WELCOME LETTER<br />
Welcome to the dog days of summer—<br />
and a brief astronomy lesson. In the summer, “Sirius” also called “Dog<br />
Star” rises and sets with the sun. Because the star is so bright, ancient<br />
Romans believed it added to the sun’s warmth, accounting for the long<br />
stretch of sultry weather. They referred to this time as “diēs caniculārēs”<br />
or “dog days.”<br />
I recently found a weather-worn outdoor wooden bench in a local<br />
second-hand furniture shop. I will strip and re-paint it eventually, but for<br />
now I am enjoying the shabby chic look. If you like to discover pre-used<br />
treasures too, “Shopping with a Re-Purpose” (on page 43) offers a guide on<br />
where you can find vintage furniture, art and home goods nearby.<br />
Another project on my list is—dare I say—wallpapering our hall<br />
bathroom. I thought I would never consider wallpapering after<br />
remembering past years of peeling off old paper and measuring, cutting,<br />
pasting and positioning the new pattern. But wallpaper is back and bigger<br />
than ever. “Why Not Wallpaper?” (on page 38) convinced me to give it a<br />
try, but with the help of a wallpaper expert.<br />

There’s no doubt things are heating up these days…literally and<br />
figuratively. Supply chain issues prevail and home building, remodeling<br />

result you’ve been dreaming of…perhaps now is a good time to wish on<br />

Couple builds a dream home nestled among the trees<br />

“We’re done.” These are the words of one content homeowner from her seat on<br />
the sofa as she scans her new surroundings. “This is our last home.”<br />
Empty nesters Judy and Jerry have lived in a variety of homes built in a variety of<br />
styles, but this is their first contemporary. The couple moved in to this four bedroom<br />
3-1/2 bath single-level home, with a finished basement, in November of 2021 and<br />
they couldn’t be happier.<br />
And it’s easy to see why as soon as you pull up to the curb in front of their<br />
Bellbrook home.<br />
In an asymmetric style, with mid-century modern undertones, the exterior is an<br />
intriguing combination of sapele (an African hardwood) and stone. A central courtyard<br />
with a paver walkway beckons you to follow its trail to the offset double front<br />
doors.<br />

A BLEND OF IDEAS<br />
The home’s design was a team<br />
effort between Judy, Jerry, Brian<br />
Moore with Radian Custom<br />
Builders, and architect Victoria<br />
Messuri.<br />
“I believe there’s wisdom in the<br />
counsel of many,” Brian says. “We<br />
all started boucing ideas off one<br />
another and the project started<br />
taking shape.”<br />
Once plans were completed,<br />
Brian took over and got busy<br />
on the construction phase of<br />
the 4,800-square-foot home.<br />
Communication and planning were<br />
essential in keeping the project on<br />
schedule. “We order the appliances<br />
and windows and begin planning<br />
the kitchen before there’s even a<br />
hole in the ground,” Brian says.<br />
“And I keep my subcontractors<br />
updated. I let them know where<br />
we are in the process and where we<br />
are with lead times. Everything is<br />
constantly changing.”<br />
Jerry was impressed with the<br />
caliber of workers that were on<br />
site. “Brian is incredibly fussy<br />
about his subs,” he says. If you<br />
could look behind what you see to<br />
what you can’t see, you would see<br />
the quality is just as good.”<br />
An example of that type of quality<br />
that is there, but not visible, is<br />
on the flat roof where not a single<br />
gutter is seen. The team at Van<br />
Martin Roofing created a system<br />
in which rain water is diverted to a<br />
single location where downspouts,<br />
tucked into the soffit, direct the<br />
water away from the home.<br />
“Quite a bit of engineering went<br />
into that roof,” Brian says. ➻<br />

