Sure, the NSW property<br />

market is shaky at<br />

best, but I thought the<br />

segment on 60 Minutes<br />

last week was disgusting.<br />

I don’t know why the<br />

media in this country<br />

likes putting the fear of<br />

what drives everything<br />

Many people these<br />

days are getting a letter<br />

in the mail saying that<br />

their mortgage repayments<br />

are doubling.<br />

That’s because their<br />

interest only period is<br />

expiring and their loan<br />

needs to now be repaid<br />

on a ‘principal & interest’<br />

basis for the shorter remaining<br />

term of the loan.<br />

I think most have previously<br />

thought that it<br />

would be easy to simply<br />

roll over the loan for<br />

another ‘interest only’<br />

period but this isn’t true<br />

these days.<br />

<strong>The</strong> banks would need<br />

to re-assess an application<br />

to do that, and<br />

with tougher approval<br />

guidelines, may people<br />

are ‘stuck’ with the their<br />

bank. You might have<br />

read some commentary<br />

about people who are<br />

‘prisoners’ of their bank.<br />

Anyway, the moral of<br />

this story is that there will<br />

certainly be more stress<br />

in the housing market<br />

and you need to be in<br />

the right mindset to get<br />

in there. I will help you.<br />

<strong>The</strong>re are too many<br />

people still paying 4%<br />

for their loans and most<br />

don’t need to. I’m not<br />

sure why people at<br />

BBQ’s complain about<br />

fuel and electricity prices<br />

whilst at the same time<br />

happy to pay $5,000 too<br />

much to the bank.<br />

When it comes to selling, shall I<br />

keep the tenant or sell with it?<br />

• When the next owner is an investor, this buyer loves to have the immediate<br />

rental income for sure. Selling with a tenant presents many issues in<br />

practice.<br />

• Presentation could be better or worse depending on the quality of your<br />

tenant. Declustering is not as convenient as if it were from the owner.<br />

• Staging effect for rental property is challenging too. <strong>The</strong> tenants daily<br />

routine could be affected. Many disagree to take away or move the<br />

furniture display to suit your selling needs.<br />

• Cleaning is a big factor for open house presentation. It is not uncommon<br />

for owner to offer this service to make the open house look good.<br />

• Open house time needs the co-operation of your tenant as well. <strong>The</strong> law<br />

protects their privacy and comfort while permits reasonable inspections.<br />

• If your buyer wants to have vacant possession for self use, the proper<br />

terms in the contract of selling should be taken care of accordingly.<br />
