WELCOME LETTER
Welcome to the dog days of summer—
and a brief astronomy lesson. In the summer, “Sirius” also called “Dog
Star” rises and sets with the sun. Because the star is so bright, ancient
Romans believed it added to the sun’s warmth, accounting for the long
stretch of sultry weather. They referred to this time as “diēs caniculārēs”
or “dog days.”
I recently found a weather-worn outdoor wooden bench in a local
second-hand furniture shop. I will strip and re-paint it eventually, but for
now I am enjoying the shabby chic look. If you like to discover pre-used
treasures too, “Shopping with a Re-Purpose” (on page 43) offers a guide on
where you can find vintage furniture, art and home goods nearby.
Another project on my list is—dare I say—wallpapering our hall
bathroom. I thought I would never consider wallpapering after
remembering past years of peeling off old paper and measuring, cutting,
pasting and positioning the new pattern. But wallpaper is back and bigger
than ever. “Why Not Wallpaper?” (on page 38) convinced me to give it a
try, but with the help of a wallpaper expert.
If your project is on a much larger scale—perhaps building a new
home—we have a section on “How to Choose a Home Builder” and a
directory of area builders (starting on page 64).
There’s no doubt things are heating up these days…literally and
figuratively. Supply chain issues prevail and home building, remodeling
and home buying costs are rising dramatically. We hope you can keep your
cool and make wise decisions that yield the well-designed, high-quality
result you’ve been dreaming of…perhaps now is a good time to wish on
the “Dog Star.”
Thanks for reading.
Dramatic outdoor lighting accents the striking stone and sapele exterior.
last
BUT NOT
least
Couple builds a dream home nestled among the trees
BY KAREN BRADNER | PHOTOS BY KELLY ANN PHOTOGRAPHY ➻
housetrends magazine 2022 19

“We’re done.” These are the words of one content homeowner from her seat on
the sofa as she scans her new surroundings. “This is our last home.”
Empty nesters Judy and Jerry have lived in a variety of homes built in a variety of
styles, but this is their first contemporary. The couple moved in to this four bedroom
3-1/2 bath single-level home, with a finished basement, in November of 2021 and
they couldn’t be happier.
And it’s easy to see why as soon as you pull up to the curb in front of their
Bellbrook home.
In an asymmetric style, with mid-century modern undertones, the exterior is an
intriguing combination of sapele (an African hardwood) and stone. A central courtyard
with a paver walkway beckons you to follow its trail to the offset double front
doors.
ABOVE The couple wanted large pavers instead of a poured concrete sidewalk. RIGHT Light streams into the entry via
the glass and walnut double doors and a band of windows that hug the ceiling.
A BLEND OF IDEAS
The home’s design was a team
effort between Judy, Jerry, Brian
Moore with Radian Custom
Builders, and architect Victoria
Messuri.
“I believe there’s wisdom in the
counsel of many,” Brian says. “We
all started boucing ideas off one
another and the project started
taking shape.”
Once plans were completed,
Brian took over and got busy
on the construction phase of
the 4,800-square-foot home.
Communication and planning were
essential in keeping the project on
schedule. “We order the appliances
and windows and begin planning
the kitchen before there’s even a
hole in the ground,” Brian says.
“And I keep my subcontractors
updated. I let them know where
we are in the process and where we
are with lead times. Everything is
constantly changing.”
Jerry was impressed with the
caliber of workers that were on
site. “Brian is incredibly fussy
about his subs,” he says. If you
could look behind what you see to
what you can’t see, you would see
the quality is just as good.”
An example of that type of quality
that is there, but not visible, is
on the flat roof where not a single
gutter is seen. The team at Van
Martin Roofing created a system
in which rain water is diverted to a
single location where downspouts,
tucked into the soffit, direct the
water away from the home.
“Quite a bit of engineering went
into that roof,” Brian says. ➻
housetrends magazine 2022 21

A striking cluster
of pendants drips
down the 27-foot
distance from the
entry’s ceiling to
the lower level.
22 housetrends.com

SEEING THE LIGHT
Once inside, a spacious 16-foot tall entry sets
the tone for this light-filled, open concept home.
A grand staircase wraps around a 27-foot-long
chandelier that descends from the entry ceiling to
the floor of the lower level.