SEEING THE LIGHT<br />
Once inside, a spacious 16-foot tall entry sets<br />
the tone for this light-filled, open concept home.<br />
A grand staircase wraps around a 27-foot-long<br />
chandelier that descends from the entry ceiling to<br />
the floor of the lower level.<br />
“Brian and I looked for hours and days and<br />
weeks for that chandelier,” Judy says. “We both<br />
liked it. It’s from Israel. The glass pieces are handmade.<br />
It was delivered in two large boxes.”<br />
Aging-in-place features include no steps into<br />
the home from the garage and a design with an<br />
elevator shaft should that option be needed in<br />
the future.<br />
Downstairs are two guest rooms, a game area,<br />
and a bar with seating at the island. This space<br />
comes in handy when the couple’s family and<br />
friends visit.<br />
But it’s the wall featuring a dramatic, black,<br />
floor-to-ceiling bookcase that intrigues grandkids<br />
and guests alike. By grabbing a sweet spot on one<br />
of the shelves, a large panel of the bookcase slides<br />
open to reveal a bonus exercise room.<br />
“That hidden room was Brian’s idea,” Judy says.<br />
ABOVE A sleek bar area provides options when the couple<br />
entertains family on the lower level. MIDDLE A sizeable<br />
section of the bookcase glides open easily to reveal a secret<br />
space. BOTTOM Hand-blown sconces by local artist Jim<br />
Delange flank both sides of the range hood.<br />
GOING WITH THE FLOW<br />
Back upstairs, the home is divided into two wings:<br />
the private side includes the primary suite and a<br />
guest room with an ensuite bath. On the opposite<br />
side of the floor plan are the working rooms of<br />
the home—the kitchen, great room and dining<br />
area—which all flow easily between one another<br />
with no walls separating them.<br />
The kitchen is a show stopper with it’s expansive,<br />
quartzite topped island which measures over<br />
ten by four feet. A strip of windows brings a bit<br />
of the outdoor in above hickory cabinets with an<br />
oatmeal finish. The island is stained a soft black<br />
with what Judy refers to as a subtle cherry undertone.<br />
The backsplash is covered in large-format<br />
porcelain tiles which compliment the island’s<br />
countertop. Joe Chapman with Sims-Lohman<br />
was instrumental in the design of this space.<br />
“Joe was an incredibly valuable part of the<br />
team,” Jerry says. “Joe and I went round and<br />
round on that backsplash before settling on that<br />
tile,” Judy adds. But their effort was worth it<br />
when you see the completed space.<br />

The built-in cubbies and floating shelves on the living room’s accent walls were the builder’s idea.<br />
DOWN TIME<br />
Just a quick turn away from the island is a cozy, but open,<br />
living area with a feature wall of built-in nooks and floating<br />
shelves. A sofa, love seat and dual recliners provide plenty of<br />
options for relaxing and viewing the action on the 75-inch<br />
television which can be tied into a speaker system installed by<br />
Hanson Audio Video. A state-of-the-art DMF lighting system,<br />
supplied by Hanson and installed by Russell Electric Services,<br />
comes amazingly close to matching the look and feel of natural<br />
sunlight in the home. Each recessed light fixture can be<br />
customized based on the look and needs of each room.<br />
“The flexibility of that system is amazing,” Brian says.<br />
THE GREAT OUTDOORS<br />
The living room opens to a covered deck that sits in an unparalled<br />
setting. Lush greenery surrounds the space, creating a<br />
private, inviting spot for relaxation.<br />
“This deck is like living in a treehouse. We’re up so high we<br />
see the tops of the trees,” Judy says. “I don’t know how it gets<br />
any better.”<br />

They say bigger is better. And most of us believe that brighter is also better. For the Nickol family, their<br />
kitchen renovation is both bigger and brighter, and it couldn’t be better. The kitchen used to be half its<br />
current size. A first-floor renovation, to include the kitchen, required re-positioning much of the house,<br />
relocating closets and the laundry room (originally housed in the kitchen), and reconfiguring some kitchen<br />
windows. It was all worth it, because the end result is a beautifully expanded space that is light, airy, and<br />
most of all, bright. ➻<br />

Homeowner Sarah Nickol<br />
elaborates: “When we bought the<br />
house, it had been vacant for several<br />
years and was kind of a time capsule,”<br />
she says. “Everything was maroon,<br />
tan and green. It was a small space<br />
with dark floors and very little light<br />
coming in.”<br />
READY FOR A RE-DO<br />
Sarah and her husband Seth engaged<br />
contractor Todd Ross and kitchen<br />
designer Melissa Kehayes to create<br />
and implement the new layout. Of<br />
particular consideration as they<br />
began the plans was the supporting<br />
beam that runs across the top of<br />
the room. Too thick to be recessed<br />
into the ceiling, the beam could not<br />
be hidden and thus needed to be<br />
incorporated into the overall design.<br />
Melissa, who works at Western<br />
Custom Cabinetry, explains. “I knew<br />
we were going to have to find a way<br />
to embrace the beam, so it was not<br />
randomly in some open spot over a<br />
window,” she says. “I told Sarah that<br />
if she was open to it, I could make<br />
the design look really awesome by<br />
centering the hood on the beam.”<br />
They did just that, and next,<br />
Melissa and the homeowners worked<br />
through choices around the kitchen’s<br />
spectacular island. Sarah was clear<br />
that she wanted a large island, as<br />
the family often entertains and, as<br />
is typical in most homes, everyone<br />
congregates around the island. In<br />
order to create an island out of one<br />
continuous slab, one typically has a<br />
limitation of ten feet. Using the same<br />
ingenuity she employed with<br />

