beautiful River Wye and the dramatic Severn Estuary, it quickly became an important
trading port. It still connects England to Wales via the original Severn Suspension bridge -
a great way to arrive, by the way.
The pretty market
town’s name
derives from
the Old English words
“Chepe” and “Stowe”
meaning market place,
and it’s claimed to be
the home of the nation’s
oldest surviving stone
castle. In the past the
huge, magnificent wooden
doors of Chepstow castle
have held back the hordes
of visitors beating down
hard on them! But times change and you will now get a very different welcome if you
choose to visit this picturesque small town.
This is a great year to visit too, as 2018 is the ‘Year of the Sea’ – a year long
celebration of Wales’ spectacular, and extremely varied, coastline. Chepstow is a key
destination on the ‘Wales Coast Path,’ being the start of this picturesque walking route
which now allows you to walk around the entire land and sea boundaries of Wales;
870 miles (1,400km) of striking coastline walks and impressive scenery. A ground
breaking first of its kind, with Wales proudly leading the way.
At Chepstow you can choose to either follow a short section down to the sea
or take an inland walk on Offa’s Dyke along the scenic River Wye. You’ll be well
rewarded on either and following in the footsteps of Wordsworth and Turner. Two
marker stones, one of local Pennant sand stone, show the start point near the Old
Town Bridge not far from the castle. Here you can also see a ceramic map on the
pavement depicting the whole of the Wales Coast Path and Offa’s Dyke Path Trail.
You can learn more
about the history of
the town, and the
surrounding areas, in
the fascinating museum
opposite the castle and
also in the great Tourist
Information Office in the
Castle Car Park. It’s easy
to find information about
local walks as Chepstow
is officially a ‘Walkers Are
Welcome’ town. All walks are clearly marked.
Businesses in the town are happy to help with everything needed for a great
walking holiday, from helpful baggage transfers to delicious packed lunches.
If you decide to rest your weary head – or perhaps feet – all budgets are catered
for from 5 star luxury to the walker’s hostel. You will also find a great selection of
charming holiday cottages as well as glamping/camping options in the local area
that borders the stunning Forest of Dean; and the Wye
Valley, a designated Area of Outstanding Natural Beauty
- the perfect spots to ‘Find Your Epic.’
Will Renwick, President of Ramblers Cymru, and the
youngest person to walk round the entire country using
the Wales Coast Path when it first opened, commented,
“We have an unbelievable coastline in Wales. If you’re
thinking of going overseas this summer, consider
spending a week or two exploring what we have here.”
Well said Will.
Add to the mix the wonderful countryside,
independent locally run shops and markets, a
great racecourse and golf course on the doorstep,
and stunning wedding venues; there’s something
for everyone in Chepstow, making it a remarkable
destination that you’ll want to visit time and time again!
Unlock the value of your
home with Equity Release
Improving health and an increase in life expectancy is putting a strain on people who
fund their lifestyle on limited resources, particularly in times of instability on stock
markets and low interest rates.
Coupled with this is the increase in debt being carried into retirement, funding the
provision of care, supporting children in adulthood and the growth in relationship
breakdown with the over 60s.
As an owner, your property is probably your biggest asset and with the passage
of time there has been an ever-increasing number of homeowners turning to equity
release as a means of releasing some of the tax-free cash tied up in it. What started off
as a scheme to enable people in need to release capital or income from their home has
developed into an integral part of financial planning to be used in a variety of ways
including:
• maintaining your standard of living by supplementing income or replacing capital
• consolidating credit cards, loans and other debts
• paying off an interest-only age restricted mortgage
• home improvements and adaptations
• holiday of a lifetime
• funding medical and social care
• assisting children and grandchildren on the property ladder
• funding divorce or civil partnership settlements for self or children
• paying school and university fees
• mitigating inheritance tax
Equity release is highly regulated and there are many safeguards in place to protect
those who take out a plan, however, it is important that advice is sought from a
specialist solicitor and financial adviser with the relevant experience early in the
process.
14 ADVICE
Voluntary First
Registration of Title
Titles to properties in England and Wales fall into two
categories, registered and unregistered.
Approximately 84% of all property titles are now registered
and the Land Registry is keen to encourage
voluntary first registration of the remaining 16%.
