Linton Festival returns for its 18th year, and<br />

promises to be everything you are looking for in a<br />

3-day festival. With a huge variety of music across<br />

campsite in which to view the countryside (which<br />

Through the Gateway<br />

Chepstow is unquestionably a gateway town. It has always been so since earliest Roman times.<br />

Strategically linking the beautiful River Wye and the dramatic Severn Estuary, it quickly became an important<br />

trading port. It still connects England to Wales via the original Severn Suspension bridge -<br />

a great way to arrive, by the way.<br />

The pretty market<br />

town’s name<br />

“Chepe” and “Stowe”<br />

meaning market place,<br />

and it’s claimed to be<br />

the home of the nation’s<br />

oldest surviving stone<br />

castle. In the past the<br />

huge, magnificent wooden<br />

doors of Chepstow castle<br />

have held back the hordes<br />

of visitors beating down<br />

hard on them! But times change and you will now get a very different welcome if you<br />

choose to visit this picturesque small town.<br />

This is a great year to visit too, as 2018 is the ‘Year of the Sea’ – a year long<br />

celebration of Wales’ spectacular, and extremely varied, coastline. Chepstow is a key<br />

destination on the ‘Wales Coast Path,’ being the start of this picturesque walking route<br />

which now allows you to walk around the entire land and sea boundaries of Wales;<br />

870 miles (1,400km) of striking coastline walks and impressive scenery. A ground<br />

breaking first of its kind, with Wales proudly leading the way.<br />

At Chepstow you can choose to either follow a short section down to the sea<br />

or take an inland walk on Offa’s Dyke along the scenic River Wye. You’ll be well<br />

rewarded on either and following in the footsteps of Wordsworth and Turner. Two<br />

marker stones, one of local Pennant sand stone, show the start point near the Old<br />

Town Bridge not far from the castle. Here you can also see a ceramic map on the<br />

pavement depicting the whole of the Wales Coast Path and Offa’s Dyke Path Trail.<br />

Voluntary First<br />

Registration of Title<br />

Titles to properties in England and Wales fall into two<br />

categories, registered and unregistered.<br />

Approximately 84% of all property titles are now registered<br />

and the Land Registry is keen to encourage<br />

voluntary first registration of the remaining 16%.<br />

The Land Registry offer a 25% reduction on its fees for such an application. If<br />

you own unregistered land then there are a number of reasons why you may<br />

wish to consider a voluntary registration.<br />

Since 1990 it has been compulsory to register land ownership. However, a trigger<br />

to do so only occurs when there is a sale of a property, a mortgage or some other<br />

change of ownership. There is a possibility that your property may be unregistered if<br />

it has not been sold, mortgaged or transferred for at least <strong>30</strong> years. There are many<br />

reasons why you should consider such an application: -<br />

• Registered titles come with a state backed guarantee and are more secure.<br />

Historically, title was proved by old deeds but a registered title is now recorded<br />

on a central register allowing you to have access to proof of ownership. Currently<br />

there are approximately 25 million titles registered on the Land Registry Database.<br />

• Registered land is less susceptible to property fraud due to the Land Registry<br />

identification procedures. If anyone attempts to make a claim on your land, the<br />

Land Registry will notify you of that application. If your title is unregistered the<br />

Land Registry do not know that you are the owner of the property and so cannot<br />

contact you.<br />

• Generally speaking, selling a property with a registered title simplifies the sale. It is<br />

not uncommon when selling an unregistered title to find there are issues with the<br />

title plans, descriptions of the property and even missing title documents which<br />

can delay the sale and even cause the sale to fall through leading to frustration,<br />

unnecessary expense and disappointment for all parties involved. If there are<br />

any issues with an unregistered title these will be resolved when a voluntary first<br />

application is made.<br />

• If the unregistered title documents to your property are destroyed, lost or stolen<br />

you would have to reconstruct the title which can be expensive and would require<br />

an application to the Land Registry for registration of title.<br />

Buying a new-build home<br />

To try and tackle the national shortage of property, the government is placing a big focus on new-build homes<br />

at the moment, pledging to build one million more in the next five years.<br />

The government is heavily incentivising buying new-build homes; you can buy a<br />

new home with a deposit of just 5% using the Help to Buy equity loan scheme.<br />

