Summer festivals, whether they are focused on music, food, cycling, agricultural<br />
shows or comedy, indicate a stimulating, happening, and for many, attractive<br />

Although many of these events can be big, drawing a large number of crowds,<br />
there are many other local, under the radar activities that take place across<br />
Monmouthshire, South Herefordshire and West Gloucestershire. Helping to create a<br />
sense of belonging, they are good news for culture vultures and home owners.<br />

Linton Festival<br />
5th, 6th & 7th July<br />

workshops, street food, stalls and local produce. The<br />
Festival prides itself on being extremely friendly, relaxed<br />
and an opportunity for families and all generations of<br />

Caerleon Festival<br />
5th - 12th July<br />
go on ride-on tractors, have donkey-rides, get their face<br />
painted and give wall-climbing a go, whilst adults can<br />
peruse the Home & Garden marquee, the Food Hall and<br />
the Craft & Shopping Mall, before heading to the Music<br />
Stage to see amazing bands and solo artists perform.<br />
Linton Festival returns for its 19th year and<br />
promises to be everything you are looking for in a 3-day<br />
festival. With a huge variety of music across 14 bands,<br />
delicious locally sourced food, thirst-quenching beers,<br />
ciders and real ales, and a beautiful campsite in which<br />
to view the countryside (which also has free parking!),<br />
this is an event you don’t want to miss.<br />
Coleford Music Festival<br />
13th - 14th July<br />
The historic town of Caerleon is already full to the<br />
brim with culture and interest, but Caerleon Festival<br />
provides a full programme of even more to see and do.<br />
With Shakespeare’s Much Ado About Nothing being<br />
performed in the Amphitheatre, talks from visiting<br />
authors and poets, and choirs singing in St. Cadoc’s<br />
Church, there is so much to look forward to… as well<br />
as the Big Free Weekend! Bands will be performing<br />
from morning until night along both banks of the<br />
River Usk, beside the Arts & Crafts Fair and even more<br />
entertainment on the Festival Meadow.<br />

Retired teacher Sheena Banfield, who chairs St Arvans Community Council, tells Sharon Chilcott why she<br />
has ‘loved every minute’ living in the charming Wye Valley village near Chepstow Racecourse.<br />
What three words best describe St Arvans?<br />
Rural; peaceful; friendly.<br />
When did you move there?<br />
It was 25 years ago. My husband and I had rather<br />
outgrown our first house in Chepstow, which we bought<br />
together when we married in the early eighties. With<br />
our fourth child about to be born, we moved into a<br />
village where we thought that our children would have<br />
a rural outlook and a village atmosphere.<br />
What makes the village and the surrounding area special?<br />
St Arvans is in an Area of Outstanding Natural<br />
Beauty and therefore enjoys some protection from<br />
development. The Wye Valley is absolutely breathtaking<br />
and where we live is at the gateway of this. Walks<br />
from our doorstep take us to historical trails; to enjoy<br />
breathtaking views; to ramble through ancient woods; to<br />
witness the passage of the seasons; to watch the work of<br />
farmers and of horse-lovers. Two particularly fascinating<br />
places are Chepstow Racecourse and Oak Grove Stud<br />
Farm – the paddocks and fields are immaculately kept,<br />
the horses a joy to watch. There is excellent riding to be<br />
had in the area with many bridle paths and a smashing<br />
‘Ride and Stride’ shop<br />
For you, personally, what’s the best thing about living there?<br />
We’ve made a lot of friends and our neighbours are<br />
fabulous. There’s a lovely, ancient church, a local shop, a<br />
pub... and great walks.

