career that he’d seen three midauction
registrations.
“They were out walking the dog
and not planning on buying a
property at all,” Bates says. “They
had plans at some stage to buy
on the fl at of Manly and maybe
renovate it and either keep it as an
Airbnb or keep it as a weekender
for themselves.”
Bates says the auction got off to
a slow start, taking fi ve minutes to
get an opening bid.
“Some auctions are fi nished
in fi ve minutes so it was a tough
crowd,” she says. “Someone tried
to do an opening bid of $1.5
family “planning on building their dream home”.
Thomas says all the “main players” were locals who
recognised the rare opportunity to own a world-class
parcel of land on Manly’s coveted Eastern Hill.
“They were people who live here and know how
good that location is,” he says.
The fi ve-bedroom local landmark is set on a 796
square-metre corner block just 100 metres from
Cabbage Tree Bay and the popular Manly to Shelly
Beach walkway. It sits on the high side of Bower
Street and makes the most of its 25-metre frontage.
It’s not known whether the archdiocese will sell off
its remaining three properties.

DiJones eyes new number one prize
The DiJones network arrived on the Northern Beaches this
month, opening the doors to its first office in Mona Vale,
DiJones Pittwater.
DiJones lower north shore and Northern Beaches sales director Brent
May says the Northern Beaches is a natural progression for the brand
which has also recently opened Lindfi eld and Willoughby offi ces.
May says DiJones already had a signifi cant rent roll in the
region and will now be able to extend its services with a full sales
department.
Former Ray White Prestige Palm Beach agent Michael King and
former Wiseberry agents Gordon Archibald and husband-and-wife
team Simon Rawson and Iolanda Trovatello will make up the selling
team at the DiJones Pittwater offi ce.
Initially serving the suburbs from Narrabeen through to Palm Beach,
DiJones has a strategic focus to extend to the entire Northern Beaches
region, with plans for a second “physical presence” within six months.

It’s hard to resist the pull of the ocean as you walk
up Surfview Road: the water is just so tantalisingly
close. The sun is shining, waves are rolling in to
the shore and a gentle breeze is jostling the dune
greenery.
And sitting within Frisbee-tossing distance is
Rockpool, a boutique development of 17 <strong>dwell</strong>ings
that turns 21 this year and is still turning heads.
“From Warriewood all the way up to Palm Beach,
there’s just nothing else of this quality in such a good
beachfront position and with these kinds of views,”
says agent James Baker.
Rockpool was designed by renowned architect
Alex Popov and won three major awards following its
completion in 1999.
Cheltenham homeowner Paul Selig was
one of the first to buy into the complex.
Along with his wife and two daughters,
Selig loves the ocean and was looking for
an easy-reach weekender.
“When we were looking 20 years
ago there was very little new stock on
the market,” he says. “We wanted to
be in Mona Vale because we liked the
attributes of the area, but a lot of what
we were looking at up and around the
Basin was old and tired.”

Selig spied Rockpool being built and loved the
Popov design. He says he couldn’t resist buying
one of the two-storey townhouses at the rear of the
complex.
Then in 2006 they traded their townhouse for this
beachfront apartment at the front of the complex,
where they could lap up the front-row ocean views.
The property has three bedrooms, although the
third can double as a study or second living space
with its louvred sliding doors providing connection
with the open-plan living areas. The lounge and
dining zones are separated by a house-sized kitchen
with an impressive marble-topped island and Miele
appliances.
The vaulted ceilings are a highlight of the Popov
design. Two gentle curves run the length
of the apartment, lending a wave-like
sensibility to the residence.
Selig says the living spaces are very
well-proportioned and their east-west
placement makes light work of natural
ventilation.
“I think we’ve only needed to turn on
the air-conditioning twice in the 14 years
we’ve been here,” he says. “We also get a
lot of natural light in the apartment.”

so you can enjoy the coastal
ambience without leaving bed.
When it’s time for that
morning coffee there are three
cafes within strolling distance:
Ruby Lane, Armchair Collective
and Bronze Kiosk, tucked
underneath the surf club.
“The proximity to the
ocean of the apartment is
phenomenal,” says Selig, who is
a keen surfer and swimmer. He
also enjoys walking and says he
loves the access to parkland in
Mona Vale.
“On the whole of the
Northern Beaches there’s not
many places like this that are
completely surrounded by green
space, from the golf course
and basin to Apex Park and the
headland,” he says.
Selig is selling both his
Cheltenham home and this
weekender to downsize to
Manly, close to one of his
daughters. “We’ll miss the
convenience of the location
and the green space and we’ll
miss the Rockpool community,”
he says. “There’s quite stable
ownership here so we’ve got
a lot of good friends we’ll be
leaving behind. It’s been a huge
and enjoyable part of our lives.”

