What are the key benefits of investing in

I love checking out realtor websites. Let’s call it a guilty pleasure. 

Does something out there suit me better than my current home? For 

decades, I have been doing this on an almost daily basis, taking time 

that could otherwise have been used to exercise, clean the house, learn 

a foreign language, or volunteer for a charity. 

Now that the concept of “downsizing” is being bantered about among 

our friends, neighbors, and realtors who greet us at open houses, my 

husband and I are taking our searches a bit more seriously. The idea of a 

smaller home sounds appealing, but we aren’t ready to settle for boring. 

I want to be excited about moving—somewhere that invigorates my 

husband’s and my lifestyles. I don’t yet know what or where that will be. 

Hopefully, we’ll know it when we see it. 

Though the couple in the 1,800-square-foot condominium we feature 

(page 26) might have the right idea. First, the location: It’s right in 

the middle of an incredibly walkable community with theater, restaurants, 

coffee shops and hiking trails right outside their door. Second, 

a fresh design: The homeowners carefully curated their possessions to 

keep the pieces of artwork and furniture they truly love—and it shows 

in their interior’s style. And finally, perks of low-maintenance: As the 

homeowner says, when they travel, they “turn off the water, close the 

door and don’t worry.” 

Other inspiring options in this issue include a pool house (page 52) 

and a spa-like bathroom (page 17). Take a look at them all and let us 

know which one rings your bell.

Light Up Your Life – At Home! 

With a little thought and planning, the lighting in the activity 

areas of your home can be made more efficient and attractive. 

The right choice of fixture, proper bulb, and placement all have a 

major effect on the results. When it all comes together, beauty, 

comfort, and convenience are the result. 

Four basic types of lighting are most often used to provide the 

desired functionality. 

Ambient lighting illuminates the entire room and should create 

a warm and inviting look. Task or focal lighting is for reading, 

cooking, desk work, etc. and should be cooler in tone. It should 

be carefully placed to avoid shadows or glare to minimize eye 

strain. Accent lighting illuminates and highlights architectural 

features or objects in a room. Decorative lighting attracts attention 

to itself as an object. Examples are chandeliers or sconces. 

Today’s lighting choices are truly awesome and sometimes a 

bit mind-boggling. The proper selections will produce a successful 

lighting scheme in every room!

The kitchen may be the heart of the home and the family room might be the 

everyday gathering spot, but for Marje Winhoven, the primary bathroom is 

the primo spot in her Columbus abode. 

“Honestly, it’s my favorite room in our house,” she says with a laugh. “It’s 

so light and airy, and it’s probably where I am most calm.” 

It wasn’t always so. Marje, her husband Jason and their two young children 

moved in several years ago, recognizing that the home had good bones but 

also, given it was built in 1983, that it would require renovating. They reconnected 

with KP Designs Group, who had done renovations on other parts of 

their home previously, to give the “ugly but mostly functional” master bathroom 

a facelift. ➻

Smooth relay 

Erica Kadlec from KP Designs started as the 

Winhovens’ designer, and when she went on 

maternity leave, Celeste Bardash took over. 

Both deserve credit for the result. “They have 

both been a joy to work with and they have 

unique strengths,” says Marje. 

The first challenge was how to address 

the layout and miniscule size of the existing 

shower (Jason’s elbows brushed the shower 

walls when he was showering.) The toilet was 

positioned near the shower, with no room to 

expand, so Celeste reclaimed hallway space 

that housed a laundry chute and used that 

to create a new water closet. The new shower 

has plenty of elbow room and is aesthetically 

pleasing in both textured white and glossy 

black tile. 

Once the layout and shower were addressed, 

Celeste turned to the color palette. She knew 

Marje wanted a clean, spa-like feel, but otherwise 

says she started with a blank slate. A 

luxury spa is typically bathed in soothing hues 

—serene colors such as Sherwin Williams’ 

Alabaster—which graces the walls here. Soft 

and tranquil, the walls pair nicely with the 

room’s warm woods as well as the shower’s 

black penny tile. But it’s the soaking tub that 

steals the show and solidifies the bathroom’s 

spa vibes. 

