Annual Report 2007 – 2008
Dear Friends,
Th is year has brought about some dramatic changes in our country. We can’t think
of a time in recent history where the need for safe, decent and aff ordable homes has
ever been more acute — where the importance of stable housing for family success
has ever been as clear.
While Habitat for Humanity remains committed to building in the urban core, we also
built Habitat homes for the very fi rst time in four more cities in the region. In all, 40
partner cities have now welcomed Habitat families to their neighborhoods. A Brush
with Kindness served more families than ever before, and our Mortgage Foreclosure
Prevention Program counseled more than 700 Minneapolis families who are struggling
to keep their homes. And, we accomplished this with your help while having to quickly
adapt to the changing market around us. Our very endurance is a testimony to our
innovation and your partnership.
As you read the stories of hope in this report, you will be struck by the perseverance
not only of the families we serve, but of our volunteers and donors who have given so
generously to Habitat this past year. Greatness is rarely measured from a particular
moment in time, but rather the sum of our actions over the many days of our lives.
So many individuals have contributed their hearts and hands to the families we
serve — your lives truly refl ect “greatness” beyond measure.
Each and every one of you have contributed to our work so that together we can
eliminate poverty housing from the Twin Cities and make decent, aff ordable shelter
for all people a matter of conscience. Th ank you for building a tangible legacy for our
community.
Twin Cities Habitat’s Mission
To eliminate poverty housing from the Twin Cities and to make decent, affordable
shelter for all people a matter of conscience.
Our Vision for the Future
We see a Twin Cities region where hard-working families can own homes in healthy
neighborhoods with access to jobs, transportation, and quality schools. We will help
make decent, affordable housing a matter of our collective character — by continuing
to build and preserve homes, by supporting families and by engaging the community
in our mission.
The Values that Guide Us
Faith in Action
We are called by our faith in God to serve families in need with generosity, humility
and love. We welcome people of all faith backgrounds and beliefs to join us in our
common goal of eliminating poverty housing.
Hope
We provide hope and opportunity for hard working families who seek a safe, welcoming
home as a foundation for a life of well-being. We provide hope and opportunity for all
who seek to generously share their resources to build a just and equitable world.
Community
We bring people from all walks of life together in partnership to build decent, affordable
housing, create community and transform lives.
Integrity
We honor our commitments, and we act with fairness, honesty and respect in all of our
relationships and in our stewardship of the resources entrusted to us.
Perseverance
We continually strive for excellence and innovation to create a positive, enduring
impact in all that we do.
A typical Habitat home is 1,400 square feet with three bedrooms.
{ 2 } { 3 }
We serve families that
earn less than 50% of
the Area Median Income
(AMI). For a family of
four the AMI for 2008
was $80,900.
Homeownership Program
Diversity is not often a term you hear associated with housing, but that’s exactly the
word to describe Twin Cities Habitat’s housing portfolio. In addition to the range
of multifamily building styles the affiliate has tackled over the years, our in-house
design team has developed over 30 spin-offs from their original five basic single
family house designs.
The flexibility and innovation of our build team has enabled us to help more Twin
Cities communities offer a range of housing options. With the variety of designs, we
can cater our homebuilding to fit the unique needs of a given community. Yet, while
Twin Cities Habitat houses are indistinguishable from the neighboring homes on the
outside, the inside of the homes remain modest to reflect our approach of building
simple, decent and affordable homes.
Despite the simplicity of design, Twin Cities Habitat has remained committed to using
quality building materials that are sustainable and durable, and has continued to make
strides in our affordable green building efforts.
We are building a
tangible legacy for the
community
This past year, Twin Cities Habitat dedicated
homes in the cities of Anoka, Bayport, Chaska,
Chanhassen, Hastings, Minneapolis, Plymouth,
Ramsey, St. Paul, St. Paul Park and Woodbury,
half of which were in fast-growing communities
where we have built for the first time.
In addition, in response to the foreclosure crisis, Twin Cities Habitat has developed a
foreclosure remediation strategy. Habitat anticipates purchasing several properties in the
core cities of Minneapolis and St. Paul, as well as inner ring suburbs in the coming year.
