Being Strategic in a “Seller’s Market”
Q: I have been considering moving and would like to sell
my current home when the market conditions are favorable
for sellers but I need to sell my house in order to buy. How
do I time this right so I don’t lose the house I want?
A: While the tight inventory will enable you to sell your
property for a record amount and in a record timeframe, it can
also create difficulties in finding that next perfect place to call
home. But if you wait to list and need to make your purchase
contingent on your property selling, you are likely not going
to be competitive enough to “win” any potential bidding war.
Instead, you may want to explore options such as an equity
line or a blanket loan which might enable you to purchase first
and close on the next property without closing on your current
home first. These scenarios are not for everyone, so you should
consult with a reputable mortgage loan professional to explore
your options.
Q: Is there value in selling my current home now to
take advantage of the strong market and then living in
temporary housing until I can buy with less competition
when the market shifts?
A: We have had quite a few clients with this mindset lately.
They have listed and closed now to take advantage of current
market conditions and were willing to make a temporary move.
Of course, making two moves is not desirable to everyone, and
most homeowners would rather build equity than pay rent.
It is also important to note that timing market shifts is quite
difficult. You could potentially find yourself renting longer
than intended.
Q: Spring/summer is always touted as the best time to
sell. Is it too late to put my house on the market this year?
A: Our typical spring/summer market shows many signs
to be extending into the fall season. While there has been a
slight decline in showing activity lately, most believe this is
due to late summer vacations. While many things have not
been “typical” in 2020, late summer vacations and associated
showing slowdowns are a familiar phenomenon!
Q: Has COVID-19 impacted market conditions, or do you
expect it to in the near future?
A: Thankfully, real estate professionals were able to perform
most of our usual activities during any shutdowns, and we
pivoted business practices very quickly to accommodate
working as safely as possible. Stay-at-home, work from home,
and school-at-home orders have certainly forced many to
reevaluate their housing needs and motivated many to make
a move recently. However, any potential negative effects of
our economic slowdowns have yet to be seen in the housing
market. There is bound to be an increase in inventory due to
job losses and business slowdowns, but our local inventory is
so tight that it will take a significant amount of new inventory
to even begin to stabilize inventory levels. Pricing changes with
supply and demand and it is fairly certain that demand will
continue to exceed supply for quite a while.
Kim says.
Don't Crowd
the Cook
Kitchen renovation carefully planned
for maneuvering inside historic home
BY KAREN BRADNER | Photos by Daniel Feldkamp
While there is plenty of room for them, there are no barstools anywhere near the
handsome 9 by 4-foot island in Kim Borcherding’s newly remodeled kitchen. And
there’s a definite reason for that. Kim likes to cook and entertain crowds on a seriously
regular basis and she would prefer her guests not cluster near the island and
fence her in while she is cooking. ➻
housetrends magazine 21
“I like to disperse the crowd so I can
really function,” she says.
The fact that Kim and her husband,
Douglas Gaker, like their space, is evident
as soon as you drive up to their
1,800-foot long driveway to their nearly
200-year-old farmhouse. Sitting on
200 acres, their home affords plenty of
breathing room. Scattered nearby are a
pond, tennis court, two barns, an oversized
garage, a guest home, and plenty
of gardens.
Yours, mine and ours
When the couple married six years
ago, Douglas who is a urologist for the
Kettering Health Network, already
owned the home. Kim was owner of
Borcherding Buick GMC and the two
shared a love of vintage cars—and
seven mostly grown children between
them. The newlyweds quickly got busy
blending their families.
As with most families, much of
the bonding was taking place in the
heart of the home. While the original
kitchen was large and had high-quality
walnut cabinetry, the renovation was
30 years old, the space was dark and
the arrangement wasn’t very workfriendly
for Kim. She used the space as
command central for six years, until it
slowly became apparent the room was
due for an upgrade.
“The appliances began going out one
by one,” Kim says. “We decided it was
time.”
Once the decision to remodel was
made, the couple did not hesitate to
call Carrie and John Bordenkircher,
owners of Kircher Design and Build.
