I love checking out realtor websites. Let’s call it a guilty pleasure.<br />

Does something out there suit me better than my current home? For<br />

decades, I have been doing this on an almost daily basis, taking time<br />

that could otherwise have been used to exercise, clean the house, learn<br />

a foreign language, or volunteer for a charity.<br />

Now that the concept of “downsizing” is being bantered about among<br />

our friends, neighbors, and realtors who greet us at open houses, my<br />

husband and I are taking our searches a bit more seriously. The idea of a<br />

smaller home sounds appealing, but we aren’t ready to settle for boring.<br />

I want to be excited about moving—somewhere that invigorates my<br />

husband’s and my lifestyles. I don’t yet know what or where that will be.<br />

Hopefully, we’ll know it when we see it.<br />

Though the couple in the 1,800-square-foot condominium we feature<br />

(page 26) might have the right idea. First, the location: It’s right in<br />

the middle of an incredibly walkable community with theater, restaurants,<br />

coffee shops and hiking trails right outside their door. Second,<br />

a fresh design: The homeowners carefully curated their possessions to<br />

keep the pieces of artwork and furniture they truly love—and it shows<br />

in their interior’s style. And finally, perks of low-maintenance: As the<br />

homeowner says, when they travel, they “turn off the water, close the<br />

door and don’t worry.”<br />

Other inspiring options in this issue include a pool house (page 52)<br />

and a spa-like bathroom (page 17). Take a look at them all and let us<br />

know which one rings your bell.<br />

Light Up Your Life – At Home!<br />

With a little thought and planning, the lighting in the activity<br />

areas of your home can be made more efficient and attractive.<br />

The right choice of fixture, proper bulb, and placement all have a<br />

major effect on the results. When it all comes together, beauty,<br />

comfort, and convenience are the result.<br />

Four basic types of lighting are most often used to provide the<br />

desired functionality.<br />

Ambient lighting illuminates the entire room and should create<br />

a warm and inviting look. Task or focal lighting is for reading,<br />

cooking, desk work, etc. and should be cooler in tone. It should<br />

be carefully placed to avoid shadows or glare to minimize eye<br />

strain. Accent lighting illuminates and highlights architectural<br />

features or objects in a room. Decorative lighting attracts attention<br />

to itself as an object. Examples are chandeliers or sconces.<br />

Today’s lighting choices are truly awesome and sometimes a<br />

bit mind-boggling. The proper selections will produce a successful<br />

lighting scheme in every room!<br />

Renovated primary bath is designed to calm<br />

The kitchen may be the heart of the home and the family room might be the<br />

everyday gathering spot, but for Marje Winhoven, the primary bathroom is<br />

the primo spot in her Columbus abode.<br />

“Honestly, it’s my favorite room in our house,” she says with a laugh. “It’s<br />

so light and airy, and it’s probably where I am most calm.”<br />

It wasn’t always so. Marje, her husband Jason and their two young children<br />

moved in several years ago, recognizing that the home had good bones but<br />

also, given it was built in 1983, that it would require renovating. They reconnected<br />

with KP Designs Group, who had done renovations on other parts of<br />

their home previously, to give the “ugly but mostly functional” master bathroom<br />