The organization continues to build in many cities throughout the region, but ultimately
the focus remains on where the need for affordable housing is greatest. We understand
that we are building a tangible legacy for the community.
Habitat homes are not only
beautiful on their own, but blend
being a good neighbor.
Homeowner Story: Ron and Tari
Ron awoke to the smell of smoke but didn’t think much of it. Then came the fire alarm;
there was Ron all alone with nowhere to go. Relegated to a wheelchair and living on the
third floor of his apartment building, there was no elevator to bring him to safety.
“I thought to myself there is no way I’m making it out of here on my own power,” said
Ron. “Thankfully, the firemen were able to pound my door down. Then they wrapped
me in sheets and carried me down the stairs.”
Ron no longer deals
with elevators or stairs
and there are ramps
leading to the front and
back doors.
Scared of living alone after the fire, Ron, his girlfriend
Tari, and her teenage daughter Tamme looked for
apartments where they could live together. Finding
an affordable place that was accessible for Ron’s
wheelchair and large enough to accommodate their
family of three was impossible. So they kept their
separate apartments, hoping that one day they could
afford a place for their family to call home.
One day while reading Access Press, Ron came across an article portraying the need for
affordable housing for disabled people. Twin Cities Habitat for Humanity was holding
informational meetings to get people with disabilities involved with the program.
Ron and Tari braved a snowstorm, driving from Plymouth to attend a meeting in
Minneapolis. That very night they began the application process and took their first
steps towards owning their own home.
“It wasn’t more than a couple months after the meeting that we received the call telling
us we had been selected for a home in Plymouth,” says Ron. “I was so thrilled to be a
homeowner in the city I’ve lived in for the past 15 years.”
Twin Cities Habitat’s construction staff tailored a home for Ron’s special needs.
Cupboards with shelves that slide out, lowered light switches, and specially positioned
windows to help regulate Ron’s delicate body temperature, were a couple of the
provisions made. Ron no longer deals with elevators or stairs and there are ramps
leading to the front and back doors. As for Tari, she enjoys being able to come back
with groceries for the week, walk a couple steps, and be inside her home.
When it came time for the family to put in their allotted sweat equity hours neither
Ron nor Tari could participate as construction volunteers. Tari, recovering from major
back surgery, spent her volunteer time doing data entry and mass mailings. Ron, on
the other hand, put his photography talents to use by taking hundreds of snapshots
of Habitat volunteers. Through the volunteer process both Ron and Tari developed
lasting relationships with Habitat staff that they will never forget.
“Whether it was the site supervisors, AmeriCorps members or office staff,” Ron said.
“It’s been an absolute joy getting to know everyone we have come in contact with
through this program.”
{ 6 } { 7 }
Ron and Tari enjoy time spent in their kitchen, which BOTH can use.
Special features included ramps,
paddle-style light switches,
pull-out (and pull-down) drawers
at chair-accessible height, and
roll-in shower.
A Brush with Kindness Program
Whether it’s installing a railing for an ailing senior citizen or providing painting
renovations for a family whose money is going to medical bills, Twin Cities Habitat’s
A Brush with Kindness program has been a blessing to those in need. “Many of these
homeowners have owned their residence for decades, and have worked hard to maintain
them,” said Pat Lund, Program Manager.
As one or two
homes on a block
are fixed up, other
neighbors tend to
follow suit and
community pride
blossoms.
At the same time that they experience life challenges
like aging, disability, death of a spouse, or divorce, they
also face challenges keeping up with repairs to their
home. For the first time, they may find themselves in
the awkward and sometimes embarrassing position of
asking for help. A Brush with Kindness is a program
that connects people and restores homes through
simple acts of assistance so that homeowners can once
again live in a safe and decent home.
In the past year terrible economic conditions have
elevated the importance of A Brush with Kindness for
low-income people in need. Unfortunately, the resources to help these homeowners
have not kept up with the ever increasing need. To better respond to the need, A
Brush with Kindness focused on using more volunteers in the spring season, finding
skilled volunteer crews to concentrate on the more difficult projects and expanding
the number of projects for seniors. This past year A Brush with Kindness worked with
over 2,000 on-site volunteers, 121 volunteer groups and served 100 families helping to
rebuild dozens of city neighborhoods.
