Welcome to the second edition <strong>of</strong> our <strong>Journal</strong>.<br />

Inside we detail a number <strong>of</strong> our success stories over the past twelve months, showcase<br />

James Harris. Three years after it was<br />

sold to a national agent in 1997 they<br />

established <strong>BCM</strong> in Winchester, later<br />

The intense conditions <strong>of</strong> 2021/2022<br />

have cooled slightly as we move into<br />

<strong>2023</strong> which has led to a less frenetic<br />

market with more measured attitudes<br />

from both vendors and purchasers.<br />

The mortgage market has recovered<br />

well from the interest rate ripple <strong>of</strong><br />

2022 and sentiment is positive on the<br />

back <strong>of</strong> a strongly recovering UK<br />

economy. Quality property continues<br />

to sell quickly and the ‘move from the<br />

city’ trend still remains a feature. Supply<br />

remains relatively low by historical<br />

standards which has helped values.<br />

Land and farms are selling particularly<br />

well as investors seek real assets in an<br />

inflationary period.<br />

Market Overview <strong>Isle</strong> <strong>of</strong> <strong>Wight</strong><br />

<strong>BCM</strong>’s <strong>Isle</strong> <strong>of</strong> <strong>Wight</strong> <strong>of</strong>fice saw a surge<br />

in market activity in 2022 with very<br />

strong demand from a range <strong>of</strong> buyers.<br />

66% were relocating from the mainland<br />

with a predominance <strong>of</strong> cash funded<br />

purchases. While location remained key,<br />

the shortage <strong>of</strong> available houses meant<br />

buyers widened their search to include<br />

the Island.<br />

At the top end <strong>of</strong> the market the island<br />

still represents good value for mainland<br />

buyers and changing working patterns<br />

with a recognition that the Island lifestyle<br />

has strengthened this in the post-covid<br />

era. Houses with land and/or incomeearning<br />

potential – such as holiday lets<br />

– remain popular. The island’s much<br />

improved broadband services have also<br />

helped buyers to commit.<br />

Farms and land have seen a strengthening<br />

market that continues to grow into <strong>2023</strong>.<br />

Financial turbulence in the UK’s equity<br />

markets has pushed some towards this<br />

‘safe haven’ asset and growing demand<br />

from environmental investors for land<br />

has tightened the market. <strong>BCM</strong> predicts<br />

further strength into 2024. Development<br />

sites <strong>of</strong> all scales continue to sell well<br />

but those with well-considered planning<br />

permissions and properly discharged<br />

conditions find the best values.<br />

Overall, <strong>BCM</strong> sees the Island market<br />

‘returning to normal’ as we run into<br />

<strong>2023</strong> – there is plenty <strong>of</strong> strength in<br />

the market for well-presented property<br />

and no shortage <strong>of</strong> buyers for the right<br />

package.<br />

Over the last 12 months we have seen<br />

a continued theme <strong>of</strong> lack <strong>of</strong> supply<br />

and strong demand for property, land<br />

and investment opportunities within the<br />

rural sector.<br />

The prime estate and farms market<br />

has seen a considerable boom reaching<br />

prices similar to the peak in 2014. These<br />

trophy assets have also been increasingly<br />

snapped up by foreign investors who have<br />

also benefited from volatile currency<br />

markets and a weak pound.<br />

With the usual benefits such as tax<br />

incentives still applying to agricultural<br />

assets, combined with new opportunities,<br />

such as ecosystem services and natural<br />

capital solutions, we continue to see<br />

interest from new and existing investors.<br />

The drop in agricultural subsidies<br />

and the lack <strong>of</strong> clarity <strong>of</strong> the new<br />

Environmental Land Management<br />

scheme does not seem to deter buyers.<br />

However, the rise in interest rates and<br />

cost <strong>of</strong> borrowing has perhaps curved<br />

the expansion <strong>of</strong> many farmers wishing<br />

to purchase neighbouring blocks <strong>of</strong><br />

land. Notwithstanding, there are still<br />

considerable cash buyers within the<br />

market.<br />

Looking forward and beyond <strong>2023</strong>, we<br />

may see more smaller, less economically<br />

viable holdings come to the market once<br />

the full drop in subsidies is seen and<br />

perhaps there is continued pressure and<br />

inflation on inputs, one <strong>of</strong> just many<br />

external factors. With this in mind, we<br />

look forward to continuing in this strong<br />

market, but must be conscious <strong>of</strong> pricing<br />

land and property correctly which is<br />

becoming increasingly location and<br />

character specific.<br />

We aim to give you a brief snapshot <strong>of</strong><br />

how the Country House sales market has<br />

performed over the past 12 months and<br />

an insight into some <strong>of</strong> our successes this<br />

year.<br />

At <strong>BCM</strong> we are in a unique position <strong>of</strong><br />

being a multi-disciplined, independent<br />

rural property consultancy and with our<br />

network <strong>of</strong> three <strong>of</strong>fices in Hampshire,<br />

the <strong>Isle</strong> <strong>of</strong> <strong>Wight</strong> and Oxfordshire we<br />

