for the Festival Vibe

The amazing mix of music, arts and show events in and around the Wye Valley can boost local property markets.

When the summer months arrive local B&B’s and Airbnb’s in

Monmouthshire will always be busy. Many visitors come for the frequent

and diverse festivals that take place in and around the Wye Valley.

As the summer approaches, many local towns and villages are gearing up for

annual festivals. These activities are not only a dose of summer fun, they are also a

good measure of a town or village community spirit and liveliness.

Summer festivals, whether they are focused on music, food, cycling, agricultural

shows or comedy, indicate a stimulating, happening, and for many, attractive

place to live.

Although many of these events can be big, drawing a large number of crowds,

there are many other local, under the radar activities that take place across

Monmouthshire, South Herefordshire and West Gloucestershire. Helping to create a

sense of belonging, they are good news for culture vultures and home owners.

Linton Festival

5th, 6th & 7th July

The festival consists of a main stage featuring the

best of local bands with national headliners to finish.

The festival has lots of children’s entertainment and

workshops, street food, stalls and local produce. The

Festival prides itself on being extremely friendly, relaxed

and an opportunity for families and all generations of

people to come together and enjoy themselves.

Caerleon Festival

5th - 12th July

go on ride-on tractors, have donkey-rides, get their face

painted and give wall-climbing a go, whilst adults can

peruse the Home & Garden marquee, the Food Hall and

the Craft & Shopping Mall, before heading to the Music

Stage to see amazing bands and solo artists perform.

Linton Festival returns for its 19th year and

promises to be everything you are looking for in a 3-day

festival. With a huge variety of music across 14 bands,

delicious locally sourced food, thirst-quenching beers,

ciders and real ales, and a beautiful campsite in which

to view the countryside (which also has free parking!),

this is an event you don’t want to miss.

Coleford Music Festival

13th - 14th July

The historic town of Caerleon is already full to the

brim with culture and interest, but Caerleon Festival

provides a full programme of even more to see and do.

With Shakespeare’s Much Ado About Nothing being

performed in the Amphitheatre, talks from visiting

authors and poets, and choirs singing in St. Cadoc’s

Church, there is so much to look forward to… as well

as the Big Free Weekend! Bands will be performing

from morning until night along both banks of the

River Usk, beside the Arts & Crafts Fair and even more

entertainment on the Festival Meadow.

Monmouthshire Show

6th July

Monmouth Show provides a great day out for all the

family, with their huge array of entertainment. Children

can enjoy the livestock and horse-riding competitions,

The South Wales Shire Horse Show happens in

Bailey Park, Abergavenny (NP7 5PR) every year and

since 1844, Usk Farmers’ Club have held the Usk

Show to celebrate the very best of Monmouthshire

Day Agricultural Shows in the whole of the UK, its

popularity is second-to-none.

St Arvans

Retired teacher Sheena Banfield, who chairs St Arvans Community Council, tells Sharon Chilcott why she

has ‘loved every minute’ living in the charming Wye Valley village near Chepstow Racecourse.

What three words best describe St Arvans?

Rural; peaceful; friendly.

When did you move there?

It was 25 years ago. My husband and I had rather

outgrown our first house in Chepstow, which we bought

together when we married in the early eighties. With

our fourth child about to be born, we moved into a

village where we thought that our children would have

a rural outlook and a village atmosphere.

What makes the village and the surrounding area special?

St Arvans is in an Area of Outstanding Natural

Beauty and therefore enjoys some protection from

development. The Wye Valley is absolutely breathtaking

and where we live is at the gateway of this. Walks

from our doorstep take us to historical trails; to enjoy

breathtaking views; to ramble through ancient woods; to

witness the passage of the seasons; to watch the work of

farmers and of horse-lovers. Two particularly fascinating

places are Chepstow Racecourse and Oak Grove Stud

Farm – the paddocks and fields are immaculately kept,

the horses a joy to watch. There is excellent riding to be

had in the area with many bridle paths and a smashing

‘Ride and Stride’ shop

For you, personally, what’s the best thing about living there?

We’ve made a lot of friends and our neighbours are

fabulous. There’s a lovely, ancient church, a local shop, a

pub... and great walks.

What, if anything, spoils it for you?