The two had previously renovated the
home’s upstairs bath, and Kim and
Douglas knew they were the right
team for this job.
During the initial planning stage,
Kim was focused on creating a farmhouse
kitchen. As John and Carrie
2
3
2 A beverage station includes two refrigerated drawers, which a friend
convinced Kim to include. She was skeptical at first, but loves having
them now. 3 A pot-filler faucet is positioned near the range, but also
above a second sink, making it handy on multiple levels. 4 The stately
island was custom designed for the space and hand built with walnut and
maple woods. 5 Kim arranges flowers grown on the property. Douglas is
a member of the Dahlia Society of Ohio.
22 housetrends.com
introduced farmhouse-style elements
Kim began to realize that wasn’t what
she really wanted. “I am more of a
dressy person and I needed to stay
authentic to myself,” she says.
The existing design was an ornate,
Tuscan style which didn’t go with the
Federal style of the home. The challenge,
Carrie says, was taking an already
handsome space and transforming it
into something that would give the
homeowners that “wow” factor.
4
5
Bells and whistles
Another challenge: the sheer number
of appliances Kim wanted in her new
kitchen—including a LaCornue range,
two Miele wall ovens—one steam and
one combination, a standalone freezer
and refrigerator, a dishwasher, two
beverage drawers, an ice maker, a flash
freezer, and a dehydrator.
“There is no toy I didn’t get,” Kim
says with a smile. “These appliances
can make you a master chef even if
you aren’t one.”
While the Kircher team kept the
footprint of the main kitchen the
same, they were able to gather a good
deal of additional space by relocating
an adjacent laundry room to the
upstairs owners’ suite. This new butler’s
pantry serves as a food prep area
with plenty of counter and cabinet
space.
Island of dreams
When it came time to design the focal
point of the kitchen, Kim found a
photo online of an island she liked.
“I gave it to them to show the look
and feel I was after, Kim says. “Boy did
they take it and run!”
“That island is an artistic piece,”
Carrie says. “The photo Kim gave us
only showed a partial end view. It took
John a lot of time to create.”
➻
Once his design was complete, John turned plans over to the craftsmen at
Peters Cabinetry who custom built it based on his drawing. The final product
resembles a heirloom-quality piece of furniture that introduces form as well as a
good deal of function to the kitchen.
“Have I shown you these drawers?” Kim says. “The storage in this is unbelievable.
Remarkable.”
Chef’s choice
Just a step away from the island, the 48-inch LaCornue range holds court, with
a hammered copper range hood mounted above it between a set of windows.
The dual fuel ovens are two of the four ovens found throughout the space.
“With such a large family, at any given time I’ve got four ovens and the cooktop
going,” says Kim, who admits her favorite appliance just may be her Miele
steam oven.
“The way the heat cooks the food—superior results,” she says. “Doug stocked
the lake with trout. He went fishing a few weeks ago, caught one, cleaned it and
stuck it in the steam oven. We had fresh trout for dinner that night.”
Hello Freddy
Another appliance that gets a lot of accolades is the blast chiller, nicknamed
“Freddy” by its manufacturer.
“We have a garden,” Kim says. “The idea is to bring fresh foods in, do the prep,
flash freeze them, and store them in our main freezer. When we are ready to use
them, they are just as fresh as the day we picked them.”
9
10
Room to roam
Just as in the space around her island, Kim doesn’t want any bottlenecks in the
traffic flow while entertaining. The kitchen flows easily through a wide-open
archway into a family room and on to a four-season patio room—all with a
calming view of the pond.
That archway had to be rebuilt by the Kircher team. “Old houses are tough,”
Carrie says. “Things are out of square.” They also had to shore up and replace the
kitchen and hearth room floors being careful not to damage their radiant heat
system.
The renovation also necessitated a rewiring of the entire space. The team at
Hanson Audio Video took on that task and installed a state-of-the-art security
system along with the latest and greatest television and sound components.
