three neighbouring properties, 95 Bower Street was<br />

listed last m<strong>on</strong>th by Belle Property Manly with a price<br />

guide of $7 milli<strong>on</strong>.<br />

Selling agent Steve Thomas says <strong>the</strong> aucti<strong>on</strong> opened<br />

with a bid “just over $7 milli<strong>on</strong>” and took around 15<br />

minutes from start to finish, with <strong>the</strong> purchaser a local<br />

<str<strong>on</strong>g>dwell</str<strong>on</strong>g>.<br />

career that he’d seen three midaucti<strong>on</strong><br />

“They were out walking <strong>the</strong> dog<br />

and not planning <strong>on</strong> buying a<br />

property at all,” Bates says. “They<br />

had plans at some stage to buy<br />

<strong>on</strong> <strong>the</strong> fl at of Manly and maybe<br />

renovate it and ei<strong>the</strong>r keep it as an<br />

Airbnb or keep it as a weekender<br />

for <strong>the</strong>mselves.”<br />

Bates says <strong>the</strong> aucti<strong>on</strong> got off to<br />

a slow start, taking fi ve minutes to<br />

get an opening bid.<br />

“Some aucti<strong>on</strong>s are fi nished<br />

in fi ve minutes so it was a tough<br />

crowd,” she says. “Some<strong>on</strong>e tried<br />

to do an opening bid of $1.5<br />

Thomas says all <strong>the</strong> “main players” were locals who<br />

recognised <strong>the</strong> rare opportunity to own a world-class<br />

good that locati<strong>on</strong> is,” he says.<br />

The fi ve-bedroom local landmark is set <strong>on</strong> a 796<br />

square-metre corner block just 100 metres from<br />

Cabbage Tree Bay and <strong>the</strong> popular Manly to Shelly<br />

Beach walkway. It sits <strong>on</strong> <strong>the</strong> high side of Bower<br />

Street and makes <strong>the</strong> most of its 25-metre fr<strong>on</strong>tage.<br />

It’s not known whe<strong>the</strong>r <strong>the</strong> archdiocese will sell off<br />

its remaining three properties.<br />

m<strong>on</strong>th, opening <strong>the</strong> doors to its first office in M<strong>on</strong>a Vale,<br />

DiJ<strong>on</strong>es Pittwater.<br />

DiJ<strong>on</strong>es lower north shore and Nor<strong>the</strong>rn <strong>Beaches</strong> sales director Brent<br />

May says <strong>the</strong> Nor<strong>the</strong>rn <strong>Beaches</strong> is a natural progressi<strong>on</strong> for <strong>the</strong> brand<br />

It’s hard to resist <strong>the</strong> pull of <strong>the</strong> ocean as you walk<br />

up Surfview Road: <strong>the</strong> water is just so tantalisingly<br />

close. The sun is shining, waves are rolling in to<br />

<strong>the</strong> shore and a gentle breeze is jostling <strong>the</strong> dune<br />

greenery.<br />

And sitting within Frisbee-tossing distance is<br />

Rockpool, a boutique development of 17 <str<strong>on</strong>g>dwell</str<strong>on</strong>g>ings<br />

that turns 21 this year and is still turning heads.<br />

“From Warriewood all <strong>the</strong> way up to Palm Beach,<br />

<strong>the</strong>re’s just nothing else of this quality in such a good<br />

beachfr<strong>on</strong>t positi<strong>on</strong> and with <strong>the</strong>se kinds of views,”<br />

says agent James Baker.<br />

Rockpool was designed by renowned architect<br />

Alex Popov and w<strong>on</strong> three major awards following its<br />

completi<strong>on</strong> in 1999.<br />

Cheltenham homeowner Paul Selig was<br />

<strong>on</strong>e of <strong>the</strong> first to buy into <strong>the</strong> complex.<br />