“I take a lot of baths,” explains Marje. 

“I used to have a jacuzzi tub with jets but 

switched over to the soaking tub. For me, it 

was not just about the aesthetic but also the 

practicality.” 

While practical doesn’t seem to be a word 

that should apply to this elegant soaker, practicality 

(it’s a breeze to clean) and comfort 

reign supreme. Marje didn’t trust that she 

could gauge a tub’s comfort level based on 

looking at tub photographs, so she and Celeste 

went and sat in tubs in a local showroom. 

Marje ended up shopping and sourcing the 

tub on her own and declares it incredibly comfortable. 

Celeste definitely recommends tub 

sitting before buying. “I like to have a client sit 

in a tub. It’s not just about the length but also 

the incline and width,” she says. ➻

A built-in tub deck was replaced with 

this elegant freestanding soaker. 

The toilet was moved to a space that had been a 

laundry shoot to allow for a larger shower. 


A bit of glitz 

The floor-mounted tub filler, complete 

with hand shower, has a champagne 

bronze finish, adding a hint 

of edginess to the space. The room’s 

towel bars and towel rings have a luxe 

gold finish and do the same. In fact, 

all of the plumbing fixtures exude 

a modern vibe without being too 

contemporary. The knurled cabinetry 

hardware creates additional visual 

interest, while the simple, clean lines 

of the faucet handles balance it out. 

The cabinetry itself was custom 

designed and built by an Amish cabinetmaker. 

Marje and Jason love it, as 

well as the quartz countertops. “I love 

them because they are so unique,” 

confirms Marje. “We actually found 

the quartz as a remnant. It’s called 

Cloudy White” 

Let in the light 

Without the right mirrors and the 

right lighting, a bathroom can feel 

dark and gloomy; that’s not an issue 

here. The room is full of sunlight 

streaming in through the skylight 

and the large picture windows. The 

grassy cloth shades on the windows 

are minimal to allow for even more 

natural light, and the distinctive 

gold chandelier adds light as well 

as panache. The mirrors are significantly 

taller than other bathroom 

mirrors, making the room feel even 

more spacious and ensuring morning 

routines are a breeze. Indeed, simplistic 

mirrors such as these, without a 

lot of profile around the edges, are on 

trend this spring. 

Finally, the flooring is a crisp white 

hex tile with black border, and the 

tile adds to the spa-like ambience. 

Gray was initially a potential choice 

for the floor, but as Marje explains, 

“We have a lot of gray in our house 

already and my husband likes black 

and white.” ➻

An abundance of natural light goes far to make the room feel warm and welcoming. 


Celeste explains that a gray palette 

used to be all the rage and, while it’s 

still popular, people are leaning more 

toward warmer hues, such as the 

warm wood cabinetry in this bath. 

“The trends overall are more tans 

and browns within décor, “Celeste 

says. “People still want that fresh, 

clean feel with warmer colors, and 

then they add interest with an interesting 

accent tile or a touch of metallic, 

like we did here.” Black accents 

and geometrics are also in style. 

Trendy or not, the Winhoven primary 

bathroom was once the room 

where the kids gravitated regularly 

and took their baths, despite multiple 

other bathrooms in the house. Now, 

with the new soaker tub and all of the 

other upgrades, Marje says, “They’re 

in this room even more! We all love it 

so much.”

ON THE CORNER 

Condo owners enjoy the streetside activity 

in front of their hilltop home

It’s easy to forget how close you are to downtown Cincinnati when you find 

yourself in the heart of Fort Thomas. Maybe it’s the climb via Grand and 

Highland Avenues and all their curves that throw you off a bit. Or maybe it’s 

the fact that when you arrive, you feel like you are in a community that has a 

personality all its own. 

“I don’t know quite how to describe it, but it’s almost like there’s a bit of 

a time warp,” says a homeowner who recently moved into the community. 

“It’s a sweet town with what I think of as old-fashioned sensibilities.” 