the beam, Melissa opted to create<br />
an island that totals 13 feet. Because<br />
of the butcher block at the end,<br />
she was able to use one continuous<br />
quartz stone with no unsightly seam<br />
running down the middle.<br />

the ultimate choice and with the use<br />
of the warm white Calacatta quartz.<br />
“Melissa pointed out that we already<br />
had wood floors, a wood beam and<br />
a wood butcher block. That’s lots of<br />
wood,” she says with a laugh. “She<br />
was 100 percent correct.”<br />
PRACTICE MAKES PERFECT<br />
The stain for the butcher block<br />
required testing about a dozen custom<br />
mixes to perfectly match it to<br />
the beam and to the wood outlining<br />
the glass cabinets. Conversely,<br />
Sarah explains that they didn’t want<br />
the butcher block and the floors to<br />
be “matchy-matchy.” She wanted the<br />
floors, which originally had a yellowish<br />
undertone, to be a bit grainy and<br />
to reflect a warmer hue. This was<br />
accomplished by sanding down and<br />
staining the existing hardwoods.<br />
“The warmer stain fits Sarah and<br />
her family,” says Melissa. “It made it<br />
more inviting, whereas white oak can<br />
be more modern, and that wasn’t the<br />
style of this house.”<br />
The eclectic light fixtures, including<br />
simple candelabras and black<br />
wrought-iron lanterns, illuminate the<br />
floors and increase the warmth factor.<br />

POPULAR PERKS<br />
One of Sarah’s favorite features is the range. Her recent cooking endeavors are turning out well,<br />
and she gives credit for this fact to the range. She also loves her ice machine. Due to appliance<br />
product shortages, the family received their new appliances on a staggered basis, one every couple<br />
of months. When the ice machine arrived, it quickly became a family favorite. “It’s built in so you<br />
can’t even tell where it is—it’s part of the cabinetry,” explains Sarah. “It also holds 65 pounds of<br />
ice, so we will never run out. This is great since we have a pool.”<br />
Matching double doors open to a well-outfitted pantry with built in cabinetry and shelving. The<br />
kitchen originally had two separate closets in this area, separated by several feet of wasted space.<br />
Melissa suggested demoing the entire thing to create an amazing walk-in pantry. “It’s a game<br />
changer,” she says. “In an older house in Montgomery, something cool and unexpected like this<br />
is unusual.”<br />
Another cherished feature is the hutch with its floating shelves and soft floral wallpaper. This<br />
area gets a bit of time in the spotlight when Sarah is stationed at the dining room table for work<br />
calls. “It’s my backdrop for Zoom. I get comments from my coworkers, and I say, ‘It’s part of my<br />
brand-new kitchen that I’m slightly obsessed with,’” concludes Sarah with a laugh.<br />

THE MARKET?<br />
Given the current economic climate, many sellers<br />
we have been meeting with lately are expressing<br />
concerns that they “missed their window” to sell<br />
their home for top dollar. While any observable<br />
slowdowns will be highly dependent on the<br />
specific location, a number of areas across the<br />
country are seeing a definite shift in housing<br />
market conditions. Rising interest rates, possible<br />
recession fears, and escalating gas prices can<br />
certainly be cited as nationwide contributing<br />
factors.<br />
In the <strong>Cincinnati</strong> market, we are currently<br />
seeing a decline in showing activity and an<br />
increase in available housing inventory.<br />
However, our inventory has been in such<br />
short supply over the past few years that it still<br />
remains tight in most areas, despite the slight<br />
increase. While you may begin to notice time on<br />
market creeping up slowly and the beginning<br />
of some price reductions for active listings, the<br />
fact remains that our continued lack of supply<br />
in many areas should prevent any significant<br />
downward pressure on prices.<br />
There are those that fear a 2008 housing<br />
crash is on the horizon. Most experts agree<br />
this is not the case. We entered 2008 with a<br />
very high volume of inventory and much lower<br />
buyer demand than we are experiencing today.<br />
In our overall market, we are still observing a<br />
shortage of homes to meet the current demand.<br />
If this trend continues, the usual economic rule<br />
of supply and demand should prevail. Less<br />
showings and fewer offers being submitted<br />
could potentially result in some lower sale<br />
prices, but most would argue that home prices<br />
have been artificially escalated in recent times<br />
by a buying frenzy. Any notable downward trend<br />
in pricing is not expected in the near future.<br />
All that being said, pricing a property correctly<br />
from the onset has always been an important<br />
element in strategic marketing and maximizing<br />
the ultimate sale price. Any missteps in pricing<br />
when a property first hits the market will certainly<br />
cost the consumer time and money in the long<br />
run. This will become more important than ever<br />
in a potentially changing market.<br />
A typical late summer slowdown is definitely<br />
on the horizon, regardless of the overall market<br />
conditions. We are seeing many sellers who<br />
were already planning to move interested in<br />
selling sooner rather than later in order to avoid<br />
any potential future changes to their property<br />
value.<br />
No matter where the market is headed, the<br />
timeline to sell is a deeply personal one. Many<br />
times there are other pressing reasons to sell<br />
besides the current economic climate. Perhaps<br />
you are relocating for a job, or your youngest<br />
child is headed off to college in the fall, leaving<br />
you with an “empty nest”. As you begin to<br />
explore the right timeframe for you, it will be<br />
important to consult an experienced real estate<br />
agent. When you do, be sure to align with an<br />
agent that “weathered” the 2008 storm and has<br />
the expertise to price ahead of the market and<br />
the tools to effectively protect one of your largest<br />
investments.<br />