“Brian and I looked for hours and days and
weeks for that chandelier,” Judy says. “We both
liked it. It’s from Israel. The glass pieces are handmade.
It was delivered in two large boxes.”
Aging-in-place features include no steps into
the home from the garage and a design with an
elevator shaft should that option be needed in
the future.
Downstairs are two guest rooms, a game area,
and a bar with seating at the island. This space
comes in handy when the couple’s family and
friends visit.
But it’s the wall featuring a dramatic, black,
floor-to-ceiling bookcase that intrigues grandkids
and guests alike. By grabbing a sweet spot on one
of the shelves, a large panel of the bookcase slides
open to reveal a bonus exercise room.
“That hidden room was Brian’s idea,” Judy says.
ABOVE A sleek bar area provides options when the couple
entertains family on the lower level. MIDDLE A sizeable
section of the bookcase glides open easily to reveal a secret
space. BOTTOM Hand-blown sconces by local artist Jim
Delange flank both sides of the range hood.
GOING WITH THE FLOW
Back upstairs, the home is divided into two wings:
the private side includes the primary suite and a
guest room with an ensuite bath. On the opposite
side of the floor plan are the working rooms of
the home—the kitchen, great room and dining
area—which all flow easily between one another
with no walls separating them.
The kitchen is a show stopper with it’s expansive,
quartzite topped island which measures over
ten by four feet. A strip of windows brings a bit
of the outdoor in above hickory cabinets with an
oatmeal finish. The island is stained a soft black
with what Judy refers to as a subtle cherry undertone.
The backsplash is covered in large-format
porcelain tiles which compliment the island’s
countertop. Joe Chapman with Sims-Lohman
was instrumental in the design of this space.
“Joe was an incredibly valuable part of the
team,” Jerry says. “Joe and I went round and
round on that backsplash before settling on that
tile,” Judy adds. But their effort was worth it
when you see the completed space.
“I just love it,” says Judy. ➻
housetrends magazine 2022 23

The built-in cubbies and floating shelves on the living room’s accent walls were the builder’s idea.
DOWN TIME
Just a quick turn away from the island is a cozy, but open,
living area with a feature wall of built-in nooks and floating
shelves. A sofa, love seat and dual recliners provide plenty of
options for relaxing and viewing the action on the 75-inch
television which can be tied into a speaker system installed by
Hanson Audio Video. A state-of-the-art DMF lighting system,
supplied by Hanson and installed by Russell Electric Services,
comes amazingly close to matching the look and feel of natural
sunlight in the home. Each recessed light fixture can be
customized based on the look and needs of each room.
“The flexibility of that system is amazing,” Brian says.
THE GREAT OUTDOORS
The living room opens to a covered deck that sits in an unparalled
setting. Lush greenery surrounds the space, creating a
private, inviting spot for relaxation.
“This deck is like living in a treehouse. We’re up so high we
see the tops of the trees,” Judy says. “I don’t know how it gets
any better.”
BIGGER,
Brighter,
BETTER
Kitchen doubles in size and invites
in an abundance of daylight
BY LEE RHODES | PHOTOS BY MARK TEPE
The area to the right of the beam is newly acquisitioned space for the kitchen.
28 housetrends.com

They say bigger is better. And most of us believe that brighter is also better. For the Nickol family, their
kitchen renovation is both bigger and brighter, and it couldn’t be better. The kitchen used to be half its
current size. A first-floor renovation, to include the kitchen, required re-positioning much of the house,
relocating closets and the laundry room (originally housed in the kitchen), and reconfiguring some kitchen
windows. It was all worth it, because the end result is a beautifully expanded space that is light, airy, and
most of all, bright. ➻
housetrends magazine 2022 29

Homeowner Sarah Nickol
elaborates: “When we bought the
house, it had been vacant for several
years and was kind of a time capsule,”
she says. “Everything was maroon,
tan and green. It was a small space
with dark floors and very little light
coming in.”
READY FOR A RE-DO
Sarah and her husband Seth engaged
contractor Todd Ross and kitchen
designer Melissa Kehayes to create
and implement the new layout. Of
particular consideration as they
began the plans was the supporting
beam that runs across the top of
the room. Too thick to be recessed
into the ceiling, the beam could not
be hidden and thus needed to be
incorporated into the overall design.
