The South of Costa Blanca offers year round sunshine and beautiful beaches. The main resort town of Torrevieja is a lively and busy city<br />

Area: Fuerteventura<br />
Fuerteventura is a sub tropical island 80km from the coast of Africa with an average year round temperature of 21 degrees. Amazing<br />
beaches with mile after mile of white sand and turquoise water make Fuerteventura popular with beach and water sports lovers while<br />
the quiet roads and endless tracks ideal <strong>for</strong> mountain bikers and cyclists. The least developed and populated of the main Canary islands<br />
the laid back and relaxing atmosphere makes it the ideal destination to escape to. Corralejo and El Cotillo in the North of the island have<br />
beautiful uncrowded beaches and only 30 minutes from the airport while Caleta de Fuste close to the airport offers a more traditional<br />
resort experience and has a golf course close by.<br />
Considerably under developed compared to it’s neighbours Tenerife and Gran Canaria there is a wide selection of properties available<br />
from beach front villas to rustic houses and apartment complexes with swimming pools, tennis courts and gyms. The spectacular scenery<br />

Buyers <strong>Guide</strong><br />
For the majority of people, buying a house in Spain is one of the largest purchases you will make in your lifetime. Whether <strong>for</strong> pure<br />
financial investment or an investment in your lifestyle.<br />
If you are reading this then you are already preparing correctly by researching and talking to professionals who are available to help.<br />
Do I need a lawyer in Spain<br />
We are asked this question all the time. The simple answer is YES. You would not buy a property in your own country without using a<br />
lawyer so you definitely need local legal representation in Spain. We say ‘local’ as you wouldn’t use a lawyer from Manchester if you<br />
were buying a property in Plymouth. Why?, because local lawyers have a better understanding of local areas and procedures. <strong>Your</strong><br />
chosen lawyer may also be able to act as your Power of Attorney (POA), more on this later.<br />
What is the buying process<br />
Once you have done your own research, visited and viewed relevant properties, there is a very good chance that you will have found<br />
<strong>Your</strong> <strong>Dream</strong> <strong>Home</strong>.<br />
At this stage you must be in a position to pay a €6000 reservation fee (this may change depending on property value and/or a developers<br />
payment scheme if a new build property). Until this is paid the property is still on the open market. Check that your agent’s reservation<br />
contract states ‘subject to legal checks’. This eliminates any chance of another person taking your dream home away while your lawyer<br />
per<strong>for</strong>ms legal checks on the property, and protects your deposit. Generally the balance of 10% is paid in the following two to four<br />
weeks, again dependant on value and developer requirements.<br />
At this point legal checks are carried out by your appointed lawyer that will ensure that the property is as it states in the Escritura (title<br />
deeds) and that all required papers are present, this now includes an EPC (Energy Per<strong>for</strong>mance Certificate). <strong>Your</strong> lawyer will also check<br />
to ensure there is no debt on the property prior to you becoming the new owner.<br />

What about finance<br />
Our advice is to realise equity in your own country wherever possible. This puts you in a stronger position as a cash buyer and the<br />
completion can generally happen faster. The mortgage system in Spain is slightly different to your home country and requires a specialist<br />
to assist in finding the best deal <strong>for</strong> you.<br />
Do I need to be in Spain to buy the property<br />
If you wish, your lawyer can represent you at the Notary <strong>for</strong> the completion, gain your NIE numbers and open bank accounts <strong>for</strong> you<br />
without you even being here. This is where the Power of Attorney (POA) is very useful. In most cases the cost to setup a POA is less<br />
than flying over and oreganising hotel accommodation the evening be<strong>for</strong>e the completion of the purchase at the Notary. A POA can be<br />
arranged while you are still in Spain following your reservation of <strong>Your</strong> <strong>Dream</strong> <strong>Home</strong> or alternatively this can usually be arranged from<br />
you home country.<br />
What is an NIE<br />
The NIE (Numero de Identidad de Extranjero) is a document necessary <strong>for</strong> all <strong>for</strong>eigners to work, purchase a property, purchase a car<br />
etc.. This number is used <strong>for</strong> tax purposes and stayes with you in Spain and never changes.<br />
Completion<br />
This is the final stage of the purchase. At this point all legal checks will have been completed and payments put in place to eliminate<br />
any outstanding debts on the property. The completion will take place in front of a Notary Public, where your lawyer and the vendor’s<br />
lawyer will present all the necessary documentation <strong>for</strong> the purchase. You must either attend personally or have a Power of Attorney<br />
in place. If everything has been carried out correctly the completion will take place and you will be the proud owner of your own ‘Casa’<br />
in Spain.<br />