Most of us know that a fresh coat of paint can<br />
be the easiest way to upgrade a room, but when<br />
it comes to making a statement, you might want<br />
to look to wallpaper.<br />
In a satisfying swing away from the neutral grays that have dominated many<br />
of our homes for the past several years, homeowners and designers are embracing<br />
the colors, patterns and textures of wallpaper again.<br />
“Wallpaper is a dramatic way to change a space,” says interior decorator and<br />
stager Alisa Culyer. “It’s unlikely that I would go into a home and not suggest it.”<br />
“It’s just so fun. It’s adventurous,” she says. “And it’s just another avenue to<br />
embrace your style.”<br />

WHAT’S NEW<br />
Culyer says the choices are just getting wilder, bolder, with more color and<br />
more texture than the wallpaper a generation or two ago. Now the choices are<br />
much more varied—and specific. The largest and oldest wallcoverings producer<br />
in North America, York Wallcoverings, claims to have 15,000 active patterns.<br />
York, and similar companies like Graham & Brown, and Thibaut often team<br />
up with well-known designers to create wonderful, innovative patterns. Plus,<br />
there are talented independent designers featured on sites such as Etsy and<br />
Spoonflower, who are causing a bit of an industry stir as well.<br />

WORKING WITH WHAT<br />
YOU’VE GOT<br />
While the neutrals—grays, beiges<br />
and whites—are not completely<br />
going away anytime soon, those hues<br />
are great backdrops for the color<br />
introduced through wallpaper.<br />
And it’s not just color. Wallpaper<br />
can also add texture to a space. For<br />
example, grasscloth provides depth<br />
and texture and comes in a plethora<br />
of colors. This is a great solution<br />
for homeowners who aren’t ready to<br />
jump into a pattern.<br />
There’s no doubt the options can<br />
be overwhelming. There are many<br />
sources for wallpaper, and an internet<br />
search may yield overwhelming<br />
results. You might want to work with<br />
a designer who could help direct you<br />
through the process. A good designer<br />
will begin by talking with you about<br />
your favorite colors, styles and possibly<br />
a favorite item—furniture, art,<br />
or rug—in your home to use as a<br />
launching point.<br />
“You don’t want to just jump right<br />
into it,” says Culyer. “You want to<br />
make sure it’s a pattern or color that<br />
is suited for the room. For example, I<br />
do a lot of ceiling wallpaper, she says.<br />
“But it has to be in the right space and<br />

TAKING A CHANCE<br />
When offering a client a bold option, Culyer<br />
says the response is often, “Are you sure?<br />
That’s really out there.” But after the installation,<br />
the usual response is, “We love it!”<br />
One of the first places Culyer suggests wallpapering<br />
is a guest bathroom. “If you have<br />
guests over you want them to come out and<br />
say, ‘Oh my gosh, did you see the bathroom?’”<br />
APPLICATION OPTIONS<br />
While the basic pre-pasted and non-pasted<br />
papers are still the industry standards, a<br />
newer self-adhesive or peel and stick option<br />
is available.<br />
“That application might get a little hairy,”<br />
Culyer says. “I definitely don’t want to nix<br />
peel and stick because it is a great option for<br />
a rental or maybe a smaller accent wall. Just<br />
be aware you need to do your math correctly<br />
and understand about matching the patterns.<br />
Chances are it’s going to take much more<br />
paper than what you think to create that look<br />
that you want.”<br />
WHERE SHOULDN’T YOU USE<br />
WALLPAPER?<br />
You probably want to avoid spaces that are<br />
high in moisture, like behind a stove or near<br />
a shower. But wallpaper has come a long way.<br />
Powder rooms, laundry rooms and most<br />
bathrooms are fine. Proper installation is key<br />
in these rooms though.<br />
PRIORITIZE PAPER QUALITY<br />
There are many different avenues for purchasing<br />
wallcoverings: the internet, hardware<br />
stores, paint stores, or directly from your<br />
designer. You want to make sure you are<br />
buying it from a reputable source. It’s worth<br />
spending a bit more to get a higher-quality<br />
paper and reliable customer service from the<br />
manufacturer.<br />
In addition to a designer, a skilled installer<br />
will know if the paper is high-quality and if<br />
it will work in the room you are considering.<br />
Get their input before you purchase the<br />
paper. They will provide you with an estimate<br />
of how many single or double rolls you will<br />
need. Experience definitely counts in this<br />
field.<br />