Melissa, who works at Western
Custom Cabinetry, explains. “I knew
we were going to have to find a way
to embrace the beam, so it was not
randomly in some open spot over a
window,” she says. “I told Sarah that
if she was open to it, I could make
the design look really awesome by
centering the hood on the beam.”
They did just that, and next,
Melissa and the homeowners worked
through choices around the kitchen’s
spectacular island. Sarah was clear
that she wanted a large island, as
the family often entertains and, as
is typical in most homes, everyone
congregates around the island. In
order to create an island out of one
continuous slab, one typically has a
limitation of ten feet. Using the same
ingenuity she employed with
➻
area, watercolor floral wallpaper adds a
soft, pastoral touch. 2 A custom paper
the beam, Melissa opted to create
an island that totals 13 feet. Because
of the butcher block at the end,
she was able to use one continuous
quartz stone with no unsightly seam
running down the middle.
Sarah, who originally wanted an allwood
island, is beyond pleased with
the ultimate choice and with the use
of the warm white Calacatta quartz.
“Melissa pointed out that we already
had wood floors, a wood beam and
a wood butcher block. That’s lots of
wood,” she says with a laugh. “She
was 100 percent correct.”
PRACTICE MAKES PERFECT
The stain for the butcher block
required testing about a dozen custom
mixes to perfectly match it to
the beam and to the wood outlining
the glass cabinets. Conversely,
Sarah explains that they didn’t want
the butcher block and the floors to
be “matchy-matchy.” She wanted the
floors, which originally had a yellowish
undertone, to be a bit grainy and
to reflect a warmer hue. This was
accomplished by sanding down and
staining the existing hardwoods.
“The warmer stain fits Sarah and
her family,” says Melissa. “It made it
more inviting, whereas white oak can
be more modern, and that wasn’t the
style of this house.”
The eclectic light fixtures, including
simple candelabras and black
wrought-iron lanterns, illuminate the
floors and increase the warmth factor.
been vacant for several years and
was kind of a time capsule.”
–Sarah Nickol
POPULAR PERKS
One of Sarah’s favorite features is the range. Her recent cooking endeavors are turning out well,
and she gives credit for this fact to the range. She also loves her ice machine. Due to appliance
product shortages, the family received their new appliances on a staggered basis, one every couple
of months. When the ice machine arrived, it quickly became a family favorite. “It’s built in so you
can’t even tell where it is—it’s part of the cabinetry,” explains Sarah. “It also holds 65 pounds of
ice, so we will never run out. This is great since we have a pool.”
Matching double doors open to a well-outfitted pantry with built in cabinetry and shelving. The
kitchen originally had two separate closets in this area, separated by several feet of wasted space.
Melissa suggested demoing the entire thing to create an amazing walk-in pantry. “It’s a game
changer,” she says. “In an older house in Montgomery, something cool and unexpected like this
is unusual.”
Another cherished feature is the hutch with its floating shelves and soft floral wallpaper. This
area gets a bit of time in the spotlight when Sarah is stationed at the dining room table for work
calls. “It’s my backdrop for Zoom. I get comments from my coworkers, and I say, ‘It’s part of my
brand-new kitchen that I’m slightly obsessed with,’” concludes Sarah with a laugh.
ASK THE EXPERT
rea estate
DID I MISS
SELLING AT
THE TOP OF
THE MARKET?
Given the current economic climate, many sellers
we have been meeting with lately are expressing
concerns that they “missed their window” to sell
their home for top dollar. While any observable
slowdowns will be highly dependent on the
specific location, a number of areas across the
country are seeing a definite shift in housing
market conditions. Rising interest rates, possible
recession fears, and escalating gas prices can
certainly be cited as nationwide contributing
factors.
In the Cincinnati market, we are currently
seeing a decline in showing activity and an
increase in available housing inventory.
However, our inventory has been in such
short supply over the past few years that it still
remains tight in most areas, despite the slight
increase. While you may begin to notice time on
market creeping up slowly and the beginning
of some price reductions for active listings, the
fact remains that our continued lack of supply
in many areas should prevent any significant
downward pressure on prices.
There are those that fear a 2008 housing
crash is on the horizon. Most experts agree
this is not the case. We entered 2008 with a
very high volume of inventory and much lower
buyer demand than we are experiencing today.
