Being Strategic in a “Seller’s Market”<br />

Q: I have been considering moving and would like to sell<br />

my current home when the market conditions are favorable<br />

for sellers but I need to sell my house in order to buy. How<br />

do I time this right so I don’t lose the house I want?<br />

A: While the tight inventory will enable you to sell your<br />

property for a record amount and in a record timeframe, it can<br />

also create difficulties in finding that next perfect place to call<br />

home. But if you wait to list and need to make your purchase<br />

contingent on your property selling, you are likely not going<br />

to be competitive enough to “win” any potential bidding war.<br />

Instead, you may want to explore options such as an equity<br />

line or a blanket loan which might enable you to purchase first<br />

and close on the next property without closing on your current<br />

home first. These scenarios are not for everyone, so you should<br />

consult with a reputable mortgage loan professional to explore<br />

your options.<br />

Q: Is there value in selling my current home now to<br />

take advantage of the strong market and then living in<br />

temporary housing until I can buy with less competition<br />

when the market shifts?<br />

A: We have had quite a few clients with this mindset lately.<br />

They have listed and closed now to take advantage of current<br />

market conditions and were willing to make a temporary move.<br />

Of course, making two moves is not desirable to everyone, and<br />

most homeowners would rather build equity than pay rent.<br />

It is also important to note that timing market shifts is quite<br />

difficult. You could potentially find yourself renting longer<br />

than intended.<br />

Q: Spring/summer is always touted as the best time to<br />

sell. Is it too late to put my house on the market this year?<br />

A: Our typical spring/summer market shows many signs<br />

to be extending into the fall season. While there has been a<br />

slight decline in showing activity lately, most believe this is<br />

due to late summer vacations. While many things have not<br />

been “typical” in <strong>2020</strong>, late summer vacations and associated<br />

showing slowdowns are a familiar phenomenon!<br />

Q: Has COVID-19 impacted market conditions, or do you<br />

expect it to in the near future?<br />

A: Thankfully, real estate professionals were able to perform<br />

most of our usual activities during any shutdowns, and we<br />

pivoted business practices very quickly to accommodate<br />

working as safely as possible. Stay-at-home, work from home,<br />

and school-at-home orders have certainly forced many to<br />

reevaluate their housing needs and motivated many to make<br />

a move recently. However, any potential negative effects of<br />

our economic slowdowns have yet to be seen in the housing<br />

market. There is bound to be an increase in inventory due to<br />

job losses and business slowdowns, but our local inventory is<br />

so tight that it will take a significant amount of new inventory<br />

to even begin to stabilize inventory levels. Pricing changes with<br />

supply and demand and it is fairly certain that demand will<br />

continue to exceed supply for quite a while.<br />

While there is plenty of room for them, there are no barstools anywhere near the<br />

handsome 9 by 4-foot island in Kim Borcherding’s newly remodeled kitchen. And<br />

there’s a definite reason for that. Kim likes to cook and entertain crowds on a seriously<br />

regular basis and she would prefer her guests not cluster near the island and<br />