A Brush with Kindness has made a deliberate effort to take on projects in neighborhoods
where Twin Cities Habitat homes are being built. Run-down homes that need some
attention are being brought back to life, so they can once again provide a warm and
secure home for a low income family. “It’s exciting to see how the program has a ripple
effect on the surrounding neighborhoods where we work,” said Lund. “As one or two
homes on a block are fixed up, other neighbors tend to follow suit and community
pride blossoms.”
Homeowner Story: Trish Lynne and family
For homeowner Trish Lynne a citation from the city couldn’t have come at a worse
time. Working two jobs, enrolled in nursing school and being the single mother of four
left her virtually no time to prep and paint the exterior of her home. “I was planning
to paint the house all along,” she said. “I just didn’t think I’d be under the gun like this
to get it done.”
Facing the possible loss of her home and steep fines Trish sought help from family
and friends. Her father even took vacation time, traveling from Michigan to lend a
hand. The group that assembled began to scrape and sand the flaky, rotting paint that
had covered the home for years. “The help was great at first and I appreciated it whole
heartedly,” she said. “However it was difficult for people to come back every weekend
while keeping up with their own lives.”
Knowing that my family
will be together in this
home for some time,
I feel whole again.
Months passed, her helpers came and went and
Trish was left with half a house painted and a
rapidly approaching deadline. Looking for some
help she applied for a loan but was later rejected.
Trish then asked for and was granted a continuance
from the city. Running out of options she turned
to Twin Cities Habitat’s A Brush with Kindness
after reading a success story in her neighborhood
newsletter. Within weeks Trish was back on ladders
painting trim, this time with the help of Habitat
staff and volunteers who supplied the resources to get the job done.
“After not getting approved for a loan I lost all hope that the improvements would ever
be made,” Trish said. “I can’t thank Habitat enough for establishing this program that
keeps families in their home.”
Currently Trish lives with her fiancé Don and his child in the same home that caused
so much trouble for so long. The couple’s first date came after a long day of painting for
Trish. “I remember having paint still caked on my fingernails and then explaining to
him the mess I was going through,” she says. With five kids in the house going to three
different schools Trish is thankful to no longer be single parenting. “With Don moving
in and knowing that my family will be together in this home for some time, I feel whole
again,” she says. “I make it a point to tell other low-income families struggling to hold
onto their house about what A Brush with Kindness has done for me.”
Mortgage Foreclosure Prevention
After a hard day’s work on the job or in school — or in times of illness, discomfort or
turmoil — nothing beats the experience of coming home. This past year has reflected
just how fragile the comforts and stability of home are, as our nation continued to
experience the subprime mortgage meltdown.
Hope arrives in many forms. For residents of Minneapolis, hope comes from a familiar
name in the housing world.
Things are slowly
changing for the better.
Twin Cities Habitat for Humanity’s Mortgage Foreclosure
Prevention Program has been on the front lines of the
housing crisis, led by veteran foreclosure prevention
expert Cheryl Peterson, who manages the program.
Habitat’s foreclosure prevention counselors bring hope
to the families that desperately need to secure that sacred
place they call home.
Make no mistake — the program’s model carries the same “bootstraps” approach that
is characteristic of Habitat’s other programming. Homeowners must also be open to
straight talk, honest feedback, and lifestyle changes that will help them get current on
their mortgage payments.
“We facilitate the process, negotiate with lenders and do our part to help them resolve
bad mortgage arrangements. But ultimately, the homeowner has to be an active
participant in the process,” said Peterson.
In the past year, the Mortgage Foreclosure Prevention Program has seen an explosion
of growth as it doubled in size and staff. After more than 15 years serving residents of
South and Southeast Minneapolis, the program was asked to assume coverage of North
and Northeast Minneapolis during the worst mortgage foreclosure crisis in history.
Being in the unique vantage point of serving homeowners in the urban core, Peterson
has seen lending mortgage trends swing from one end of the spectrum to the other.