The Land Registry offer a 25% reduction on its fees for such an application. If
you own unregistered land then there are a number of reasons why you may
wish to consider a voluntary registration.
Since 1990 it has been compulsory to register land ownership. However, a trigger
to do so only occurs when there is a sale of a property, a mortgage or some other
change of ownership. There is a possibility that your property may be unregistered if
it has not been sold, mortgaged or transferred for at least 30 years. There are many
reasons why you should consider such an application: -
• Registered titles come with a state backed guarantee and are more secure.
Historically, title was proved by old deeds but a registered title is now recorded
on a central register allowing you to have access to proof of ownership. Currently
there are approximately 25 million titles registered on the Land Registry Database.
• Registered land is less susceptible to property fraud due to the Land Registry
identification procedures. If anyone attempts to make a claim on your land, the
Land Registry will notify you of that application. If your title is unregistered the
Land Registry do not know that you are the owner of the property and so cannot
contact you.
• Generally speaking, selling a property with a registered title simplifies the sale. It is
not uncommon when selling an unregistered title to find there are issues with the
title plans, descriptions of the property and even missing title documents which
can delay the sale and even cause the sale to fall through leading to frustration,
unnecessary expense and disappointment for all parties involved. If there are
any issues with an unregistered title these will be resolved when a voluntary first
application is made.
• If the unregistered title documents to your property are destroyed, lost or stolen
you would have to reconstruct the title which can be expensive and would require
an application to the Land Registry for registration of title.
Beer on the Wye Festival 2018
Held in a grand marquee pitched on the genteel banks of the River Wye next to the city’s Rowing Club,
Beer on the Wye returns over the weekend of the 6th to 8th July.
It’s become a ‘must do’ event
for many in Herefordshire,
not just because of the
amazing selection of over 320
different beers, ciders and
perries waiting on the festival
bars to be sampled, but also
because it has something for
everyone. And it’s got a great
laid-back vibe to boot. People
come back year after year.
The Friday and Saturday
afternoons have a mellow, family-friendly atmosphere with ample opportunity to have
a riverside picnic with friends, with sensibly
priced hot and cold food (including veggie
options) available at all times. The evenings then
move up a gear, when eight live bands take to
the festival stage and get the marquee seriously
rocking. Last year over 6,000 people found
their way down to what has become the friendly
festival down by the river!
However, it’s also nice for Mum’s and Dad’s
to come along together, so Sunday is the everpopular
Family Fun Day.
With admission only £1 (accompanied kids free), there’s oodles of fun and
activities to keep the little people amused, along with live acoustic sounds, plus 60p
off a pint to keep the adults happy!
And there are some improvements for this year too. Posh loos will replace the old
portaloos, and there’s more seating provided. It promises to be an even better show.
NEW BUILDS
Buying a new-build home
To try and tackle the national shortage of property, the government is placing a big focus on new-build homes
at the moment, pledging to build one million more in the next five years.
The government is heavily incentivising buying new-build homes; you can buy a
new home with a deposit of just 5% using the Help to Buy equity loan scheme.
Below are some of the advantages for this type of home from Which?
Advantages of buying new-build homes
Guarantees: new-build homes come with a 10-year NHBC warranty covering
structural defects. Most developers also provide their own two-year warranty.
Specification: new homes are built to the latest specifications, so major repairs
should be unnecessary for the first few years. They tend to be more energy-efficient,
too, so you could benefit from lower utility bills.
Personalisation: if you buy off-plan, you might be able to choose your fixtures
and finishes. This is great if you’re attracted by the ‘blank canvas’ element of buying
new-build.
Incentives: the government’s Help to Buy equity loan scheme and Starter Homes
Initiative are only available on new homes.
Ease of purchase: there’s no upward chain to contend with when you buy a
new-build home.
Another appealing aspect of buying a new build is that you will be the first to
live in the property, whether you are a first time buyer, have a growing family or are
downsizing to plan for the future. Other benefits include low repair and decoration
costs and also the best energy efficiency ratings and standings, ensuring low running
costs for your home.
The Home Owner Alliance advises that just like a new car, a new build house will
depreciate in price the minute you turn the key in the door. Even in a rising property
market you may not get your money back if you have to sell within a year or two.