The hearth room got a bit of a facelift as well, with a new Obsidian tile surround
on the fireplace, which picks up the backsplash tile in the kitchen. The
mantel is hand made by John from a piece of walnut wood that came from a
farm in Lebanon. Walls are painted a rich navy blue suggested by the Kircher
team. Kim was hesitant to go forward with the strong color at first, but now
admits, “I’ve become a blue nut!” ➻
6 The pond is a magnet for family and friends when the couple entertains.
7 The dining room table is set with pieces from the couple’s
extensive collection of German Meissen Blue Onion china which was
passed on to them from Douglas’ mother. 8 The hearth room got a bit
of a facelift as well, with new cabinetry, a tile surround, and a Samsung
Frame TV posing as artwork. 9 Formerly a laundry room, this butler’s
pantry works well for party prep and includes a blast chiller and dehydrator,
(on the right) and plenty of cabinetry to house serving pieces.
10 Chairs from the informal dining area, double as extra seating when
pulled into the hearth room and paired up with matching ottomans.
12
Respectful update
Despite all of this updating to 21st
century amenities, Kim and Douglas
are incredibly respectful of the home’s
history. A framed newspaper clipping
in their front parlor tells the history of
the home and a bit about its original
owner, Samuel Jeffery. Plus, Douglas
has written a piece titled “Beauty”
about the property and what it means
to be part of its history. The first line
begins “The beauty is not in the bricks.
It is in the story that only they could
know.”
The takeaway from all of their
efforts, Kim says, “Is the privilege it is
to be a part of the history and legacy
of this place.”
After all, she says, “Kitchens will
come and go but the stories that are
created in the kitchen will last a lifetime.”
11 A framed print of the home honors the original owner, Samuel Jeffery.
12 The front façade shows the addition of two front porches that were
added to the home’s original structure. 13 Near the entrance to the dining
room, a freezer is concealed by cabinetry panels. The refrigerator is on the
hearth room side of the space, just inside the archway
Kitchen renovation adds function
and flair to shotgun-style home
As historic homes go, Brad Stoll and Catherine Jopling’s residence in German Village is
not atypical. A quintessential shotgun-style home, the 1880s-era structure has undergone
multiple changes throughout its lifespan. There have been piecemeal updates over
the years. Layers of flooring were added on top of each other, representing literal layers
of history. An addition of square footage took place in the late 1970s.
32 housetrends.com
Despite the changes, it’s no surprise that
the kitchen, while long on charm, was short
on usable space. For Brad and Catherine,
who are both avid cooks and love to entertain,
a renovation was in order. But the
room’s narrow footprint—one room wide,
half a block long—presented unique challenges.
“The room ahead of the kitchen represented
one time period, and the room behind
it represented another, so the kitchen had
to serve as a transition and connect rooms
that are stylistically very different from one
another,” explains Catherine.
Making the connection
To honor the historic legacy of one space and
maintain the more modern vibe in the other,
as well as achieve continuity throughout, the
couple engaged Tyler Swartzmiller, principal
designer with Haus Studio. Working with
residential contractor DelBiondo Homes,
he was able to maximize functional space,
upgrade cabinetry, incorporate modern
appliances, improve upon items that aren’t
readily visible, like duct work, and enhance
everything that is readily visible, like the
color palette.
Catherine admits she was initially drawn
to multiple colors and patterns, but Tyler
encouraged her to tone it down slightly in
an effort to think of what future buyers may
find appealing. Thus the matte white of the
appliances became the jumping off point
for the cabinetry and the rest of the room,
including the green of the island, Sherwin
Williams’ Shade Grown.
“We wanted to add a bold color but nothing
that would be offensive,” explains Tyler.
“Greens, blues and earthy tones are very
appealing to most buyers. They create an
environment you want to be in.”
Touches of the green can be found
throughout, such as the trim on one window.
The light, bright cabinetry lining the
kitchen’s perimeter is a putty hue and,
though the room has height, the couple
opted against a full second row of cabinets.
