WELCOME LETTER
Several years ago, my mother was visiting for the holidays. She is a
quilter and she wanted my help tracking down a particular pattern she’d
seen on television. On Christmas day, after presents and before dinner,
I hopped online and found a phone number for the Texas quilter behind
the pattern named “Drunkard’s Path.” We called and were ready to leave
our message. Much to our surprise, the quilter answered. My mother
was excited to talk—quilter to quilter—and was amazed I was able to
track down the information she needed so quickly.
It’s always enjoyable to talk to someone who shares your passion.
And we are passionate about sharing the incredible homes and gardens
we are fortunate enough to visit. The team at Housetrends loves when
our readers write in with a compliment (that’s our favorite), a question
or a suggestion. We will spend a serious chunk of time tracking down
info you need regarding paint colors, light fixtures, curtain fabrics—
you name it.
We absolutely want to be a valuable resource for you. Let us know
if there is anything in particular you’d like us to feature. After all, you
are the reason we exist. We are thankful for your support along with
our relationship with the talented businesses who trust us with their
advertising efforts.
Thanks for reading. Happy Thanksgiving!
TO BE
different
Kitchen designs that take a bit
of a break from the norm
There’s a pull to play it safe and go with what’s current when designing our kitchens.
This is one of the pricier spaces in our homes and return on investment is a
serious consideration. But, factor in how much time is spent living and entertaining
here and it makes sense to let these rooms reflect our styles. Here are the
creations of people who let their personalities shine in the heart of their home.
Some are subtle, some are daring. See if you have a favorite. ➻
Embrace the aging process
While crisp new cabinetry, flooring and tile often take center
stage in kitchens, these homeowners wanted a space to match the
old-world style of the rest of their home. Repurposed barn wood
covers the cathedral ceiling in the breakfast area. A 50-ton screw
jack the couple found at a shipyard serves as a support for the
table and 2,800 bricks, hand sanded by the homeowner, cover the
walls. The result is a modern kitchen with a warm vintage feel.
Plan on lifestyle rather than resale
After choosing this bold turquoise color for her kitchen, several people tried to change this homeowner’s mind. “But, I
stuck to my guns,” she says. I couldn’t stand the idea of renovating my kitchen in such a way that it would be various
shades of neutral. “I wanted to do something different, something happy and bold. Why can’t we make bold choices
about our home and stop worrying about what colors and materials would be good for resale?” Bravo!
Skip the stools and claim your space
It’s hard not to immediately take notice of this kitchen’s hand-built, walnut and maple
center island. But what you might not notice at first is the absence of barstools near the
9 by 4-foot structure. There’s a definite reason for that. The homeowner likes to cook and
entertain crowds and would prefer her guests not cluster near the island and fence her in
while she is cooking. She says, “I like to disperse the crowd so I can really function.” ➻
Play with interference
Needing to work around a support column after moving this kitchen to a new location in
the home, designer Karen Bieszczak decided to embrace the obstacle by matching it up
with a mate. While the first post is structural, the second serves to conceal electrical wires
that connect to the ceiling lights and range hood above the 12-foot-long island. The posts
are covered with weathered wood, adding a welcome rustic touch.
Keep it simple and stand out
While the current trend is to mix and match, two, three, or even more woods and finishes in the
kitchen, sometimes it feels right to stick with one finish for a clean, uncluttered result. As an interior
designer, this homeowner knew the countless options available, but chose a raw white oak for
her perimeter cabinets, island and the floating shelves that flank the window above her sink. A
custom glaze and wash was applied to preserve the wood’s natural coloring. ➻
Opt for elegance
More than any other room in our home, the
focus is on function in our kitchens. However,
that doesn’t mean you can’t introduce a serious
layer of elegance to this space. The standout
here is a mirrored door refrigerator with an
intersecting circle overlay that carries through
to the custom-built glass front display cabinets.
The pattern continues in the tile inset
over the cooktop. All this grandeur is wrapped
in a soothing sea of silvers, blues, grays and
crystals.
A STRONG
point of hue
Colors of the year for 2023 lean toward making a statement
It’s hard to beat a white wall when creating a blank canvas for furnishings and artwork. Behr’s color of
the year, a creamy off-white, is a great example of the benefit of a neutral base. But if you are ready
for your walls to make a statement of their own, several paint manufacturers have made their choices
to create a color palette that positively pops. See if one strikes your fancy enough to spruce up a space
somewhere inside your home. ➻
housetrends idea book 2022 29
Sherwin-Williams
REDEND POINT SW 9081
One of the more muted shades of the bunch, Redend Point
is a blush-beige earthy hue that is suggestive of desert
tones. Sue Wadden, Sherwin-Williams’ director of color
marketing tells us, “If you put it next to beige, Redend Point
really looks like a color. But on its own, you see that it really
does act like a neutral, so it’s well-behaved.”