Motivations vary. It could be the idea that the item has a history. Or perhaps it’s a bit more<br />
green—an emphasis on recycling. Or maybe it’s the most enticing motivation of all—they are<br />
getting a great piece for a bargain price. But whatever the reason behind it, savvy shoppers are<br />
flocking to resale shops and sites when it comes to furnishing their homes.<br />
“I like the idea of repurposing instead of throwing things<br />
away and buying new,” says Pat Altenau of Newport,<br />
Kentucky. “Plus, there’s the joy of finding that unexpected<br />
find—and a deal—I’m always looking for that deal.”<br />
In a recent Homearama in <strong>Cincinnati</strong>, a new-build<br />
home was furnished with a focus on vintage pieces from<br />
Everything But The House. Aubrie Welsh, the interior<br />
designer of the home suggests, “Buy things that you truly<br />
love. Invest in quality pieces even if that means they were<br />
pre-loved.” Her associate, Lara Roller adds, “People are<br />
mixing in antiques and vintage pieces. There’s an appreciation<br />
of the story.”<br />
Whether you are downsizing, upsizing, or just ready<br />
to give a room a new look, you may just want to check<br />
out a resale or consignment shop in your neighborhood,<br />
as well as some of the several online options. Perusing<br />
someone else’s discarded treasures is a great way to spend<br />
a Saturday afternoon with a friend, or an evening at home<br />
in front of your computer.<br />

in a home that houses teenage boys. Parents in these homes know how difficult it is to keep the<br />
fridge stocked and the kitchen clean. And, in today’s economy, teenage boys can Eat you out of House and<br />
Home. So, with the hearty appetites of their two sons and family meal prep in mind, Kerry and Matthew<br />
Green made the decision to renovate their family’s kitchen. ➻<br />

“We all like to cook, even the boys participate,”<br />
Kerry explains. “We’re cooking<br />
meals three to four nights a week.<br />
We wanted the kitchen to be open so<br />
we can all be in there at the same time,<br />
not climbing over each other.”<br />
“I think it was the island that caused<br />
us to finally redesign the kitchen,” she<br />
says. “It had a cooktop in the middle of<br />
it, and you couldn’t sit there—especially<br />
if someone was cooking—because it<br />
could burn you. We really wanted that<br />
flex seating of the island.”<br />
THREE IN ONE<br />
The Greens chose The Cleary Company<br />
to design and renovate their kitchen.<br />
Katie Florjancic, the designer who<br />
worked with the couple, explains that<br />
she always starts by learning the “pain<br />
points” of her clients, the things they<br />
don’t like about the space. “We then<br />
talk about what they want the space to<br />
look like and any special features they<br />
want,” Florjancic adds.<br />
Kerry and Matthew had a wish list,<br />
and Katie came up with three different<br />
design plans for them to choose from.<br />
“We ended up incorporating pieces of<br />
all three,” Kerry says. “It was a hybrid.<br />
We did not know what to do with the<br />
pantry, and I love where we ended up<br />
with it.”<br />
The original pantry was located in<br />
a corner that was taking up prime<br />
real estate. By moving the refrigerator,<br />
they were able to enclose a pantry with<br />
sliding doors that reveal 70 inches of<br />
front-facing storage. The old pantry<br />
space was replaced with an area favored<br />
by the boys.<br />
“With two teenage boys, you can<br />
imagine the microwave and pantry are<br />
highly used,” Florjancic says. Garage<br />
door cabinetry was used to camouflage<br />
these appliances. “They wanted<br />
these easily accessible but outside of<br />
the main cooking space.” ➻<br />