What, if anything, spoils it for you?<br />
Traffic! The village straddles the A466 and without<br />
the help of physical speed restriction methods like a<br />
crossing, 20mph limit and pinch points, the morning<br />
and evening traffic between Monmouth and Chepstow<br />
can hurtle through. Parents and children at the school<br />
bus stop are vulnerable as are residents crossing the<br />
road to the Memorial Hall, the sports playing field, the<br />
local shop and the bus stop into town. There is also<br />
an issue with speeding down the road from Devauden<br />
through the village – cyclists and cars can exceed the<br />
safe limits, particularly at the top where the road is not<br />
impeded by parked cars.<br />
Describe the vibe in your local pub.<br />
Our village pub, The Piercefield, is a Brains pub. It<br />
has pretty good ale and beer, a friendly landlady who<br />
tries to coax us all in, a nice play area, and quite a buzz<br />
on Friday nights.<br />
Where do you go for a spot of “culture”?<br />
From time to time there are concerts of a very high<br />
standard in the church; the Memorial Hall offers a range<br />
of entertainment throughout the year and it’s easy to<br />
travel to Bristol, Cardiff or Newport for top-of-the-range<br />
cultural experiences.<br />
Where would you book up for a celebratory meal?<br />
For something special, we would go to Bristol or<br />
Cardiff, but then we would be drawn there by family<br />
anyway. More locally, there’s a truly ‘international’ choice<br />
with good reports of the Italian restaurant Panevino;<br />
StoneRock pizzeria; Riverside wine bar; Upstairs<br />
Restaurant and Bar; Sitar Balti and the Chinese, Shangrila,<br />
all in Chepstow.<br />
Where would you go for a casual evening out?<br />
We would walk to The Piercefield, of course. Reverend<br />
James ale and a reasonable rioja sees us through!<br />
What leisure pursuits do you enjoy locally?<br />
For me, it’s walking. But there are pilates, dance and<br />
various other classes in the Memorial Hall and there is<br />
also ample opportunity to run and to ride (although I<br />
do neither!)<br />
Where do you go locally to “blow the cobwebs away”?<br />
For a walk along the Wye Valley Walk long distance<br />
footpath, either south past the racecourse and onto<br />
the Piercefield Estate with its ruined mansion or north<br />
up to The Eagle’s Nest, from where there’s a stunning<br />
view over the Wye. A further 45 minutes or so onwards<br />
there’s Tintern and its glories, which can also be reached<br />
by walking a rural road past a wonderful ancient<br />
church. Or I’d go up on to Gaer Hill, beneath the masts,<br />
where the views are spectacular.<br />
What’s the social life like in St Arvans?<br />
We have splendid parties for birthdays and New<br />
Year - but that’s a group of some 12 families (who had<br />
children the same age). Other ‘groups’ no doubt do the<br />
same. Village-wise, the Local Steering Group organise a<br />
village ceilidh and a fete, both of which are fabulous fun.<br />
How would you advise someone new into the area to get to<br />
know the locals?<br />
It seems that Friday is the new Saturday at present,<br />
and there is a buzz in the local pub on that evening.<br />
The St Arvans Community Facebook Page is active and<br />
very supportive and a good place to start. The church<br />
welcomes new members to its congregation and the<br />
Parish Magazine ‘Fiveways’ (as there are five churches) is<br />
available from the village shop.<br />
In what ways are you involved in your local community?<br />
I got involved in the Community Council when I<br />
had a bit of free time and have become more involved<br />
since retiring from teaching. I attend the church and<br />
help with fund-raising, as costs spiral and income<br />
reduces. I also help to manage a small trust set up to<br />
run some Meeting Rooms created when the local school<br />
was closed and the site redeveloped.<br />
What’s the best time of year in St Arvans?<br />
Spring, when the wild flowers are blooming and the<br />
cow parsley and elderflower make their clouds.<br />
Tell me a fascinating fact about St Arvans…<br />
In the church there is a memorial to Nathaniel Wells,<br />
who once owned the Piercefield estate (now the site<br />
of Chepstow Racecourse) and who has a particularly<br />
interesting history. The son of a Welsh plantation owner<br />
and one of his enslaved workers, Nathaniel became an<br />
accepted member of Monmouthshire high society and,<br />
in 1818 was appointed as Britain’s first black High Sheriff.<br />

St Arvans is a small village set in beautiful countryside and with a pretty, peaceful historic heart surrounded by more recent<br />
development. Together with its outlying rural homesteads it numbers some 750 or so residents and is situated about two<br />