30 housetrends.com
Behr
BLANK CANVAS DC-003
Knowing there is always a need for a soft white to bring a
sense of calm to a space, Behr brings us Blank Canvas. With a
creamy undertone, this off-white has a subtle touch of yellow
in a nearly neutral hue that lets you refresh a room and set
the stage for endless possibilities. Use it to create a welcoming
atmosphere in an entry or hallway.
RASPBERRY BLUSH 2008-30
The team at Benjamin Moore believes we are ready to take a
step outside our comfort zone and bring color back into our
homes. Called an “unapologetic shade of red orange” this
hue will introduce high energy into your space regardless of
whether it is used to blanket the walls or as an accent color
on a piece of furniture.
VINING IVY PPG1148-6
A deep, shaded, Caribbean aqua with a turquoise undertone,
Vining Ivy from PPG and Glidden is described by Ashley
McCollum, the color expert at Glidden, as “energizing yet
grounding.” This versatile teal can be used as an accent wall
with lighter muted aqua tones around it. Or use it on the
exterior with darker woods or off-white trim.
Farrow & Ball
KITTIWAKE NO.307
Not limiting their choice to just one color, Farrow & Ball introduced
11 new colors for 2023. Kittiwake is a clean, sophisticated
blue with a touch of black pigment to create a warmer,
more relaxed feel. The manufacturer states that this hue stays
truly blue in all lighting. In the kitchen it’s a great complement
to stainless steel appliances.
34 housetrends.com
Farrow & Ball
BAMBOOZLE NO.304
A second new hue from Farrow & Ball is Bamboozle, a spirited
red. “This is a fantastic accent color,” says Joa Studholme,
colour curator for Farrow & Ball. She suggests using it in a
powder room, on a kitchen island, or in another small space.
She says, “It’s a way of introducing people to color so they realize
it’s not quite as frightening as they might think.”
Homeowners show no fear
when decorating these little gems
BY KAREN BRADNER
Even though they are typically the smallest rooms in our homes,
powder rooms often get showered with more than their fair
share of pizazz. The four basic elements necessary—vanity, toilet,
lighting and mirror—take on an inviting appeal when extra
touches on the walls, floors, and even sometimes the ceilings,
come in to play. F Take a look at our collection and see which
style suits your fancy. ➻
ON CONDO LIVING
Thinking about buying or selling
a condominium? What to consider
before making the move.
BY STEPHANIE AURORA LEWIS
When it comes to buying or selling a condo, many of the top items on our checklists—
location, number of bedrooms/baths, layout, safety, parking, overall appeal—don’t
vary that much from those used when searching for a traditional home. But while there
are plenty of similarities, there are a few key differences. We spoke with realtors who
specialize in marketing condominiums, as well as a home staging firm, to determine
what buyers and sellers should consider. ➻
IF YOU ARE SELLING…
Enthusiastic condo dwellers might
say it’s all about the “lock and go”
aspect, while others might cite the
view as their top reason for loving
their condo. But let’s consider some
design strategies to help present the
condo interior in the best light.
SET THE STAGE
Neutrality in both the coloring and
the style of the interior finishes, the
paint colors, and the furniture is a
strong selling strategy. If the condo
needs painting, Jo Potvin and Lisa
Mellott with Design to Market select
on-trend colors while still considering
the style and finishes. White for the
walls and trim is trending now and
this works well as a backdrop for featuring
artwork and signature pieces
of furniture.
THINK MULTI-PURPOSE
Finding a way to present an extra bedroom
as versatile is another strong
selling strategy. Featuring one as an
office with a couch bed gives prospective
buyers the idea that the room
could double its function. Other dualfunctional
ideas for an extra bedroom
include a TV room, a workout center,
a crafting area, or a library/reading
room. Plus, since storage is often
at a premium in a condo, adding a
closet organizational system would
be another attractive benefit for a
prospective buyer.
KITCHENS ARE ALWAYS
IMPORTANT
Similar to single-family homes,
spending money on the kitchen is
one of the biggest ways to improve
the condo for resale, says Mike Meyer,
realtor at Irongate, Inc. in the Dayton
area. Often in condos, the kitchens
are open to the living area. Because
of its visibility, this room should be
furnished with higher-end cabinetry,
countertop materials, backsplashes,
and perhaps even paneled appliances.
Efficient and creative storage options
are always a plus.
