The Future of Real Estate for Financial Health<br />
For the past many years I have written in our <strong>Collection</strong><br />
<strong>Magazine</strong>. I’ve covered everything from perceptions on our market<br />
to interpretations of economic conditions, housing results and a<br />
look to the future lifeblood of millions of property owners and<br />
investors. Now, a new question: “What will the future of real estate<br />
mean for me and my financial health?”<br />
The worldwide pandemic ushered in a massive and frenzied<br />
market. In 2020 and 2021 every well-priced property listed for sale<br />
received multiple inquiries, proposals and over-asking sale prices<br />
fueled by the multiple numbers of buyers emotionally prepared to<br />
push their offer to be the successful bidder. Inventory levels were<br />
low, and when these well-presented properties came to market, the<br />
buyer bananza began! A strong financial market and low interest<br />
rates also helped fuel this frenzy.<br />
But, alas, how the world has changed! Apprehension has<br />
overtaken buyer logic. Fear of the future has governed decisions<br />
and complicated the sales process.<br />
Additionally, sellers with substantial equity in their homes<br />
are reluctant to sell based on a couple of factors including the<br />
substantial tax on the equity/profit gained over the term of their<br />
ownership. In California, after the exclusion for tax purposes<br />
(500,000 for couples, 250,000 for individuals) the federal and state<br />
tax will approach 40 percent. For example, if an original purchase<br />
price years ago was $600,000 and now the value is $2,000,000,<br />
the gain is $1,400,000 (exclusive of brokerage fees and upgrades).<br />
With this gain of $1,400,000, a couple can exclude for tax (allowed<br />
by federal law) $500,000, leaving a residual gain of $900,000<br />
that is taxable. This means a federal and state tax liability of<br />
approximately $360,000.<br />
This is hard, philosophically, for anybody to absorb and<br />
accept. To add insult to injury, because of low inventory levels,<br />
these sellers willing to downsize often cannot find a suitable<br />
replacement property.<br />
To compound all of this, the financial portfolios of individuals<br />
(stocks and bonds) have tumbled. So in any affluent community of<br />
owners, those investment dollars that grew to far greater numbers<br />
are now no longer available to pull from the stock market to invest<br />
in real estate.<br />
This has accelerated a slow-down in activity. But all is not<br />
lost! We still have a unique situation in San Diego. Bordered on<br />
the west by the Pacific Ocean, east by the desert, north by Camp<br />
Pendleton and the south by Mexico, San Diego has a very limited<br />
supply of quality real estate. This means your home should continue<br />
to accelerate in value in spite of all of the factors listed above. In<br />
fact, any new purchase should do the same. That means now is the<br />
time to continue to invest in real estate.<br />

First things first: ordering the dipping oil to accompany your warm loaf of ciabatta is almost<br />
mandatory. The oil is bursting with the flavor of garlic, balsamic vinegar, and various herbs- all<br />
swimming deliciously in extra virgin olive oil. The herbed cauliflower cakes are also a favorite<br />
appetizer. They are delicately fried and topped with a subtly flavored red-pepper aioli. Some<br />
of us have likened the texture of these treats to a crispy risotto.<br />
When it comes to entrees, we like to evaluate a trattoria on how they handle the basics. In the<br />
case of Piatti, we love their take on spaghetti. Meatballs made of veal and pork offer a lighter<br />
feel than traditional beef, which makes this perfect for both lunch and dinner. For us, though,<br />
the coup de grâce is the dollop of goat cheese that rests atop the mound of pasta. Its mild<br />
creaminess is the perfect accompaniment to the sauce-coated noodles and the meatballs.<br />

The concept of “farm to table” has become ubiquitous with quality, sustainable, and<br />
locally-responsible cuisine. Little Italy’s Farmer’s Table is no exception.<br />
This family-owned and operated group of restaurants has 4 locations: La Mesa, Bay<br />
Park, Little Italy, and Chula Vista. Because the family who owns Farmer’s Table is of<br />
Sicilian heritage, the Little Italy location holds a special place in their heart... they’ve<br />
even imported a Stefano Ferrara pizza oven directly from Napoli as a testament to<br />
their commitment to authentic and quality cuisine!<br />
We recently visited for brunch and tried the Smoked Salmon Benedict, opting for the<br />
truffle arugula parmesan potatoes as our side. The Hollandaise, generously ladled<br />
over perfectly poached eggs, was silky and rich in flavor. A small mound of red Tobiko<br />
caviar- more commonly found as a garnish in sushi restaurants- sat atop each of the<br />
two velvety yellow mounds. Each bite of the roe provided its signature “pop” of flavor,<br />
a subtle and textured taste of the sea that complimented the smoked lox perfectly.<br />
Together, all of these elements combined for a perfectly savory and delicious breakfast<br />
that had us ready to take on the rest of our day.<br />

to be distracted by all of the beautiful signage, smells, and music from the numerous<br />
restaurants huddled together within convenient proximity to one another. It is for this<br />
very reason that Moniker General, with its subtle and tastefully understated exterior,<br />
stands out amongst the crowd. It also happens to be one of our favorite places in Point<br />
Loma to visit!<br />
Moniker General is divided into two halves: the side facing Loma Club’s golf course is an<br />
expansive space dedicated to whipping up freshly roasted coffee and, in the afternoons,<br />
craft brews or cocktails. The pet-friendly venue collaborates with OB Beans to offer<br />
freshly brewed coffee, with baristas standing by behind the bar to whip up your favorite<br />
version of it. On Friday and Saturday evenings, Moniker General’s bar takes center stage<br />
with live music in an environment that manages to be casual and elegant all at once.<br />