In our overall market, we are still observing a
shortage of homes to meet the current demand.
If this trend continues, the usual economic rule
of supply and demand should prevail. Less
showings and fewer offers being submitted
could potentially result in some lower sale
prices, but most would argue that home prices
have been artificially escalated in recent times
by a buying frenzy. Any notable downward trend
in pricing is not expected in the near future.
All that being said, pricing a property correctly
from the onset has always been an important
element in strategic marketing and maximizing
the ultimate sale price. Any missteps in pricing
when a property first hits the market will certainly
cost the consumer time and money in the long
run. This will become more important than ever
in a potentially changing market.
A typical late summer slowdown is definitely
on the horizon, regardless of the overall market
conditions. We are seeing many sellers who
were already planning to move interested in
selling sooner rather than later in order to avoid
any potential future changes to their property
value.
No matter where the market is headed, the
timeline to sell is a deeply personal one. Many
times there are other pressing reasons to sell
besides the current economic climate. Perhaps
you are relocating for a job, or your youngest
child is headed off to college in the fall, leaving
you with an “empty nest”. As you begin to
explore the right timeframe for you, it will be
important to consult an experienced real estate
agent. When you do, be sure to align with an
agent that “weathered” the 2008 storm and has
the expertise to price ahead of the market and
the tools to effectively protect one of your largest
investments.
WHY NOT
Wallpaper?
PHOTOS BY CONNIE KIMSEY
Valdivia in Charcoal from York Wallcoverings
Most of us know that a fresh coat of paint can
be the easiest way to upgrade a room, but when
it comes to making a statement, you might want
to look to wallpaper.
In a satisfying swing away from the neutral grays that have dominated many
of our homes for the past several years, homeowners and designers are embracing
the colors, patterns and textures of wallpaper again.
“Wallpaper is a dramatic way to change a space,” says interior decorator and
stager Alisa Culyer. “It’s unlikely that I would go into a home and not suggest it.”
“It’s just so fun. It’s adventurous,” she says. “And it’s just another avenue to
embrace your style.”
38 housetrends.com

WHAT’S NEW
Culyer says the choices are just getting wilder, bolder, with more color and
more texture than the wallpaper a generation or two ago. Now the choices are
much more varied—and specific. The largest and oldest wallcoverings producer
in North America, York Wallcoverings, claims to have 15,000 active patterns.
York, and similar companies like Graham & Brown, and Thibaut often team
up with well-known designers to create wonderful, innovative patterns. Plus,
there are talented independent designers featured on sites such as Etsy and
Spoonflower, who are causing a bit of an industry stir as well.
WORKING WITH WHAT
YOU’VE GOT
While the neutrals—grays, beiges
and whites—are not completely
going away anytime soon, those hues
are great backdrops for the color
introduced through wallpaper.
And it’s not just color. Wallpaper
can also add texture to a space. For
example, grasscloth provides depth
and texture and comes in a plethora
of colors. This is a great solution
for homeowners who aren’t ready to
jump into a pattern.
There’s no doubt the options can
be overwhelming. There are many
sources for wallpaper, and an internet
search may yield overwhelming
results. You might want to work with
a designer who could help direct you
through the process. A good designer
will begin by talking with you about
your favorite colors, styles and possibly
a favorite item—furniture, art,
or rug—in your home to use as a
launching point.
“You don’t want to just jump right
into it,” says Culyer. “You want to
make sure it’s a pattern or color that
is suited for the room. For example, I
do a lot of ceiling wallpaper, she says.
“But it has to be in the right space and
has to make sense.” ➻
interior decorating and staging renovations in Greater Cincinnati, Dayton, Ohio and
Northern Kentucky.
TAKING A CHANCE
When offering a client a bold option, Culyer
says the response is often, “Are you sure?
That’s really out there.” But after the installation,
the usual response is, “We love it!”
One of the first places Culyer suggests wallpapering
is a guest bathroom. “If you have
guests over you want them to come out and
say, ‘Oh my gosh, did you see the bathroom?’”
APPLICATION OPTIONS
While the basic pre-pasted and non-pasted
papers are still the industry standards, a
newer self-adhesive or peel and stick option
is available.