“The bad news is that subprime trends happened in the urban core first. But the good
news is that the urban core also saw the first trends of mortgage lenders who were open
to working with homeowners at risk of foreclosure,” said Peterson.
Loan modifications are one trend in the mortgage industry that Peterson loves to see.
Over $546,145.00 in deliquent
“They are a sign that things are slowly changing for the better,” she said.
As the pace of foreclosures in the urban core starts to slow, Habitat’s Mortgage
Foreclosure Prevention Program is developing ways to increase the breadth and depth
of its services to include financial literacy, homebuyer workshops, and more.
As Peterson puts it, “Each foreclosure we help prevent is energizing. There’s nothing
quite like empowering someone to save their home.”
Homeowner Story: Molly
Months of searching for a home had worn Molly down. Each house she and her husband
visited told its own story; too costly, unsafe neighborhood, run-down, no park nearby.
“Then we found this absolute gem of a place in South Minneapolis,” exclaimed Molly.
The couple closed on the property in December of 2005.
Unfortunately within a few months of the purchase Molly and her husband divorced,
leaving her with full responsibility for the mortgage. It didn’t take long for the luster of
being a homeowner to wear off.
Searching for answers she sought out a friend who worked in banking. With his assistance
she was able to negotiate a new mortgage with fixed payments for the next three years.
Our program provided
the first steps toward
her living a healthier life
But nothing could have prepared Molly for what
the next few weeks would bring. Within just four
days she signed her final divorce papers and was
diagnosed with breast cancer. For the first time
in Molly’s life she was forced to lean on others for
support. Recovering from a double-mastectomy, she
moved back home with her parents and was out of
work for months.
Even as she coped with these unfortunate conditions, Molly reached out to her mortgage
company to be sure they were aware of her situation. Despite these attempts her calls
were seldom returned.
“No one would talk to me. I couldn’t get a consistent person, let alone consistent
answers,” said Molly. “I returned to work as soon as I could and made a double-payment
in December so that I wouldn’t be more than three months behind on my mortgage
and move into foreclosure. “
With her options limited, a delinquency letter from the mortgage company proved to
be pivotal. The letter described Twin Cities Habitat’s Mortgage Foreclosure Prevention
Program which offers free counseling to those in need. Molly made the call immediately
and a counselor was assigned to her. That’s when Molly started to notice a change.
“The counselors were able to talk with people at [the mortgage company] that I couldn’t
get through to, and they were able to get answers I never could,” said Molly. “Having
someone to advocate on my behalf with the mortgage company and to navigate me
through the process is what made all the difference. It’s what kept me in my home.”
With her counselor’s help Molly was able to modify her loan this past Spring, bringing
her primary mortgage to five percent. Program Manager Cheryl Petersen saw first
hand the struggle Molly had to endure and was impressed with her commitment to
being a part of the solution.
“Our success is directly linked to how hard homeowners are willing to work to save
their homes,” said Cheryl. “By helping Molly regain control of her mortgage, our
program provided the first steps toward her living a healthier life.
Housing Matters! Program
This past year, Twin Cities Habitat launched Housing Matters!, an educational program
designed to engage volunteers, supporters and the general public in exploring what it will
take to create a Twin Cities region where everyone has a decent, affordable place to live.
“The need for affordable housing is enormous and far greater than we at Habitat can
address alone,” said Susan Haigh, President of Twin Cities Habitat for Humanity. “Our
advocacy work and awareness campaign have to be about more than Habitat homes and
home ownership. We are one vital part of a larger housing continuum, but our region
also needs more emergency shelter beds, rental housing, and affordable homeownership
for working families. Habitat for Humanity supporters can help influence the public
will to make a greater investment in these needed housing solutions, too.”
Little by little, each step
we take can add up to an
enormous impact.
As a part of Housing Matters! Twin Cities Habitat
added a new feature to the construction volunteer
experience last Spring called Build. Think. Act!,
where volunteers participate in small group
discussions to get them thinking and talking
with each other about housing and a variety of
community solutions.