Tyler suggested a trey ceiling with beams, as
well as half-cabinets with clear-glass lighting,
creating a feeling of loftiness without
the wasted space that sometimes comes with
high cabinets.
➻
2 The warm wood of the range hood is a strong focal
point for the space. 3 A three-tiered flatware drawer
features a handsome walnut inset. 4 Interiors of doors
and drawers were designed to maximize function.
Topping it off
The countertops are Cambria quartz, which is harder than granite or marble,
making it more durable and less likely to scratch, chip, or stain. Tyler worked
closely with the couple to choose the right designs and finishes for their project,
settling on Ironsbridge in a gloss finish, giving the countertops a cream base,
and Charlestown in a matte finish, adding depth.
“Ironsbridge, often used as a marble alternative, has all of the beauty with
none of the maintenance,” explains Marni Cercone from Cambria. “With a
neutral background of whites and creams and veins of grey, Ironsbridge merges
warm and cool tones, so it makes a strong design statement.”
It’s also maintenance free, so it doesn’t require regular sealing and polishing;
homeowners can wipe it down with warm water and mild soap. “Cambria is
nonporous and nonabsorbent so it won’t harbor any harmful bacteria,” adds
Marni. “Especially now, a clean surface is a must.”
The kitchen flooring is comprised of cork, which is comfortable on weary
cooks’ feet. It also serves to bridge the gap between the historic wood floors in
the front of the home to the more modern flooring in the back. The drum lights
above the island create a pleasing ambience, particularly in the evenings. The
under-cabinet lighting is bluetooth controlled and, as Brad explains, “It’s already
on in the morning when we come down, and we can switch to dim light in the
evening when we’re relaxing. It creates a nice contrast.”
Nod to the neighborhood
There are numerous other small details that not only add panache but also
honor the classic details of the original older home. The double herringbone
backsplash, for instance, matches the home’s exposed brick and the sidewalks
that are signature to the German Village. Other details? Some drawers have
multiple tiers, and the pots and pans are separated by dowel dividers for easier
storage. Not to be outdone by functionality, there are unique aesthetic details as
well. For instance, the island drawers contain a walnut accent with a soft grain.
“When you open those drawers, it gives you a warm feeling,” explains Tyler.
“Small details can really bring the entire kitchen together. It’s important to think
outside the box.”
If thinking outside the box is trendy, so too is thinking beyond the countertop.
Marni explains that Cambria is being used for everything from shelving
and shower walls to furniture and fireplace surrounds. Other trends? Using a
“chunkier” edge profile on islands to make a statement. She’s also seeing light
wood cabinetry and flooring, which provides a fresh look; a mix of metal finishes
on hardware, lighting, and hoods; and matte finishes across all materials.
Finally, naturalism is trending. Homeowners are currently eschewing the
white, sterile kitchens and embracing wood tones and earthy hues. “After all,”
concludes, Tyler, “People are spending more time in their houses these days, so
they want them to be inviting.”
Ohio homeowner never misses a movie in at-home theatre
BY SARAH J. DILLS | Photos by Dawn M. Smith
Welcome to the new normal. Thanks to sheltering in place, social distancing and business closures, we are all
spending much more of our time inside our homes. As a result of all of this staying at home, the audio-video
industry is booming. Homeowners want faster internet, larger screens, more channels…and Troy Hanson and
his team at Hanson Audio Video can hardly keep up. ➻
housetrends magazine 39
“Connectivity is more important than ever,”
Hanson, owner of the company he started
in 1999, explains. “If anyone has lost their
job due to this pandemic, they should look
into the construction industry. I know of
companies with over year-long back logs.
People are stuck at home, so they want to
be comfortable.”
Theatre closed? No problem.
Luckily one Cincinnati homeowner
completed her home theatre renovation
last year. Hanson was introduced to her
through Doni Flanigan, an interior designer
who was working to renovate the lower level
of the home. While Flanigan is a master
of materials, fabrics and color; he knows
Hanson is the expert of what’s happening
behind the scenes.