Al<strong>on</strong>g with his wife and two daughters,<br />

Selig loves <strong>the</strong> ocean and was looking for<br />

an easy-reach weekender.<br />

“When we were looking 20 years<br />

ago <strong>the</strong>re was very little new stock <strong>on</strong><br />

<strong>the</strong> market,” he says. “We wanted to<br />

be in M<strong>on</strong>a Vale because we liked <strong>the</strong><br />

attributes of <strong>the</strong> area, but a lot of what<br />

we were looking at up and around <strong>the</strong><br />

Basin was old and tired.”<br />

green space.’<br />

Selig spied Rockpool being built and loved <strong>the</strong><br />

Popov design. He says he couldn’t resist buying<br />

<strong>on</strong>e of <strong>the</strong> two-storey townhouses at <strong>the</strong> rear of <strong>the</strong><br />

complex.<br />

Then in 2006 <strong>the</strong>y traded <strong>the</strong>ir townhouse for this<br />

beachfr<strong>on</strong>t apartment at <strong>the</strong> fr<strong>on</strong>t of <strong>the</strong> complex,<br />

where <strong>the</strong>y could lap up <strong>the</strong> fr<strong>on</strong>t-row ocean views.<br />

The property has three bedrooms, although <strong>the</strong><br />

third can double as a study or sec<strong>on</strong>d living space<br />

with its louvred sliding doors providing c<strong>on</strong>necti<strong>on</strong><br />

with <strong>the</strong> open-plan living areas. The lounge and<br />

dining z<strong>on</strong>es are separated by a house-sized kitchen<br />

with an impressive marble-topped island and Miele<br />

appliances.<br />

The vaulted ceilings are a highlight of <strong>the</strong> Popov<br />

design. Two gentle curves run <strong>the</strong> length<br />

of <strong>the</strong> apartment, lending a wave-like<br />

sensibility to <strong>the</strong> residence.<br />

Selig says <strong>the</strong> living spaces are very<br />

well-proporti<strong>on</strong>ed and <strong>the</strong>ir east-west<br />

placement makes light work of natural<br />

ventilati<strong>on</strong>.<br />

“I think we’ve <strong>on</strong>ly needed to turn <strong>on</strong><br />

<strong>the</strong> air-c<strong>on</strong>diti<strong>on</strong>ing twice in <strong>the</strong> 14 years<br />

we’ve been here,” he says. “We also get a<br />

lot of natural light in <strong>the</strong> apartment.”<br />

The master bedroom, which<br />

comes with a walk-through<br />

wardrobe and a spa en suite,<br />

has been positi<strong>on</strong>ed to make<br />

<strong>the</strong> most of <strong>the</strong> ocean outlook<br />

so you can enjoy <strong>the</strong> coastal<br />

ambience without leaving bed.<br />

When it’s time for that<br />

morning coffee <strong>the</strong>re are three<br />

cafes within strolling distance:<br />

Ruby Lane, Armchair Collective<br />

and Br<strong>on</strong>ze Kiosk, tucked<br />

underneath <strong>the</strong> surf club.<br />

“The proximity to <strong>the</strong><br />

ocean of <strong>the</strong> apartment is<br />

phenomenal,” says Selig, who is<br />

a keen surfer and swimmer. He<br />

also enjoys walking and says he<br />

loves <strong>the</strong> access to parkland in<br />

M<strong>on</strong>a Vale.<br />

“On <strong>the</strong> whole of <strong>the</strong><br />

Nor<strong>the</strong>rn <strong>Beaches</strong> <strong>the</strong>re’s not<br />

many places like this that are<br />

completely surrounded by green<br />

space, from <strong>the</strong> golf course<br />

and basin to Apex Park and <strong>the</strong><br />

headland,” he says.<br />

Selig is selling both his<br />

Cheltenham home and this<br />

weekender to downsize to<br />

Manly, close to <strong>on</strong>e of his<br />

daughters. “We’ll miss <strong>the</strong><br />

c<strong>on</strong>venience of <strong>the</strong> locati<strong>on</strong><br />

