1. CONCEPT <strong>ibis</strong> <strong>budget</strong> is a standardized <strong>budget</strong> hotel chain that offers essential comfort at a low price<br />
(e.g. classification in France: 2* hotel)<br />
The main pillar of the offer are:<br />
- A comfortable bedroom (Europe: 12.5 m2 : W 2.5m x L 5.0m minimum internal) is of a<br />
fixed design with proprietary shower pod, equipment & fittings<br />
- Public areas with a specific and fixed design by <strong>ibis</strong> <strong>budget</strong> hotels including an area that<br />
allows to serve an all-you-can-eat breakfast buffet, recommended ratio: 1 seat / 2 rooms<br />
- A self-service snacking area (with at least 2 vending machines for hot and cold drinks as<br />
well as snacks and a micro-wave)<br />
- A car park at the hotel or in close proximity to the hotel, recommended ratio: 0,6 spots<br />
per rooms build<br />
- Free of charge Wifi-access in rooms and public areas<br />
- Accessibility 24/24h via reception or reception and automatic self-check-in point<br />
It must be operating independently from any other building.<br />
An <strong>ibis</strong> <strong>budget</strong> hotel must be designed from the functional needs of the hotel operation.<br />
Total gross external floor area built should not exceed 22m2/bedroom (100 rooms hotel,<br />
without car park, in Europe).<br />
<strong>ibis</strong> <strong>budget</strong> drawings and specifications must be complied with.<br />
Design to be optimised, value-engineered. Validation by ACCOR required<br />
A Technical Assistance Contract must be signed into with ACCOR Technical Services<br />
Department<br />
2. ACOUSTIC Acoustic performance is the Nb 1 technical performance criterion.<br />
Noise level at bed head must not exceed 30 dB(A).<br />
3. ACCESSIBILITY <strong>ibis</strong> <strong>budget</strong> hotels to be fully accessible to wheelchair users.<br />
A minimum of 2% of bedrooms to be accessible to wheelchair users, at least 2 parking<br />
spots (and comply with local requirements)<br />
4. FIRE SAFETY A qualified Fire Safety Consultant shall establish a fire safety strategy for the building<br />
All rooms and areas shall be fitted with fire detection & alarm system with central<br />
monitoring.<br />
All floors shall have at least two emergency escape routes.<br />
5. ENVIRONMENT A soil & site environmental survey and a site risk assessment shall always be carried out<br />
before start of works.<br />
Low energy lighting fittings must be used extensively throughout the hotel.<br />
Water flow regulators to basin tap (6 l/min) and to shower mixers (10 l/min) must be<br />
installed.<br />
6. AIR CONDITIONNING Bedrooms should be equipped with a room temperature regulation system / air cooling<br />
system<br />
7. BUILDING STRUCTURE Reinforced concrete structure preferred (for acoustic and fire performance) and insulation<br />
for ecological reasons<br />
8. INDUSTRIALISATION <strong>ibis</strong> <strong>budget</strong> hotels must be industrialised as much as possible.<br />
Reference construction costs for rooms and public areas should not be exceeded to keep<br />
the balance that is necessary to operate successfully in the <strong>budget</strong> hospitality segment.<br />
<strong>ibis</strong> <strong>budget</strong> hotels include a number of proprietary equipment such as : shower pod,<br />
bedroom furniture, lighting fittings, carpets, public areas furniture, internal & external<br />
signage.<br />
<strong>ibis</strong> <strong>budget</strong> hotels include a number of referenced equipment such as: bedroom doors,<br />
electronic locks, kitchen equipment, fire alarm systems, lifts, boilers, chillers, sanitaryware.

9. PROCUREMENT Design must be completed BEFORE works start on site.<br />
<strong>ibis</strong> <strong>budget</strong> preferred construction procurement method is prefabricated volumetric<br />
construction with supply and installation of bedroom F,F&E during factory manufacture of<br />
volumetric bedroom units.<br />
10.SITE Hoarding to be supplied, maintained and painted by building contractor to ACCOR’s design<br />
without other advertising panels.<br />
<strong>ibis</strong> <strong>budget</strong> sign boards and banners to be erected during all construction period.