can cater for most <strong>of</strong> your property<br />

needs.<br />

If you are thinking <strong>of</strong> selling your<br />

country home this year and would like<br />

or any other advice we can assist with,<br />

As we begin <strong>2023</strong> and reflect on the<br />

previous year, I think it is fair to say on<br />

balance 2022 was another exceptional<br />

year for the country and village house<br />

market in Hampshire. What was<br />

interesting last year is the buying trends<br />

and how they seemed to change, going<br />

from ‘escape to the country’ <strong>of</strong> 2020-<br />

2021, to the more traditional reasons<br />

such as access to London, good schools<br />

and good lifestyle; all <strong>of</strong> which have<br />

always underpinned the Hampshire<br />

market.<br />

What was more noticeable in 2022 was<br />

the number <strong>of</strong> buyers willing to cast the<br />

net further and wider for the right house,<br />

with the ever-increasing popularity <strong>of</strong><br />

flexible working practices, more and<br />

more buyers swapped the need for a<br />

commutable station nearby to having<br />

a more rural setting (only if there was<br />

good broadband <strong>of</strong> course!)<br />

Supply across all <strong>of</strong> the price brackets<br />

continued to be a challenge throughout<br />

the year. It is rare for the market to suffer<br />

with an oversupply <strong>of</strong> housing stock, but<br />

at certain points last year it really did<br />

feel as though there was nothing on the<br />

market, a view certainly shared by many<br />

buyers. Whilst this was clearly a benefit<br />

to sellers, the challenge for homeowners<br />

was not finding a buyer, it was finding<br />

somewhere to move on to. This really<br />

tested their resolve but those buyers<br />

who were patient and considerate were<br />

eventually rewarded.<br />

What was well documented last year<br />

was just how long the sales process is<br />

now taking, with the average sale now<br />

taking up to 4 months from instruction<br />

to completion. It is no wonder we suffer<br />

with so many aborted sales and wasted<br />

costs in this country and it really should<br />

be addressed.<br />

The answer is to make sure that you<br />

employ a good solicitor and equally that<br />

the other party does the same. We have<br />

<strong>of</strong>ten advised clients <strong>of</strong> the virtues <strong>of</strong> a<br />

‘data room’ which really helps to speed<br />

the process and is especially useful for<br />

more complicated sales. There is a cost<br />

element to this and hence it won’t work<br />

for some, but what I learnt from this is<br />

that by getting as much information<br />

together as you can up front, it saves a<br />

huge amount <strong>of</strong> time once a sale has<br />

been agreed. And this is something that<br />

everyone could do.<br />

Looking ahead, <strong>of</strong> course, the cost <strong>of</strong><br />

living crises at the end <strong>of</strong> last year and<br />

the increasing mortgage costs took the<br />

wind out <strong>of</strong> the sails somewhat, and what<br />

the next 12 months will bring is difficult<br />

to predict. I suspect it will be more <strong>of</strong><br />

a challenge, and that the price growth<br />

we have seen in the past three years will<br />

slow up. But I also hold the view that the<br />

best in class houses, which are sensibly<br />

priced and well presented to the market<br />

will always be in demand.<br />

The George<br />

YARMOUTH, ISLE OF WIGHT<br />

The George Hotel is a 17th Century townhouse enjoying a spectacular location on the water’s edge in Yarmouth, between Henry<br />

