REAL ESTATE S E W S
on dressing your home for success
There's a technique to prepar-
i n g your home for sale.
J -iWhere do you start? W h a t
should be done?
Before you can get the best
.* Pfice, you m u s t seriously consider
dressing your home for success,
> Mud W i l l i a m McCullen. a region-
p director for Century 21 Great
Lakes.
"It's estimated that more than
L* flle buyers even get out of their
he said. "Stand across the
[ • s t r e e t from your house and check
its curb appeal."
driveway, steps and porch clear of
debris.
Then look around inside.
• Unclutter each room.
"Your goal is to create a roomy,
comfortable feeling that will be
inviting to prospective buyers."
McCullen said. "If a house is
cluttered, buyers have trouble im-
agining themselves in it.
Replace old light bulbs. Tidy
Make
clean.
A clean house gives the impres-
sion that it has been well cared
F ita curb appeal."' * sion that it has been well cared
Perhaps the yard needs trimm- for. Buyers react most strongly to
idg or dead plants need to be re-
moved. Remember to keep the
kitchens, closets and bathrooms,
so it pays to concentrate cleanup
efforts in those areas.
In some cases, a fresh coat of
paint, a new shower curtain, clean
drapes or some basic carpet clean-
ing can spice up a house. A n d
don't forget to wash the windows.
• Repair problems before they
become buyer's objections.
Drippy faucets and electrical
outlets that don't work can be real
turn-offs.
Some buyers believe that re-
pairs will cost more than they ac-
tually do. "If you think something
is too m u c h trouble to fix, chances
are prospective buyers will too."
McCullen said.
• Neutral ^ l o r s and carpet help
prospective buyers see their own ^ ing a list of responsibilities for
things in your house.
Prospects actually picture
theffiselves living there. Elimi-
nate distracting colors and acces-
sories. It helps buyers concentrate
on positive impressions.
• M a k e each room special.
"Look in magazines and cata-
logs for ideas. Fresh flowers, fresh
smells and bath decorations all
add up to positive impressions.
Kitchen counters should be clear
of unnecessary utensils.
"Remember that your house is
competing against other houses
on the market," McCullen said.
• Showtime.
This is the final step. Try mak-
each family member to do on a
daily basis. This keeps the house
presentable and makes showings
easier on everyone.
Keep a small basket of cleaning
materials handy in an out-of-the-
way place for emergencies or inev-
itable last-minute showing that
m a y occur. T u r n on lights
throughout the house and remove
pets during the tour.
Also, i i * a good idea to get out
of the way and let an agent handle
the showing. McCullen said.
Dressing the house for success
is just one phase in the selling
process. It's just as important to
price right for a quick sale.
ROBERT M.
MEISNER
(APT — Low mortgage rflu-
and affordable prices helped drive
Crfup sales of previously owned
homes in June for the third
straight month, and analysts pre
dieted continued growth for the
. remainder of the year.
Although sales dipped in the
West and rain-soaked Midwest,
they rose in the South and North-
east, the National Association of
Realtors reported last week.
' • Nationally, .sales rose 1.9 per
cent, to a seasonally adjusted an-
nual rate of 3.69 million, the Re-
altors >aiH. Sales In M a y were
revised upward, to 3.62 million
from 3.61 million.
Realtors president William S.
Chee said the June sales reaffirm
previous prediction.- of a strong
summer, traditionally a busy sea-
son as families tr> Co get settled
in newh purchased homes before
school starts.
"Smart buyers are continuing
to take advantage of low mortgage
rates and sellers are pricing their
homes more realistically than
thev have in previous years, he
•added. "*~
" W e expect to see continued
strength in the housing market
during the second-half of the
year." agreed economists at Mer-
rill Lynch & Co. in New York.
"Mortgage applications picked up
in early July . . . while housing
affordability remains extremely-
favorable. "
According to surveys by the
Federal H o m e Loan Mortgage
Corp.. 30-year, fixed-rate mort-
gages averaged 7.42 percent in
June, down from 7.47 percent in
May, according to surveys by the
Federal H o m e Loan Mortgage
Corp. They stood at 7.20 percent
last week, near a 22-year low.
At the same time, the median
price of an existing home was
$108,900, up 2.3 percent from
M a y but just 3.2 percent from
June 1992. the Realtors said. The
median means that half of the
homes cost more and half cost
less.
Realtors economist John A.
Tuccillo predicted that prices
would rise at a moderate rate over
the text few years, compared with
the robust gains of the 1980s.
" W e expect appreciation to be
steady and slow." he said.
After sliding 2.6 percent in
March, sales of previously owned
homes rose 2.4 percent in April
and 4.9 percent in May. For the
first six months, they were 3.1
percent higher than the same pe-
riod of 1992.
In the Midwest, sales fell 3 per-
cent. to a 960,000 rate. T h e medi-
an price was $85,800. up 4.1 per-
cent from a vear earlier.
forced us
independ-
entcon- tractors in
order to
cut costs. I
am con-
cerned
about the
benefits I
may be
losing and
what re-
course I have.
A recent Federal Court of
Appeals ruled that forcing a
salesperson to become an
independent contractor vio-
lated federal law and the
salesperson could sue to re-
cover possible damages in-
cluding benefits, back pay
and reinstatement.
W h a t the court seems to
be saying is anytime you
turn an employee into an in-
dependent contractor, you
are ripe for a lawsuit.