“That application might get a little hairy,”
Culyer says. “I definitely don’t want to nix
peel and stick because it is a great option for
a rental or maybe a smaller accent wall. Just
be aware you need to do your math correctly
and understand about matching the patterns.
Chances are it’s going to take much more
paper than what you think to create that look
that you want.”
WHERE SHOULDN’T YOU USE
WALLPAPER?
You probably want to avoid spaces that are
high in moisture, like behind a stove or near
a shower. But wallpaper has come a long way.
Powder rooms, laundry rooms and most
bathrooms are fine. Proper installation is key
in these rooms though.
PRIORITIZE PAPER QUALITY
There are many different avenues for purchasing
wallcoverings: the internet, hardware
stores, paint stores, or directly from your
designer. You want to make sure you are
buying it from a reputable source. It’s worth
spending a bit more to get a higher-quality
paper and reliable customer service from the
manufacturer.
In addition to a designer, a skilled installer
will know if the paper is high-quality and if
it will work in the room you are considering.
Get their input before you purchase the
paper. They will provide you with an estimate
of how many single or double rolls you will
need. Experience definitely counts in this
field.
shopping with a
Re-purpose
BY KAREN BRADNER
Motivations vary. It could be the idea that the item has a history. Or perhaps it’s a bit more
green—an emphasis on recycling. Or maybe it’s the most enticing motivation of all—they are
getting a great piece for a bargain price. But whatever the reason behind it, savvy shoppers are
flocking to resale shops and sites when it comes to furnishing their homes.
“I like the idea of repurposing instead of throwing things
away and buying new,” says Pat Altenau of Newport,
Kentucky. “Plus, there’s the joy of finding that unexpected
find—and a deal—I’m always looking for that deal.”
In a recent Homearama in Cincinnati, a new-build
home was furnished with a focus on vintage pieces from
Everything But The House. Aubrie Welsh, the interior
designer of the home suggests, “Buy things that you truly
love. Invest in quality pieces even if that means they were
pre-loved.” Her associate, Lara Roller adds, “People are
mixing in antiques and vintage pieces. There’s an appreciation
of the story.”
Whether you are downsizing, upsizing, or just ready
to give a room a new look, you may just want to check
out a resale or consignment shop in your neighborhood,
as well as some of the several online options. Perusing
someone else’s discarded treasures is a great way to spend
a Saturday afternoon with a friend, or an evening at home
in front of your computer.
In Columbus, Paula Chamblin Aulino with Paula
Chamblin Interiors says, Grandview Mercantile and Revue
is “one of my go-to sources for fabulous, unique home
accessories that add personality to a space. The inventory
is constantly changing and just seems to get better and
better.”
Here are a few of our favorites with a focus on the greater
Cincinnati, Columbus and Dayton areas. Please note
that most of these businesses have an online presence as
well as an Ohio-based showroom or warehouse.
Should your goal be to consign, you will need to make
arrangements for a member of their team to preview and
Ravenous. Hollow Leg. Hungry as a Horse. These are words and phrases that might be tossed around frequently
in a home that houses teenage boys. Parents in these homes know how difficult it is to keep the
fridge stocked and the kitchen clean. And, in today’s economy, teenage boys can Eat you out of House and
Home. So, with the hearty appetites of their two sons and family meal prep in mind, Kerry and Matthew
Green made the decision to renovate their family’s kitchen. ➻
“We all like to cook, even the boys participate,”
Kerry explains. “We’re cooking
meals three to four nights a week.
We wanted the kitchen to be open so
we can all be in there at the same time,
not climbing over each other.”
“I think it was the island that caused
us to finally redesign the kitchen,” she
says. “It had a cooktop in the middle of
it, and you couldn’t sit there—especially
if someone was cooking—because it
could burn you. We really wanted that
flex seating of the island.”
THREE IN ONE
The Greens chose The Cleary Company
to design and renovate their kitchen.
Katie Florjancic, the designer who
worked with the couple, explains that
she always starts by learning the “pain
points” of her clients, the things they
don’t like about the space. “We then
talk about what they want the space to
look like and any special features they
want,” Florjancic adds.
Kerry and Matthew had a wish list,
and Katie came up with three different
design plans for them to choose from.
“We ended up incorporating pieces of
all three,” Kerry says. “It was a hybrid.