Below are some of the advantages for this type of home from Which?<br />

Advantages of buying new-build homes<br />

Guarantees: new-build homes come with a 10-year NHBC warranty covering<br />

structural defects. Most developers also provide their own two-year warranty.<br />

Specification: new homes are built to the latest specifications, so major repairs<br />

should be unnecessary for the first few years. They tend to be more energy-efficient,<br />

too, so you could benefit from lower utility bills.<br />

Personalisation: if you buy off-plan, you might be able to choose your fixtures<br />

and finishes. This is great if you’re attracted by the ‘blank canvas’ element of buying<br />

new-build.<br />

Incentives: the government’s Help to Buy equity loan scheme and Starter Homes<br />

Initiative are only available on new homes.<br />

Ease of purchase: there’s no upward chain to contend with when you buy a<br />

Another appealing aspect of buying a new build is that you will be the first to<br />

The Home Owner Alliance advises that just like a new car, a new build house will<br />

depreciate in price the minute you turn the key in the door. Even in a rising property<br />

market you may not get your money back if you have to sell within a year or two.<br />

Here are out top tips for tackling this:<br />

Compare the new build home you are looking at with similar “old” properties<br />

in terms of value, space, and rental value, in the local area. Check the price per square<br />

foot, and compare it with the resale market so you understand the extent of the<br />

premium you will be paying.<br />

Negotiate with the developers. Find out what other properties on the site<br />

have been sold for on Zoopla or Rightmove. There can often be deals to be done at the<br />

end of their financial year, or when there are only a few properties left to be sold.<br />

Shop around for good deals. Many developers offer incentives to<br />

differentiate them from other local developers, such as free furnishings, a car parking<br />

space, or by paying your legal fees or stamp duty. If you can’t negotiate money off the<br />

price, the offer to pay your stamp duty is probably the best freebie to take up as it will<br />

probably save you the most money, but be aware that any incentives offered by the<br />

developer over about 5% will impact on how much your lender is willing to hand out.<br />

Plan to stay put for a few years. Future-proof your purchase by ensuring<br />

it fits with your personal plans for the next few years. Could your new partner move<br />

in? Could you comfortably fit a new baby in?<br />

Think about adding value. When buying, think about whether there is<br />

scope to add value in the future - a conservatory on the back, a landscaped garden, or<br />

a loft conversion. You may not be able to afford it now, but it may be an option in the<br />

future, or make your home a more attractive proposition to future buyers wanting to<br />

add value.

about a local couple’s visionary plans…<br />

training. Now we are ready to retire - or at least look for<br />

things because we are a dynamic couple.”<br />

It’s taken about three years to get full planning permission<br />

on the site and the plans would see the couple’s existing home<br />

and business premises demolished to make way for one of the<br />

impressive new builds. “Although the houses will be superb,<br />

grand properties, all of them will be more than we would<br />

want,” says Graham. “My ideal would be to disappear into<br />

the sunset in a luxurious travel trailer, but realistically, that’s<br />

unlikely because Herefordshire’s a beautiful county and we’d<br />

Kier and Homes England<br />

announce 10-year housebuilding<br />

joint venture<br />

An innovative joint venture (JV) partnership has been formed between Kier, Homes England<br />

and Cross Key Homes that will deliver up to 5,400 new homes over the next ten years<br />

in areas of the country with the greatest need.<br />

This pioneering collaboration between Government and Kier Living, the<br />

residential division of Kier Group, will supply mixed tenure housing<br />

projects in key geographical locations across England.<br />

The first four sites to form the partnership are confirmed today, with<br />

a number in the West Midlands, an area identified as having a significant<br />

housing delivery shortfall. The initial developments are; The Laurels in Tipton,<br />

Meadowbank in Newcastle-under-Lyme, The Orchards in Rushwick and<br />

Chelmsley Lane in Marston Green. The pipeline for additional sites is strong<br />

and modelled to grow to 18 trading sites spanning the breadth of the country<br />

by the middle of 2020. Over the lifetime of the JV, the intention is to create<br />

diverse communities, with <strong>30</strong>% of all of the homes set at affordable levels.<br />

The JV will invest in skills and new innovations throughout the lifetime<br />

of its partnership. At least three new apprenticeships will be supported at<br />

each site and a minimum of 50% of labour will be employed from the local<br />

area, to bring maximum benefit to the communities in which they develop. A<br />

Shaping Your World Virtual Plaque will be installed at each development,<br />

providing information about the site and local area as well as detail on the<br />

breadth of jobs available in the built environment. Over the duration of the<br />