Unassuming Wheeler Heights is starting to make waves in the local property market.

Silvio Mastroianni has been a familiar face at the
Wheeler Heights strip shops on South Creek Road
since the early 1980s. First he was the local small goods
distributor, then he took the reins of the delicatessen and
when the little hardware store next door closed up, he
opened the family-run Avanti Pizza restaurant.
So it was always going to take a little more than a
demolition team with an excavator to make him pack his
bags for good.
“I’ve been servicing those shops for close to 40 years,” Mastroianni
told Dwell. “It was a good little shopping centre but I knew they were
going to knock it down eventually.”
Cite Group had bought the block and after a three-year build
program, Livistona is hoping to welcome its first residents next
month. And the good news for Avanti fans is that the Italian
favourite will also return, taking up one of 10 retail spaces within the
development.
“My daughter and I bought one retail shop each,” says Mastroianni,
who has been operating his restaurant from Cromer Heights during
the construction phase. “We’ve got very strong plans to move back
soon.”

Garden Chinese Restaurant and the Little Bottler liquor
store, sit beneath a block of 39 apartments, with all bar
two properties already sold off-the-plan by Upstate’s
Peter Mosedale.
“Wheeler Heights isn’t a suburb you associate with
apartments,” he says. “It’s one of the least-searched
suburbs on realestate.com.au because it’s not a wellknown
suburb.”
The streets are largely lined with freestanding homes,
many dating back to the 1960s, and there are also a handful of
townhouses and over-55 offerings.
From 1984 until 2011 the suburb was reassigned as a locality within
Collaroy until a band of determined residents successfully lobbied
to have the suburb re-established. With its nearest neighbours
including Narrabeen and Collaroy Plateau, it’s well-positioned to take
advantage of the proximity to the lake, the lagoon trail and the bike
path into Dee Why.
On the southern boundary of the suburb, directly opposite
Livistona, you’ll find St Matthews Farm Reserve and on the western
boundary the green expanse of the Cromer golf course.
There are two primary schools, and a great set of shops on Veterans
Parade on the boundary between Wheeler Heights and the Plateau.

the Plateau. The blocks are a little
bigger and it’s a good lifestyle
suburb.”
Mosedale says the Livistona
buyers are a mix of local
downsizers and investors keen to
embrace apartment living in a lowdensity
suburb.
“The people that have been
buying here are buying for the
peace and quiet and beauty of
the spot,” he says. “It has really
resonated with people – it’s a
home not just another unit.”
House prices in Wheeler Heights
start at around $1.2 million and
generally range up to $2.5 million
with the suburb record set in 2014
when 20 Ettalong Street sold for
$2.8 million.

in a clifftop cottage to the
polished elegance of a Blackbutt
dining table, you’ll find reclaimed
timber in homes the length and
breadth of the country.
Initially driven by architects and
designers, the trend for upcycling
wood found its way into the
mainstream thanks to its aesthetic
appeal and green credentials.
“The age and imperfections
found in reclaimed timber
give it character, warmth
and uniqueness,” says Rupert
Roxburgh, who together with wife
Poppy owns Avalon’s Beachwood,
which specialises in custom-made
furniture. “People like something
that tells a story and something
with history always has a story.”
Roxburgh says Beachwood has
been using reclaimed timber for
25-plus years, but its popularity
has surged over the past five to
seven years. Two of the company’s
most popular products are daybeds
fashioned from recycled fence
palings and custom indoor and
outdoor dining tables made from
recycled hardwoods.
While there are plenty of
applications for using reclaimed
timber in its rustic original state
– picture big old timber columns
in a warehouse conversion –
there are even more options for
transforming it into furniture for
the modern home.
“We’re using the raw material
and turning it into something
much more contemporary,”
Roxburgh says. “You’re starting
with the same product but you’re
working it differently and finishing
it differently so it appeals to more
people.”
He gives the example of a
clean-lined dining table made
from spotted gum which has been
salvaged from the Navy barracks in
Jervis Bay or a lovely outdoor table
created from timbers recycled from
the boardwalk at Clovelly pool.
“Sometimes you know the
history of the timber and that adds
to the appeal,” he says. “When
you look globally there’s so much
sameness. You can go into any big
furniture store anywhere in the
world and see the same things. So
the appeal of something unique
and local and green is strong.”
Of course it takes time and skill
to give aged timber a designer
edge, especially when current
trends reject the natural reds and
oranges inherent to Australian
hardwoods.
“They’re quite strong colours