VIII’s fortress castle and the long wooden pier.<br />

This magnificent building is<br />

steeped in history and was once<br />

home to the most noteworthy<br />

<strong>of</strong> the Island’s Governors, Sir Robert<br />

Holmes, who <strong>of</strong>ten entertained King<br />

Charles II.<br />

The George is owned by nightclub<br />

entrepreneur Howard Spooner, who<br />

curated well known venues such as<br />

The Leopard Lounge, Crazy Larry’s,<br />

Embargo, Public and The Clapham<br />

Grand. He has supervised the<br />

refurbishment <strong>of</strong> the hotel and created<br />

a stunning Italian-inspired beachfront<br />

garden, complete with ancient olive<br />

trees. A driftwood clad beach bar is a<br />

Solent hotspot, sometimes serving 600<br />

covers a day.<br />

The business has also acquired a nearby<br />

Italian restaurant (previously La Cucina),<br />

which has a huge vaulted ceiling and is<br />

currently in the process <strong>of</strong> converting<br />

this into the Penthouse Suite for The<br />

George.<br />

Hotel and restaurant trade has grown<br />

significantly since it was acquired in<br />

2019 and <strong>BCM</strong> have been glad to assist<br />

the owners with their expansion ideas.<br />

Planning permission was duly granted<br />

in February 2022 for a new pontoon<br />

and jetty for The George, which will<br />

enable guests to arrive by boat. As well<br />

as this, <strong>BCM</strong> have been involved with<br />

the planning and building regulation<br />

applications (both approved) for the<br />

conversion <strong>of</strong> Foresters Hall (the old La<br />

Cucina restaurant) into a sumptuous<br />

new Penthouse Suite for the hotel.<br />

Mountain Bike<br />

The <strong>Isle</strong> <strong>of</strong> <strong>Wight</strong> Mountain<br />

Bike Centre was set up after the<br />

NatWest Island Games in 2011.<br />

In September 2017 it came under new<br />

management and is run by two friends<br />

on a family farm. Sam Hodgson and<br />

Matt Townsend have built all the trails<br />

here. Based at Cheverton with woodland,<br />

open fields and amazing views it now<br />

provides the <strong>Isle</strong> <strong>of</strong> <strong>Wight</strong> with a place<br />

where people can go to ride purposebuilt<br />

mountain bike trails.<br />

According to Sam “It was never about<br />

just making something for pros – our<br />

goal has always been to get riders <strong>of</strong> all<br />

ages and genders progressing together.”<br />

<strong>BCM</strong> have been helping them to realise<br />

their plans and, helpfully, they were<br />

awarded a British Cycling and Sport<br />

England grant which they’ll be using<br />

to build lots <strong>of</strong> new descent lines over<br />

the coming year, with grades from<br />

blue to black, as well as adding linking<br />

sections to connect the existing trails<br />

scattered across the farm. <strong>BCM</strong> were<br />

instructed by the clients to gain full<br />

planning permission. This was not<br />

an easy task – the scheme had several<br />

challenges including having to consult<br />

with a number <strong>of</strong> third<br />

parties throughout the<br />

planning process such<br />

as ecologists, Arborists,<br />

Public Rights Of Way<br />

experts, Archaeologists,<br />

Engineers, Area <strong>of</strong><br />

Outstanding Natural<br />

Beauty and Historic<br />

England.<br />

<strong>BCM</strong> were duly granted<br />

planning consent on<br />

behalf <strong>of</strong> the client on<br />

28th March 2022.”<br />

The Centre isn’t like your typical bike<br />

park. Not least because it’s built on a<br />

working livestock and arable farm that<br />

Sam’s parents still run, and secondly<br />

because the layout is different. The<br />

rolling nature <strong>of</strong> the island’s landscape<br />

means there isn’t one big obvious hill to<br />

build on, so instead Sam and Matt have<br />

criss-crossed the 730-acre farmland with<br />

many shorter descents, which soon, with<br />

the link-up trails they’re making, will<br />

all be rideable in big<br />

loops. It appears so far<br />

that the cows and bikes<br />

can coexist perfectly too<br />

because Sam and Matt<br />

are creating their biking<br />

paradise on the steepsided,<br />

wooded valleys<br />

<strong>of</strong> the farm that aren’t<br />

suitable for pasture<br />

anyway.<br />

They have a cafe which<br />

serves burgers made<br />

from beef reared on<br />

the farm, a shop and <strong>of</strong>fer bike hire too.<br />

With Sam’s knowledge <strong>of</strong> flow and what<br />

makes a good jump, combined with<br />

Matt’s building skill and planning vision,<br />

we can only see this farmland bike park<br />

going from strength to strength. It’s<br />

every kid’s dream to make something<br />

like this in their parents’ backyard, and<br />

it’s awesome to see these two making it<br />

happen – although not without some<br />

serious graft and dedication. Future<br />

plans include a pumptrack, dirt jumps<br />

and skills area. The Centre reopens on<br />

18th February <strong>2023</strong>.<br />

Bringing French Champagne Craftsmanship to English Chalk Terroir and winning Global Awards in the Process<br />

