The sun is shining, waves are rolling in to the shore and a gentle breeze is jostling the dune greenery. And sitting within Frisbee-tossing distance is Rockpool, a boutique development of 17 <strong>dwell</strong>ings that turns 21 this year and is still turning heads. “From Warriewood all the way up to Palm Beach, there’s just nothing else of this quality in such a good beachfront position and with these kinds of views,” says agent James Baker. Rockpool was designed by renowned architect Alex Popov and won three major awards following its completion in 1999. Cheltenham homeowner Paul Selig was one of the first to buy into the complex. Along with his wife and two daughters, Selig loves the ocean and was looking for an easy-reach weekender. “When we were looking 20 years ago there was very little new stock on the market,” he says. “We wanted to be in Mona Vale because we liked the attributes of the area, but a lot of what we were looking at up and around the Basin was old and tired.” ‘There’s not many places like this that are completely surrounded by green space.’ Selig spied Rockpool being built and loved the Popov design. He says he couldn’t resist buying one of the two-storey townhouses at the rear of the complex. Then in 2006 they traded their townhouse for this beachfront apartment at the front of the complex, where they could lap up the front-row ocean views. The property has three bedrooms, although the third can double as a study or second living space with its louvred sliding doors providing connection with the open-plan living areas. The lounge and dining zones are separated by a house-sized kitchen with an impressive marble-topped island and Miele appliances. The vaulted ceilings are a highlight of the Popov design. Two gentle curves run the length of the apartment, lending a wave-like sensibility to the residence. Selig says the living spaces are very well-proportioned and their east-west placement makes light work of natural ventilation. “I think we’ve only needed to turn on the air-conditioning twice in the 14 years we’ve been here,” he says. “We also get a lot of natural light in the apartment.” Two balconies bookend the <strong>dwell</strong>ing. 4 September 19, 2020 <strong>dwell</strong>.sydney
To the east, you’ll find the point-blank sand and surf views which stretch from North Mona Vale Headland Reserve and the rockpool in the north to Turimetta Head and beach in the south. This is the spot to gather for a lazy lunch after a morning at the beach and comes with an electric awning. Selig says they retreat to the western balcony when a northerly is blowing or they want to fire up the barbecue. The master bedroom, which comes with a walk-through wardrobe and a spa en suite, has been positioned to make the most of the ocean outlook so you can enjoy the coastal ambience without leaving bed. When it’s time for that morning coffee there are three cafes within strolling distance: Ruby Lane, Armchair Collective and Bronze Kiosk, tucked underneath the surf club. “The proximity to the ocean of the apartment is phenomenal,” says Selig, who is a keen surfer and swimmer. He also enjoys walking and says he loves the access to parkland in Mona Vale. “On the whole of the Northern Beaches there’s not many places like this that are completely surrounded by green space, from the golf course and basin to Apex Park and the headland,” he says. Selig is selling both his Cheltenham home and this weekender to downsize to Manly, close to one of his daughters. “We’ll miss the convenience of the location and the green space and we’ll miss the Rockpool community,” he says. “There’s quite stable ownership here so we’ve got a lot of good friends we’ll be leaving behind. It’s been a huge and enjoyable part of our lives.” Character plus modern f lair on the prized f lat of Manly The flat of Manly consists of a handful of streets a level walk from the beach, the village and the wharf. Homeowners have been investing in this pocket recently with many new home renovations and extensions. Now a character semi in one of the best-regarded streets, Smith Street, has come to market with approved plans for a second storey and more accommodation if needed. So a new owner can enjoy a period home in a great street plus add their own rooms to suit. Already 6 Smith St has had some improvements with a super sleek kitchen, bifolds that open to a paved courtyard and a sophisticated entertaining area outside with built-in barbecue, wine fridge and all-weather seating. The circa 1910 semi is at the southern end of this popular north-south road, near Carlton St, and is just a two-minute walk to the beach and five minutes’ walk to Manly village. This Federation-era home would suit downsizers wanting convenience and young couples wanting to get into the Manly house market. Additionally the rear courtyard could be used as off-street parking if wanted. This turn-of-the-last-century home has a pretty tiled porch at the front, an entrance hall and high ceilings, a fireplace, timber flooring and a gas outlet. But while the front of the home is classic Federation, as you walk through the property it becomes much more modern. The kitchen has gas cooking and an integrated dishwasher, the bathroom is ultra modern and the sandstone courtyard is only three years old. This east-west orientated home is booked for auction on Thursday October 1 and has a $2.3 million guide. The street record is $3.66 million set in 2017.