Here are out top tips for tackling this:
Compare the new build home you are looking at with similar “old” properties
in terms of value, space, and rental value, in the local area. Check the price per square
foot, and compare it with the resale market so you understand the extent of the
premium you will be paying.
Negotiate with the developers. Find out what other properties on the site
have been sold for on Zoopla or Rightmove. There can often be deals to be done at the
end of their financial year, or when there are only a few properties left to be sold.
Shop around for good deals. Many developers offer incentives to
differentiate them from other local developers, such as free furnishings, a car parking
space, or by paying your legal fees or stamp duty. If you can’t negotiate money off the
price, the offer to pay your stamp duty is probably the best freebie to take up as it will
probably save you the most money, but be aware that any incentives offered by the
developer over about 5% will impact on how much your lender is willing to hand out.
Plan to stay put for a few years. Future-proof your purchase by ensuring
it fits with your personal plans for the next few years. Could your new partner move
in? Could you comfortably fit a new baby in?
Think about adding value. When buying, think about whether there is
scope to add value in the future - a conservatory on the back, a landscaped garden, or
a loft conversion. You may not be able to afford it now, but it may be an option in the
future, or make your home a more attractive proposition to future buyers wanting to
add value.

What dreams are made of…
Sharon Chilcott visits an idyllic part of the Wye Valley to find out more
about a local couple’s visionary plans…
A
stunning, secluded site on the slopes of Leys Hill, near Ross-on-Wye, has the potential to provide five dream family homes and the retirement (or
relocation) that business owners Stella and Graham Mitchell dream of for themselves.
The site, near Kerne Bridge on the River Wye, is set in the beautiful and tranquil surroundings of the Wye Valley Area of Outstanding Natural
Beauty and has full planning permission for five distinctive and prestigious six-bedroom detached homes, designed by local architect Graham Frecknal.
Each property will stand in its own plot of about ¾ acre and will take advantage of the superb scenery and mature landscaped grounds which
currently surround the Wye Valley Spa and Club Cats, the ladies-only spa sanctuary and associated fitness club which Graham and Stella own and run.
Sharon Chilcott
29
“We’ve been here 31 years, now,” says Graham. “Initially
we ran the site as the CATS children’s nursery. Over the years
we developed to include a kids’ club, then we added leisure
facilities for the parents and more recently we have been
running it as a ladies-only sanctuary with separate personal
training. Now we are ready to retire - or at least look for
another business location. We are prepared to consider all
things because we are a dynamic couple.”
It’s taken about three years to get full planning permission
on the site and the plans would see the couple’s existing home
and business premises demolished to make way for one of the
impressive new builds. “Although the houses will be superb,
grand properties, all of them will be more than we would
want,” says Graham. “My ideal would be to disappear into
the sunset in a luxurious travel trailer, but realistically, that’s
unlikely because Herefordshire’s a beautiful county and we’d
inevitably stay on in this area!”
He adds: “Leys Hill is a particularly lovely spot, especially
for outdoor pursuits, and what’s fantastic about it is the views
and the wildlife. You can see the meandering River Wye below;
deer from our back kitchen window and the peregrine falcons
when they are reeling round the Symonds Yat area.”
Graham also points out that the location is very accessible
for commuters. “It is within easy reach of the motorway
network, convenient for Wales, Bristol, Birmingham and the
Midlands. The fact that there will be no Severn Bridge tolls
makes this area attractive to people who want to take advantage
of the private schools in Monmouth and still commute to
Bristol or even the south east.”
Phil Smith of selling agents Roscoe Rogers and Knight in
Monmouth said: “This is a once-in-a-lifetime opportunity for
a developer with real vision to construct five fabulous family
homes in a stunning rural location, yet with easy access to Ross
and Monmouth and the major road networks. Finished to a
superior quality, I can see these homes each selling for a million
pounds plus, and would expect them to be extremely desirable
and sought after. There’s real demand in this area for high end
properties like this and it’s a demand which has not being
satisfied to date.”