“We do a 3D CAD design of the room to
scale, because we know what seating will
work best in the space, we know the best
layout of the room for optimal viewing and
audio; but then we turn it over to Doni for
the finishes,” Hanson says. “Our work is
behind the scenes.”
Where the magic happens
And there is a lot going on behind those
fabric panels. Hanson works with a
company that tests fabrics for their sound
capabilities, and wall material is selected for
the best sound quality. There are also foam
panels behind all of the fabric panels in the
room. And that’s just for the sound quality.
When Hanson sat down with the
homeowner for what he calls a “Dream
Session,” she had an existing, out-dated
system she wanted replaced; but she had
no idea of the capabilities available today.
“We gave her a 160-inch screen with
an 8k projector,” Hanson describes. “4k
technology is eight million pixels. This is
four times that. It is literally like looking
through a window into whatever you’re
watching.”
The homeowner agrees, “Sometimes the
movies look like they’re in 3D.”
As for the theatre’s name, Starlite,
the homeowner’s son selected the name
because of the twinkle light detail on the
ceiling that looks like stars.
Forever Home
Waynesville home is remodeled to
embrace its waterfront views
BY LEE RHODES | Photos by Kelly Settle/Kelly Ann Photography
Set alongside a crystal clear lake and nestled within acres of forest and farmland,
the home of David Brixey is a secluded sanctuary, where peace and tranquility
reign supreme. ✦ It was the lure of the water that first drew David to this
property. Mere days from beginning the homebuilding process on a different
lake, David learned about this option. It had more acreage and cleaner water,
having been a limestone quarry previously, but there was an existing home on
the land. Thus began a renovation that took almost a year and that the homeowner
calls “a 100% transformation.” ➻
54 housetrends.com
1 BEFORE
housetrends greater cincinnati 55
Amazing views inside and outside
Contractor Jenny Diorio of Diorio Construction, LLC.
describes it as the largest renovation her company has done.
The scope of the project is also exemplified by the fact that it
involved everything from new plumbing and roofing to new
drywall and a new design.
“We tried to take advantage of ideas the previous owners
had incorporated,” explains David. “And then gave it a more
modern look. That end result is very unique.”
Also involved was Sarah Kuns, who handled interior design
and applied her expertise to the color palette and many other
selections. The finished product is a home built for entertaining.
It seamlessly fosters the flow of people between the
upper and lower levels, with a coastal feel on the main level
and second floor, juxtaposed with a hunting lodge-type feel
downstairs. But on every level, the goal is all about maximizing
the amazing lake views.
To do so required replacing every window, in every room.
Window grids were eliminated and large picture windows
replaced the smaller windows. The back of the house is now
3
dominated by glass, showcasing the lake, which wraps around
the home on three sides.
“The house faces south, so I wake up with the sun coming
up over the water on one end,” says David. “In the evening,
I watch the sun going down from the deck, which is on the
west side of the house.”
It’s all in the details
The cool gray and blue hues that define the great room
echo the tones of the lake. A light fixture from Restoration
Hardware illuminates the color scheme, as well as the natureinspired
coffee table from Phillips Collection and Sarah Kuns
Designs, and the fireplace, which retains its beautiful original
stone but boasts a new mantel.
The open great room flows into the kitchen, which David
describes as his favorite space. “You have over 180-degree visibility
outside if you’re standing in the kitchen doing dishes,”
he says. “It’s pristine.”
The original dated traditional white kitchen received quite
a facelift. Diorio explains that her team removed a formal
dining room and moved weight-bearing walls, adding a spacious
butler’s pantry, complete with its own appliances, and
enhanced the eating area. The elegant granite countertops are
from Mont Surfaces and fabricated by Dark Star Marble and
Granite, while the cabinetry is UltraCraft by the Requarth
Company. Linda Houseman of Bel Finito hand-painted the
magnificent wall plates to perfectly match the Hamilton
Parker backsplash tiles, as well as the bathroom backsplashes.