and <strong>the</strong> green space and we’ll<br />

miss <strong>the</strong> Rockpool community,”<br />

he says. “There’s quite stable<br />

ownership here so we’ve got<br />

a lot of good friends we’ll be<br />

leaving behind. It’s been a huge<br />

and enjoyable part of our lives.”<br />

Character plus modern f lair<br />

<strong>on</strong> <strong>the</strong> prized f lat of Manly<br />

The flat of Manly c<strong>on</strong>sists of<br />

a handful of streets a level<br />

walk from <strong>the</strong> beach, <strong>the</strong> village<br />

and <strong>the</strong> wharf.<br />

Homeowners have been<br />

investing in this pocket<br />

recently with many new home<br />

renovati<strong>on</strong>s and extensi<strong>on</strong>s.<br />

Now a character semi in <strong>on</strong>e of<br />

<strong>the</strong> best-regarded streets, Smith<br />

Street, has come to market with<br />

approved plans for a sec<strong>on</strong>d<br />

storey and more accommodati<strong>on</strong><br />

if needed. So a new owner can<br />

enjoy a period home in a great<br />

street plus add <strong>the</strong>ir own rooms<br />

to suit.<br />

Already 6 Smith St has had<br />

some improvements with a<br />

super sleek kitchen, bifolds that<br />

open to a paved courtyard and a<br />

sophisticated entertaining area<br />

Unassuming Wheeler Heights is starting to make waves in <strong>the</strong> local property market.<br />

Silvio Mastroianni has been a familiar face at <strong>the</strong><br />

Wheeler Heights strip shops <strong>on</strong> South Creek Road<br />

since <strong>the</strong> early 1980s. First he was <strong>the</strong> local small goods<br />

distributor, <strong>the</strong>n he took <strong>the</strong> reins of <strong>the</strong> delicatessen and<br />

when <strong>the</strong> little hardware store next door closed up, he<br />

opened <strong>the</strong> family-run Avanti Pizza restaurant.<br />

So it was always going to take a little more than a<br />

demoliti<strong>on</strong> team with an excavator to make him pack his<br />

bags for good.<br />

“I’ve been servicing those shops for close to 40 years,” Mastroianni<br />

told Dwell. “It was a good little shopping centre but I knew <strong>the</strong>y were<br />

going to knock it down eventually.”<br />

Cite Group had bought <strong>the</strong> block and after a three-year build<br />

program, Livist<strong>on</strong>a is hoping to welcome its first residents next<br />

m<strong>on</strong>th. And <strong>the</strong> good news for Avanti fans is that <strong>the</strong> Italian<br />

favourite will also return, taking up <strong>on</strong>e of 10 retail spaces within <strong>the</strong><br />

development.<br />

“My daughter and I bought <strong>on</strong>e retail shop each,” says Mastroianni,<br />

who has been operating his restaurant from Cromer Heights during<br />

<strong>the</strong> c<strong>on</strong>structi<strong>on</strong> phase. “We’ve got very str<strong>on</strong>g plans to move back<br />

so<strong>on</strong>.”<br />

“Wheeler Heights isn’t a suburb you associate with<br />

apartments,” he says. “It’s <strong>on</strong>e of <strong>the</strong> least-searched<br />

suburbs <strong>on</strong> realestate.com.au because it’s not a wellknown<br />

suburb.”<br />

The streets are largely lined with freestanding homes,<br />

many dating back to <strong>the</strong> 1960s, and <strong>the</strong>re are also a handful of<br />

townhouses and over-55 offerings.<br />

From 1984 until 2011 <strong>the</strong> suburb was reassigned as a locality within<br />

Collaroy until a band of determined residents successfully lobbied<br />

to have <strong>the</strong> suburb re-established. With its nearest neighbours<br />

including Narrabeen and Collaroy Plateau, it’s well-positi<strong>on</strong>ed to take<br />

advantage of <strong>the</strong> proximity to <strong>the</strong> lake, <strong>the</strong> lago<strong>on</strong> trail and <strong>the</strong> bike<br />

path into Dee Why.<br />

On <strong>the</strong> sou<strong>the</strong>rn boundary of <strong>the</strong> suburb, directly opposite<br />

Livist<strong>on</strong>a, you’ll find St Mat<strong>the</strong>ws Farm Reserve and <strong>on</strong> <strong>the</strong> western<br />

boundary <strong>the</strong> green expanse of <strong>the</strong> Cromer golf course.<br />