a facelift. ➻<br />

Smooth relay<br />

Erica Kadlec from KP Designs started as the<br />

Winhovens’ designer, and when she went on<br />

maternity leave, Celeste Bardash took over.<br />

Both deserve credit for the result. “They have<br />

both been a joy to work with and they have<br />

unique strengths,” says Marje.<br />

The first challenge was how to address<br />

the layout and miniscule size of the existing<br />

shower (Jason’s elbows brushed the shower<br />

walls when he was showering.) The toilet was<br />

positioned near the shower, with no room to<br />

expand, so Celeste reclaimed hallway space<br />

that housed a laundry chute and used that<br />

to create a new water closet. The new shower<br />

has plenty of elbow room and is aesthetically<br />

pleasing in both textured white and glossy<br />

black tile.<br />

Once the layout and shower were addressed,<br />

Celeste turned to the color palette. She knew<br />

Marje wanted a clean, spa-like feel, but otherwise<br />

says she started with a blank slate. A<br />

luxury spa is typically bathed in soothing hues<br />

—serene colors such as Sherwin Williams’<br />

Alabaster—which graces the walls here. Soft<br />

and tranquil, the walls pair nicely with the<br />

room’s warm woods as well as the shower’s<br />

black penny tile. But it’s the soaking tub that<br />

steals the show and solidifies the bathroom’s<br />

spa vibes.<br />

“I take a lot of baths,” explains Marje.<br />

“I used to have a jacuzzi tub with jets but<br />

switched over to the soaking tub. For me, it<br />

was not just about the aesthetic but also the<br />

practicality.”<br />

While practical doesn’t seem to be a word<br />

that should apply to this elegant soaker, practicality<br />

(it’s a breeze to clean) and comfort<br />

reign supreme. Marje didn’t trust that she<br />

could gauge a tub’s comfort level based on<br />

looking at tub photographs, so she and Celeste<br />

went and sat in tubs in a local showroom.<br />

Marje ended up shopping and sourcing the<br />

tub on her own and declares it incredibly comfortable.<br />

Celeste definitely recommends tub<br />

sitting before buying. “I like to have a client sit<br />

in a tub. It’s not just about the length but also<br />

the incline and width,” she says. ➻<br />

The toilet was moved to a space that had been a<br />

laundry shoot to allow for a larger shower.<br />

A bit of glitz<br />

The floor-mounted tub filler, complete<br />

with hand shower, has a champagne<br />

bronze finish, adding a hint<br />

of edginess to the space. The room’s<br />

towel bars and towel rings have a luxe<br />

gold finish and do the same. In fact,<br />

all of the plumbing fixtures exude<br />

a modern vibe without being too<br />

contemporary. The knurled cabinetry<br />

hardware creates additional visual<br />

interest, while the simple, clean lines<br />

of the faucet handles balance it out.<br />

The cabinetry itself was custom<br />

designed and built by an Amish cabinetmaker.<br />

Marje and Jason love it, as<br />

well as the quartz countertops. “I love<br />

them because they are so unique,”<br />

confirms Marje. “We actually found<br />

the quartz as a remnant. It’s called<br />

Cloudy White”<br />

Let in the light<br />

Without the right mirrors and the<br />

right lighting, a bathroom can feel<br />

dark and gloomy; that’s not an issue<br />

here. The room is full of sunlight<br />

streaming in through the skylight<br />

and the large picture windows. The<br />

grassy cloth shades on the windows<br />

are minimal to allow for even more<br />

natural light, and the distinctive<br />

gold chandelier adds light as well<br />

as panache. The mirrors are significantly<br />

taller than other bathroom<br />

mirrors, making the room feel even<br />

more spacious and ensuring morning<br />

routines are a breeze. Indeed, simplistic<br />

mirrors such as these, without a<br />

lot of profile around the edges, are on<br />

trend this spring.<br />

Finally, the flooring is a crisp white<br />

hex tile with black border, and the<br />

tile adds to the spa-like ambience.<br />

Gray was initially a potential choice<br />

for the floor, but as Marje explains,<br />

“We have a lot of gray in our house<br />

already and my husband likes black<br />

and white.” ➻<br />

Celeste explains that a gray palette<br />

used to be all the rage and, while it’s<br />

still popular, people are leaning more<br />

toward warmer hues, such as the<br />

warm wood cabinetry in this bath.<br />

“The trends overall are more tans<br />

Trendy or not, the Winhoven primary<br />

bathroom was once the room<br />

where the kids gravitated regularly<br />

and took their baths, despite multiple<br />

other bathrooms in the house. Now,<br />

with the new soaker tub and all of the<br />

other upgrades, Marje says, “They’re<br />

in this room even more! We all love it<br />

so much.”<br />

Condo owners enjoy the streetside activity<br />

in front of their hilltop home<br />

It’s easy to forget how close you are to downtown Cincinnati when you find<br />

yourself in the heart of Fort Thomas. Maybe it’s the climb via Grand and<br />

Highland Avenues and all their curves that throw you off a bit. Or maybe it’s<br />

the fact that when you arrive, you feel like you are in a community that has a<br />

personality all its own.<br />

“I don’t know quite how to describe it, but it’s almost like there’s a bit of<br />

a time warp,” says a homeowner who recently moved into the community.<br />

“It’s a sweet town with what I think of as old-fashioned sensibilities.”<br />

Indeed, this is a community that honors its past. At its center is the actual<br />

