COMPUTER AND BIM APPLICATIONS
TLC was an early adopter of BIM, resulting in years of
experience in creating streamlined designs that are integrated
with architectural partners, support construction activities and
achieve clients’ goals. Our standard design and production
tools include Revit MEP, Revit Structural and IESVE for
Engineers for energy modeling and design analysis. We have
experience in coordinating models via Navisworks, leveraging
third-party software to enhance efficiency while using
integrated project delivery to gain constructability and real-time
cost data. We use a variety of software programs for detailed
analysis and illustration and employ virtual machines to work
nearly anywhere.
CORPORATE OVERVIEW
Technology
Structural integrity is born from thoughtful, strategic design.
TLC’s cost-effective, innovative structural solutions feature
high-strength concrete, steel, engineered wood and other
sustainable materials in a variety of systems, including highrise,
long-span, post-tensioned and tilt-wall design.
As strategic partners in the design process, TLC’s structural
engineers use leading-edge technology for design, including
fully integrated Revit Structure. Technology supports the
evaluation of the most appropriate structural system, given
the specific project conditions and demands. BIM allows the
design team to focus on the design of an efficient structural
framing system and to provide visualization of the design
as it evolves. The coordination of the structure design with
architectural, mechanical, electrical and plumbing disciplines
aids in resolving potential conflicts prior to construction. Our
design expertise includes:
• Fully Integrated Revit Model Delivery
• High Velocity Hurricane Zone Design
• Long Span Structures
• Finite Element Modeling
• Structural Assessments / Renovations
• Special Inspections / Threshold Inspections
• Vibration Analysis
• Building Performance Analysis For Vibrations
• Seismic Design
• Permit Review and Building Code Inspections
• Peer Review
• Expert Witness / Litigation Support
TLC raises the bar for incorporating technology into our
building designs to enhance functionality and protect building
users. Our team of technology specialists includes electrical
engineers and design specialists with credentials in Crime
Prevention Through Environmental Design (CPTED), Physical
Security Professional (PSP), Registered Communications
Distribution Designers (RCDD), Certified Technology Specialist
(CTS) and CTS-D audio-visual designers.
Energy Services
CORPORATE OVERVIEW
PEAK Institute
TLC’s focus on sustainable building operation includes
extensive experience in many facets of sustainability:
• Energy Modeling
• Energy & Water Audits (ASHRAE Levels 1-3)
• Energy Management Strategy & Solutions
• Implementation / Change Management
• Measurement & Verification
• Net Operating Income Improvements
• Commissioning (New, Retro- and Re-)
• ENERGY STAR Benchmarks
• LEED Administration / Consulting
• Sustainability Performance Planning
• Sustainable Building Rating System Consulting
In May 2009, TLC made the AIA 2030 Commitment, one
of the first MEP firms nationwide to do so. We are living
our commitment daily, resulting in ongoing changes and
improvements to our work processes, business practices,
education and training.
TLC uses energy modeling to achieve maximum
effectiveness by comparing performance and life cycle costs of
building systems and their influence on the design, along with
demonstrating compliance with the project-specific applicable
energy code. Our certified Building Energy Modeling
Professionals (BEMP) address the integration of renewable
energy systems, energy-efficient system technologies and the
inter-relationship among building systems.
We enhance existing buildings through energy audits. Our
energy audits are typically led by Commissioning Agents
(CxAs) with years of hands-on building operation experience
to efficiently identify savings potentials. We frequently assist
owners with determining cost-effective system upgrades and
equipment replacements with the goal to achieve energy
savings and operational cost savings.
Building commissioning, be it for a new or existing building,
is the most appropriate way to achieve optimal building
operation. Our CxAs have experience in a wide array of
building types and the tools to efficiently assess building
operations.
PEAK Institute, or PI, is a technical resource center created
to support all aspects of high performance buildings that have
sought TLC’s expertise. PI is primarily focused on connecting
our staff as we solve complex applications of new building
technologies, enabling us to challenge clients with ideas,
solutions, data and practical operations strategies.
As a think tank, PI collects TLC’s research efforts on rapidly
moving developments in the building industry. As PI team
members evaluate the latest trends and developments, their
unbiased opinions serve our clients well. Recent examples
include creating energy modeling algorithms to accurately
evaluate dynamic glazing options and developing circadian
lighting strategies to support WELL Building Standard TM -
focused work environments.
PI is our innovation hub where we gather, evaluate and share
technical and practical knowledge. The collective expertise
of the TLC’s team leads the industry. PI positions us to make
the most of that to benefit our clients by driving innovation and
creativity into our designs.
Many, but not all, TLC projects have
unique technical requirements
or demanding high performance
requirements. PI positions us to excel
on those projects. By realigning our
resources, we’re assuring that our
clients and their complex projects
have the best knowledge available,
where and when they need it. By
intertwining the PI core team with
staff from every TLC operating unit,
we support our continued growth
and consistency of experience for our
clients.”
CORPORATE OVERVIEW
Acoustical
TLC has an experienced team of acoustical specialists who
are adept at reviewing existing conditions and identifying
acoustical solutions that will enhance the built environment.
Noise levels that are properly managed can enhance
operations or when unmanaged, negatively impact building
occupants and those nearby. The ultimate goal of our
acoustical specialists is to assure advantageous noises are
clearly heard and that less desirable noises are mitigated
or managed, resulting in higher quality environments for all
building types.
Corporate Culture
Third-party consultants tend to provide their recommendations
after the full project design is complete, requiring a successive
round of addenda and engineering efforts for the architect and
engineering teams. At TLC, we perform our services in parallel
with design, minimizing after-the-fact efforts which could incur
additional fees and project delays.
Sound Transmission Class Testing and Reporting
We are conscientious to provide recommendations in
alignment with project goals, budget, and aesthetic. Much of
the feedback we hear from clients who have previously worked
with third-party acoustical consultants have found they receive
a “belts and suspenders” report of recommendations which are
neither cost-effective nor practical, and largely end up being
ignored.
As we have direct expertise is in mechanical/electrical/
plumbing, we approach our recommendations based on the
most practical and cost-effective approach, whether that’s
through a surface treatment, an adjustment of architecture, or
by selection of a quieter piece of mechanical equipment. We
look at our projects through that comprehensive lens to identify
the best solution.