The five unique and stylish dwellings have been cleverly
set on the broad strip of land which follows the contours of
Leys Hill. All will enjoy exceptional far reaching views over
the Wye Valley and will be accessed off the existing private
tarmac driveway. The impressive house designs each provide
six bedrooms, two of them with en-suites, plus three reception
rooms, a study and a large open plan kitchen/dining area. Also
included are utility and storage spaces; double garages with car
turntables and personal lifts at the front entrances. Individual
landscaped grounds and private gardens will provide the
perfect backdrop for these superior properties.
Kier and Homes England
announce 10-year housebuilding
joint venture
An innovative joint venture (JV) partnership has been formed between Kier, Homes England
and Cross Key Homes that will deliver up to 5,400 new homes over the next ten years
in areas of the country with the greatest need.
This pioneering collaboration between Government and Kier Living, the
residential division of Kier Group, will supply mixed tenure housing
projects in key geographical locations across England.
The first four sites to form the partnership are confirmed today, with
a number in the West Midlands, an area identified as having a significant
housing delivery shortfall. The initial developments are; The Laurels in Tipton,
Meadowbank in Newcastle-under-Lyme, The Orchards in Rushwick and
Chelmsley Lane in Marston Green. The pipeline for additional sites is strong
and modelled to grow to 18 trading sites spanning the breadth of the country
by the middle of 2020. Over the lifetime of the JV, the intention is to create
diverse communities, with 30% of all of the homes set at affordable levels.
The JV will invest in skills and new innovations throughout the lifetime
of its partnership. At least three new apprenticeships will be supported at
each site and a minimum of 50% of labour will be employed from the local
area, to bring maximum benefit to the communities in which they develop. A
Shaping Your World Virtual Plaque will be installed at each development,
providing information about the site and local area as well as detail on the
breadth of jobs available in the built environment. Over the duration of the
JV, the aspiration is that 20% of the homes will be delivered through modern
method of construction (MMC).
Kier Living has strong and long-standing relationships with Homes England
(formerly the Housing and Communities Agency), having been appointed to
its £8bn Delivery Partner Panel framework, and has worked extensively with
Cross Keys Homes, including a JV to deliver new homes across the east of
England, with 357 units completed to date.
Homes England is taking a 26% equity stake in the JV and will provide
up to £27m in mezzanine funding from its £3 billion Home Building Fund.
Homes England’s Investments team was recently named as Residential
Financier of the Year in this year’s RESI Awards and the JV with Kier and Cross
Key Homes England is another significant investment to support the residential
development market.
John Anderson, executive director of Kier Living, said: “This joint venture
is an important new milestone, bringing Homes England, Kier and Cross Keys
together in an innovative industry model. It is fuelled by the shared ambition
of three like-minded organisations to bring forward development activity and
get more homes built, against a backdrop of housing demand continuing to
outstrip supply.
“Working collaboratively, we have the ability to embrace new ways of
working, and to maximise our collective assets, resources and capabilities to
deliver key developments that will provide new homes in areas of the country
with the greatest housing need. And we will work in ways that will help to
stimulate the local economy and to encourage individuals to explore a career in
our industry.”
Nick Walkley, chief executive for Homes England, comments: “At Homes
England, we’re using our finance, land and expertise to get more homes built
in areas of greatest need. Our innovative deal with Kier Living and Cross Keys
Homes shows how we intend to form new kinds of commercial partnerships to
increase housing supply, address affordability issues and generate value for the
public purse. It’s also hugely important that the JV will promote skills, modern
methods of construction and a choice of tenures to give real choice to local
people.”
Claire Higgins, chief executive of Cross Keys Homes, adds: “I am really
delighted to be embarking on another joint venture with Kier. We have been
working together successfully on a number of other projects and to expand
this partnership even further with Homes England as a partner too is really
exciting. By working together we have been able to demonstrate the creative
thinking needed to increase the supply of housing in general and for us,
affordable homes in particular. Kier is a great business to work with and I
look forward enormously to taking our partnership to the next level via this
innovative venture.”

Fascinating map reveals the literal
translations of every country in Europe
We live in a time of air travel and global exploration. We’re free to roam the planet and discover new countries and
cultures. But how much do you know about the people who lived and explored these destinations in times past?
Learning the etymology - the origin of words - of countries around the world offers us fascinating insight into the
origins of some of our favourite travel destinations and the people who first lived there.
Europe has a long history of exploration, and
many of the country names reflect the lands and
those who explored them.