“The reflection of the lake off those metallic tiles is spectacular,”
says Diorio. “Linda also handled the distressing of the
beams in the lower level rec room.” ➻
faux painted to blend in with the metallic backsplash tile in the kitchen. 4 The 10 small windows in
the dining area were replaced with three large picture windows in order to create an unobstructed
The lower level basement includes said rec room, as well as
a workout space, a fully-equipped kitchen and a bar to rival
any high-end sports bar. In all of these interconnected spaces,
there is more of a rustic feel, with dark rich tones, and walls
and trim swathed in Sherwin-Williams Dorian Gray and Iron
Ore, in contrast to the meticulous white trim on the other
floors. Kuns incorporated unique lighting options, including
a custom fixture from her own line, LED lighting and undercounter
lighting. Diorio also points to the durability of the
flooring, which was also installed on the main level. “It is a
high-end luxury vinyl, so people can come right in from the
lake. It’s durable and not slippery, as tile would be.”
Back upstairs, a live-edge table, built
from the slice of a cherry tree, graces the
conference room David uses when working
from his home office. The carpenter
who crafted the table also created the
massive sliding barn door in the master
bathroom. ➻
7
5 An exercise room is enclosed behind a wall
of glass at the back of the rec room. 6 A full
bar and kitchen, along with a dining area, is
the highlight of the finished lower level. 7 A
custom live-edge table sits in front of the stone
accent wall in the conference room. 8 Masland
LVT was installed throughout most of the living
spaces, including here in the conference room.
A welcoming retreat
Speaking of, says David, “Most people
say the master bathroom is their
favorite room because of the chandelier
and the windows that look
out the east and south sides of the
house.”
Other features in this room –
which was reduced down to the studs
as part of the renovation – include a
freestanding tub, an oversized shower
and a large island in the center.
The sliding live-edge wood door adds
another natural element to the space
and hides the walk-in closet.
In the master bedroom, there is a
custom headboard bolted to the wall,
made from another tremendous tree,
and yet another example where the
natural edge of the wood is incorporated
into the design. The room’s
rafter-like ceiling contributes to the
overall feel of a woodsy retreat, as
does the fact that when David wakes
up and looks out the picture window,
the first thing he sees is the emerald
water of the lake.
“There’s no way to beat this,” David
concludes. “I’m not going to find a
better setting. It’s home forever.”
Battle of the
PATTERNS
It’s all about how you zig and zag
BY CHRISTINA KLEINER
Herringbone seems to be having its moment in the spotlight. We’re seeing this angular pattern
pop up everywhere—in kitchen backsplashes, oversized showers and even ceilings. But is it
really herringbone?
That eye-catching pattern you can’t stop thinking about might actually be chevron. Both zig-zag patterns
are often confused with one another. In the chevron pattern, the pieces are cut at a 90-degree angle and
meet point to point creating a continuous zig-zag. With herringbone, pieces are laid perpendicular to each
other, resulting in a broken, staggered zig-zag effect. Similar, yet different, we’ve broken it down so you
can easily tell the two patterns apart.
Welcome to the
neighborhood
Nestled on the upper river banks of the
Ohio River and just minutes from downtown
Cincinnati, Walworth Junction
is an area rich with railroad history.
Referred to as Pendleton Yard in the
past, this switch station was a connection
used for transport to and from the
city of Cincinnati and then on to many
other railroads throughout the country.
Developed by East End Development,
LLC, and comprised of 39 home sites,
Walworth Junction is a walkable community.
Sidewalks connect it to the business
districts of Columbia Tusculum and
East End’s Riverside Drive which connects
to downtown Cincinnati. There are
dedicated lanes for bicyclists. A public
pedestrian tunnel at the eastern edge of
the property connects Walworth Avenue
to Riverside Drive, directly across from
Hi-Mark Bar, Emma’s Wine Bar, and just
down the street from Eli’s Barbeque.
Walworth Junction is located within
the Cincinnati Public School District.
Additional nearby school options include
St. Ursula Villa, The Summit Country
Day School and St. Ursula Academy. ➻