fence her in while she is cooking. ➻<br />

“I like to disperse the crowd so I can<br />

really function,” she says.<br />

The fact that Kim and her husband,<br />

Douglas Gaker, like their space, is evident<br />

as soon as you drive up to their<br />

1,800-foot long driveway to their nearly<br />

200-year-old farmhouse. Sitting on<br />

200 acres, their home affords plenty of<br />

breathing room. Scattered nearby are a<br />

pond, tennis court, two barns, an oversized<br />

garage, a guest home, and plenty<br />

of gardens.<br />

Yours, mine and ours<br />

When the couple married six years<br />

ago, Douglas who is a urologist for the<br />

Kettering Health Network, already<br />

owned the home. Kim was owner of<br />

Borcherding Buick GMC and the two<br />

shared a love of vintage cars—and<br />

seven mostly grown children between<br />

them. The newlyweds quickly got busy<br />

blending their families.<br />

As with most families, much of<br />

the bonding was taking place in the<br />

heart of the home. While the original<br />

kitchen was large and had high-quality<br />

walnut cabinetry, the renovation was<br />

30 years old, the space was dark and<br />

the arrangement wasn’t very workfriendly<br />

for Kim. She used the space as<br />

command central for six years, until it<br />

slowly became apparent the room was<br />

due for an upgrade.<br />

“The appliances began going out one<br />

by one,” Kim says. “We decided it was<br />

time.”<br />

Once the decision to remodel was<br />

made, the couple did not hesitate to<br />

call Carrie and John Bordenkircher,<br />

owners of Kircher Design and Build.<br />

The two had previously renovated the<br />

home’s upstairs bath, and Kim and<br />

Douglas knew they were the right<br />

team for this job.<br />

During the initial planning stage,<br />

Kim was focused on creating a farmhouse<br />

kitchen. As John and Carrie<br />

introduced farmhouse-style elements<br />

Kim began to realize that wasn’t what<br />

she really wanted. “I am more of a<br />

dressy person and I needed to stay<br />

authentic to myself,” she says.<br />

The existing design was an ornate,<br />

Tuscan style which didn’t go with the<br />

Federal style of the home. The challenge,<br />

Carrie says, was taking an already<br />

handsome space and transforming it<br />

into something that would give the<br />

homeowners that “wow” factor.<br />

Bells and whistles<br />

Another challenge: the sheer number<br />

of appliances Kim wanted in her new<br />

kitchen—including a LaCornue range,<br />

two Miele wall ovens—one steam and<br />

one combination, a standalone freezer<br />

and refrigerator, a dishwasher, two<br />

beverage drawers, an ice maker, a flash<br />

freezer, and a dehydrator.<br />

“There is no toy I didn’t get,” Kim<br />

says with a smile. “These appliances<br />

can make you a master chef even if<br />

you aren’t one.”<br />

While the Kircher team kept the<br />

footprint of the main kitchen the<br />

same, they were able to gather a good<br />

deal of additional space by relocating<br />

an adjacent laundry room to the<br />

upstairs owners’ suite. This new butler’s<br />

pantry serves as a food prep area<br />

with plenty of counter and cabinet<br />

space.<br />

Island of dreams<br />

When it came time to design the focal<br />

point of the kitchen, Kim found a<br />

photo online of an island she liked.<br />

“I gave it to them to show the look<br />

and feel I was after, Kim says. “Boy did<br />

they take it and run!”<br />

“That island is an artistic piece,”<br />

Carrie says. “The photo Kim gave us<br />

only showed a partial end view. It took<br />

John a lot of time to create.”<br />

Once his design was complete, John turned plans over to the craftsmen at<br />

Peters Cabinetry who custom built it based on his drawing. The final product<br />

resembles a heirloom-quality piece of furniture that introduces form as well as a<br />

good deal of function to the kitchen.<br />

“Have I shown you these drawers?” Kim says. “The storage in this is unbelievable.<br />

Remarkable.”<br />

Chef’s choice<br />

Just a step away from the island, the 48-inch LaCornue range holds court, with<br />

a hammered copper range hood mounted above it between a set of windows.<br />

The dual fuel ovens are two of the four ovens found throughout the space.<br />

“With such a large family, at any given time I’ve got four ovens and the cooktop<br />

going,” says Kim, who admits her favorite appliance just may be her Miele<br />

steam oven.<br />

“The way the heat cooks the food—superior results,” she says. “Doug stocked<br />

the lake with trout. He went fishing a few weeks ago, caught one, cleaned it and<br />

stuck it in the steam oven. We had fresh trout for dinner that night.”<br />

Hello Freddy<br />

Another appliance that gets a lot of accolades is the blast chiller, nicknamed<br />

