First, talk <strong>to</strong> friends or fam- ily that have recently pur- chased a home and ask who as- sisted <strong>the</strong>m in <strong>the</strong> process. Next, visit open houses and talk <strong>to</strong> <strong>the</strong> real<strong>to</strong>r on duty. See how <strong>the</strong>y show <strong>the</strong> property <strong>the</strong>y are representing, and see if you are comfortable with this person. Keep in mind that <strong>the</strong> sales associate may be busy with o<strong>the</strong>r cus<strong>to</strong>mers as well, but see if <strong>the</strong>ir professionalism and <strong>the</strong>ir attitude match your expectations. Have <strong>the</strong> real<strong>to</strong>r you have chosen show you listing sheets or a summary page on every property in your price range, not just <strong>the</strong> ones <strong>the</strong>y want <strong>to</strong> show you. Avoid real<strong>to</strong>rs that will just show you homes at <strong>the</strong> <strong>to</strong>p of your price range and try <strong>to</strong> show you more expensive homes than you are comfort- able seeing. The professional you choose should be knowledgeable about not just <strong>the</strong> home you are look- ing for, but amenities in <strong>the</strong> area such as schools, shopping, highways and o<strong>the</strong>rs that may be important <strong>to</strong> you. Look for someone whom you feel can not only assist you but someone you can comfortably recommend <strong>to</strong> your friends in <strong>the</strong> <strong>future</strong>. How important is getting pre-approved for a mortgage In <strong>to</strong>day's market, many sel- lers are receiving multiple of- fers on <strong>the</strong>ir homes. They are looking for not just <strong>the</strong> best price for <strong>the</strong>ir property, but <strong>the</strong> most secure deal. Sellers see <strong>the</strong> pre-approved buyer as one who is serious about purchasing <strong>the</strong>ir home and has had a lending institu- tion review <strong>the</strong>ir eligibility <strong>to</strong> purchase <strong>the</strong>ir home. I This is opposed <strong>to</strong> buyers who have yet <strong>to</strong> visit a bank or mortgage company and may have credit issues that reduce <strong>the</strong>ir ability <strong>to</strong> purchase <strong>the</strong> same property. Also, <strong>the</strong> pre-approval can aid <strong>the</strong> buyers or sellers in achieving a quicker closing as <strong>the</strong> lending institution has al- ready spent <strong>the</strong> time investi- gating <strong>the</strong> buyers. When do we tell <strong>the</strong> landlord we're moving? Most people suggest waiting until <strong>the</strong> buyers have received a letter of commitment from <strong>the</strong> lending institution. This is issued after <strong>the</strong> pre-approval and is evidence that <strong>the</strong> lend- ing institution feel confident in giving <strong>the</strong> loan. If <strong>the</strong>re are outstanding con- ditions in <strong>the</strong> commitment let- ter, you may want <strong>to</strong> wait until <strong>the</strong>y are cleared up before notifying <strong>the</strong> landlord. Keep in mind that <strong>the</strong> land- lord may begin looking for a new tenant immediately, and sign a new tenancy based on <strong>the</strong> current tenant's notifica- tion of leaving. When in doubt, ask your at- <strong>to</strong>rney what <strong>to</strong> do.