A SENSIBLE MOVE<br />
The traditional cooking triangle was<br />
important to Kerry, because she<br />
knew it would make things easier.<br />
Originally, the fridge was located off<br />
by itself, and Kerry explains, “We<br />
were just constantly climbing over<br />
each other.”<br />
By moving the refrigerator to where<br />
the ovens were, placing the range and<br />
oven where the sink was, and installing<br />
the sink in the island; the family<br />
achieved a much more functional<br />
cooking space. The GE Café appliances<br />
are perfect for the family, especially<br />
the over-sized refrigerator. “We’re<br />
having fun playing around with how<br />
much milk we can go through in a<br />
week,” Kerry jokes.<br />
She also loves her Moen faucet that<br />
operates touch-free with Wi-Fi function.<br />
“I can tell Alexa to fill the coffee<br />
pot, and the faucet knows how much<br />
water to fill.”<br />
LIGHTEN UP<br />
Kerry and Matthew really wanted a<br />
more open concept from their kitchen<br />
to the living room. The original<br />
space had a pass-through window<br />
in a wall of cabinetry. By removing<br />
the wall, the room was automatically<br />
opened up. However, they had to<br />
recreate that lost storage in another<br />
area. This is where the window seat<br />
comes in.<br />
“We always wanted a bench seat<br />
under the window in our dining<br />
room,” Matthew says. “That was one<br />
of our must-haves.” The storage was<br />
moved to the cabinets that flank the<br />
window seat. The drawers below the<br />
seat are push to open. “We find that<br />
those are really great, because if you<br />
want to use the window seat you’re<br />
not getting caught on the hardware,”<br />
Florjancic explains.<br />
Removing the wall between the kitchen and living room definitely opened<br />
and brightened things up, but the couple wanted to do more to highlight their<br />
new space. “Kerry and Matthew really wanted to do a contrasting island with a<br />
white kitchen surrounding that,” Florjancic says. “We found the perfect shades<br />
of white and charcoal.”<br />
“We actually lost a window where the cooktop and range are, but you’d never<br />
know it because of how bright the space is.” ➻<br />

WORTH IT<br />
Kerry admits that the family missed<br />
their kitchen during the renovation,<br />
but the final space makes it all<br />
worth it. “We lived out of the basement<br />
where we have a wet bar,” she<br />
describes. “We still tried to cook in<br />
the microwave, and we used our oven<br />
roaster and hot plate. We invested in a<br />
lot of meal kits.”<br />
“The stairs were the hardest,” Kerry<br />
adds of refinishing the staircase to<br />
match with the modern farmhouse feel<br />
of the renovation. “Our house looked<br />
like a haunted house, or like we’d gone<br />
to the moon. They used a powdercoated<br />
paint, so everything was tarped.<br />
It only took three or four days. I wasn’t<br />
sure I’d go through that part again—<br />
but the results are worth it. I am so<br />
thankful for the crew who came into<br />
our home, especially over the course<br />
of the pandemic. They cared about our<br />
home and our family.”<br />

As they prepared for their youngest to head off to college this fall—following two of her siblings<br />
at the University of Kentucky—Jeff and Stacey Jacobs were ready to make a move. The couple<br />
raised their four children in Terrace Park, but now Kentucky—Fort Thomas in particular—seemed<br />
to be calling them.<br />
The two met at Morehead State, and right after college Stacey lived in Fort Thomas and loved<br />
the community. When the Jacobs learned about the condominiums being built at the intersection<br />
of Highland and Ft. Thomas Avenues they were intrigued. They knew the developer, Rick<br />
Greiwe, and were quite familiar with the high standards shown in Greiwe Development’s downtown<br />
<strong>Cincinnati</strong>, Mariemont and Hyde Park communities. ➻<br />

JUST ONE LOOK<br />
As soon as they stepped inside the model<br />
unit of The Residences at One Highland,<br />
Jeff and Stacey were sold. Walls of windows<br />
create open, light-filled rooms, and<br />
tall ceilings, ranging from a generous 10<br />
to 14 feet make these rooms feel spacious.<br />
Single-level living appealed to the<br />
couple and the two-bedroom, two-bath,<br />
floor plan they chose, checked all their<br />
boxes.<br />
“Once we saw it, we fell in love,” Jeff<br />
says. “We said this is the place for us. It<br />
was an easy decision.”<br />
The Jacobs were especially pleased with<br />
the fit and finish of the unit. “There’s no<br />
need to upgrade,” he says. “Rick just<br />
does a nice job. Everything is already<br />
upgraded.”<br />
For example, rich wood floors run<br />
throughout the units. Amish made cabinetry,<br />
quartz countertops and Kohler<br />
fixtures grace the kitchen and baths, and<br />
Sub-Zero/Wolf appliances satisfy serious<br />
cooks. These selections follow six premium<br />
design schemes created by Greiwe<br />
Interiors.<br />
OPEN AND AIRY<br />
The residences all have at least two bedrooms<br />
and two baths, while the larger<br />
units also feature a study and extra half<br />
bath. All include a fireplace, laundry room<br />
and covered terrace. Sizes range from<br />
1,800 to 3,200 square feet with pricing<br />
between $795,000 and $1.3 million.<br />
The model showcases the work of the<br />
team at the Fort Thomas-based Best<br />
Furniture Gallery. Owners, Craig and<br />
Carolynn Reis, took their cues from the<br />
open and airy, transitional feel of the<br />
dwelling. Furnishings focus on a clean<br />
neutral palette with pops of color resulting<br />
in a timeless, yet fresh, appeal.<br />
“We love the way these homes are laid<br />
out,” Craig says. “It’s a real livable kind<br />
of space.”<br />