Fort Thomas, a U.S. Army post built in 1887 in “The Highlands” after moving<br />

from its flood-prone location in Newport. Today, banners honoring veterans<br />

flank the light posts along the city’s streets.<br />

But this charming Hamlet is a mere 3.5 miles from the Big Mac bridge, (Exit<br />

3 off I-471). “I can get to my downtown office faster from here than I could<br />

from our previous home in Covington,” the owner says. ➻<br />

Settling in<br />

Since August, she and her husband<br />

have been happily ensconced<br />

in the top floor of the new condominium<br />

complex, Residences at One<br />

Highland. The Greiwe Development<br />

team selected this location to build<br />

18 luxury residences due to the walkability<br />

of the neighborhood along<br />

with its inviting mix of dining, shopping,<br />

and recreational options. Some<br />

of these options—including Fort<br />

Thomas Coffee—occupy the street<br />

level of the building’s complex.<br />

“That patio area in front of the coffee<br />

shop is like our front porch,” the<br />

homeowner says. “It’s a great spot<br />

for people watching. Kids pass by on<br />

their way to school, and there’s runners,<br />

bikers, and lots of young moms<br />

pushing strollers.”<br />

The coffee shop also has workspaces<br />

and a conference room, if needed.<br />

And in the evenings, it doubles as a<br />

wine and cocktail bar, thereby creating<br />

an inviting gathering spot—from<br />

morning to night—for residents of<br />

the condos above and the entire Fort<br />

Thomas neighborhood.<br />

“We live in the middle of the cultural<br />

arts district,” the homeowner says.<br />

There’s a community theater and an<br />

art gallery across the street. Plus,<br />

there are plenty of restaurants within<br />

walking distance. Right next door<br />

to One Highland, is The Greenline<br />

Kitchen and Cocktails, named after<br />

the Green Line streetcar which ran<br />

from Fort Thomas to Cincinnati's<br />

Dixie Terminal until 1950. ➻<br />

Will walk for food<br />

The couple eats out two or three nights a week. When they are in the mood<br />

to walk, some of their local favorite spots, along with The Greenline, include<br />

Grassroots & Vine for salads and frequent live music, Comal Restaurant for<br />

tacos, and The Post which now serves much of the menu from The Gruff in<br />

Covington.<br />

Without a doubt, its walkability is what drew them both to this area. When<br />

the goal is exercise, not dinner, the homeowner says there are all kinds of routes<br />

to choose from—with plenty of park trails and hills to get that heart rate up.<br />