France takes its name from a coalition of Germanic
tribes, the Franks. The name Frank comes from the Old
German word franka, meaning ‘fierce’, making France
the Land of the Fierce.
Some even map the trails that people used to use to
discover their world. Norway simply means ‘The Way
North’, or ‘The Northern Way’, making reference to an
old Viking route.
each countries name origin can be found at
Wales - Land of the Foreigners
The origin of the word Wales is a strange one. It is a
variation on a common word used hundreds of years
ago by the Anglo Saxons to mean foreigners or outsiders.
England - Land of the Angles
Old English Engla land, literally “the land of the
Angles”.
Ireland - Land in the West
The name is a form of Iar-en-land, ‘Land in the West’
from the Gaelic iar, ‘west’.
Spain - Land of Many Rabbits
Its thought this may come from the Punic span or
tsepan, ‘rabbit’, which were numerous in the peninsula,
or from the Punic sphan,‘north’, since it was north of
Carthage – or it may come from the Basque ezpaña, ‘lip’
or ‘extremity’, a reference to this south-western area of
Europe.
Italy - Sons of the Bull
Believed to come from the Vitali tribe whose name
may be connected to Latin vitulus, ‘calf’, or witaloi,
‘sons of the bull’.
Monaco - Single House
Founded by the Phocaeans in the 6th century bc
as Monoikos, a Greek word meaning ‘single house’ or
‘single temple’, signifying a place to rest.
38 HOME IMPROVEMENTS
Revealed: the property
improvements that give the
best and worst returns
• GoCompare Home Insurance has teamed-up with Henry Pryor, the BBC’s favourite property expert, to develop a
Property Investment Calculator
• Most profitable home improvements include installing a new boiler or central heating, energy saving and home security
• Cost of updating flooring, bathrooms and kitchens may outweigh any added value
• 26% of home renovations are undertaken to add value to a property but many homeowners could be making a loss by
opting for the wrong projects
A
new calculator launched today shows the home improvements which add
value to a property and those which could end up leaving you short changed.
The ‘Property Investment Calculator’, created by GoCompare Home Insurance,
with the assistance of property expert Henry Pryor, gives homeowners an indication
of average costs for renovations together with an estimate on the added value and
potential profit from undertaking the work.
The Property Investment Calculator enables homeowners to calculate the potential
profit from a range of home improvements by simply entering their property’s current
value and renovation budget. The calculator estimates the added value of undertaking
different home improvements and by deducting the average costs of works, gives an
indicative profit or loss.
Installing solar panels £5,000.00 £-4,512.42 (-2%) £-9,512.42
Some of the most profitable projects for homeowners seeking to increase the
value of their property include installing a new boiler or central heating system,
making energy saving or home security improvements, or creating off-street parking.
Redecorating, laying new flooring or updating a bathroom may slightly increase the
value of a property, however, the costs of doing so generally outweigh any potential
profit.
Research** commissioned by GoCompare Home Insurance found that 26% of
home improvements are undertaken specifically to add value to a property with
popular renovations including: interior redecoration (53%), fitting a new kitchen
(42%), replacing flooring (38%), installing a new bathroom (36%), a garden makeover
(36%), installing new double glazing (29%), installing new central heating or boiler
(28%). Other works undertaken were: improving insulation (16%), knocking through
rooms to create an open-plan space (16%), fitting solar panels (9%) and adding a
conservatory (8%).
Commenting on the launch of the ‘Property Investment Calculator’, Henry Pryor
said, “Most people who are thinking of selling their home or looking to improve it to
add value will consider the merits of a trip to the DIY store, some will even consider
doing some building work in the hope of adding value, but not all buyers will be
prepared to pay for your idea of improvements or good taste. Some buyers would
even prefer to be able to put their own mark on a property and install the bathroom
or kitchen of their choosing and may even pay for the chance to be able to do so. It’s
therefore essential that you think carefully why you are spending extra money and
who will benefit. My advice is usually spend money on the things that you want and
leave other improvements to the next person who may not share your taste.
“Most buyers prefer to pay for the opportunity to be able to add an attic
conversion, kitchen extension or convert a basement. Getting planning permission
to do the work is frequently the best investment you can make leaving the actual
choice of layout, decoration and equipment to the next owner. Improving the
green credentials of a house usually pays - a new boiler, insulation or energy saving
measures along with security improvements will usually pay off but some additions
like solar panels will be hard to get a payback on immediately.”