JV, the aspiration is that 20% of the homes will be delivered through modern<br />

method of construction (MMC).<br />

Kier Living has strong and long-standing relationships with Homes England<br />

(formerly the Housing and Communities Agency), having been appointed to<br />

its £8bn Delivery Partner Panel framework, and has worked extensively with<br />

Cross Keys Homes, including a JV to deliver new homes across the east of<br />

England, with 357 units completed to date.<br />

Homes England is taking a 26% equity stake in the JV and will provide<br />

up to £27m in mezzanine funding from its £3 billion Home Building Fund.<br />

Homes England’s Investments team was recently named as Residential<br />

Financier of the Year in this year’s RESI Awards and the JV with Kier and Cross<br />

Key Homes England is another significant investment to support the residential<br />

development market.<br />

John Anderson, executive director of Kier Living, said: “This joint venture<br />

is an important new milestone, bringing Homes England, Kier and Cross Keys<br />

together in an innovative industry model. It is fuelled by the shared ambition<br />

of three like-minded organisations to bring forward development activity and<br />

get more homes built, against a backdrop of housing demand continuing to<br />

outstrip supply.<br />

“Working collaboratively, we have the ability to embrace new ways of<br />

working, and to maximise our collective assets, resources and capabilities to<br />

deliver key developments that will provide new homes in areas of the country<br />

with the greatest housing need. And we will work in ways that will help to<br />

stimulate the local economy and to encourage individuals to explore a career in<br />

our industry.”<br />

Nick Walkley, chief executive for Homes England, comments: “At Homes<br />

England, we’re using our finance, land and expertise to get more homes built<br />

in areas of greatest need. Our innovative deal with Kier Living and Cross Keys<br />

Homes shows how we intend to form new kinds of commercial partnerships to<br />

increase housing supply, address affordability issues and generate value for the<br />

public purse. It’s also hugely important that the JV will promote skills, modern<br />

methods of construction and a choice of tenures to give real choice to local<br />

people.”<br />

with the assistance of property expert Henry Pryor, gives homeowners an indication<br />

of average costs for renovations together with an estimate on the added value and<br />

potential profit from undertaking the work.<br />

The <strong>Property</strong> Investment Calculator enables homeowners to calculate the potential<br />

profit from a range of home improvements by simply entering their property’s current<br />

value and renovation budget. The calculator estimates the added value of undertaking<br />

different home improvements and by deducting the average costs of works, gives an<br />

Some of the most profitable projects for homeowners seeking to increase the<br />

value of their property include installing a new boiler or central heating system,<br />

making energy saving or home security improvements, or creating off-street parking.<br />

Redecorating, laying new flooring or updating a bathroom may slightly increase the<br />

value of a property, however, the costs of doing so generally outweigh any potential<br />

profit.<br />

Research** commissioned by GoCompare Home Insurance found that 26% of<br />

home improvements are undertaken specifically to add value to a property with<br />

popular renovations including: interior redecoration (53%), fitting a new kitchen<br />

(42%), replacing flooring (38%), installing a new bathroom (36%), a garden makeover<br />

(36%), installing new double glazing (29%), installing new central heating or boiler<br />

(28%). Other works undertaken were: improving insulation (16%), knocking through<br />

rooms to create an open-plan space (16%), fitting solar panels (9%) and adding a<br />

conservatory (8%).<br />

Commenting on the launch of the ‘<strong>Property</strong> Investment Calculator’, Henry Pryor<br />

said, “Most people who are thinking of selling their home or looking to improve it to<br />

add value will consider the merits of a trip to the DIY store, some will even consider<br />

doing some building work in the hope of adding value, but not all buyers will be<br />

prepared to pay for your idea of improvements or good taste. Some buyers would<br />

even prefer to be able to put their own mark on a property and install the bathroom<br />

or kitchen of their choosing and may even pay for the chance to be able to do so. It’s<br />

therefore essential that you think carefully why you are spending extra money and<br />

who will benefit. My advice is usually spend money on the things that you want and<br />

leave other improvements to the next person who may not share your taste.<br />

“Most buyers prefer to pay for the opportunity to be able to add an attic<br />

conversion, kitchen extension or convert a basement. Getting planning permission<br />

to do the work is frequently the best investment you can make leaving the actual<br />

