PHYSICAL STATUS QUO<br />
<strong>Selby</strong> and <strong>Village</strong> <strong>Deep</strong> are located south of the Johannesburg CBD, within the East-West<br />
Development Corridor. Access to the area is from Booysens Road and Eloff Extension Road<br />
and is visible from the M2 East motorway. The well-known Top Star Drive-in, which is located<br />
on a mine dump, is found in this industrial node.<br />
MARKET & USE STATUS QUO<br />
The rentals in this area are said to be some of the lowest in the City.<br />
The area has a mix of heavy and light industry, with some wholesale supply and distribution<br />
component.<br />
INFRSATRUCTURE AND SERVICES STATUS QUO<br />
Adequate supply of water with old reticulation and the sewer system is also old.<br />
Electricity supply is unreliable but there is spare capacity.<br />
The roads are also under pressure, with <strong>Selby</strong> and <strong>Village</strong> <strong>Deep</strong> being located along one of<br />
the few roads that link the south of the City to the north and the CBD.<br />
Therefore there is a need for general infrastructure upgrading.<br />
STRATEGIC OPPORTUNITIES & DEVELOPMENT DIRECTION<br />
This industrial area is easily accessible to mining operations, major mobility routes and<br />
highways as well as the City <strong>Deep</strong> transport hub.<br />

<strong>Selby</strong> & Booysens: <strong>Selby</strong> and Booysens exhibit many of the same characteristics of the<br />
Benrose area, but with more diversity in terms of building type/height, and conditions. There is<br />
not yet the level of organization to address management issues. There is a need to develop a<br />
more specific redevelopment or regeneration plan at the sub-area level that identifies specific<br />
redevelopment districts, sites, infrastructure needs, and marketing or recruitment strategies.<br />
Unlike the areas to the east of the CBD, <strong>Selby</strong>, Booysens and other areas along the M2 have<br />
a number of large plants, as well as smaller commercial-oriented and industrial service<br />
facilities like panel beaters. There is a need to examine the “edges” of Booysens that lie<br />
adjacent to dumps and residential neighbourhoods to the south.