Activities address five key housing questions: Who can’t afford housing at current
prices? Why is it important that everyone in our community has a decent affordable
place to call home? What does the solution look like? Where is affordable housing
needed and what factors determine where it can be created? How do we make sure
everyone has access to decent housing that is affordable?
Once the final curriculum was in place, the true test was taking it to long term Habitat
for Humanity supporters. John Winters heads up 3M C.A.R.E.S., a year-round regular
volunteer crew of retired 3M engineers that’s worked with Habitat since the early 90’s.
“Our volunteers initially said, ah, geez, we have to go to a lecture, or go to class,” said
Winters. “But they really got into it. We know about building houses, but we didn’t
really know about the need that exists in our community.”
“The take home message for most of us was that there are many respectable occupations
that cannot afford a decent home,” said Winters. “When we were a young couple, my
wife worked, but she didn’t have to in order to support the family. My income was
sufficient. But that’s not the case today — for most families, there has to be a double
income to afford decent housing — and sometimes even that isn’t enough.”
Volunteers use knot-tying as a metaphor for
how housing affects a community at every level.
Housing Matters!
was funded in part
by a grant from the
McKnight Foundation.
Housing Matters! is part of a larger comprehensive communications and community
relations effort. Issues-based newsletter stories, media relations and news coverage,
government relations, coalition building and grassroots community outreach have
all laid further groundwork for bringing housing issues front and center in the Twin
Cities community.
“Influencing the public will doesn’t happen over night,” said Haigh. “But little by little,
each step we take can add up to an enormous impact.”
global effort to end poverty housing.
ReStore Growth
Twin Cities Habitat for Humanity’s ReStore surpassed its annual revenue goal by
generating $548,000 in net sales. The store is in the process of moving locations, and
will open doors in March 2009 at its new home in New Brighton.
Hard Hat & Black Tie Gala
This past year’s Hard Hat & Black Tie Gala was the most successful fundraising event
in Twin Cities Habitat for Humanity’s history. The event saw record-setting attendance,
and raised over $300,000 through corporate sponsorships, live and silent auctions, and
generous donations from Habitat supporters. We are deeply grateful for the efforts of
the Twin Cities Habitat Board of Directors and Hard Hat & Black Tie Committee in
contributing to the gala’s success.
F inancials Twin Cities Habitat engages over 20,000 volunteers each year..
Twin Cities Habitat brings people together to create and preserve homeownership in
our neighborhoods, to partner with hard-working, low-income families to be successful
homeowners, and to inspire action that promotes affordable housing for everyone in our
community. The use of resources can be broken down into four areas:
Creating Local and International Homeownership
We build or renovate homes, utilizing volunteer labor, donated materials, and contributed
funds. The homes are sold to pre-qualified, low-income families, who are selected based
on their need, ability to repay the Habitat mortgage, and willingness to partner by
helping to build their home and by learning how to be a successful homeowner. We also
tithe a portion of our general donations to Habitat for Humanity International for use
in building homes outside the United States. We partnered with 50 Twin Cities families
and 50 families in other countries to build Habitat homes.
Financing Homeownership
Our homes are sold to qualified family partners at cost, with zero percent interest
mortgages. Monthly mortgage payments collected by Twin Cites Habitat are added
to the donation resources used for building additional homes for families in need.
We serviced over 560 home mortgages in our portfolio.
Preserving Homeownership
We work with homeowners who need help staying in their home. Our A Brush With
Kindness program uses volunteer labor to help low-income homeowners repair
and maintain their homes. Our Mortgage Foreclosure Prevention program provides
counseling services to any Minneapolis homeowner in danger of losing their home
to foreclosure. We partnered with 100 low-income families to repair their homes and
provided counseling to over 700 Minneapolis families at risk of foreclosure.
Community Engagement
Our Inspire Action initiative runs throughout the activities of the organization. The
goals of this program include mobilizing volunteers, educating the public about housing
issues, and advocating for public policy that supports affordable housing for everyone in
our community. We partnered with over 20,000 volunteers in support of our mission
and we launched our Build. Think. Act! on-site educational program.
Twin Cities Habitat
families have six
members in the
household, on average.
Families put in
300–500 hours
of sweat-equity
prior to move-in.
