Looking back over the last year, the number of new listings coming to the <strong>San</strong> <strong>Diego</strong> County<br />

market have remained relatively steady.

MEDIAN SALES PRICE<br />

All listing types, all price ranges<br />

The median sales price of homes has been on a fast-moving upward trend since the beginning of<br />

the year, moving from $630,000 in July of 2020 to $750,000 in July of 2021. This represents a 19%<br />

increase of home values in the span of one year.<br />

The median sales price of a home in <strong>San</strong> <strong>Diego</strong> County has risen 15.6% in this year alone.


NEW LISTINGS (LUXURY)<br />

Properties listed at over $2 Million<br />

Relative to non-luxury listings, the amount of luxury properties coming to market has been similarly<br />

consistent in pace, albeit at a somewhat more sporadic rate.

MEDIAN SALES PRICE (LUXURY)<br />

Properties listed at over $2 Million<br />

The median sales price of luxury homes has not followed the same path of non-luxury properties.<br />

Instead of seeing upward movement, the median price of luxury homes has followed an<br />

ever-so-slight downward trend.


DAYS ON MARKET<br />

Luxury vs Non-Luxury Listings<br />

On average, luxury properties tend to stay on the market 28.5 days, or 151.4%, longer than their<br />

non-luxury counterparts.<br />

In July 2021, the average Days on <strong>Market</strong> for non-luxury listings was 12, compared to 28 days for<br />

luxury listings.

AVERAGE LIST VS SOLD PRICE<br />

Luxury vs Non-Luxury Listings<br />

Properties continue to sell at or above the original listing price. Average values for non-luxury<br />

listings surpassed the 100% mark in January 2021, whereas the same mark was hit among luxury<br />

listings in June 2021.