Indeed, this is a community that honors its past. At its center is the actual 

Fort Thomas, a U.S. Army post built in 1887 in “The Highlands” after moving 

from its flood-prone location in Newport. Today, banners honoring veterans 

flank the light posts along the city’s streets. 

But this charming Hamlet is a mere 3.5 miles from the Big Mac bridge, (Exit 

3 off I-471). “I can get to my downtown office faster from here than I could 

from our previous home in Covington,” the owner says. ➻ 


Settling in 

Since August, she and her husband 

have been happily ensconced 

in the top floor of the new condominium 

complex, Residences at One 

Highland. The Greiwe Development 

team selected this location to build 

18 luxury residences due to the walkability 

of the neighborhood along 

with its inviting mix of dining, shopping, 

and recreational options. Some 

of these options—including Fort 

Thomas Coffee—occupy the street 

level of the building’s complex. 

“That patio area in front of the coffee 

shop is like our front porch,” the 

homeowner says. “It’s a great spot 

for people watching. Kids pass by on 

their way to school, and there’s runners, 

bikers, and lots of young moms 

pushing strollers.” 

The coffee shop also has workspaces 

and a conference room, if needed. 

And in the evenings, it doubles as a 

wine and cocktail bar, thereby creating 

an inviting gathering spot—from 

morning to night—for residents of 

the condos above and the entire Fort 

Thomas neighborhood. 

“We live in the middle of the cultural 

arts district,” the homeowner says. 

There’s a community theater and an 

art gallery across the street. Plus, 

there are plenty of restaurants within 

walking distance. Right next door 

to One Highland, is The Greenline 

Kitchen and Cocktails, named after 

the Green Line streetcar which ran 

from Fort Thomas to Cincinnati's 

Dixie Terminal until 1950. ➻

The abundance of windows and built-ins was a major draw. A peek of the Great American Tower can be seen in the winter. 


The kitchen in this unit leans a bit more contemporary than some others in the building. 

Will walk for food 

The couple eats out two or three nights a week. When they are in the mood 

to walk, some of their local favorite spots, along with The Greenline, include 

Grassroots & Vine for salads and frequent live music, Comal Restaurant for 

tacos, and The Post which now serves much of the menu from The Gruff in 

Covington. 

Without a doubt, its walkability is what drew them both to this area. When 

the goal is exercise, not dinner, the homeowner says there are all kinds of routes 

to choose from—with plenty of park trails and hills to get that heart rate up.

to allow the many pieces of artwork to stand out. 

The couple’s love of color and pattern is 

evident immediately upon entering their home. 

Stepping inside 

After living in a hi-rise with one operating 

window, the couple was drawn 

to a corner unit in One Highland 

thanks to its abundance of windows 

with their appeal of natural light, 

the high ceilings—10-feet in most 

rooms, 13-feet in the great room— 

and the overall airy feeling of the 

space. 

“I just love opening all these windows,” 

the homeowner says. “At our 

previous place you could only open 

one.” 

The 1,800-square-foot floor plan 

includes a kitchen, living and dining 

areas, two bedrooms, two baths and 

a balcony off the great room. Off the 

main entry, there’s a laundry room, 

furnace room, and hall closet 

In addition to the windows, woodwork 

in the form of built-in bookcases, 

a fireplace mantel, crown molding, 

kitchen cabinetry, and wide-plank, 

white oak hardwood floors were a 

major draw as well. All these features 

were in place before the couple made 

their selection. Being the third couple 

to take up residence in the building, 

they had their choice of location, 

style, and floor plan. “Some units are 

more traditional,” she says. “We liked 

the look of this one which is transitional, 

if not contemporary.” 

Putting their own touch on the 

space came in the form of bold artwork 

and walls. They have an eyecatching 

collection of mostly contemporary 

art by local artists including 

glass pieces by Springfield, Ohio 

artist Doug Frates and paintings by 

Cincinnati-based Nelle Ferrara. And 

the homeowners don’t shy away from 

paint colors. 

