6 SITES ConstruCtion Training held to sustain a building lifecycle By the WBDG Sustainable Committee No matter how sustainable a building may have been in its design and construction, it can only remain so if it is operated responsibly and maintained properly. Ensure operation and maintenance personnel are part of the project planning and development process, including the establishing of commissioning criteria at the onset of a project. The use of toxic cleaning products can deteriorate indoor air quality; failure to test sensor control points on a regular basis can compromise energy efficiency; and poor training can lead to early system failures. Buildings must be operated and maintained with the security, safety, health, comfort, and productivity of Green building costs just about 5% more than current construction practices but they return savings of 50% to 70% on energy costs. However, it is not enough to just build a green building. A big part of the equation is how the building is operated and maintained. Regardless of how sustainable a building may have been in its design and construction phase, it can only remain so if it is operated responsibly and maintained properly. Making our buildings smarter and more efficient will have a major impact on reducing energy costs and greenhouse gas emissions. Throughout the building’s lifecycle, O&M management needs to be micromanaged to ensure the building systems achieve maximum efficiency. With that in mind, Marcus Evans organized a training in Doha on sustainable opera- their occupants in mind, and with an understanding of the next generation’s need to reuse and recycle building components. Throughout the building’s life cycle, operations and maintenance should seek to: • Train building occupants, facilities managers, and maintenance staff in sustainable design principles and methods; • Purchase cleaning products and supplies that are resource-efficient, bio-degradable and non-toxic; • Use automated monitors and controls for energy, water, waste, temperature, moisture, and ventilation; • Reduce waste through source reduction and tions & maintenance for buildings on February 7 and 8. The training, which focused on going green to sustain a building lifecycle, benefited O&M professionals. Its aim: to sustain a building’s sustainability. The transition from new buildings up to existing buildings is discussed with relevant O&M strategies to implement at each stage. The training examined case studies of new and existing buildings and emphasized on the importance of continuous building management and maintenance to achieve building lifecycle sustainability while examining available maintenance techniques to enhance life expectancy of assets in the building. Delegates were taught on how to determine critical factors that affect asset life expectancy in buildings and also ad- recycling to eliminate disposal off-site; and • Minimize travel by supporting telecommuting programs and enabling teleconferencing. Recommendations Train building occupants, facilities managers, and maintenance staff in sustainability principles and methods • Implement a comprehensive, preventive maintenance program to keep all building systems functioning as designed. See WBDG Reliability-Centered Maintenance (RCM). • Install meters and track progress of energy, water, and waste systems to ensure the highest performance levels possible. Without meters to monitor and verify performance, it will be difficult to determine if building systems are operating as designed. • Provide operations support to facilities managers and maintenance crews to answer questions and offer additional information. Employ environmentally preferable landscaping practices • Landscape with drought-tolerant native, or indigenous, plants. • Develop a pest control plan, which includes information about: materials and equipment for service; method for monitoring and detection; service schedule for each building or site; any structural or operational changes that would facilitate the pest control effort; and commercial pesticide applicator certificates or licenses. • Consider composting and/or recycling yard waste. • Where necessary, use non-toxic outdoor fertilizers and pesticides. • Minimize site disturbance. See also WBDG Sustainable—Optimize Site Potential. • Use landscaping products with recycled content as required by EPA’s Comprehensive Procurement Guidelines (CPG) for landscaping products. • See also WBDG Sustainable O&M Practices. Purchase cleaning products and supplies that are resource-efficient and non-toxic • Use cleaners that biodegrade rapidly. • Look for products that are concentrated, using less packaging for more power. • Use integrated pest management (IPM) practices in facilities and landscaping to reduce the use of pesticides and herbicides. IPM has been mandated on federal property since 1996 by Section 136r-1 of Title 7, United States Code, and is cited in Title 41 of the Code of Federal Regulations (102-74.35) as a required service for agencies subject to the authority of the General Services Administration (GSA). • Use non-toxic pest control for indoor spaces