“Freddy” by its manufacturer.<br />

“We have a garden,” Kim says. “The idea is to bring fresh foods in, do the prep,<br />

flash freeze them, and store them in our main freezer. When we are ready to use<br />

them, they are just as fresh as the day we picked them.”<br />

Room to roam<br />

Just as in the space around her island, Kim doesn’t want any bottlenecks in the<br />

traffic flow while entertaining. The kitchen flows easily through a wide-open<br />

archway into a family room and on to a four-season patio room—all with a<br />

calming view of the pond.<br />

That archway had to be rebuilt by the Kircher team. “Old houses are tough,”<br />

Carrie says. “Things are out of square.” They also had to shore up and replace the<br />

kitchen and hearth room floors being careful not to damage their radiant heat<br />

system.<br />

The renovation also necessitated a rewiring of the entire space. The team at<br />

Hanson Audio Video took on that task and installed a state-of-the-art security<br />

system along with the latest and greatest television and sound components.<br />

The hearth room got a bit of a facelift as well, with a new Obsidian tile surround<br />

on the fireplace, which picks up the backsplash tile in the kitchen. The<br />

mantel is hand made by John from a piece of walnut wood that came from a<br />

farm in Lebanon. Walls are painted a rich navy blue suggested by the Kircher<br />

team. Kim was hesitant to go forward with the strong color at first, but now<br />

admits, “I’ve become a blue nut!” ➻<br />

Respectful update<br />

Despite all of this updating to 21st<br />

century amenities, Kim and Douglas<br />

are incredibly respectful of the home’s<br />

history. A framed newspaper clipping<br />

in their front parlor tells the history of<br />

the home and a bit about its original<br />

owner, Samuel Jeffery. Plus, Douglas<br />

has written a piece titled “Beauty”<br />

about the property and what it means<br />

to be part of its history. The first line<br />

begins “The beauty is not in the bricks.<br />

It is in the story that only they could<br />

know.”<br />

The takeaway from all of their<br />

efforts, Kim says, “Is the privilege it is<br />

to be a part of the history and legacy<br />

of this place.”<br />

After all, she says, “Kitchens will<br />

come and go but the stories that are<br />

created in the kitchen will last a lifetime.”<br />

As historic homes go, Brad Stoll and Catherine Jopling’s residence in German Village is<br />

not atypical. A quintessential shotgun-style home, the 1880s-era structure has undergone<br />

multiple changes throughout its lifespan. There have been piecemeal updates over<br />

the years. Layers of flooring were added on top of each other, representing literal layers<br />