“We used turquoise, purple and 

orange to our advantage,” she says. ➻ 


The first example of this combination 

hits you immediately upon 

entering their home. A bold orange 

side table adds a fun burst of contrast 

to the entry walls which are covered 

in Sherwin-Williams Amalfi, a color 

the couple says, calls to mind the 

Mediterranean Sea. Their travels to 

that area are documented in black 

and white photos taken by the male 

homeowner, that pop against the turquoise 

paint. 

Their ability to lock up and travel 

is another appeal of condominium 

living. “We turn off the water, close 

the door and don’t worry,” she says. 

“Somebody else shovels the snow and 

cuts the grass.” 

Both feel strongly that condominium 

living is a good fit for their 

lifestyle. “Condo living might scare 

some people,” she says, “but in the 

end having less stuff is freeing. You 

keep the things you love and get rid 

of what you don’t love. Plus, it’s a 

great opportunity to create another 

space together.” 

Two secure garage parking places 

and an ample storage area for bikes 

and holiday decorations are accessed 

via a stairway or elevator. There’s 

plenty of public parking at street level 

behind the building, so visitors have 

no difficulty finding spots nearby. 

Checks all the boxes 

It’s clear this couple enjoys the blend 

of old and new their new home offers. 

“We like having all these modern 

amenities in this older, established 

neighborhood where we feel safe,” 

the husband says. And they both are 

looking forward to spring days when 

they can gather with their new neighbors 

on their streetside patio and 

watch the world go by.

While those of us who follow kitchen design have watched all

artwork and photos

Years ago, I remember admiring 

a skillfully arranged wall of 

artwork in a home we were 

about to photograph. After 

telling the interior designer 

responsible that I admired his 

work, I was surprised when he 

answered, “You do not want 

to look behind those pieces. 

There are several nail holes 

where we didn’t get it quite 

right.” 

It’s tricky business hanging artwork—whether 

it’s one piece 

or a collection. But over the 

years, I have learned a few tips 

from both trial and error and 

expert advice. Here are some

Consider proportions 

The scale of your artwork needs to complement 

the size of the room and placement of furniture. 

A small piece might get lost on a large wall, while 

an oversized piece can overwhelm a smaller space.

Hang at eye level 

Experts recommend the center should be 57 to 60 

inches from the floor, which is considered an average 

eye level. This is also the height galleries and

To showcase a collection, choose a theme—color, subject matter, frame style, etc. When 

planning the layout, place the artwork on your floor. Move the pieces around until you 

get a pleasing arrangement. Take measurements before transferring that scenario to your 

walls. You could also make paper templates and arrange them on your walls to create a

ON THE 

TREE HOUSE 

Meaning of ‘tree lovers’ redefined with home’s natural design

When people think of designing their dream homes, 

most imagine luxuries like spacious kitchens and fabulous 

pools—areas which reflect the owners’ favorite activities. 

But one Troy, Ohio arborist and his family took 

their commitment to home reflection to a new level, by 

featuring local wood—much of it harvested from their 

property—throughout their favorite spaces. ➻ 


Putting down roots 

The homeowner, a Troy native, and his family have lived on their property for over 

25 years, but only recently decided to tackle their dream house. They chose to build 

their new home on the same property, listing the familiarity and privacy as key pieces 

of their decision. 

The family partnered with Dave Swearingen of The Site Group to bring their 

dreams to life. “We were really excited to work in a space like this,” Swearingen says. 

“When it comes to the design, we like to bring forward a few initial concepts that 

play with orientation and build from there. For this family, we wanted to maximize 

privacy while capitalizing on the sun orientation.” 

Stepping stones lead guests from the front of the house to the backyard entertainment area.

A labor of lumber 

The family’s pool house, one of the 

primary features of their back yard, 

invites guests in via wide accordion 

doors. But a step inside reveals 

that the homeowner’s love of trees 

extends far past his profession, with 

live trees and wood adorning every 

room. 

In the center of the pool house 

stands a large American elm tree, 

stretching from floor to ceiling. The 

tree suffered from Dutch elm disease, 

meaning it would wilt and eventually 

die. The pool house was carefully 

built around the tree, navigating stray 

branches that could compromise the 

project. Special floor lights highlight 

the tree in its entirety, showcasing its 

size while providing elegant lighting. 

