Property and real state markets
continue to show strong growth
in the Pearl River Delta
Although the Chinese government
has been trying to cool the
development of the property and
real estate sector for more than
half a year, the prices in the
sector keep rising. The Central
bank has raised an eyebrow over
the trend and urged banks to
adopt measures that curb growth
rate. Nonetheless, domestic as
well as foreign investments in
real estate continue to rise at a
high pace. According to the
Xinhua News Agency, the prices
for new housing increased in
comparison to last year at a rate
of 10% for cities like Beijing,
Changsha, Fuzhou and
Shenzhen. Real estate firm Jones
Lang LaSalle also reports that the
boom is attracting foreign capital
in the high-end real estate which
account for 60% percent of the
total volume in that range.
According to Savills Property
Services Guangzhou, our city also
follows the trend. In a recent
presentation, the property
agency indicated that the three
main commercial areas in
Guangzhou (GZ) - Huan Shi Dong,
Tian He Bei and Pearl River New
City - the average rents for Grade
‘A’ office stocks slightly rose to
RMB 128/m2 while the vacancy
rate continually decreased to
8.09%. Savills expects the
occupancy rate to remain on a
high level due to the
improvements in GZ’s economy
and the increase in Foreign Direct
Investment. As of the last
quarter, the total amount of
available Grade ‘A’ office was
0.67 million sq.m.. This kept
rental high and occupancy rates
of more than 90%. However, the
agency predicts that the shortage
of Grade ‘A’ space will be slowly
phased out by the opening of
several new buildings within this
year. This will not necessarily
rein-in growth but more likely
stabilize rental rates in mature
areas and “soften” them in new
ones. All in all, expect rental
value to still grow in GZ. □
Shenzhen 2007 All China Board Meeting hailed a success
The discussion covered “Deutschlandtag
2007”, which successfully took place this
year in Stuttgart; the progress of the
Chamber’s joint publications - GC Ticker
and the GCC Handbook 2008; the 3 year
“Deutschland in China” initiative,
Germany’s mandate during this year’s EU
presidency, the cooperation with the
Hong Kong GCC and GCC Guangzhou’s
new responsibilities in Sichuan. After the
meeting, the board met German
companies from Shenzhen in an informal
cocktail. The next day, the board was
invited to visit the facilities of ZTE,
China’s largest public owned
telecommunications corporation and to a
meeting with the Mayor of Shenzhen.
Stricter “green” rules will be imposed in
Guangdong setting mountainous and
rural areas off limits and aiming to
"accelerate" the desulphurization work
in power plants, as well as improve the
online monitoring systems. The project
adds further hurdles for polluting
industries in the area.