of history. An addition of square footage took place in the late 1970s.<br />

Despite the changes, it’s no surprise that<br />

the kitchen, while long on charm, was short<br />

on usable space. For Brad and Catherine,<br />

who are both avid cooks and love to entertain,<br />

a renovation was in order. But the<br />

room’s narrow footprint—one room wide,<br />

half a block long—presented unique challenges.<br />

“The room ahead of the kitchen represented<br />

one time period, and the room behind<br />

it represented another, so the kitchen had<br />

to serve as a transition and connect rooms<br />

that are stylistically very different from one<br />

another,” explains Catherine.<br />

Making the connection<br />

To honor the historic legacy of one space and<br />

maintain the more modern vibe in the other,<br />

as well as achieve continuity throughout, the<br />

couple engaged Tyler Swartzmiller, principal<br />

designer with Haus Studio. Working with<br />

residential contractor DelBiondo Homes,<br />

he was able to maximize functional space,<br />

upgrade cabinetry, incorporate modern<br />

appliances, improve upon items that aren’t<br />

readily visible, like duct work, and enhance<br />

everything that is readily visible, like the<br />

color palette.<br />

Catherine admits she was initially drawn<br />

to multiple colors and patterns, but Tyler<br />

encouraged her to tone it down slightly in<br />

an effort to think of what future buyers may<br />

find appealing. Thus the matte white of the<br />

appliances became the jumping off point<br />

for the cabinetry and the rest of the room,<br />

including the green of the island, Sherwin<br />

Williams’ Shade Grown.<br />

“We wanted to add a bold color but nothing<br />

that would be offensive,” explains Tyler.<br />

“Greens, blues and earthy tones are very<br />

appealing to most buyers. They create an<br />

environment you want to be in.”<br />

Touches of the green can be found<br />

throughout, such as the trim on one window.<br />

The light, bright cabinetry lining the<br />

kitchen’s perimeter is a putty hue and,<br />

though the room has height, the couple<br />

opted against a full second row of cabinets.<br />

Tyler suggested a trey ceiling with beams, as<br />

well as half-cabinets with clear-glass lighting,<br />

creating a feeling of loftiness without<br />

the wasted space that sometimes comes with<br />

high cabinets.<br />

Topping it off<br />

The countertops are Cambria quartz, which is harder than granite or marble,<br />

making it more durable and less likely to scratch, chip, or stain. Tyler worked<br />

closely with the couple to choose the right designs and finishes for their project,<br />

settling on Ironsbridge in a gloss finish, giving the countertops a cream base,<br />

and Charlestown in a matte finish, adding depth.<br />

“Ironsbridge, often used as a marble alternative, has all of the beauty with<br />

none of the maintenance,” explains Marni Cercone from Cambria. “With a<br />

neutral background of whites and creams and veins of grey, Ironsbridge merges<br />

warm and cool tones, so it makes a strong design statement.”<br />

It’s also maintenance free, so it doesn’t require regular sealing and polishing;<br />

homeowners can wipe it down with warm water and mild soap. “Cambria is<br />

nonporous and nonabsorbent so it won’t harbor any harmful bacteria,” adds<br />

Marni. “Especially now, a clean surface is a must.”<br />

The kitchen flooring is comprised of cork, which is comfortable on weary<br />

cooks’ feet. It also serves to bridge the gap between the historic wood floors in<br />

the front of the home to the more modern flooring in the back. The drum lights<br />

above the island create a pleasing ambience, particularly in the evenings. The<br />

under-cabinet lighting is bluetooth controlled and, as Brad explains, “It’s already<br />

on in the morning when we come down, and we can switch to dim light in the<br />

evening when we’re relaxing. It creates a nice contrast.”<br />

Nod to the neighborhood<br />

There are numerous other small details that not only add panache but also<br />

honor the classic details of the original older home. The double herringbone<br />

backsplash, for instance, matches the home’s exposed brick and the sidewalks<br />

that are signature to the German Village. Other details? Some drawers have<br />

multiple tiers, and the pots and pans are separated by dowel dividers for easier<br />

storage. Not to be outdone by functionality, there are unique aesthetic details as<br />

well. For instance, the island drawers contain a walnut accent with a soft grain.<br />

“When you open those drawers, it gives you a warm feeling,” explains Tyler.<br />

“Small details can really bring the entire kitchen together. It’s important to think<br />

outside the box.”<br />

If thinking outside the box is trendy, so too is thinking beyond the countertop.<br />

Marni explains that Cambria is being used for everything from shelving<br />

and shower walls to furniture and fireplace surrounds. Other trends? Using a<br />

“chunkier” edge profile on islands to make a statement. She’s also seeing light<br />

wood cabinetry and flooring, which provides a fresh look; a mix of metal finishes<br />

on hardware, lighting, and hoods; and matte finishes across all materials.<br />

Finally, naturalism is trending. Homeowners are currently eschewing the<br />

white, sterile kitchens and embracing wood tones and earthy hues. “After all,”<br />

concludes, Tyler, “People are spending more time in their houses these days, so<br />

they want them to be inviting.”<br />

Welcome to the new normal. Thanks to sheltering in place, social distancing and business closures, we are all<br />

spending much more of our time inside our homes. As a result of all of this staying at home, the audio-video<br />

industry is booming. Homeowners want faster internet, larger screens, more channels…and Troy Hanson and<br />