Traffic! The village straddles the A466 and without

the help of physical speed restriction methods like a

crossing, 20mph limit and pinch points, the morning

and evening traffic between Monmouth and Chepstow

can hurtle through. Parents and children at the school

bus stop are vulnerable as are residents crossing the

road to the Memorial Hall, the sports playing field, the

local shop and the bus stop into town. There is also

an issue with speeding down the road from Devauden

through the village – cyclists and cars can exceed the

safe limits, particularly at the top where the road is not

impeded by parked cars.

Describe the vibe in your local pub.

Our village pub, The Piercefield, is a Brains pub. It

has pretty good ale and beer, a friendly landlady who

tries to coax us all in, a nice play area, and quite a buzz

on Friday nights.

Where do you go for a spot of “culture”?

From time to time there are concerts of a very high

standard in the church; the Memorial Hall offers a range

of entertainment throughout the year and it’s easy to

travel to Bristol, Cardiff or Newport for top-of-the-range

cultural experiences.

Where would you book up for a celebratory meal?

For something special, we would go to Bristol or

Cardiff, but then we would be drawn there by family

anyway. More locally, there’s a truly ‘international’ choice

with good reports of the Italian restaurant Panevino;

StoneRock pizzeria; Riverside wine bar; Upstairs

Restaurant and Bar; Sitar Balti and the Chinese, Shangrila,

all in Chepstow.

Where would you go for a casual evening out?

We would walk to The Piercefield, of course. Reverend

James ale and a reasonable rioja sees us through!

What leisure pursuits do you enjoy locally?

For me, it’s walking. But there are pilates, dance and

various other classes in the Memorial Hall and there is

also ample opportunity to run and to ride (although I

do neither!)

Where do you go locally to “blow the cobwebs away”?

For a walk along the Wye Valley Walk long distance

footpath, either south past the racecourse and onto

the Piercefield Estate with its ruined mansion or north

up to The Eagle’s Nest, from where there’s a stunning

view over the Wye. A further 45 minutes or so onwards

there’s Tintern and its glories, which can also be reached

by walking a rural road past a wonderful ancient

church. Or I’d go up on to Gaer Hill, beneath the masts,

where the views are spectacular.

What’s the social life like in St Arvans?

We have splendid parties for birthdays and New

Year - but that’s a group of some 12 families (who had

children the same age). Other ‘groups’ no doubt do the

same. Village-wise, the Local Steering Group organise a

village ceilidh and a fete, both of which are fabulous fun.

How would you advise someone new into the area to get to

know the locals?

It seems that Friday is the new Saturday at present,

and there is a buzz in the local pub on that evening.

The St Arvans Community Facebook Page is active and

very supportive and a good place to start. The church

welcomes new members to its congregation and the

Parish Magazine ‘Fiveways’ (as there are five churches) is

available from the village shop.

In what ways are you involved in your local community?

I got involved in the Community Council when I

had a bit of free time and have become more involved

since retiring from teaching. I attend the church and

help with fund-raising, as costs spiral and income

reduces. I also help to manage a small trust set up to

run some Meeting Rooms created when the local school

was closed and the site redeveloped.

What’s the best time of year in St Arvans?

Spring, when the wild flowers are blooming and the

cow parsley and elderflower make their clouds.

Tell me a fascinating fact about St Arvans…

In the church there is a memorial to Nathaniel Wells,

who once owned the Piercefield estate (now the site

of Chepstow Racecourse) and who has a particularly

interesting history. The son of a Welsh plantation owner

and one of his enslaved workers, Nathaniel became an

accepted member of Monmouthshire high society and,

in 1818 was appointed as Britain’s first black High Sheriff.

St Arvans is a small village set in beautiful countryside and with a pretty, peaceful historic heart surrounded by more recent

development. Together with its outlying rural homesteads it numbers some 750 or so residents and is situated about two

miles from the busy market town of Chepstow.

Village facilities include a shop, pub, church and Memorial Hall and there are also two playing fields - the King George’s

Field, which is well equipped with play equipment and a playing field adjacent to the Memorial Hall which is home to the

Should you trust an online estate agent

to sell your home?

In the wake of the new millennium, disruptors began to move into the property marketplace

and create a niche in the estate agency model.

Online and hybrid estate agents were born and

took up a unique space. But it’s not all been

plain sailing. One of the very first online

agencies, Hatched, which started its operations in

Hertfordshire in 2006 and which was later sold to

Connells in 2015, closed in 2018. Connells announced

that model was fundamentally flawed, not economically

viable and instead would be focussing entirely on its

traditional model.