LOCATION, LOCATION<br />
The setting of this 18-condominium community was<br />
carefully chosen. The developer believes in selecting locations<br />
so that owners can enjoy an engaging lifestyle. The<br />
Residences at One Highland, he says, have a hometown<br />
feel and offer several desired amenities within walking<br />
distance.<br />
While construction is scheduled to be completed in<br />
mid-<strong>August</strong>, there is already a perk in place on the first<br />
level—Fort Thomas Coffee complete with a bakery and<br />
wine bar is open for business.<br />
“Restaurants, a boutique, pharmacy and other convenient<br />
services are on the same block,” Greiwe says. Plus,<br />
a community theater, gallery, weaving, music, and dance<br />
studios comprise an emerging, adjacent arts district. An<br />
extensive park and trail system offers options for those<br />
interested in outdoor pursuits.<br />
Jeff says One Highland is just about as great a location<br />
as they could hope for. “It’s a five-minute drive from<br />
downtown and a 15-minute drive to the airport. It’s close<br />
to everything.”<br />

If you’re in the market for a new home, you should shop for your builder<br />
as carefully as you shop for your home. Whether you are buying a condo, a<br />
townhouse, a house in a subdivision or a custom-built house, you want to know<br />
you are buying a good quality home from a reputable builder.<br />

Do your homework<br />
When you have a list of potential builders,<br />
it’s time to start asking lots of questions.<br />
Interview potential home builders to<br />
get their answers. (See sidebar for suggested<br />
questions.)<br />
Visit a builder’s recently built homes<br />
and subdivisions. Drive by on a Saturday<br />
morning when homeowners may be<br />
outside. Introduce yourself and say you<br />
are considering buying a home from the<br />
builder who built their home. Talk to<br />
several owners and try to get a random<br />
sample of opinions. The more people<br />
you talk with, the more accurate an<br />
impression of a builder you are likely<br />
to get.<br />
Some questions to ask include: Are<br />
you happy with your home? If you had<br />
problems, were they fixed promptly and<br />
properly? Would you buy another home<br />
from this builder? Usually, people tell<br />
you if they are pleased with their homes.<br />
And if they are not, they’ll probably<br />
want to tell you why.<br />
When you talk to builders and homeowners,<br />
take along a notebook to record<br />
the information you find and your personal<br />
impressions about specific builders<br />
and homes. Doing so will help you<br />
make comparisons later. ➻<br />
QUESTIONS TO ASK<br />
YOUR HOME BUILDER<br />
You should feel comfortable asking a potential<br />
home builder every question you think is<br />
important. A professional builder or sales representative<br />
will want to make you a happy and<br />
satisfied homeowner.<br />
Besides “How much does it cost,” and “When can we<br />
move in?” here are some other questions you should ask:<br />
❖ Will the builder give you references of recent buyers/<br />
occupants?<br />
❖ Does the builder have a financing plan established?<br />
❖ Are there options in the floor plan — for example, can<br />
a basement or deck be added?<br />
❖ Can a room such as the basement be left unfinished?<br />
❖ How much “customizing” can be done versus standard<br />
features?<br />
❖ Can appliances be up- or down-graded?<br />
❖ Are there any additional fees relating to the home or<br />
development?<br />
❖ Will there be a homeowners’ association? If so, what<br />
will the dues cost and what do they cover?<br />
❖ Does the builder offer a warranty program?<br />
❖ Does the price include landscaping? What if the plants<br />
die within a year?<br />
❖ Are there any restrictive covenants?<br />
❖ What are the estimated taxes on the property?<br />
❖ How is the school system rated?<br />
❖ Are daycare centers and grocery stores convenient<br />
and satisfactory?<br />
❖ What about emergency facilities — police, fire<br />
department and hospitals?<br />
❖ Are there any major development plans for the area in<br />
the next five years?<br />