pale style of American oak, the
Scandinavian look,” says Roxburgh.
“One of the things we’ve worked
on over many years is being able to
give the timber the finish people
want and making sure it’s still
practical and functional for spills.”
For Roxburgh,
one of the key
drawcards of
reclaimed timber
is its quality. As a
tree ages, its wood
grows denser and
stronger which
makes it ideal for
building purposes.
And with much of
Beachwood’s supply sourced from
inside buildings, the timber is wellseasoned
and less likely to split or
warp.
Committed to sustainability,
Roxburgh says they are mindful
of keeping their furniture-making
business low impact when it
comes to the environment. Locally
sourced reclaimed timber avoids
many of the processes new lumber
goes through – tree harvesting,

Beachwood sources its reclaimed
timber from people who specialise
in demolition and also from local
builders who may
be pulling down
a home on the
Northern Beaches
and don’t want
good timber going
into landfill.
As a bonus,

can have some amazing benefits
on the body, acting as a de-stressor
and lowering blood pressure. It can
also heighten social interaction and
promote a more positive emotional
response to built environments. So
if you incorporate reclaimed timber
into your house design or fit-out,

Interest in Jardin grows as
over-55s plan their next move
You know an area is changing when a major developer moves in and
starts building luxury apartments.
Such is the case in Frenchs Forest where an award-winning Sydney
developer has just launched two buildings of spacious apartments for
people over 55.
Platino Properties has delivered more than 2000 apartments across
Sydney but has never before built on the Northern Beaches. Platino
Properties is bringing more than 50 high-end apartments into Frenchs
Forest just 200 metres from the Northern Beaches Hospital.
Jardin, in Skyline Place, is being sold off-the-plan and offers strata
apartments to downsizers. There are one-, two- and three-bedroom
apartments with an emphasis on outdoor living, gardens and agile
community spaces.
The development has clearly hit a chord with the locals already. Within
two weeks of being launched more than 20 per cent of the 55 apartments
have sold. They are due to be completed in 2022.
George Revay, CEO of Platino Properties, chose Frenchs Forest for its
growth and accessibility.
“It’s a seachange and a treechange all rolled into one,
and yet the Sydney CBD is just half an hour away. The
location couldn’t be better,” he told Dwell.
Research indicated that older buyers value space over
the number of bedrooms but they also want to live with
likeminded people and they are nervous of living in an
apartment block with holiday rentals and overcrowded
units full of young people, Mr Revay added.
So Jardin apartments are much larger than the
standard 75 square metres, many have wintergardens
and some have great north-facing views and ocean
views.
And instead of a residents’ lounge with set space
Jardin will have flexible common areas.

settled in the 1960s
and there are still early
settlers keen to stay in
the area but who don’t
want to maintain a
large home or garden.
“Our creative studio can be used for any creative interest… our theatre
isn’t just a theatre and our wellness studio isn’t just for gym equipment,”
Mr Revay said.
The ground floor of the development is proposed to have an over-
50s gym, a café and office spaces. Expansive common green spaces are
designed to allow residents and the community to connect.
Mr Revay said that older residents liked to be secure but they didn’t
want to be cut off from society and live in an enclave. Platino Properties
was looking to introduce examples of intergenerational living that had
proved successful in Europe.
The strata model means there are no upfront or exit fees and purchasers
keep any capital gains on the unit plus they control who runs the
development through the strata committee.
“These are things you can’t get in a retirement community,” Mr Revay
said.
“We’ve taken the best of retirement communities and residential
apartment living to offer residents the best of both worlds,” he added.
Frenchs Forest was settled in the 1960s and there are
still early settlers keen to stay in the area but who don’t
want to maintain a large family home and garden.
More than half of the households in Frenchs Forest
have residents who are 55 years old or older. The median
house price in Frenchs Forest is $1,615,000, according to
CoreLogic RP Data.
Prices for the Jardin apartments start at $680,000 for
the one-bedroom units, $1.1 million for the two-bedders,
and $1.15 million for units with two bedrooms and a study.
The three-bedroom units start at $1.325 million and the
penthouses range between $1.7 million and $1.905 million.
