Sydney's Property Market Insight <strong>2021</strong>. Where is it<br />
headed to?<br />
As we move into March <strong>2021</strong>, we can see the<br />
Sydney property market pick up quite<br />
tremendously. There has been a strong<br />
demand <strong>for</strong> family homes in the inner and<br />
middle ring suburbs (metropole <strong>2021</strong>).<br />
CoreLogic reported since October 2020 that<br />
Sydney home values have risen a record high<br />
of 5.7% this early March <strong>2021</strong>. This follows on<br />
from the interruptions from the COVID-19<br />
pandemic, with housing values falling -3.0%<br />
(CoreLogic <strong>2021</strong>). Record low mortgage rates,<br />
improving economic conditions, Government incentives and low advertised supply levels are some<br />
common factors that have contributed to the market boom (CoreLogic <strong>2021</strong>).<br />
Units are experiencing a slower pace of growth in comparison to homes with up to 1.2% growth<br />
(CoreLogic <strong>2021</strong>). Median property values can be seen below from CoreLogic.<br />
Median house value $1,016,726<br />
Median unit value $772,204<br />
The rise in buyer numbers remains high whilst stock levels remain 17.5% below the five year average<br />
which has contributed to the upward pressure on housing prices (CoreLogic <strong>2021</strong>). We can expect to see<br />
this growth remain steady with low mortgage rates set to stay in place <strong>for</strong> a prolonged period of time<br />
giving buyers the confidence to enter the market. However, with the wind-down in fiscal support this<br />
month, we will see the true impact on the economy (CoreLogic <strong>2021</strong>).<br />