There are two primary schools, and a great set of shops <strong>on</strong> Veterans<br />

Parade <strong>on</strong> <strong>the</strong> boundary between Wheeler Heights and <strong>the</strong> Plateau.<br />

bigger and it’s a good lifestyle<br />

Mosedale says <strong>the</strong> Livist<strong>on</strong>a<br />

buyers are a mix of local<br />

downsizers and investors keen to<br />

embrace apartment living in a lowdensity<br />

suburb.<br />

“The people that have been<br />

buying here are buying for <strong>the</strong><br />

peace and quiet and beauty of<br />

<strong>the</strong> spot,” he says. “It has really<br />

res<strong>on</strong>ated with people – it’s a<br />

home not just ano<strong>the</strong>r unit.”<br />

House prices in Wheeler Heights<br />

start at around $1.2 milli<strong>on</strong> and<br />

generally range up to $2.5 milli<strong>on</strong><br />

with <strong>the</strong> suburb record set in 2014<br />

when 20 Ettal<strong>on</strong>g Street sold for<br />

25-plus years, but its popularity<br />

has surged over <strong>the</strong> past five to<br />

seven years. Two of <strong>the</strong> company’s<br />

most popular products are daybeds<br />

fashi<strong>on</strong>ed from recycled fence<br />

palings and custom indoor and<br />

outdoor dining tables made from<br />

recycled hardwoods.<br />

While <strong>the</strong>re are plenty of<br />

applicati<strong>on</strong>s for using reclaimed<br />

timber in its rustic original state<br />

– picture big old timber columns<br />

in a warehouse c<strong>on</strong>versi<strong>on</strong> –<br />

created from timbers recycled from<br />

<strong>the</strong> boardwalk at Clovelly pool.<br />

“Sometimes you know <strong>the</strong><br />

history of <strong>the</strong> timber and that adds<br />

to <strong>the</strong> appeal,” he says. “When<br />

you look globally <strong>the</strong>re’s so much<br />

sameness. You can go into any big<br />

furniture store anywhere in <strong>the</strong><br />

world and see <strong>the</strong> same things. So<br />

<strong>the</strong> appeal of something unique<br />

and local and green is str<strong>on</strong>g.”<br />

Of course it takes time and skill<br />

to give aged timber a designer<br />

edge, especially when current<br />

trends reject <strong>the</strong> natural reds and<br />

oranges inherent to Australian<br />

hardwoods.<br />

“They’re quite str<strong>on</strong>g colours<br />

Scandinavian look,” says Roxburgh.<br />

give <strong>the</strong> timber <strong>the</strong> finish people<br />

want and making sure it’s still<br />

practical and functi<strong>on</strong>al for spills.”<br />

is its quality. As a<br />

tree ages, its wood<br />

grows denser and<br />

str<strong>on</strong>ger which<br />

makes it ideal for<br />

building purposes.<br />

And with much of<br />

Beachwood’s supply sourced from<br />

inside buildings, <strong>the</strong> timber is wellseas<strong>on</strong>ed<br />

and less likely to split or<br />

warp.<br />

Committed to sustainability,<br />

Roxburgh says <strong>the</strong>y are mindful<br />

of keeping <strong>the</strong>ir furniture-making<br />

business low impact when it<br />

comes to <strong>the</strong> envir<strong>on</strong>ment. Locally<br />

Interest in Jardin grows as<br />

over-55s plan <strong>the</strong>ir next move<br />

You know an area is changing when a major developer moves in and<br />

starts building luxury apartments.<br />

Such is <strong>the</strong> case in Frenchs Forest where an award-winning Sydney<br />

developer has just launched two buildings of spacious apartments for<br />

people over 55.<br />

Platino Properties has delivered more than 2000 apartments across<br />

Sydney but has never before built <strong>on</strong> <strong>the</strong> Nor<strong>the</strong>rn <strong>Beaches</strong>. Platino<br />

Properties is bringing more than 50 high-end apartments into Frenchs<br />

Forest just 200 metres from <strong>the</strong> Nor<strong>the</strong>rn <strong>Beaches</strong> Hospital.<br />