In 2008 two old friends, ex-financier<br />

Nicholas Coates and Christian<br />

Seely, Managing Director <strong>of</strong> such<br />

iconic wines as Chateau Pichol Baron,<br />

Chateau Suduiraut and Quinta do<br />

Noval, embarked on a quest to make<br />

a sparkling wine to rival the best in the<br />

world. They were drawn to the ancient<br />

chalk downlands around Coates’<br />

Hampshire home, where the chalk soils<br />

and south-facing slopes presented the<br />

perfect terroir.<br />

A mile to the south <strong>of</strong> their Hampshire<br />

vineyards, the clear chalk stream <strong>of</strong><br />

the River Test flows along the valley<br />

floor, passing through the historic<br />

paper-making villages <strong>of</strong> Overton and<br />

Whitchurch. Three miles to the North<br />

lies the high chalk ridge <strong>of</strong> Watership<br />

Down, one <strong>of</strong> the highest points in<br />

Hampshire, that iron-age man first used<br />

as a vantage point.<br />

They planted vines and began their craft<br />

to make their sparkling wines which are<br />

now listed in royal palaces, Michelinstarred<br />

restaurants and iconic houses<br />

around the world. Gold Medals and<br />

Trophies have been achieved in all <strong>of</strong><br />

the leading national and international<br />

wine competitions. In 2019 their 2009<br />

Blanc de Blancs ‘La Perfide’ won the<br />

International IWSC Trophy for Best<br />

Bottle Fermented Sparkling Wine,<br />

whilst in 2022 their Brut Reserve NV<br />

won the Best-in-Show trophy at the<br />

Decanter World Wine Awards. They<br />

are still the only English wine to be<br />

listed at the George V hotel in Paris. As<br />

family-owned, artisanal winemakers,<br />

they restrict productive capacity and<br />

focus exclusively on quality, combining<br />

traditional wine-making craftsmanship<br />

with the latest technology. Their concrete<br />

fermentation eggs, for example, which<br />

are especially popular in Burgundy and<br />

Napa, are the only ones in England.<br />

They also employ the skills <strong>of</strong> French<br />

craftsmen who make wines <strong>of</strong> distinction,<br />

that are properly and fully aged, both<br />

on lees and on cork, using rigorous<br />

fruit selection, exacting discipline and<br />

an unending attention to detail. Their<br />

non-vintage wines make extensive use <strong>of</strong><br />

reserve wines from previous years, to add<br />

depth and complexity, and are lees-aged<br />

for between 24 and 36 months. The<br />

wines that emerge are both distinctive<br />

and authentic, reflecting the beauty<br />

<strong>of</strong> their terroir, their families and their<br />

values. The vintage wines – ‘La Perfide’<br />

– are made from grapes from a single<br />

year and are lees-aged for a minimum<br />

<strong>of</strong> 4-5 years, with further bottle-ageing,<br />

on cork, post-disgorgement. Vintages<br />

are only made in years when the fruits<br />

are exceptional, and for this reason<br />

they have only made vintage wines in<br />

6 <strong>of</strong> their 13 harvests to date. In 2021<br />

the company embarked upon a new<br />

planting programme that will increase<br />

their current vineyard size from 30<br />

acres to 150 acres, with a corresponding<br />

increase in winery capacity.<br />

Right Plant, Right Place<br />

FEATHERSTONE’S ENGLISH FLOWER CO.<br />

<strong>BCM</strong> are fortunate to manage the beautiful Nine Mile Water Farm near Stockbridge in Hampshire.<br />

A<br />

stunning fifteenth century barn on one <strong>of</strong> the<br />

farmsteads captured our imagination when first<br />

shown the Estate and we made it our mission to<br />

find a suitable use for the building.<br />

Given the Grade I listing and agricultural use <strong>of</strong> the<br />

barn, some alternative thinking was required. When<br />

Jess Roberts and Katie Stone got in touch, looking for<br />

premises to start their own sustainable flower farm, it<br />

was a perfect match. The Tithe Barn and part <strong>of</strong> an<br />

arable field at Berry Court Farm have been transformed<br />

into a thriving flower farm with 3 acres <strong>of</strong> bulbs, annuals,<br />

perennials and shrubs laid out in nearly 3.5km <strong>of</strong> flower<br />

beds.<br />

The 15th Century Barn is a beautiful example <strong>of</strong> a<br />

tithe barn with flint walls and incredible high ceilings<br />

and tiles that local historians say were ordered in 1460.<br />

Using the building for a flower farm has allowed a<br />

previously underutilised building to be brought to life<br />

as part <strong>of</strong> a farming enterprise, albeit a slightly different<br />

kind <strong>of</strong> agriculture from the traditional storing <strong>of</strong> rents<br />

