Prospects actually picture<br />

sories. It helps buyers concentrate<br />

• M a k e each room special.<br />
"Look in magazines and cata-<br />
logs for ideas. Fresh flowers, fresh<br />
smells and bath decorations all<br />
add up to positive impressions.<br />
Kitchen counters should be clear<br />
of unnecessary utensils.<br />
"Remember that your house is<br />
competing against other houses<br />
on the market," McCullen said.<br />
• Showtime.<br />
This is the final step. Try mak-<br />
each family member to do on a<br />
daily basis. This keeps the house<br />
presentable and makes showings<br />
easier on everyone.<br />
Keep a small basket of cleaning<br />
materials handy in an out-of-the-<br />
way place for emergencies or inev-<br />
itable last-minute showing that<br />
m a y occur. T u r n on lights<br />
throughout the house and remove<br />
pets during the tour.<br />
Also, i i * a good idea to get out<br />
of the way and let an agent handle<br />
the showing. McCullen said.<br />
Dressing the house for success<br />
is just one phase in the selling<br />
process. It's just as important to<br />
price right for a quick sale.<br />

Although sales dipped in the<br />
West and rain-soaked Midwest,<br />
they rose in the South and North-<br />
east, the National Association of<br />
Realtors reported last week.<br />

cent, to a seasonally adjusted an-<br />
nual rate of 3.69 million, the Re-<br />

revised upward, to 3.62 million<br />

median means that half of the<br />
homes cost more and half cost<br />
less.<br />
Realtors economist John A.<br />
Tuccillo predicted that prices<br />
would rise at a moderate rate over<br />
the text few years, compared with<br />
the robust gains of the 1980s.<br />
" W e expect appreciation to be<br />
steady and slow." he said.<br />
After sliding 2.6 percent in<br />
March, sales of previously owned<br />
homes rose 2.4 percent in April<br />
and 4.9 percent in May. For the<br />
first six months, they were 3.1<br />
percent higher than the same pe-<br />
riod of 1992.<br />
In the Midwest, sales fell 3 per-<br />
cent. to a 960,000 rate. T h e medi-<br />

Appeals ruled that forcing a<br />
salesperson to become an<br />
independent contractor vio-<br />
lated federal law and the<br />

W h a t the court seems to<br />
be saying is anytime you<br />
turn an employee into an in-<br />
dependent contractor, you<br />
are ripe for a lawsuit.<br />