and plants. Use automated monitors and controls for energy, water, waste, temperature, moisture, and ventilation monitors and controls • Use schedule, occupancy, or luminance sensors to control lighting and other functions. In the absence of sensors, turn off lights when not in use. • Use timers for heating/ventilation/air conditioning (HVAC) equipment. • Turn off computers and equipment when not in use. • Enable power-down features on office equipment (e.g., Energy Star® computers). • Turn off computer monitors when not in use. Reduce waste through source reduction and recycling • Start a comprehensive recycling program with source separation and occupant incentives. • Use on-site composting of organic materials. • Adopt green meeting practices. Evaluate potential hotel and conference center venues that are sustainable in that they recycle, purchase recycled or recyclable items, use nondisposable food and beverage service, have bottle deposits, a plan for leftover food and meeting materials, and practice water and energy conservation. Support practices that encourage sustainable transportation or minimize travel •Install sufficient bike racks to meet demand. •Designate shuttle/bus stops in safe and accessible areas close to the facility. •Provide sufficient parking spaces for carpools/vanpools. •Support teleconferencing and videoconferencing through proper operations and maintenance of communication systems. • Support telework (aka telecommuting) programs by providing hotelling spaces (flexible and well-equipped office spaces that teleworkers can use when they come into the office) and properly operating and maintained telework centers. *The information in this piece was published on the WBDG website. LocaL Architecture & Planning Group: New Perspective for Architecture In an exclusive interview with the newspaper, Eng. Mohamed Nabil Lielah, Business Development Director of the Architecture and Planning Group, said that the company provides various engineering services including design, implementation and project management. He pointed out that Architecture and Planning Group has a long working history in the field of engineering consultancy, not only in Qatar and the Arab Gulf region but also on a global scale. The company has many branches starting from Egypt, Qatar, United Arab Emirates, Sudan, Jordan, Lebanon and ending at Virginia. He asserts that the company is currently studying the project of opening more branches in several eastern Asian countries. Branch of Qatar The Business Development Director of Architecture and Planning Group said that Qatar is currently witnessing significant growth on the economic level generally and the architectural level in particular. He affirms that the opportunity is now available to all workers in architecture sector to demonstrate their capabilities through active participation in the development process. Accordingly, the company was able to assume a high position with its competencies through partial participation in some major projects in the state. The company con- tributed to these big projects whether by designing or supervising the implementation or management. The company was able to become an accredited consultant for Qatar National Bank in short time. The company was able to participate in the development of New Doha International Airport and it also managed the design of some malls in different regions of Qatar. They all represent a new perspective in terms of design and content, including Al Sadd area, Ain Khalid, Um Talal on the North Road with spaces ranging from 70 thousand meters to 160 thousand meters at a cost amounting to 800 million riyals for some projects. Most of these projects are in the design stage and they are considered distinctive projects. The company is presently designing a hospital project at Lusail as part of the American Hospital. Some of the company’s projects in Qatar are office towers, such as an office building at Al Sadd on an area of 11, 000 meters at a cost of about 56 million riyals and the administrative tower of Bin Tawar on an area of 2000 meters at a cost of 15 million riyals. Moreover, the company carries out design and supervision of the implementation of some buildings that the number of their floors ranges between 7 to 10 floors of various spaces from 11 thousand meters to 20 thousand meters. In the Gulf region, the company has several projects in different areas of Dubai, Abu Dhabi and Al Ain. The company also designed and implemented several projects in several regions in the Arab world such as Egypt and Jordan. Eng. Lielah mentioned how the company was able to gain confidence of customers after great effort and in short time in spite of the economic conditions experienced by the world since nearly five years. However, determination and the power of resolve made solid companies as constants on which Architectural Engineering in the world can be built to assist and support the economy throughout the world. He stressed the company is willing to participate in existing projects which are set up on Qatari land in preparation for the reception of World Cup events in 2022.