We did not know what to do with the
pantry, and I love where we ended up
with it.”
The original pantry was located in
a corner that was taking up prime
real estate. By moving the refrigerator,
they were able to enclose a pantry with
sliding doors that reveal 70 inches of
front-facing storage. The old pantry
space was replaced with an area favored
by the boys.
“With two teenage boys, you can
imagine the microwave and pantry are
highly used,” Florjancic says. Garage
door cabinetry was used to camouflage
these appliances. “They wanted
these easily accessible but outside of
the main cooking space.” ➻
ABOVE A handsome pass-through fireplace
separates the dining area from the living room.
RIGHT The cooktop in the center made seating
at the original island a bit tricky.
fireplace to make for an easier flow.
A SENSIBLE MOVE
The traditional cooking triangle was
important to Kerry, because she
knew it would make things easier.
Originally, the fridge was located off
by itself, and Kerry explains, “We
were just constantly climbing over
each other.”
By moving the refrigerator to where
the ovens were, placing the range and
oven where the sink was, and installing
the sink in the island; the family
achieved a much more functional
cooking space. The GE Café appliances
are perfect for the family, especially
the over-sized refrigerator. “We’re
having fun playing around with how
much milk we can go through in a
week,” Kerry jokes.
She also loves her Moen faucet that
operates touch-free with Wi-Fi function.
“I can tell Alexa to fill the coffee
pot, and the faucet knows how much
water to fill.”
LIGHTEN UP
Kerry and Matthew really wanted a
more open concept from their kitchen
to the living room. The original
space had a pass-through window
in a wall of cabinetry. By removing
the wall, the room was automatically
opened up. However, they had to
recreate that lost storage in another
area. This is where the window seat
comes in.
“We always wanted a bench seat
under the window in our dining
room,” Matthew says. “That was one
of our must-haves.” The storage was
moved to the cabinets that flank the
window seat. The drawers below the
seat are push to open. “We find that
those are really great, because if you
want to use the window seat you’re
not getting caught on the hardware,”
Florjancic explains.
Removing the wall between the kitchen and living room definitely opened
and brightened things up, but the couple wanted to do more to highlight their
new space. “Kerry and Matthew really wanted to do a contrasting island with a
white kitchen surrounding that,” Florjancic says. “We found the perfect shades
of white and charcoal.”
“We actually lost a window where the cooktop and range are, but you’d never
know it because of how bright the space is.” ➻
WORTH IT
Kerry admits that the family missed
their kitchen during the renovation,
but the final space makes it all
worth it. “We lived out of the basement
where we have a wet bar,” she
describes. “We still tried to cook in
the microwave, and we used our oven
roaster and hot plate. We invested in a
lot of meal kits.”
“The stairs were the hardest,” Kerry
adds of refinishing the staircase to
match with the modern farmhouse feel
of the renovation. “Our house looked
like a haunted house, or like we’d gone
to the moon. They used a powdercoated
paint, so everything was tarped.
It only took three or four days. I wasn’t
sure I’d go through that part again—
but the results are worth it. I am so
thankful for the crew who came into
our home, especially over the course
of the pandemic. They cared about our
home and our family.”
The coffee station and microwave can be
discreetly hidden behind recessing cabinetry doors.
PLACE
New condominium community, One Highland,
entices homebuyers to Fort Thomas
BY KAREN BRADNER | Photos by Sibcy Cline Photography
As they prepared for their youngest to head off to college this fall—following two of her siblings
at the University of Kentucky—Jeff and Stacey Jacobs were ready to make a move. The couple
raised their four children in Terrace Park, but now Kentucky—Fort Thomas in particular—seemed
to be calling them.
The two met at Morehead State, and right after college Stacey lived in Fort Thomas and loved
the community. When the Jacobs learned about the condominiums being built at the intersection
of Highland and Ft. Thomas Avenues they were intrigued. They knew the developer, Rick
Greiwe, and were quite familiar with the high standards shown in Greiwe Development’s downtown
Cincinnati, Mariemont and Hyde Park communities. ➻
housetrends magazine 2022 61

JUST ONE LOOK
As soon as they stepped inside the model
unit of The Residences at One Highland,
Jeff and Stacey were sold. Walls of windows
create open, light-filled rooms, and
tall ceilings, ranging from a generous 10
to 14 feet make these rooms feel spacious.