and tithes - one tenth <strong>of</strong> the farms produce was required<br />

to be given to the local church - the original purpose <strong>of</strong><br />

the barn.<br />

Using the 28-day planning rule, Jess and Katie run<br />

workshops, a Christmas Market and the Featherstone’s<br />

Flower Club, allowing the public access to the stunning<br />

location and to benefit from their incredible knowledge<br />

<strong>of</strong> sustainable growing techniques and floriculture.<br />

Featherstone’s English Flower Co. have recently<br />

celebrated their one-year anniversary at Berry Court<br />

Farm and go from strength to strength. Using their<br />

combined expertise, farmer Jess, and florist Katie, supply<br />

a range <strong>of</strong> local hotels, businesses and private clients<br />

with stunning floral displays used for many purposes<br />

including weddings across Hampshire and beyond.<br />

They pride themselves in using natural, compostable or<br />

reusable floristry techniques to create imaginative and<br />

beautiful arrangements.<br />

More nature<br />

– less food?<br />

THE JOURNEY TO ʻ30 BY 30’<br />

The iconic turtle dove has all but disappeared<br />

from the British countryside. This bell<br />

weather species was once widespread ; its<br />

decline is a clear indicator <strong>of</strong> the rapid depletion<br />

<strong>of</strong> wildlife across the nation that has accelerated<br />

as post-WW2 agricultural efficiency and other<br />

environmental pressures have come to bear. But<br />

the tide is turning.<br />

Fuelled by the drive to net-zero carbon and<br />

pressure from strong environmental lobbies the<br />

government has put in place a bold framework<br />

to halt this decline and restore nature. Through<br />

the Environment Act 2021 the government has, to<br />

quote ‘…. committed to protect 30 percent <strong>of</strong> our<br />

land and sea by 2030 (‘30 by 30’), and to reach net<br />

zero emissions by 2050. Nature will play a crucial<br />

role in delivering our climate targets, particularly<br />

as a carbon sink, and in improving our climate<br />

resilience’<br />

What does this mean for farming, food and the<br />

countryside ?<br />

We grow a plentiful amount <strong>of</strong> food in the UK<br />

but not enough to feed ourselves – we import 46%<br />

<strong>of</strong> what we eat. Some advocate more imports –<br />

perhaps cheaper food – while others , the National<br />

Farmers Union amongst them , predict a terminal<br />

decline in our farming industry if the balance is<br />

tipped further.<br />

The front-line between nature and farming is a<br />

blurred one. In the extreme is the (<strong>of</strong>ten misused)<br />

phrase <strong>of</strong> ‘rewilding’ which is deemed to be<br />

a wholesale abandonment <strong>of</strong> farmed land to<br />

nature. In some cases it is. At the other end <strong>of</strong> the<br />

spectrum is the quiet revolution that is regenerative<br />

agriculture – a ‘soil first’, nature friendly way <strong>of</strong><br />

farming using less artificial inputs and aiming<br />

for longer term sustainability. The results are<br />

encouraging with reasonable farm outputs and<br />

clear indicators <strong>of</strong> natural recovery, but it’s a new<br />

skill for farmers and the conventional ‘high input’<br />

agri-chemical lobby is deeply embedded within<br />

the industry.<br />

One thing is for sure – if we want nature to<br />

return we must all pay for it ; it's an expensive<br />

business. The government’s flag-ship ‘ELMS’<br />

initiative which looks to inject around £2 billion<br />

into nature enhancing land management across<br />

farms . These schemes are clunky and take up is<br />

slow – commentators from all sides <strong>of</strong> the debate<br />

recognise that it won’t be enough. Can private<br />

enterprise help – the answer is yes. A whole new<br />

business world is opening up as private funds<br />

engage with farmers to sequester carbon, improve<br />

nature outputs and protect natural resources.<br />

The ever stronger impact <strong>of</strong> ‘ corporate social<br />

responsibility’ is driving new funding into the<br />

countryside where business is buying a slice <strong>of</strong><br />

nature recovery.<br />

This change is a once in a century change in<br />

British farming and the countryside but the trade<br />

between food production and space for nature is<br />

still raging. The Knepp Estate gave over its 3500<br />

acres <strong>of</strong> dairy and arable land to nature and the<br />

turtle doves returned - from 3 to 20 since 1999.<br />

A great experiment which we are all watching<br />

closely.<br />

Small Parcels,<br />

Big Prices.<br />

We have had a busy year selling some <strong>of</strong> the most<br />

beautiful little corners <strong>of</strong> the <strong>Isle</strong> <strong>of</strong> <strong>Wight</strong> and<br />