The integration of trees certainly 

isn’t relegated to the center of the 

space. Next to the kitchen is a wine 

cooler with a bald cypress tree as a 

display rack for their expansive wine 

collection. The branches are fitted 

with special bottle holders, so each 

bottle of wine appears to be an extension 

of the tree itself. The cooler was 

designed with a temperature gauge, 

protecting both the wine and the tree 

from potential damage. 

The beauty of wood is incorporated 

throughout the kitchen as well, with 

a long, live-edge bartop made from 

black walnut and cabinets made from 

ash wood. “It’s rare to see this much 

ash used in a space,” the homeowner 

says. “We were lucky to find it with so 

much color and variation.” 

Given the amounts of wood featured 

throughout the space, most of 

the design and additional features, 

like the tiled kitchen backsplash, were 

specifically chosen to accentuate the 

natural effects. ➻ 

The trunk of the American elm stands 

elegantly in the center of the pool house. 


Down to the details 

The back of the pool house touts a 

changing room for easy access after 

swimming. The walls are bordered 

with decorative tile, meant to mimic 

the tree leaves visible from the front 

door. Small, repurposed branches are 

fitted to the walls as hooks for bathing 

suits and towels alike. 

But, despite the various live wood 

features, wood decay will not be an 

issue thanks to the homeowner’s 

expertise. By managing the oxygen 

and humidity levels in the pool house, 

he is able to preserve the wood for 

many years to come, ensuring the 

natural focal points will stand the test 

of time.

Branching outside 

To match the uniqueness of the pool 

house, the rest of the back yard was 

curated with the same amount of 

intention. 

The homeowner was quick to install 

an in-ground pool, complete with a 

water feature and sun shelf for his 

wife to enjoy. Swearingen validates 

the rise in popularity of sun shelves, 

explaining their perfect balance for 

loungers and swimmers alike. “Sun 

shelves make it easy to relax and 

acclimate to the water. People can dip 

their ankles in, or slowly submerge 

themselves in the water.” And the 

attached spa means the relaxation 

can extend year-round. 

The travertine flooring featured 

around the pool extends across the 

patio and throughout the pool house 

for a durable, cohesive feel. “I had 

travertine in mind even before we 

got started,” says the homeowner. 

“I knew it was important to use a 

porous material so it wouldn’t be so 

slick around the pool, and we loved 

the idea of our entire back yard feeling 

like one big space.” 

The outside of the patio is framed 

by beautiful landscaping, all designed 

and planted by the homeowner and a 

close friend. They specifically chose 

native plants that would thrive in 

their southwestern Ohio alkaline soil 

and adorn the pathways leading to 

the back yard and up to the pool 

house. A fire feature adds an elegant, 

visual element to the space, especially 

for fireside conversations along the 

stone border. ➻ 

A live edge adds to the beauty of the 

black walnut countertop. 


A strong family tree 

Even with the number of gathering 

places throughout their home 

and back yard, the homeowner says 

one of his family’s favorite places to 

gather is their outdoor living room. 

“It’s got the perfect amount of space, 

and it’s something we can enjoy all 

year long.” 

To make enjoyment last through 

late nights and the darker seasons, a 

series of lights were installed under 

the stairs and across the patio for 

increased visibility. “Low voltage 

lighting is becoming more common,” 

Swearingen explains. “It makes the 

whole space more usable.” 

And, to no surprise, the outdoor 

patio also boasts its fair share of 

natural wood. Between the white oak 

used for the outdoor posts, the natural 

wood siding, and the fireplace, 

there’s no shortage of wooden elements 

that incorporate this family’s 

passions. 

When asked to reflect on the project, 

the homeowner is proud of the 

ways they could salvage lost trees. 

“We had to excavate a few trees while 

we were building,” he shares. “We 

were able to save these trees and 

repurpose them. Having them here is 

quite the happy accident!”