CHECKLIST FOR FINDING<br />
AND HIRING A BUILDER<br />
✔ Make sure the builder or home remodeler has a<br />
permanent business location and a good reputation<br />
with local banks and suppliers.<br />
✔ Find out how long they have been in the building<br />
business. It usually takes three to five years to<br />
establish a financially sound business. You want to<br />
make sure they will be around after the construction<br />
is complete to service any warranties.<br />
✔ Check out the company’s rating and if there have<br />
been any complaints filed with your local Better<br />
Business Bureau: bbb.org.<br />
✔ Make sure the builder has sufficient workers<br />
compensation and general liability insurance. If<br />
not, you may be liable for any construction-related<br />
accidents on your premises.<br />
✔ Ask the builder to provide you with names of<br />
previous customers. If they won’t, beware. If they<br />
do, ask the customers if they would hire the builder<br />
again.<br />
✔ Ask if you can see the builder’s work, both<br />
completed and in progress. Check for quality of<br />
workmanship and materials.<br />
✔ Do you feel you can easily communicate with the<br />
builder? Remember you will be in close contact<br />
with them throughout the construction process and<br />
afterward as you live in your new home.<br />
✔ Make sure the builder provides you with a complete<br />
and clearly written contract. The contract will benefit<br />
both of you. Get and review a copy of the home<br />
warranty as well.<br />
✔ Be cautious of unusually low-priced bids. If the<br />
builder is unable to pay for the materials and labor<br />
as the project proceeds, this may indicate a potential<br />
problem. Keep in mind that less expensive does not<br />
necessarily mean better!<br />

Look at new homes whenever you<br />
can. Home shows and open houses<br />
sponsored by builders are good<br />
opportunities. Model homes and<br />
houses displayed in home shows are<br />
often furnished to give you ideas for<br />
using the space. You may also ask a<br />
builder to see unfurnished homes.<br />
When examining a home, look<br />
at the quality of the construction.<br />
Inspect the cabinetry, carpeting, trim<br />
work and paint. Ask the builder or<br />
the builder’s representative a lot of<br />
questions. Get as many specifics as<br />
possible. If you receive the answers<br />
verbally rather than in writing,<br />
take notes. Never hesitate to ask a<br />
question.<br />

TICKET PRICES<br />
Tickets are $20 at the gate. Discount tickets are available online at<br />
www.cincyhomearama.com or on the <strong>Cincinnati</strong> HOMEARAMA ® app<br />
for $19. A special TWO-DAY ticket will be available for $30 at the gate<br />
only. Children 12 and under are admitted for free if accompanied by an<br />
adult. No tickets sold or admittance to the show after 8 p.m.<br />
DIRECTIONS<br />
GPS address: 10377 Butterworth Road, Loveland, OH 45140<br />
From I-275 North or South, Take Exit 52 Loveland/Indian Hill. Turn Left<br />
onto Loveland-Madeira Road, right onto West Loveland Avenue, left onto<br />
State Route 48, left onto Butterworth Road then right into ChimneyRidge<br />
and follow signs to HOMEARAMA ® parking.<br />
PARKING AND MORE SHOW DETAILS<br />
There is no charge for parking as it is included in the ticket price.<br />
Parking is located on site and will be a mostly gravel lot. The Home<br />
Builder Association of Greater <strong>Cincinnati</strong>, HOMEARAMA ® or the developer<br />
are not responsible for valuables that are left in cars, muddy cars,<br />
gravel dust or muddy shoes. If it is raining, or if it has rained for a considerable<br />
amount of time, you can assume that the lot could be muddy and<br />
you should plan accordingly.<br />
FREE SHUTTLE: Enjoy all that downtown Loveland has to offer. Show<br />
attendees can park at 220 E. Loveland Avenue, and board a 30-passenger<br />
air-conditioned bus and be dropped off right at the gate to the<br />
HOMEARAMA ® show. The shuttle bus will run approximately every 15<br />
minutes from downtown Loveland to the HOMEARAMA ® site and back<br />
to downtown Loveland. The shuttle bus service is ONLY available on<br />
weekends (Fri. – Sun. from 11:45 a.m. until 9:15 p.m., and on Labor<br />
Day, Mon., Sept. 5 from 11:45 a.m. until 9:15 p.m).<br />

A restroom trailer and handicap accessible portable restrooms will be<br />
available on site.<br />
No strollers, wagons or child backpacks with metal frames are permitted<br />
in the show homes. No pets are permitted within the show site, except<br />
for service animals (documentation is required for service animals). We<br />
suggest you wear gym shoes or flat shoes to HOMEARAMA ® . There is a<br />
considerable amount of walking at the show and there are steps in most<br />
of the homes.<br />
HANDICAP ACCESSIBILITY NOTICE<br />
Please be aware that the homes being shown in the HOMEARAMA ®<br />
home show are not handicap accessible. The homes are privately<br />
owned, built for general marketing and resale purposes to the general<br />
public. Therefore, they are not required to be, nor can they be equipped<br />
for handicap accessibility. Only the handicap parking lot area, public<br />
restrooms and concessions are handicap accessible.<br />