Hampshire. From paddocks and parcels with<br />

amenity and equestrian use to tranquil pastures<br />

for <strong>of</strong>fsetting.<br />

What is a Small Parcel?<br />

When we look back across<br />

our sales book over the last<br />

12 months there is huge variety in our<br />

small parcel sales. From 0.5 acre garden<br />

extensions to 15 acres <strong>of</strong> pasture with<br />

ponds and copses. It is impossible to<br />

strictly define what we mean by small<br />

parcels but somewhat like an elephant<br />

(albeit not in size)we feel you know one<br />

when you see one.<br />

Trends<br />

Whilst pinning a firm definition on a<br />

paddock is difficult, one consistency we<br />

have noticed over the last 12-24 months<br />

is a significant hardening in values,<br />

by as much as 25% in many cases and<br />

with prices achieving above their guides<br />

most <strong>of</strong> the time where the fields are<br />

located on the edge <strong>of</strong> the most soughtafter<br />

villages – without any planning<br />

advantage.<br />

The Traditional Market<br />

The traditional buyers <strong>of</strong> small parcels<br />

<strong>of</strong> land tend to be local or adjoining<br />

owners wanting more space to increase<br />

the amenity <strong>of</strong> their existing property<br />

and/or those <strong>of</strong> an equestrian bent<br />

wanting to keep a horse or two closer to<br />

home. Whilst these remain the core <strong>of</strong><br />

the market we have seen some interesting<br />

new types <strong>of</strong> buyers emerge.<br />

Dog Owners, Glampers and<br />

Offsetters<br />

As we know, Covid lockdowns saw an<br />

increase in dog ownership and perhaps<br />

surprisingly, this has led to strong demand<br />

from dog owners wanting somewhere to<br />

exercise their beloved hound.<br />

In addition to these, we are seeing<br />

increasing interest from people with<br />

strong environmental and conservation<br />

instincts. These could be individuals<br />

looking to improve the biodiversity <strong>of</strong> a<br />

parcel <strong>of</strong> land for their own satisfaction<br />

or businesses looking to <strong>of</strong>fset carbon,<br />

nitrogen or biodiversity harm caused<br />

elsewhere.<br />

These new parties have combined with<br />

our traditional buyers and this has led<br />

to a significant increase in enquiries<br />

into small parcels <strong>of</strong> land whenever and<br />

wherever we have launched them.<br />

They don't make it anymore!<br />

The perfect paddock will <strong>of</strong> course<br />

appeal to all, being on the edge <strong>of</strong> a<br />

village, well fenced and with water, whilst<br />

also having some environmental interest<br />

or potential. Even if your paddock<br />

only ticks some <strong>of</strong> these boxes (which<br />

it inevitably will) we remain confident<br />

that the market for small parcels is as<br />

strong as ever with competition coming<br />

from an increasingly diverse range <strong>of</strong><br />

buyers and scarcity inevitably driving<br />

up prices.<br />

Finally, whilst the glamping industry has<br />

started to slow down and people head<br />

abroad for their holidays again, buyers<br />

are still looking for smaller parcels <strong>of</strong><br />

land. They either wish to run a small<br />

glamping business or just own a piece<br />

<strong>of</strong> land in a quiet and peaceful corner<br />

that they can enjoy with their friends and<br />

family. Interestingly for these buyers, it<br />

doesn’t need to be just down the road<br />

from home.<br />

Mycelia have a number <strong>of</strong> important<br />

uses in agriculture. The quality <strong>of</strong> the<br />

soil is almost wholly dependent upon<br />

mycelia. If there is no fungal activity<br />

in the soil, the crops just won’t grow as<br />

well. They are also used to break down<br />

toxic substances like pesticides and<br />

petroleum.<br />

Mushrooms and fungi are the fruit <strong>of</strong><br />

these networks. They come in as many<br />

shapes and colours. You don’t even have<br />

to be anywhere exotic to see something<br />

spectacular!<br />

Our own team member Stacey enjoys<br />