Should you trust an online estate agent<br />
to sell your home?<br />
In the wake of the new millennium, disruptors began to move into the property marketplace<br />
and create a niche in the estate agency model.<br />
Online and hybrid estate agents were born and<br />
took up a unique space. But it’s not all been<br />
plain sailing. One of the very first online<br />
agencies, Hatched, which started its operations in<br />
Hertfordshire in 2006 and which was later sold to<br />
Connells in 2015, closed in 2018. Connells announced<br />
that model was fundamentally flawed, not economically<br />
viable and instead would be focussing entirely on its<br />
traditional model.<br />
Last year, David Plumtree, the Chief Executive of<br />
Connells Group Estate Agency said: “There is much<br />
talk of ‘disruption’ from hybrid estate agents, but from<br />
our experience we have found it significantly lacking<br />
when compared with the level of customer service,<br />
support and experience that our high street operations<br />
provide. Ultimately, an upfront fee obligation, payable<br />
irrespective of whether a property sells or not – is not<br />
the right solution for the customer…”.<br />
Without question, online agents do provide a muchwanted<br />
and much-needed service to sellers around the<br />
country and so hold a significant space in the property<br />
market. That position is probably much more so in the<br />
regions than in the cities. However, that market is not<br />
nationally uniform and expert local knowledge and<br />
negotiating skill is extremely valuable and, very often,<br />
critically necessary.<br />
In making the decision of who to trust with selling<br />
their property, sellers would be wise not to look only<br />
at the cost of the estate agent, but also the important<br />
services that they deliver and the complexity and<br />
challenges of the property market that they live in.<br />
Online agencies providing an up-front fixed fee service<br />
have little no incentive to achieve a sale, let alone at the<br />
best possible price.<br />
Aside from putting photos of the property onto the<br />
mainstream portals such as Rightmove and Zoopla,<br />
sellers should understand exactly what they are getting;<br />
very often, sellers using online agents need to take a<br />
very hands on approach, showing the property and<br />
negotiating the price. In these cases, sellers risk selling<br />
their properties at a lower than market value and<br />
choosing entirely the wrong buyer.<br />
While traditional estate agents ultimately cost more,<br />
that cost only comes once contracts have exchanged can<br />
very often be offset against a better negotiated sale price,<br />
and a more certain and secure buyer. Good estate agents<br />
are often the glue that holds a deal together, especially<br />
when there is a long chain. The last thing a seller wants<br />
is to incur costs only for the sale to fall through.<br />
Online and hybrid agencies most often attract sellers<br />
that are selling properties in the mid to lower end of<br />
the property market. As property prices grow, however,<br />
sellers strongly favour traditional estate agencies, which<br />
provide expert knowledge and who excel at marketing<br />
and negotiating. It is a fallacy that such knowledge and<br />
skills do not add value in all property transactions, but<br />
never more so than when it comes to prime central<br />
London, and similar prime areas around the country.<br />
Online agencies are of no interest to sellers of<br />
multimillion pound properties where buyers are often<br />
sought from a global market and where agents are<br />
exceptionally driven, and dedicated to achieving the<br />
best results possible.<br />
Selling a property often involves a person’s most<br />
valuable asset, and entrusting it to someone other than<br />
an expert is something that should be done with caution.<br />

How to Choose?<br />
How do you find a good Conveyancer who will deal with the legal work involved with buying and selling?<br />
Potentially, buying your own home is one of the most expensive purchases that<br />
you are likely to make & in terms of being stressful can be a difficult time for<br />
many. It is therefore critically important that you choose a legal advisor who<br />
is going to provide great support during the process and not one that makes it even<br />
more stressful.<br />
The general rule is that ‘one size does not fit all’ – what will work for busy<br />
youngsters who want to log in to a portal to keep them updated may not work for<br />
others who prefer a more personal approach & can speak to someone face to face or<br />
be at the end of the telephone for them.<br />
So, what are the factors to think about when making the choice?<br />
Local or national?<br />
There are many very good local firms who know the area well, are often on first<br />
name terms with the local agents and have a vast knowledge of the quirks of various<br />
localities, for example, is the area likely to flood? It may be important to you & more<br />
convenient, to be able to call into the office that is local to you, rather than post ID &<br />
other documentation etc. If so, then a local firm will possibly suit you better.<br />
Many national firms will have large conveyancing teams, operating a portal system<br />
to provide clients with regular up-dates and will use extensive technology to support<br />
their work. If local is not important to you this may be an option.<br />
Personal or team driven?<br />
When you first speak to the firm, are you given the name of the person who will<br />
be handling your matter? It’s a good idea to explain a little bit about your circumstances<br />
and the property. Is this individual interested to hear this? It’s important that you<br />
feel comfortable with whoever you speak to as you will be relying on them & their<br />
secretary to keep you informed and support you during the transaction. If the firm<br />
have a team arrangement it is possible that you may not consistently speak to the same<br />
person who will have a full understanding of your matter.<br />
Specialist in this area with experience<br />
Ideally instruct someone who only handles property work and has experience in<br />
this area of law. <strong>Property</strong> purchase is more complicated than it may initially appear<br />
so it’s important to establish that you are instructing an experienced conveyancer. If<br />
they also go to court with litigation or handle other types of work, then it could be<br />
that their time is limited for property matters or they may be difficult to speak to. This<br />
is particularly important if there is anything unusual about what you are selling or<br />
buying.<br />
Price?<br />
Whilst it is tempting to choose on price it is rarely the best way to choose someone<br />
to handle the most expensive purchase you are ever likely to make.<br />
Personal Recommendation<br />
If you know of someone who has recently moved to a new house, ask them what<br />
their experience was like. Which factors did they find were important, what worked<br />
for them and what did not? Would they recommend the person who acted for<br />
them? Possibly there is no better way to choose than the personal recommendation of<br />
someone known to you.<br />
