PHYSICAL STATUS QUO
Selby and Village Deep are located south of the Johannesburg CBD, within the East-West
Development Corridor. Access to the area is from Booysens Road and Eloff Extension Road
and is visible from the M2 East motorway. The well-known Top Star Drive-in, which is located
on a mine dump, is found in this industrial node.
MARKET & USE STATUS QUO
The rentals in this area are said to be some of the lowest in the City.
The area has a mix of heavy and light industry, with some wholesale supply and distribution
component.
INFRSATRUCTURE AND SERVICES STATUS QUO
Adequate supply of water with old reticulation and the sewer system is also old.
Electricity supply is unreliable but there is spare capacity.
The roads are also under pressure, with Selby and Village Deep being located along one of
the few roads that link the south of the City to the north and the CBD.
Therefore there is a need for general infrastructure upgrading.
STRATEGIC OPPORTUNITIES & DEVELOPMENT DIRECTION
This industrial area is easily accessible to mining operations, major mobility routes and
highways as well as the City Deep transport hub.

Selby & Booysens: Selby and Booysens exhibit many of the same characteristics of the
Benrose area, but with more diversity in terms of building type/height, and conditions. There is
not yet the level of organization to address management issues. There is a need to develop a
more specific redevelopment or regeneration plan at the sub-area level that identifies specific
redevelopment districts, sites, infrastructure needs, and marketing or recruitment strategies.
Unlike the areas to the east of the CBD, Selby, Booysens and other areas along the M2 have
a number of large plants, as well as smaller commercial-oriented and industrial service
facilities like panel beaters. There is a need to examine the “edges” of Booysens that lie
adjacent to dumps and residential neighbourhoods to the south.
