PRECINCT BROCHURE
Character Description
This Precinct is distinctive due to its strong seaside township
character created by the low scale architectural styles and mixture of
building materials. The buildings frequently have low pitched or flat
roofs which adds to their low scale nature and the frequent lack of
front fencing, or low open style fencing adds to an open streetscape.
The buildings are set within established gardens frequently with
retained native vegetation. The seaside feel of the area could be
strengthened by encouraging the planting of indigenous species.
Key Existing Characteristics:
Preferred Character Statement
• Gardens are generally established with a mix of natives and exotic plants.
• Dwellings are single storey and building materials consist of
brick/timber/fibro and mixed roofing.
• Setbacks are standard, and consistent.
• Architecture is 50s-70s seaside style.
• Front fences are either not present or low, usually open style.
Maintain and strengthen the seaside township character and openness
of the area by:
• Encouraging low scale dwellings;
• Ensuring dwellings are set back from the front in accordance with the predominant setback in the
street, and are off-set from at least one side boundary;
• Encouraging the retention of established native and indigenous trees;
• Encouraging the use of lighter looking building materials, including timber and other non-masonry
cladding; and
• Encouraging a lack of front fencing or low, open style.
Avoid:
• Large, bulky buildings with high site coverage.
• A predominance of exposed brick buildings.
• High front fences.