Ben Wilson, GoCompare’s home insurance spokesman said, “Our new calculator
gives homeowners an understanding of the typical costs and benefits of undertaking
a range of projects, before they start the work, allowing them to see the potential
financial benefits.
“Our calculator provides indicative valuations and estimates based on national
data. Therefore, depending on local housing market and labour conditions, the extent
of the work undertaken, and materials used, figures for individual projects will differ
and we always recommend people shop around to get quotes for work as well.”
Home Security - Hints & Tips
Whether you live in a studio apartment, a two bed semi-detached house or a rural manor house, your home is your castle
and you need to protect it. Home security and safety is an important concern for most people, but it needn’t be a worry.
With a few simple techniques, you can sleep soundly knowing that your home is as safe and secure as can be.
Most of us would regard our homes as safe but there could be a few gaps in
your security system that can easily be fixed. Here’s how:
Think like a burglar
Try planning to burgle yourself! This is a great way to uncover any weaknesses in
your security system that may have previously escaped your notice.
Always lock up, even if you only pop out for a pint of milk. You would be
surprised how many burglars just walk in through an unlocked door or window
and don’t need much of an opportunity to do so. Also think about security of your
windows and doors. Wooden doors and windows or old uPVC windows can be
easier to break into. uPVC double glazing windows and doors of the highest quality
standard, complete with state of the art locks, are ideal for making your home as
secure as possible.
Fit an alarm and ensure all wiring is effectively hidden. Many professional burglars
seek out places where they can disconnect the security system. And if you have a
faulty alarm that frequently goes off, get it fixed immediately and let your neighbours
know that it’s been repaired. Many people ignore an alarm that goes off regularly.
Is there anyone home? Does your house appear occupied at all times? Leave a light
on that can be seen from outside or use timers to switch radios on and off when you’re
not at home.
New home, who has the key?
Always change all the locks when you move into a new house. You don’t know
how many people have been given a copy in the past and it’s better to be safe than
sorry. If you lose your keys, change the locks immediately.
Before handing your house key over to a cleaner for several hours, make sure the
person is honest and reputable. Check all references thoroughly. If the house cleaner is
from a firm, call your local Better Business Bureau to check on the firm’s reputation.
Locking yourself out is a pain, and leaving a spare key somewhere handy can seem
like a smart move. But keeping a spare key somewhere notoriously obvious like in
the mailbox, under the doormat, or on a nail behind the garage, can be a risky move.
Might you have a trusted neighbour you can leave a key with instead?
decorative glazing? See who is at the door before opening and with the use of privacy
glass make it more difficult for intruders to see what’s inside. Frosted glass offers
privacy, toughened glass offers security and options such as patterned glass, leaded
windows and even stained glass offer style choices to suite your style.
Man’s best friend
Dogs are good deterrents to burglars. Even a small, noisy dog can be effective —
burglars do not like to have attention drawn to their presence. Be aware, however, that
trained guard dogs do not make good pets. Obedience training and attack training are
entirely different, and only the former is appropriate for a house pet.
Privacy for your place
As well as looking great, window and door shutters allow you to adjust the amount
of privacy and offer a stylish alternative to traditional nets or curtains. They can be a
great deterrent for burglars too as they won’t be able to spot any valuables through the
window.
Are your windows and doors double glazed? Alongside being economical and
durable, uPVC double glazing gives you a sense of being extra safe and secure.
Nosey neighbours
Keep your neighbours in the loop, tell them when you’re going away but don’t
leave notes out for them, these can be welcome notes for a burglar. Also talk to your
neighbours about any suspicious people or strange cars you notice lurking about, they
might have seen something suspicious too.
Stranger danger
Ask for credentials from any sales-person who requests entry to your home. Ask
that their ID be pushed under the door. Many professional burglars use this cover to
check out homes. If you’re doubtful, check with the person’s office before letting him
or her in.
If someone comes to your door asking to use the phone to call a mechanic or the
police, keep the door locked and make the call yourself.
Why not replace the entrance to your home with a welcoming front door with
