Help Hanover wants to ensure that residents get the help they require to live independently and as they choose by offering a range of housing related support and signposting services. Help is often on hand from Hanover’s Estate Managers, and emergency call centre (Hanover On Call), but does not necessarily always need to be provided by Hanover. A person’s family, friends, neighbours or volunteers may also be willing and able to help. Hanover has therefore recruited a Community Links Manager and is publishing a third edition of Inpractice to share and disseminate ideas and information about local initiatives and activities that other estates might also want to adopt. The capacity to provide help is, in many cases, based on funding from Supporting People payments. Supporting People budgets are no longer protected and even though Hanover has not yet suffered significant cuts we are preparing for the risk that budgets will be reduced and eligibility criteria increased. Help will continue to be provided to enable residents to access benefits and the support to which they are entitled, including aids and adaptations. We have worked with specialist Equality and Diversity consultants and trainers (Challenge) to develop understanding of diversity and ensure that Hanover’s estates are welcoming to everyone. Popple Well Springs, Tadcaster, North Yorkshire New developments We opened a further five new Extra Care developments in 2010/11. We will continue to develop more high quality Extra Care where this is commissioned by the social service departments of progressive local authorities, who see this as a far more desirable alternative to residential care. We also remain committed to developing new retirement housing properties where older people want to live. Design, location and arrangements for access to services will be critical factors and this was confirmed by the report of the HAPPI (Housing our Ageing Population Panel for Innovation) Group that was led by Hanover’s Chair, Lord Best, and also included one of Hanover’s Resident Board Members (Antony Hamilton) as a panel member. The HAPPI report also highlighted the positive potential of senior co-housing and Hanover has continued to work with a number of potential co-housing groups to find suitable sites and identify the factors that residents want to include in the design of their buildings and how they intend to live as a self-supporting community. Asset investment It is essential that our properties are of a high standard that reflect the expectations of current and future residents. We have undertaken a comprehensive asset management review for every estate. We have identified that some estates need more attention than others and have prioritised future investment and improvement works where they are needed most. We have continued with our popular programme of providing grants to supplement local fundraising to give residents scope to enhance the facilities and make other improvements to their estates. Our pilot copayment scheme has also been extended to all estates. This offers incentives to help residents who want to improve their properties by installing new kitchens and bathrooms before they were due to be replaced by Hanover. Hanover contributes a percentage of the cost and takes responsibility for future maintenance. REVIEW OF THE YEAR • PAGE 9