Last year, David Plumtree, the Chief Executive of

Connells Group Estate Agency said: “There is much

talk of ‘disruption’ from hybrid estate agents, but from

our experience we have found it significantly lacking

when compared with the level of customer service,

support and experience that our high street operations

provide. Ultimately, an upfront fee obligation, payable

irrespective of whether a property sells or not – is not

the right solution for the customer…”.

Without question, online agents do provide a muchwanted

and much-needed service to sellers around the

country and so hold a significant space in the property

market. That position is probably much more so in the

regions than in the cities. However, that market is not

nationally uniform and expert local knowledge and

negotiating skill is extremely valuable and, very often,

critically necessary.

In making the decision of who to trust with selling

their property, sellers would be wise not to look only

at the cost of the estate agent, but also the important

services that they deliver and the complexity and

challenges of the property market that they live in.

Online agencies providing an up-front fixed fee service

have little no incentive to achieve a sale, let alone at the

best possible price.

Aside from putting photos of the property onto the

mainstream portals such as Rightmove and Zoopla,

sellers should understand exactly what they are getting;

very often, sellers using online agents need to take a

very hands on approach, showing the property and

negotiating the price. In these cases, sellers risk selling

their properties at a lower than market value and

choosing entirely the wrong buyer.

While traditional estate agents ultimately cost more,

that cost only comes once contracts have exchanged can

very often be offset against a better negotiated sale price,

and a more certain and secure buyer. Good estate agents

are often the glue that holds a deal together, especially

when there is a long chain. The last thing a seller wants

is to incur costs only for the sale to fall through.

Online and hybrid agencies most often attract sellers

that are selling properties in the mid to lower end of

the property market. As property prices grow, however,

sellers strongly favour traditional estate agencies, which

provide expert knowledge and who excel at marketing

and negotiating. It is a fallacy that such knowledge and

skills do not add value in all property transactions, but

never more so than when it comes to prime central

London, and similar prime areas around the country.

Online agencies are of no interest to sellers of

multimillion pound properties where buyers are often

sought from a global market and where agents are

exceptionally driven, and dedicated to achieving the

best results possible.

Selling a property often involves a person’s most

valuable asset, and entrusting it to someone other than

an expert is something that should be done with caution.

How to Choose?

How do you find a good Conveyancer who will deal with the legal work involved with buying and selling?

Potentially, buying your own home is one of the most expensive purchases that

you are likely to make & in terms of being stressful can be a difficult time for

many. It is therefore critically important that you choose a legal advisor who

is going to provide great support during the process and not one that makes it even

more stressful.

The general rule is that ‘one size does not fit all’ – what will work for busy

youngsters who want to log in to a portal to keep them updated may not work for

others who prefer a more personal approach & can speak to someone face to face or

be at the end of the telephone for them.

So, what are the factors to think about when making the choice?

Local or national?

There are many very good local firms who know the area well, are often on first

name terms with the local agents and have a vast knowledge of the quirks of various

localities, for example, is the area likely to flood? It may be important to you & more

convenient, to be able to call into the office that is local to you, rather than post ID &

other documentation etc. If so, then a local firm will possibly suit you better.

Many national firms will have large conveyancing teams, operating a portal system

to provide clients with regular up-dates and will use extensive technology to support

their work. If local is not important to you this may be an option.

Personal or team driven?

When you first speak to the firm, are you given the name of the person who will

be handling your matter? It’s a good idea to explain a little bit about your circumstances

and the property. Is this individual interested to hear this? It’s important that you

feel comfortable with whoever you speak to as you will be relying on them & their

secretary to keep you informed and support you during the transaction. If the firm

have a team arrangement it is possible that you may not consistently speak to the same

person who will have a full understanding of your matter.

Specialist in this area with experience

Ideally instruct someone who only handles property work and has experience in

this area of law. Property purchase is more complicated than it may initially appear

so it’s important to establish that you are instructing an experienced conveyancer. If

they also go to court with litigation or handle other types of work, then it could be

that their time is limited for property matters or they may be difficult to speak to. This

is particularly important if there is anything unusual about what you are selling or

buying.

Price?

Whilst it is tempting to choose on price it is rarely the best way to choose someone

to handle the most expensive purchase you are ever likely to make.

How to choose a colour of

door for your home?

There can be a tendency for people to neglect their front doors and to not give them the attention they deserve,

but why? They are the first and last thing people see, so maybe it’s time to treat them well and make a

statement with them. So let’s look at some of the emerging trends in the domestic door market.