looking out for the weird and wonderful<br />

as well as foraging for the more common<br />

varieties. She comments that “field<br />

mushrooms are actually quite easy to<br />

identify, although there are a couple<br />

<strong>of</strong> imposters that try to catch you out<br />

such as the ‘yellow stainer’, which looks<br />

and smells exactly like a common field<br />

mushroom. That is until it gets damaged<br />

when it bruises almost instantly with a<br />

distinct yellow colouring”.<br />

When it comes to anything weird and<br />

wonderful though caution should<br />

prevail. Maybe just take a photo for<br />

Instagram rather than touching or<br />

worse eating something unknown.<br />

Caution should also be taken by<br />

enthusiastic chefs as foraging for food<br />

on public land is fine for personal<br />

consumption but it’s actually illegal to<br />

sell your bounty in, say, a restaurant!<br />

For those who aren’t familiar with<br />

the Island’s most high pr<strong>of</strong>ile chef,<br />

Robert began his career as an<br />

apprentice at L’Ortolan, working under<br />

the very fiery John Burton Race. In 2001<br />

he moved north to Winteringham Fields<br />

in Lincolnshire, initially as a commis and<br />

ending up as head chef when his mentor<br />

Germain Schwab retired.<br />

Robert subsequently gained a Michelin<br />

star in his own right making him, at 23,<br />

the youngest British chef to achieve<br />

this. At the time, The Good Food Guide<br />

named it the fourth best restaurant in<br />

the country saying: 'Thompson soars,<br />

sending out extraordinary dishes that are<br />

deeply complex.' Tatler described his food<br />

at Winteringham Fields as 'once bitten,<br />

forever smitten'.<br />

His next move brought him, via a stint at<br />

Cliveden, to the <strong>Isle</strong> <strong>of</strong> <strong>Wight</strong> where he<br />

has been based ever since. First at The<br />

Hambrough in Ventnor, where he won his<br />

second Michelin star, and then on to The<br />

George in Yarmouth where he has worked<br />

with a couple <strong>of</strong> owners. But in 2015 he<br />

took the plunge and opened Thompson’s<br />

in Newport, his first solo restaurant, which<br />

Robert says “bridges the gap between<br />

bistro and overly exclusive restaurants…I<br />

love the Island and love cooking for my<br />

customers and friends.”<br />

Then the global lockdown changed<br />

everything and Thompson’s had to close.<br />

Robert sprang into action establishing<br />

You Be Chef, a fine dining home delivery<br />

service where the customers ‘play chef ’<br />

and assemble prepared ingredients with<br />

simple instructions, many with You Tube<br />

tutorials by the man himself. The menus<br />

use the best ingredients including an array<br />

<strong>of</strong> local produce and 75% <strong>of</strong> orders go to<br />

the mainland although Robert appreciates<br />

his supportive locals too.<br />

The website states that ‘food is so much<br />

more than nourishment. Its aroma,<br />

colours, aesthetics, flavours, and even its<br />

sounds bring pleasure and spark joy in<br />

people’s lives. Our boxes are packed with<br />

extraordinary food, from carefully selected<br />

fresh ingredients, skilfully prepared with<br />

the addition <strong>of</strong> one powerful ingredient:<br />

passion!’<br />

After a summer pop up in Cowes, Robert,<br />

head chef Edd Wilson and their team are<br />

back home in Newport. The open kitchen<br />

is a stage once more and you can enjoy the<br />

lunch and dinner performance on Fridays<br />

and Saturdays or on Sunday just for lunch.<br />

Current a la carte dishes include a starter<br />

<strong>of</strong> confit venison shoulder doughnuts,<br />

wild garlic and smoked almond pesto<br />

and a main course <strong>of</strong> slow-cooked rare<br />

breed pork belly, Scottish langoustine,<br />

baby beetroots, shellfish bisque. The £99<br />

eight course tasting menu can also be<br />

accompanied by a £55 wine flight. Better<br />

value is hard to find at this level.<br />

<strong>Wight</strong> Horse CIC<br />

So, you think horse riding is for the elite? The wealthy? The able bodied and not for you? Think again…<br />

