Th<strong>is</strong> paper <strong>is</strong> concerned with the preferences of the rural residents living in areas<br />

subject to rapid second home tour<strong>is</strong>m development in Ir<strong>an</strong>. Since second home<br />

development could have positive <strong>an</strong>d negative social, cultural, economical <strong>an</strong>d<br />

environmental impacts for local residents, pl<strong>an</strong>ning policies should take into<br />

consideration public opinions <strong>an</strong>d preferences for future pl<strong>an</strong>ning <strong>an</strong>d<br />

developments. Using a choice experiment method, we attempt to estimate the<br />

values that the rural households in Tehr<strong>an</strong> province would place on different<br />

impacts of second home development policies.<br />

INTRODUCTION<br />

Second home tour<strong>is</strong>m has been a subject of study by researchers from<br />

different fields such as geography, tour<strong>is</strong>m, pl<strong>an</strong>ning, economics, <strong>an</strong>d<br />

sociology over the past three decades (Coppock, 1977; Williams <strong>an</strong>d Hall,<br />

2000; Williams <strong>an</strong>d Hall, 2002). Increasing accessibility <strong>an</strong>d mobility<br />

<strong>an</strong>d elevated levels of le<strong>is</strong>ure associated with second homes have<br />

signific<strong>an</strong>tly contributed to the growing interests <strong>an</strong>d import<strong>an</strong>ce of th<strong>is</strong><br />

type of tour<strong>is</strong>m <strong>an</strong>d line of research. In developing countries where big<br />

cities are facing major socio-economic <strong>an</strong>d environmental problems,<br />