his team at Hanson Audio Video can hardly keep up. ➻<br />

“Connectivity is more important than ever,”<br />

Hanson, owner of the company he started<br />

in 1999, explains. “If anyone has lost their<br />

job due to this pandemic, they should look<br />

into the construction industry. I know of<br />

companies with over year-long back logs.<br />

People are stuck at home, so they want to<br />

be comfortable.”<br />

Theatre closed? No problem.<br />

Luckily one <strong>Cincinnati</strong> homeowner<br />

completed her home theatre renovation<br />

last year. Hanson was introduced to her<br />

through Doni Flanigan, an interior designer<br />

who was working to renovate the lower level<br />

of the home. While Flanigan is a master<br />

of materials, fabrics and color; he knows<br />

Hanson is the expert of what’s happening<br />

behind the scenes.<br />

“We do a 3D CAD design of the room to<br />

scale, because we know what seating will<br />

work best in the space, we know the best<br />

layout of the room for optimal viewing and<br />

audio; but then we turn it over to Doni for<br />

the finishes,” Hanson says. “Our work is<br />

behind the scenes.”<br />

Where the magic happens<br />

And there is a lot going on behind those<br />

fabric panels. Hanson works with a<br />

company that tests fabrics for their sound<br />

capabilities, and wall material is selected for<br />

the best sound quality. There are also foam<br />

panels behind all of the fabric panels in the<br />

room. And that’s just for the sound quality.<br />

When Hanson sat down with the<br />

homeowner for what he calls a “Dream<br />

Session,” she had an existing, out-dated<br />

system she wanted replaced; but she had<br />

no idea of the capabilities available today.<br />

“We gave her a 160-inch screen with<br />

an 8k projector,” Hanson describes. “4k<br />

technology is eight million pixels. This is<br />

four times that. It is literally like looking<br />

through a window into whatever you’re<br />

watching.”<br />

The homeowner agrees, “Sometimes the<br />

movies look like they’re in 3D.”<br />

As for the theatre’s name, Starlite,<br />

the homeowner’s son selected the name<br />

because of the twinkle light detail on the<br />

ceiling that looks like stars.<br />

Forever Home<br />

Waynesville home is remodeled to<br />

embrace its waterfront views<br />

Set alongside a crystal clear lake and nestled within acres of forest and farmland,<br />

the home of David Brixey is a secluded sanctuary, where peace and tranquility<br />

reign supreme. ✦ It was the lure of the water that first drew David to this<br />

property. Mere days from beginning the homebuilding process on a different<br />

lake, David learned about this option. It had more acreage and cleaner water,<br />

having been a limestone quarry previously, but there was an existing home on<br />

the land. Thus began a renovation that took almost a year and that the homeowner<br />