Most of the walls are painted soft neutrals,<br />

to allow the many pieces of artwork to stand out.<br />

The couple’s love of color and pattern is<br />

evident immediately upon entering their home.<br />

Stepping inside<br />

After living in a hi-rise with one operating<br />

window, the couple was drawn<br />

to a corner unit in One Highland<br />

thanks to its abundance of windows<br />

with their appeal of natural light,<br />

the high ceilings—10-feet in most<br />

rooms, 13-feet in the great room—<br />

and the overall airy feeling of the<br />

space.<br />

“I just love opening all these windows,”<br />

the homeowner says. “At our<br />

previous place you could only open<br />

one.”<br />

The 1,800-square-foot floor plan<br />

includes a kitchen, living and dining<br />

areas, two bedrooms, two baths and<br />

a balcony off the great room. Off the<br />

main entry, there’s a laundry room,<br />

furnace room, and hall closet<br />

In addition to the windows, woodwork<br />

in the form of built-in bookcases,<br />

a fireplace mantel, crown molding,<br />

kitchen cabinetry, and wide-plank,<br />

white oak hardwood floors were a<br />

major draw as well. All these features<br />

were in place before the couple made<br />

their selection. Being the third couple<br />

to take up residence in the building,<br />

they had their choice of location,<br />

style, and floor plan. “Some units are<br />

more traditional,” she says. “We liked<br />

the look of this one which is transitional,<br />

if not contemporary.”<br />

Putting their own touch on the<br />

space came in the form of bold artwork<br />

and walls. They have an eyecatching<br />

collection of mostly contemporary<br />

art by local artists including<br />

glass pieces by Springfield, Ohio<br />

artist Doug Frates and paintings by<br />

Cincinnati-based Nelle Ferrara. And<br />

the homeowners don’t shy away from<br />

paint colors.<br />

“We used turquoise, purple and<br />

orange to our advantage,” she says. ➻<br />

The first example of this combination<br />

hits you immediately upon<br />

entering their home. A bold orange<br />

side table adds a fun burst of contrast<br />

to the entry walls which are covered<br />

in Sherwin-Williams Amalfi, a color<br />

the couple says, calls to mind the<br />

Mediterranean Sea. Their travels to<br />

that area are documented in black<br />

and white photos taken by the male<br />

homeowner, that pop against the turquoise<br />

paint.<br />

Their ability to lock up and travel<br />

is another appeal of condominium<br />

living. “We turn off the water, close<br />

the door and don’t worry,” she says.<br />

“Somebody else shovels the snow and<br />

cuts the grass.”<br />

Both feel strongly that condominium<br />

living is a good fit for their<br />

lifestyle. “Condo living might scare<br />

some people,” she says, “but in the<br />

end having less stuff is freeing. You<br />

keep the things you love and get rid<br />

of what you don’t love. Plus, it’s a<br />

great opportunity to create another<br />

space together.”<br />

Two secure garage parking places<br />

and an ample storage area for bikes<br />

and holiday decorations are accessed<br />

via a stairway or elevator. There’s<br />

plenty of public parking at street level<br />

behind the building, so visitors have<br />

no difficulty finding spots nearby.<br />

Checks all the boxes<br />

It’s clear this couple enjoys the blend<br />

of old and new their new home offers.<br />

“We like having all these modern<br />

amenities in this older, established<br />

neighborhood where we feel safe,”<br />

the husband says. And they both are<br />

looking forward to spring days when<br />

they can gather with their new neighbors<br />

on their streetside patio and<br />

watch the world go by.<br />

While those of us who follow kitchen design have watched all<br />

white or all wood kitchens slowly being replaced with two-or<br />

sometimes three-tone variations, appliances, by in large, have<br />

artwork in a home we were<br />

about to photograph. After<br />

telling the interior designer<br />

responsible that I admired his<br />

work, I was surprised when he<br />

answered, “You do not want<br />

to look behind those pieces.<br />

There are several nail holes<br />

where we didn’t get it quite<br />

right.”<br />

It’s tricky business hanging artwork—whether<br />

it’s one piece<br />

or a collection. But over the<br />

years, I have learned a few tips<br />

from both trial and error and<br />

Consider proportions<br />

The scale of your artwork needs to complement<br />

the size of the room and placement of furniture.<br />

A small piece might get lost on a large wall, while<br />

an oversized piece can overwhelm a smaller space.<br />

Meaning of ‘tree lovers’ redefined with home’s natural design<br />

When people think of designing their dream homes,<br />

most imagine luxuries like spacious kitchens and fabulous<br />

pools—areas which reflect the owners’ favorite activities.<br />

But one Troy, Ohio arborist and his family took<br />

their commitment to home reflection to a new level, by<br />

featuring local wood—much of it harvested from their<br />

property—throughout their favorite spaces. ➻<br />

Putting down roots<br />

The homeowner, a Troy native, and his family have lived on their property for over<br />

25 years, but only recently decided to tackle their dream house. They chose to build<br />

their new home on the same property, listing the familiarity and privacy as key pieces<br />

of their decision.<br />

The family partnered with Dave Swearingen of The Site Group to bring their<br />

dreams to life. “We were really excited to work in a space like this,” Swearingen says.<br />

“When it comes to the design, we like to bring forward a few initial concepts that<br />

play with orientation and build from there. For this family, we wanted to maximize<br />