Single-level living appealed to the
couple and the two-bedroom, two-bath,
floor plan they chose, checked all their
boxes.
“Once we saw it, we fell in love,” Jeff
says. “We said this is the place for us. It
was an easy decision.”
The Jacobs were especially pleased with
the fit and finish of the unit. “There’s no
need to upgrade,” he says. “Rick just
does a nice job. Everything is already
upgraded.”
For example, rich wood floors run
throughout the units. Amish made cabinetry,
quartz countertops and Kohler
fixtures grace the kitchen and baths, and
Sub-Zero/Wolf appliances satisfy serious
cooks. These selections follow six premium
design schemes created by Greiwe
Interiors.
OPEN AND AIRY
The residences all have at least two bedrooms
and two baths, while the larger
units also feature a study and extra half
bath. All include a fireplace, laundry room
and covered terrace. Sizes range from
1,800 to 3,200 square feet with pricing
between $795,000 and $1.3 million.
The model showcases the work of the
team at the Fort Thomas-based Best
Furniture Gallery. Owners, Craig and
Carolynn Reis, took their cues from the
open and airy, transitional feel of the
dwelling. Furnishings focus on a clean
neutral palette with pops of color resulting
in a timeless, yet fresh, appeal.
“We love the way these homes are laid
out,” Craig says. “It’s a real livable kind
of space.”
room or a guest bedroom when needed. 3
LOCATION, LOCATION
The setting of this 18-condominium community was
carefully chosen. The developer believes in selecting locations
so that owners can enjoy an engaging lifestyle. The
Residences at One Highland, he says, have a hometown
feel and offer several desired amenities within walking
distance.
While construction is scheduled to be completed in
mid-August, there is already a perk in place on the first
level—Fort Thomas Coffee complete with a bakery and
wine bar is open for business.
“Restaurants, a boutique, pharmacy and other convenient
services are on the same block,” Greiwe says. Plus,
a community theater, gallery, weaving, music, and dance
studios comprise an emerging, adjacent arts district. An
extensive park and trail system offers options for those
interested in outdoor pursuits.
Jeff says One Highland is just about as great a location
as they could hope for. “It’s a five-minute drive from
downtown and a 15-minute drive to the airport. It’s close
to everything.”
Visit fortthomaslifestyle.com for details or stop by on Sundays
1-3 pm for the open house.
How to Choose a
Home Builder
Helpful tips from The National Association of Home Builders
If you’re in the market for a new home, you should shop for your builder
as carefully as you shop for your home. Whether you are buying a condo, a
townhouse, a house in a subdivision or a custom-built house, you want to know
you are buying a good quality home from a reputable builder.
Zicka Homes Community in Anderson Township
Find a builder you connect with and trust,
you’ll be partners in a project for a year or more.
– Julie Zicka, Zicka Homes
64 housetrends.com

Make a list of possible builders
Contact your local home builders’ association
to obtain a list of builders who
construct homes in your area. In Greater
Cincinnati contact: cincybuilders.com
Look online or in local publications
for builders and projects. Ads and articles
can help you learn which builders
are active in your area, the types of
homes they are building and the prices
you can expect to pay. Local real estate
agents may also be able to help you in
your search.
Ask friends and relatives for recommendations.
Ask about builders they
have dealt with directly, or ask for names
of acquaintances who have had a good
experience with a builder.
Do your homework
When you have a list of potential builders,
it’s time to start asking lots of questions.
Interview potential home builders to
get their answers. (See sidebar for suggested
questions.)
Visit a builder’s recently built homes
and subdivisions. Drive by on a Saturday
morning when homeowners may be
outside. Introduce yourself and say you
are considering buying a home from the
builder who built their home. Talk to
several owners and try to get a random
sample of opinions. The more people
you talk with, the more accurate an
impression of a builder you are likely
to get.
Some questions to ask include: Are
you happy with your home? If you had
problems, were they fixed promptly and
properly? Would you buy another home
from this builder? Usually, people tell
you if they are pleased with their homes.
And if they are not, they’ll probably
want to tell you why.