choice of layout, decoration and equipment to the next owner. Improving the<br />

green credentials of a house usually pays - a new boiler, insulation or energy saving<br />

measures along with security improvements will usually pay off but some additions<br />

like solar panels will be hard to get a payback on immediately.”<br />

Ben Wilson, GoCompare’s home insurance spokesman said, “Our new calculator<br />

gives homeowners an understanding of the typical costs and benefits of undertaking<br />

a range of projects, before they start the work, allowing them to see the potential<br />

financial benefits.<br />

Home Security - Hints & Tips<br />

Whether you live in a studio apartment, a two bed semi-detached house or a rural manor house, your home is your castle<br />

and you need to protect it. Home security and safety is an important concern for most people, but it needn’t be a worry.<br />

With a few simple techniques, you can sleep soundly knowing that your home is as safe and secure as can be.<br />

Most of us would regard our homes as safe but there could be a few gaps in<br />

your security system that can easily be fixed. Here’s how:<br />

Think like a burglar<br />

Try planning to burgle yourself! This is a great way to uncover any weaknesses in<br />

your security system that may have previously escaped your notice.<br />

Always lock up, even if you only pop out for a pint of milk. You would be<br />

surprised how many burglars just walk in through an unlocked door or window<br />

and don’t need much of an opportunity to do so. Also think about security of your<br />

windows and doors. Wooden doors and windows or old uPVC windows can be<br />

easier to break into. uPVC double glazing windows and doors of the highest quality<br />

standard, complete with state of the art locks, are ideal for making your home as<br />

secure as possible.<br />

Fit an alarm and ensure all wiring is effectively hidden. Many professional burglars<br />

seek out places where they can disconnect the security system. And if you have a<br />

faulty alarm that frequently goes off, get it fixed immediately and let your neighbours<br />

know that it’s been repaired. Many people ignore an alarm that goes off regularly.<br />

Is there anyone home? Does your house appear occupied at all times? Leave a light<br />

on that can be seen from outside or use timers to switch radios on and off when you’re<br />

not at home.<br />

New home, who has the key?<br />

Always change all the locks when you move into a new house. You don’t know<br />

how many people have been given a copy in the past and it’s better to be safe than<br />

sorry. If you lose your keys, change the locks immediately.<br />

Before handing your house key over to a cleaner for several hours, make sure the<br />

person is honest and reputable. Check all references thoroughly. If the house cleaner is<br />

from a firm, call your local Better Business Bureau to check on the firm’s reputation.<br />

Locking yourself out is a pain, and leaving a spare key somewhere handy can seem<br />

like a smart move. But keeping a spare key somewhere notoriously obvious like in<br />

the mailbox, under the doormat, or on a nail behind the garage, can be a risky move.<br />

Might you have a trusted neighbour you can leave a key with instead?<br />

decorative glazing? See who is at the door before opening and with the use of privacy<br />

glass make it more difficult for intruders to see what’s inside. Frosted glass offers<br />

Man’s best friend<br />

Dogs are good deterrents to burglars. Even a small, noisy dog can be effective —<br />

burglars do not like to have attention drawn to their presence. Be aware, however, that<br />

trained guard dogs do not make good pets. Obedience training and attack training are<br />

entirely different, and only the former is appropriate for a house pet.<br />

Privacy for your place<br />

As well as looking great, window and door shutters allow you to adjust the amount<br />

of privacy and offer a stylish alternative to traditional nets or curtains. They can be a<br />

great deterrent for burglars too as they won’t be able to spot any valuables through the<br />

window.<br />

Are your windows and doors double glazed? Alongside being economical and<br />

durable, uPVC double glazing gives you a sense of being extra safe and secure.<br />

Nosey neighbours<br />

Keep your neighbours in the loop, tell them when you’re going away but don’t<br />

leave notes out for them, these can be welcome notes for a burglar. Also talk to your<br />

neighbours about any suspicious people or strange cars you notice lurking about, they<br />

might have seen something suspicious too.<br />

Stranger danger<br />

Ask for credentials from any sales-person who requests entry to your home. Ask<br />

that their ID be pushed under the door. Many professional burglars use this cover to<br />

check out homes. If you’re doubtful, check with the person’s office before letting him<br />

or her in.<br />

If someone comes to your door asking to use the phone to call a mechanic or the<br />

police, keep the door locked and make the call yourself.<br />