<strong>Wight</strong> Horse Community<br />

Interest Company (CIC)<br />

based at the Island Riding<br />

Centre outside Newport is changing<br />

the rules for local residents. The notfor-pr<strong>of</strong>it<br />

organisation is focused on<br />

providing equestrian activities for<br />

children and adults with physical<br />

limitations, special educational needs<br />

and social and financial difficulties.<br />

Their aim is ‘to make horse riding<br />

accessible for everyone, whatever their<br />

situation and provide subsidised and,<br />

where possible free, riding, training<br />

clinics and stable management activities<br />

for children and adults from less fortunate<br />

backgrounds who would otherwise be<br />

excluded’.<br />

In just a few short years they have worked<br />

with local schools, community centres,<br />

the local authority and island-based<br />

charities and individuals to provide<br />

a range <strong>of</strong> activities from pony rides,<br />

lessons and holiday activities that have<br />

had a positive impact on many lives.<br />

Here are just a few examples <strong>of</strong> the<br />

projects and people <strong>Wight</strong> Horse CIC<br />

has been able to support:<br />

Small groups from Barton Primary<br />

School in Newport have been attending<br />

the Island Riding Centre since February<br />

2020 for one morning a week, helping<br />

around the yard with the horses as well<br />

as riding.<br />

The free sessions run for 90 minutes<br />

followed by a packed lunch in the<br />

children’s playground before returning<br />

to school. Our favourite quotation from<br />

the children is “my best part was filling<br />

the massive hay net, grooming the pony<br />

and riding. What I found funny was<br />

when we were cleaning out the stable<br />

the teacher got some poo on his foot. I<br />

had so much fun I wish I could go back<br />

again”.<br />

Working with the local authority<br />

through the Connect4Communities<br />

project <strong>Wight</strong> Horse CIC has supported<br />

the Island Riding Centre in providing<br />

a holiday activities programme for over<br />

1000 Island children in receipt <strong>of</strong> free<br />

school meals. These free holiday activities<br />

sessions lasting 4 hours provide not only<br />

horse riding, stable management and<br />

fun learning sessions but also a hot meal<br />

and snacks for every child.<br />

With the support <strong>of</strong> the <strong>Isle</strong> <strong>of</strong> <strong>Wight</strong><br />

Mental Health Trust, the Issoropia<br />

Foundation has been able to send small<br />

groups <strong>of</strong> adults to spend time with the<br />

horses fortnightly, ride and improve their<br />

general well-being and confidence.<br />

A combined effort from Ryde School<br />

and Wave 105 FM raised funds to<br />

acquire the Island’s first motorised parahoist<br />

capable <strong>of</strong> lifting a wheelchair<br />

bound person straight from their chair<br />

onto a horse. A heart-warming moment<br />

saw Stephen Benson, who suffers with<br />

cerebral palsy, ride a horse for the first<br />

time in over 20 years. His emotional<br />

mum Carol said “Many years ago<br />

when Steven was a lot smaller he used<br />

to absolutely love horse riding, but<br />

unfortunately due to his size it became<br />

impossible to lift him up onto a horse.<br />

This opportunity now enables him to get<br />

back in the saddle and enjoy an activity<br />

he loves. It will also enable others like<br />

Steven to take full advantage <strong>of</strong> this<br />

facility which is fantastic”<br />

For Christmas 2021 <strong>Wight</strong> Horse with<br />

the support <strong>of</strong> Spithead Business Centre<br />

in Lake was able to provide free pony<br />

pamper sessions for 100 children as<br />

part <strong>of</strong> the IOW Radio Christmas Toy<br />

Appeal and was pleased to support Pan<br />

Community Centre with free pony rides<br />

too.<br />

Following a visit by the Princess Royal<br />

to see the great work being carried out<br />

by <strong>Wight</strong> Horse a donation from her<br />

Charities Trust funded the CIC working<br />

with The Garden Classroom to provide<br />

a combined forest school and equine<br />

project for Island children in February<br />

half term this year.<br />

Like most charitable and community<br />

interest companies, <strong>Wight</strong> Horse CIC<br />

is constantly looking at ways to generate<br />

funds in addition to the donations it<br />

receives. The Bit on the Side Café based<br />

at the Island Riding Centre’s arena is<br />

run by local volunteers and all pr<strong>of</strong>its go<br />

directly into the CIC.<br />

At the time <strong>of</strong> writing <strong>Wight</strong> Horse<br />

is organising what is hoped to be the<br />

Island’s largest attended quiz night with<br />

over 100 teams raising much needed<br />

funds with a raffle and silent auction.<br />

If you can spare any time to help or<br />

are looking for somewhere new to have<br />

tea and cake and meet some <strong>of</strong> the<br />

centre’s many farm animals or let your<br />

children play in the playground, please<br />

do support them.<br />

The <strong>Isle</strong> <strong>of</strong> <strong>Wight</strong> Foundation run by<br />

Island Roads and <strong>Wight</strong> Aid have also<br />

generously supported <strong>Wight</strong> Horse CIC<br />

in providing funds for specialist riding<br />

equipment for riders with physical<br />

disabilities.<br />

Additional funds will benefit people<br />

suffering from autism, dementia and<br />

mental health issues as well as school<br />

excluded and children under the Young<br />

Offenders Team (YOT). There are many<br />

more young people out there who could<br />

benefit from the great work <strong>Wight</strong> Horse<br />

CIC is doing and any financial support<br />

or donation would be warmly welcomed.<br />