Should the condo be on the small
side, according to Design To Market,
there may not be space for a table
and chairs for dining. If there is an
island, with an overhang, be sure
to have stools to show seating for
dining. ➻
Top Multi-purpose rooms, such as a
study that serves as a guest room with
a pull-out sofa, allow buyers to see
IF YOU ARE BUYING…
“I always recommend a prospective
buyer ask for and read the past 12
months of the condo association’s
meeting minutes,” says Maria Walley,
realtor with Comey and Shepherd.
“Any issues that are important will be
in the minutes.”
Capital improvement projects,
cyclical assessments triggering additional
investments are all critical
issues that the new buyer should
understand before purchasing. For
the seller, becoming involved with
the condo association is a great way
to understand and to help mitigate
these extra investments as they come
to the surface.
If you have a pet, make sure animals
are allowed in the building. Walley
says that this may limit options when
purchasing. She also suggests, that
if pets are not allowed, sellers work
with their building’s board to try and
amend this clause. This change would
greatly widen sales opportunities.
OPTIONS FOR UPGRADING
Should you be considering purchasing a condo that you feel needs to be remodeled,
realize that expansive renovations could be challenging. As soon as there
are more than three condos connected to each other, the entire overall structure
becomes a commercial building in light of local building codes. Renovating
a condo building is therefore subject to a commercial building permit rather
than a much simpler residential permit.
Permeating the demising walls, (the partition walls that separate one tenant’s
space from another tenant’s space or from the building’s common areas)
ceilings, and floors must be carefully regulated because the safety and integrity
of the sum of all condos together in the one structure needs to be preserved.
Moving walls, updating the HVAC, rearranging plumbing fixtures, and even
updating the electrical systems are examples of renovations that all require a
building permit.
Plus, permits aside, there are physical limitations when it comes to remodeling.
For example, should you want to reconfigure a bathroom, Walley says,
moving a toilet might not really be possible if the floors are made of concrete.
Also, all renovations need to be handled within the parameters set by the building’s
board—timing, elevator access, noise regulations and more will need to
be addressed. ➻
DESIRED AMENITIES
The variety among condos is wide—from high-rises downtown to smaller communities
on the fringes of a city. Regardless of the location, common desired
features include dedicated parking spaces, extra storage options, community
rooms, pools, workout rooms, additional guest quarters, and even community
herb gardens. Sound attenuation and safety features may vary. Quieter buildings
tend to be constructed of concrete and door attendants may add an extra
level of security.
ON THE FINANCIAL END
HOA or association fees can vary
widely, and as Walley suggested earlier,
you want to have an understanding
of what the association will cover
and its funding history.
“Yes, there are association fees,”
Meyer says, “But it is worthwhile to
afford the convenience to have additional
down time to relax. You also
empower the community board to
make sure that standards of continuity
and upkeep are met.”
Walley adds that many of the newer
condo buildings provide tax abatements
as extra perks. Depending on
the specific abatement, this could
reduce costs for more than a decade.
Also, she says, should you fall in love
with a particular location, but can’t
afford a specific unit, keep in mind
that even within a single building,
prices could vary greatly depending
on the particular floor plan and its
location within the building.
THE DEMAND CONTINUES
As housing shortages continue, we
can expect to continue to see more
and more condominium buildings
on the rise. There has also been
a shift to living closer to downtown
areas, making condo living
an appealing option. Regardless
of whether the location is city or
suburb, finding ways to feature any
particular condo in its best light is
key to a quick sale.
For the same reason all major sports teams and universities do renovations during the offseason,
the fall and winter are an excellent time to make renovations and additions to your
patio. Here’s a couple reasons why you may choose the off-season to make repairs to your
patio vs. the spring/summer.
The patio won’t be usable during repairs.
This will inconvenience you less during the
A DRAMATIC
STAGE IS SET
Black or near black walls create
a powerful backdrop for
bedroom headboards, dining
room tables and bathroom
vanities. In most cases, the
drama focuses on one wall
in these rooms, while a soft
white paint often covers the
remaining surfaces. ➻
MAKING
HOME WORK
Rather than delegating these spaces to
a lower level or an upstairs bedroom,
today’s home offices are given a more
prominent location with ample windows
and a position near the front
entry. Interior designers are reporting
that his and her offices are in the top
of the list of client requests. ➻
MAKING IT
CLEAR
Transparent walls and doors
showcase a space or provide additional
light. Exercise rooms on display
behind a glass wall open up
to nearby activities. Offices and
bonus rooms located in the lower
level may feel a bit less cramped
thanks to one of their walls or
door being made of glass.
OUTDOORS GET
EVEN GREATER
Decks, patios and pools have always
been in fashion, but in the past few
years, homeowners have been taking
things up a notch—or three.
Outdoor rooms have structural
ceilings, solid tiled floors, fireplaces
and cover a considerable amount of
square footage, often traversing the
entire back expanse of the home.