calls “a 100% transformation.” ➻<br />

Amazing views inside and outside<br />

Contractor Jenny Diorio of Diorio Construction, LLC.<br />

describes it as the largest renovation her company has done.<br />

The scope of the project is also exemplified by the fact that it<br />

involved everything from new plumbing and roofing to new<br />

drywall and a new design.<br />

“We tried to take advantage of ideas the previous owners<br />

had incorporated,” explains David. “And then gave it a more<br />

modern look. That end result is very unique.”<br />

Also involved was Sarah Kuns, who handled interior design<br />

and applied her expertise to the color palette and many other<br />

selections. The finished product is a home built for entertaining.<br />

It seamlessly fosters the flow of people between the<br />

upper and lower levels, with a coastal feel on the main level<br />

and second floor, juxtaposed with a hunting lodge-type feel<br />

downstairs. But on every level, the goal is all about maximizing<br />

the amazing lake views.<br />

To do so required replacing every window, in every room.<br />

Window grids were eliminated and large picture windows<br />

replaced the smaller windows. The back of the house is now<br />

dominated by glass, showcasing the lake, which wraps around<br />

the home on three sides.<br />

“The house faces south, so I wake up with the sun coming<br />

up over the water on one end,” says David. “In the evening,<br />

I watch the sun going down from the deck, which is on the<br />

west side of the house.”<br />

It’s all in the details<br />

The cool gray and blue hues that define the great room<br />

echo the tones of the lake. A light fixture from Restoration<br />

Hardware illuminates the color scheme, as well as the natureinspired<br />

coffee table from Phillips Collection and Sarah Kuns<br />

Designs, and the fireplace, which retains its beautiful original<br />

stone but boasts a new mantel.<br />

The open great room flows into the kitchen, which David<br />

describes as his favorite space. “You have over 180-degree visibility<br />

outside if you’re standing in the kitchen doing dishes,”<br />

he says. “It’s pristine.”<br />

The original dated traditional white kitchen received quite<br />

a facelift. Diorio explains that her team removed a formal<br />

dining room and moved weight-bearing walls, adding a spacious<br />

butler’s pantry, complete with its own appliances, and<br />

enhanced the eating area. The elegant granite countertops are<br />

from Mont Surfaces and fabricated by Dark Star Marble and<br />

Granite, while the cabinetry is UltraCraft by the Requarth<br />

Company. Linda Houseman of Bel Finito hand-painted the<br />

magnificent wall plates to perfectly match the Hamilton<br />

Parker backsplash tiles, as well as the bathroom backsplashes.<br />

“The reflection of the lake off those metallic tiles is spectacular,”<br />

says Diorio. “Linda also handled the distressing of the<br />

beams in the lower level rec room.” ➻<br />

The lower level basement includes said rec room, as well as<br />

a workout space, a fully-equipped kitchen and a bar to rival<br />

any high-end sports bar. In all of these interconnected spaces,<br />

there is more of a rustic feel, with dark rich tones, and walls<br />

and trim swathed in Sherwin-Williams Dorian Gray and Iron<br />

Ore, in contrast to the meticulous white trim on the other<br />

floors. Kuns incorporated unique lighting options, including<br />

a custom fixture from her own line, LED lighting and undercounter<br />

lighting. Diorio also points to the durability of the<br />

flooring, which was also installed on the main level. “It is a<br />

high-end luxury vinyl, so people can come right in from the<br />

lake. It’s durable and not slippery, as tile would be.”<br />

conference room David uses when working<br />

from his home office. The carpenter<br />

who crafted the table also created the<br />

massive sliding barn door in the master<br />

A welcoming retreat<br />

Speaking of, says David, “Most people<br />

say the master bathroom is their<br />

favorite room because of the chandelier<br />

and the windows that look<br />

out the east and south sides of the<br />

house.”<br />

Other features in this room –<br />

which was reduced down to the studs<br />

as part of the renovation – include a<br />

freestanding tub, an oversized shower<br />

and a large island in the center.<br />

The sliding live-edge wood door adds<br />

another natural element to the space<br />

and hides the walk-in closet.<br />

In the master bedroom, there is a<br />

custom headboard bolted to the wall,<br />

made from another tremendous tree,<br />

and yet another example where the<br />

natural edge of the wood is incorporated<br />

into the design. The room’s<br />

rafter-like ceiling contributes to the<br />

overall feel of a woodsy retreat, as<br />

does the fact that when David wakes<br />

up and looks out the picture window,<br />

the first thing he sees is the emerald<br />

water of the lake.<br />

“There’s no way to beat this,” David<br />

concludes. “I’m not going to find a<br />

better setting. It’s home forever.”<br />

It’s all about how you zig and zag<br />

Herringbone seems to be having its moment in the spotlight. We’re seeing this angular pattern<br />

pop up everywhere—in kitchen backsplashes, oversized showers and even ceilings. But is it<br />

really herringbone?<br />

That eye-catching pattern you can’t stop thinking about might actually be chevron. Both zig-zag patterns<br />

are often confused with one another. In the chevron pattern, the pieces are cut at a 90-degree angle and<br />

meet point to point creating a continuous zig-zag. With herringbone, pieces are laid perpendicular to each<br />

other, resulting in a broken, staggered zig-zag effect. Similar, yet different, we’ve broken it down so you<br />

can easily tell the two patterns apart.<br />

The barrel-vaulted ceiling in this <strong>Cincinnati</strong> kitchen is covered in brick laid in a<br />