privacy while capitalizing on the sun orientation.”<br />

A labor of lumber<br />

The family’s pool house, one of the<br />

primary features of their back yard,<br />

invites guests in via wide accordion<br />

doors. But a step inside reveals<br />

that the homeowner’s love of trees<br />

extends far past his profession, with<br />

live trees and wood adorning every<br />

room.<br />

In the center of the pool house<br />

stands a large American elm tree,<br />

stretching from floor to ceiling. The<br />

tree suffered from Dutch elm disease,<br />

meaning it would wilt and eventually<br />

die. The pool house was carefully<br />

built around the tree, navigating stray<br />

branches that could compromise the<br />

project. Special floor lights highlight<br />

the tree in its entirety, showcasing its<br />

The integration of trees certainly<br />

isn’t relegated to the center of the<br />

space. Next to the kitchen is a wine<br />

cooler with a bald cypress tree as a<br />

display rack for their expansive wine<br />

collection. The branches are fitted<br />

with special bottle holders, so each<br />

bottle of wine appears to be an extension<br />

of the tree itself. The cooler was<br />

designed with a temperature gauge,<br />

protecting both the wine and the tree<br />

from potential damage.<br />

The beauty of wood is incorporated<br />

throughout the kitchen as well, with<br />

a long, live-edge bartop made from<br />

black walnut and cabinets made from<br />

ash wood. “It’s rare to see this much<br />

ash used in a space,” the homeowner<br />

says. “We were lucky to find it with so<br />

much color and variation.”<br />

Given the amounts of wood featured<br />

throughout the space, most of<br />

the design and additional features,<br />

like the tiled kitchen backsplash, were<br />

specifically chosen to accentuate the<br />

natural effects. ➻<br />

Down to the details<br />

The back of the pool house touts a<br />

changing room for easy access after<br />

swimming. The walls are bordered<br />

with decorative tile, meant to mimic<br />

the tree leaves visible from the front<br />

door. Small, repurposed branches are<br />

fitted to the walls as hooks for bathing<br />

suits and towels alike.<br />

But, despite the various live wood<br />

features, wood decay will not be an<br />

issue thanks to the homeowner’s<br />

expertise. By managing the oxygen<br />

and humidity levels in the pool house,<br />

he is able to preserve the wood for<br />

many years to come, ensuring the<br />

natural focal points will stand the test<br />

of time.<br />

Branching outside<br />

To match the uniqueness of the pool<br />

house, the rest of the back yard was<br />

curated with the same amount of<br />

intention.<br />

The homeowner was quick to install<br />

an in-ground pool, complete with a<br />

water feature and sun shelf for his<br />

wife to enjoy. Swearingen validates<br />

the rise in popularity of sun shelves,<br />

explaining their perfect balance for<br />

loungers and swimmers alike. “Sun<br />

shelves make it easy to relax and<br />

acclimate to the water. People can dip<br />

their ankles in, or slowly submerge<br />

themselves in the water.” And the<br />

attached spa means the relaxation<br />

can extend year-round.<br />

The travertine flooring featured<br />

around the pool extends across the<br />

patio and throughout the pool house<br />

for a durable, cohesive feel. “I had<br />

travertine in mind even before we<br />

got started,” says the homeowner.<br />

“I knew it was important to use a<br />

porous material so it wouldn’t be so<br />

slick around the pool, and we loved<br />

the idea of our entire back yard feeling<br />

like one big space.”<br />

The outside of the patio is framed<br />

by beautiful landscaping, all designed<br />

and planted by the homeowner and a<br />

close friend. They specifically chose<br />

native plants that would thrive in<br />

their southwestern Ohio alkaline soil<br />

and adorn the pathways leading to<br />

the back yard and up to the pool<br />

house. A fire feature adds an elegant,<br />

visual element to the space, especially<br />

for fireside conversations along the<br />

stone border. ➻<br />

A strong family tree<br />

Even with the number of gathering<br />

places throughout their home<br />

and back yard, the homeowner says<br />

one of his family’s favorite places to<br />

gather is their outdoor living room.<br />

“It’s got the perfect amount of space,<br />

and it’s something we can enjoy all<br />

year long.”<br />

To make enjoyment last through<br />

late nights and the darker seasons, a<br />

series of lights were installed under<br />

the stairs and across the patio for<br />

increased visibility. “Low voltage<br />

lighting is becoming more common,”<br />

Swearingen explains. “It makes the<br />

whole space more usable.”<br />

And, to no surprise, the outdoor<br />

patio also boasts its fair share of<br />

natural wood. Between the white oak<br />

used for the outdoor posts, the natural<br />

wood siding, and the fireplace,<br />

there’s no shortage of wooden elements<br />

that incorporate this family’s<br />

passions.<br />

When asked to reflect on the project,<br />

the homeowner is proud of the<br />

ways they could salvage lost trees.<br />

“We had to excavate a few trees while<br />

we were building,” he shares. “We<br />

were able to save these trees and<br />

repurpose them. Having them here is<br />

quite the happy accident!”<br />
