Carparking & Traffic
An adequate area is set aside for on site car parking with at least 75 car parking
spaces provided across the entire site.
Due to car parking generally being located at the rear it does not dominate the
streetscape.
Residential amenity will not be impacted by significant changes in traffic conditions and
significant increases in on street parking demand due to the increase in only 1
practitioner and the provision of adequate on-site parking.
Conclusion
Based on the above assessment it is concluded that on balance the proposed
amendment is generally compliant with the Planning Scheme and is therefore
recommended for support.
Legislative Issues
The Planning and Environment Act 1987 and the Greater Geelong Planning Scheme
are the relevant documents under which Council must consider this application.
Environmental Implications
It is considered that there will be no environmental implications for Council in the
granting of this permit
Financial Implications
It is considered that there will be no financial implications for Council in the granting of
the permit
Policy/Legal/Statutory Implications
The proposal has been assessed against the provisions of the Greater Geelong
Planning Scheme as detailed in Appendix 2-3.
Officer Direct or Indirect Interest
There are no Officer conflicts of Interest with this application
Risk Assessment
It is considered that there will be no risk to Council in the granting of this permit.
Social Considerations
It is considered that there will be no social implications for Council in the granting of this
permit.

The application was referred to various internal departments of Council for comment