When you talk to builders and homeowners,
take along a notebook to record
the information you find and your personal
impressions about specific builders
and homes. Doing so will help you
make comparisons later. ➻
QUESTIONS TO ASK
YOUR HOME BUILDER
You should feel comfortable asking a potential
home builder every question you think is
important. A professional builder or sales representative
will want to make you a happy and
satisfied homeowner.
Besides “How much does it cost,” and “When can we
move in?” here are some other questions you should ask:
❖ Will the builder give you references of recent buyers/
occupants?
❖ Does the builder have a financing plan established?
❖ Are there options in the floor plan — for example, can
a basement or deck be added?
❖ Can a room such as the basement be left unfinished?
❖ How much “customizing” can be done versus standard
features?
❖ Can appliances be up- or down-graded?
❖ Are there any additional fees relating to the home or
development?
❖ Will there be a homeowners’ association? If so, what
will the dues cost and what do they cover?
❖ Does the builder offer a warranty program?
❖ Does the price include landscaping? What if the plants
die within a year?
❖ Are there any restrictive covenants?
❖ What are the estimated taxes on the property?
❖ How is the school system rated?
❖ Are daycare centers and grocery stores convenient
and satisfactory?
❖ What about emergency facilities — police, fire
department and hospitals?
❖ Are there any major development plans for the area in
the next five years?
CHECKLIST FOR FINDING
AND HIRING A BUILDER
✔ Make sure the builder or home remodeler has a
permanent business location and a good reputation
with local banks and suppliers.
✔ Find out how long they have been in the building
business. It usually takes three to five years to
establish a financially sound business. You want to
make sure they will be around after the construction
is complete to service any warranties.
✔ Check out the company’s rating and if there have
been any complaints filed with your local Better
Business Bureau: bbb.org.
✔ Make sure the builder has sufficient workers
compensation and general liability insurance. If
not, you may be liable for any construction-related
accidents on your premises.
✔ Ask the builder to provide you with names of
previous customers. If they won’t, beware. If they
do, ask the customers if they would hire the builder
again.
✔ Ask if you can see the builder’s work, both
completed and in progress. Check for quality of
workmanship and materials.
✔ Do you feel you can easily communicate with the
builder? Remember you will be in close contact
with them throughout the construction process and
afterward as you live in your new home.
✔ Make sure the builder provides you with a complete
and clearly written contract. The contract will benefit
both of you. Get and review a copy of the home
warranty as well.
✔ Be cautious of unusually low-priced bids. If the
builder is unable to pay for the materials and labor
as the project proceeds, this may indicate a potential
problem. Keep in mind that less expensive does not
necessarily mean better!
The bitterness of poor quality
remains long after the sweetness
of low price is forgotten.
– Benjamin Franklin
Shop for quality and value
Look at new homes whenever you
can. Home shows and open houses
sponsored by builders are good
opportunities. Model homes and
houses displayed in home shows are
often furnished to give you ideas for
using the space. You may also ask a
builder to see unfurnished homes.
When examining a home, look
at the quality of the construction.
Inspect the cabinetry, carpeting, trim
work and paint. Ask the builder or
the builder’s representative a lot of
questions. Get as many specifics as
possible. If you receive the answers
verbally rather than in writing,
take notes. Never hesitate to ask a
question.
Welcome to the
neighborhood
ChimneyRidge sits high on 26 wooded
acres off Butterworth Road in the City
of Loveland. A gas lit front entry with
natural stone walls lends an old-world
charm to the former homestead of Civil
War Union General Thomas Tinsley
Heath.
Presented by CB Butterworth, LLC. (Ken
Campbell & Greg Berling), ChimneyRidge is
located in Warren County and is part of the
Little Miami School District. This all-new neighborhood
is limited to 30 homesites, many of
which back up to private, wooded and sloping
rear yards with lot sizes of up to two acres.
Cut among the old growth trees of
ChimneyRidge, three cul-de-sac streets place
residents less than a mile from the shops and
restaurants of Historic Downtown Loveland
and its widely recognized Bike Trail.
Neighboring communities including Milford,
Madeira and Montgomery offer additional
shopping and dining options. ChimneyRidge
offers easy access to I-275 and is a short drive
to Kenwood Towne Centre, Kings Island,
Lindner Family Tennis Center, Oasis Golf Club,
O’Bannon Creek Golf Club and much more!
