1 INTRODUCTION
1.1 Commission
This Flood Risk Assessment has been commissioned to support a
planning application in respect of the proposed Tesco supermarket at
Castle Acre Road, Swaffham, Norfolk.
This report is for the use of Millngate Swaffham Ltd/Tesco Stores Ltd
(to whom alone is owed a duty of care) and their professional advisors
and consultees; it may not be relied upon or reproduced by any third
party for any use without the prior written agreement of Jubb
Consulting Engineers Ltd.
1.2 Objectives
The objective of this Flood Risk Assessment Report is to be present a
viable flood defence and surface water drainage strategy addressing
the potential impacts of developing the existing site including an
assessment of flood risk as required by the Environment Agency as
consultees to the Planning Authority.
In summary this flood risk assessment assesses the following –
sources of flooding (including consideration of the potential
pathways which may result in potential flood risk) to and from
the site;
control of onsite surface water;
extent, location and adequacy of any existing defences;
the effect of climate change on all possible sources of flooding;
means of emergency escape and access;
offsite flood risk (the effect of the proposals on the downstream
environment);
residual risk.