Jardin, in Skyline Place, is being sold off-<strong>the</strong>-plan and offers strata<br />

apartments to downsizers. There are <strong>on</strong>e-, two- and three-bedroom<br />

apartments with an emphasis <strong>on</strong> outdoor living, gardens and agile<br />

community spaces.<br />

The development has clearly hit a chord with <strong>the</strong> locals already. Within<br />

two weeks of being launched more than 20 per cent of <strong>the</strong> 55 apartments<br />

have sold. They are due to be completed in 2022.<br />

George Revay, CEO of Platino Properties, chose Frenchs Forest for its<br />

growth and accessibility.<br />

“It’s a seachange and a treechange all rolled into <strong>on</strong>e,<br />

and yet <strong>the</strong> Sydney CBD is just half an hour away. The<br />

locati<strong>on</strong> couldn’t be better,” he told Dwell.<br />

Research indicated that older buyers value space over<br />

<strong>the</strong> number of bedrooms but <strong>the</strong>y also want to live with<br />

likeminded people and <strong>the</strong>y are nervous of living in an<br />

apartment block with holiday rentals and overcrowded<br />

units full of young people, Mr Revay added.<br />

So Jardin apartments are much larger than <strong>the</strong><br />

standard 75 square metres, many have wintergardens<br />

and some have great north-facing views and ocean<br />

views.<br />

And instead of a residents’ lounge with set space<br />

Jardin will have flexible comm<strong>on</strong> areas.<br />

Frenchs Forest was<br />

settled in <strong>the</strong> 1960s<br />

and <strong>the</strong>re are still early<br />

settlers keen to stay in<br />

<strong>the</strong> area but who d<strong>on</strong>’t<br />

want to maintain a<br />

large home or garden.<br />

“Our creative studio can be used for any creative interest… our <strong>the</strong>atre<br />

isn’t just a <strong>the</strong>atre and our wellness studio isn’t just for gym equipment,”<br />

Mr Revay said.<br />

The ground floor of <strong>the</strong> development is proposed to have an over-<br />

50s gym, a café and office spaces. Expansive comm<strong>on</strong> green spaces are<br />

designed to allow residents and <strong>the</strong> community to c<strong>on</strong>nect.<br />

Mr Revay said that older residents liked to be secure but <strong>the</strong>y didn’t<br />

want to be cut off from society and live in an enclave. Platino Properties<br />

was looking to introduce examples of intergenerati<strong>on</strong>al living that had<br />

proved successful in Europe.<br />

The strata model means <strong>the</strong>re are no upfr<strong>on</strong>t or exit fees and purchasers<br />

keep any capital gains <strong>on</strong> <strong>the</strong> unit plus <strong>the</strong>y c<strong>on</strong>trol who runs <strong>the</strong><br />

development through <strong>the</strong> strata committee.<br />

“These are things you can’t get in a retirement community,” Mr Revay<br />

said.<br />

“We’ve taken <strong>the</strong> best of retirement communities and residential<br />

apartment living to offer residents <strong>the</strong> best of both worlds,” he added.<br />

Frenchs Forest was settled in <strong>the</strong> 1960s and <strong>the</strong>re are<br />

still early settlers keen to stay in <strong>the</strong> area but who d<strong>on</strong>’t<br />

want to maintain a large family home and garden.<br />

More than half of <strong>the</strong> households in Frenchs Forest<br />

have residents who are 55 years old or older. The median<br />

house price in Frenchs Forest is $1,615,000, according to<br />

CoreLogic RP Data.<br />

Prices for <strong>the</strong> Jardin apartments start at $680,000 for<br />

<strong>the</strong> <strong>on</strong>e-bedroom units, $1.1 milli<strong>on</strong> for <strong>the</strong> two-bedders,<br />

and $1.15 milli<strong>on</strong> for units with two bedrooms and a study.<br />

The three-bedroom units start at $1.325 milli<strong>on</strong> and <strong>the</strong><br />

penthouses range between $1.7 milli<strong>on</strong> and $1.905 milli<strong>on</strong>.<br />
