MINUTES OF BOARD OF DIRECTORS MEETING
July 25, 2018

CALL TO ORDER
The Board of Directors meeting of the Cypress Mill Homeowners
Association Inc. was held on July 25, 2018 at Cypress Mill Recreation
Center, 14710 Mills Park Lane, Cypress, Texas.
With a quorum duly established, President Larry Ramirez, called Cypress
Mill Board of Director’s meeting to order at 6 PM. Larry Ramirez opened
the meeting with a prayer.
CONSTABLE/CONTRACTOR FORUM
Hi-Tech Lawn - Irrigation is currently being treated of repairs around the
community
Bottle brushes are requested to be removed and sod over
Constable Address - Lt. Lance Rogers gave Junes 2018 crime stats
Board member was concerned with grounds keeping off 290 - Cypress
Rose-Hill, Lt. Rogers stated area is maintained by Harris County, PCT. 3.
APPROVAL OF MINUTES
The Board approved the Board of Directors Meeting Minutes of the June
27, 2018 were reviewed, discussed and approved.
TREASURER’S REPORT
Angela Rivera presented the June 2018 Financials. The Financials were
accepted as presented. The following items noted:
• Operating Funds of $293,164.94 and Reserve Funds of $295,148.28 as
of June 2018.
• June 2018 YTD actual expenses were under budgeted by $15,381.20.
HOMEOWNER/CONTRACTOR FORUM
Homeowners present discussed the following items:
• Homeowner announced that they would be attending CYPRESS MUD
HILL #1 meetings going forth. Board Members - Secretary-Beverly
McGaughey and President-Larry Ramirez stated they would attend
August 17, 2018 meeting.
• Homeowner was concerned on when correspondence of a DR violation
would be mailed out homeowner was alerted through TownSq of
violation viewed on July 24, 2018.
ADJOURN TO EXECUTIVE SESSION
RECONVENE FROM EXECUTIVE SESSION
The following items were discussed during the executive session.
Motions were made and seconded and passed unanimously to:
• Approve one attorney account (234-7457) per Board of Directors plan
of action
• Homeowner hearing (335-4274) - no show - to instruct homeowner to
attend August 22 nd meeting to discuss account
• On ARC Guidelines - to discontinue distribution, advise all homeowners
to refer to their deed restrictions, when applying for a ACC application
going forward
• Approved, Dunrite Commercial Services, quote for replacement of all
perimeter fence/gate located at pocket park - Cascade Bend Lane and
Cypress Meade Lane
• Approved, SynLawns quote for repair of artificial turf at Mills Park
playground
• Quotes for Cypresswood - outside shower, Mills Park Pool #2 - cool
coating has been tabled
• Quote of landscaping has been tabled
• Veterans Day Celebration date was approved, November 10, 2018,
menu to be further discussed
• Boy/Girl scouts to have no change on their renewal of - 2018-2019
(following school calendar) Organizational Annual Agreement form
• Approval, to move forward on a deed restriction violation (285-0520) to
the attorney
• Approval, of delinquency report to waive small balance accounts under
$60
ADJOURNMENT
There being no further business to come before the Board, the regular
business session of the meeting was adjourned at 9:29 PM.
Next meeting will be held on Wednesday, August 22, 2018 at 6 PM.
