Offenbach is a service centre and an attractive

sector accounts for two thirds of the workforce 

and value added. Offenbach is also

In June 2011, Leo Burnett celebrated 

a ribbon-cutting ceremony for its 

new building in Frankfurt. What 

made it necessary for you to move 

to a new building? 

Leo Burnett already had its own building 

before the move, an old bicycle factory in 

Rödelheim where we had been based since 

the 1980s. The building was extremely creative 

for its time and contributed to growing 

and strengthening the Leo Burnett 

brand. But 20 years is a long time. Even 

though we grew to love the building, the 

layout no longer met our current workplace 

needs. 

Working environments have undergone a 

huge transformation. The demands on us, 

and the way we work have changed as 

well, which meant we needed a change of 

space, too. But what hadn’t changed is our 

intrinsic corporate culture. As a result, it 

was important to us to move into our own 

building so we could continue to actively 

express this. 

Can a building encourage creativity? 

Are open spaces enough to 

spark creativity in employees? 

Yes, a building can encourage creativity. 

After all, creativity needs space – space to 

unfold. And our new building concept provides 

this space. Over the past 20 years, the 

ways we need to communicate internally 

have grown substantially more complex. Our 

new flexible open-space concept provides 

areas that facilitate collaboration among 

many employees, work within a small team 

or even individually. Of course, open space 

alone is not enough to make someone creative. 

Skills, drive and an unwavering curiosity 

about life and people all have to converge 

with, of course, a healthy dose of discipline, 

because unfortunately ideas don’t just fall 

out of the sky. 

The FrankfurtRheinMain region has 

a lot of charm. What are the region’s 

advantages, and in what areas is 

there room for improvement? 

FrankfurtRheinMain sets itself apart with 

its internationality, open-mindedness, tolerance, 

warmth and lust for life. People 

outside the region, however, don’t describe 

Frankfurt this way. They still see it as a cold, 

boring banking city. We have to keep working 

together to change that. The city of 

Frankfurt has recognized the potential of 

the creative community, and in the past few 

years has stepped up its support of young 

creative talent and promoted the area as an 

ideal location for creative industries. If we 

all continue to support culture and innovation, 

it will bring new momentum to the region. 

This renewed creative spirit would be 

visible to those outside the region, giving us 

a more attractive image – a very important 

factor in convincing top talents to relocate 

to our area.

You certainly had the courage to 

take a big step with the new 

Offenbach Harbour project. Is this 

a new kind of partnership between 

the cities of Frankfurt am Main 

and Offenbach? 

Taking this step towards Offenbach was 

indeed a big one and, I would say, a bold 

one, too. 

The properties had been on the market several 

times, but, as everyone knows, investors 

expressed very little interest. We saw 

an outstanding location right on the waterfront, 

something that can’t be found 

any longer in the FrankfurtRheinMain region. 

That’s why it was obvious to us that 

we wanted to invest in this residential area. 

We consider this a successful cooperation 

between the cities of Frankfurt am Main 

and Offenbach am Main, one that reflects 

the concept of a “vibrant regional partner- 

ship”. As a result, both Frankfurt am Main 

Lord Mayor Dr. Petra Roth and Offenbach 

am Main Lord Mayor Horst Schneider supported 

the involvement of ABG FRANKFURT 

HOLDING from the outset. 

Did it take a lot of energy to jointly 

initiate this project? 

The initial situation was indeed not easy. 

The investors showed little interest, the landuse 

plan was under attack and the lawsuit 

was tied up in the Higher Administrative 

Court of Kassel. The start of a project can’t 

get any tougher than that. Nonetheless, we 

succeeded – and this certainly did take a lot 

of energy – in finding a solution to a seemingly 

intractable problem for all of the parties 

involved. As a result, the groups who were 

fighting the land-use plan dropped their lawsuit, 

thereby clearing the way to execution of 

the project. This only happened with the mutual 

understanding of the city of Offenbach 

and ABG FRANKFURT HOLDING. This, too, is 

an example of a vibrant regional partnership. 

Creative people especially like to 

use old industrial buildings – like 

those at Offenbach Harbour – to 

tailor them to their individual 

needs. Couldn’t the new harbour 

concept just end up scaring away 

the creative scene? 

In future, the Design College will move to 

Offenbach Harbour. This will immensely 

enrich the area. Overall, I consider Offenbach 

Harbour to be completely suitable for 

the “creative scene”. Where else do you have 

a location on the waterfront in the middle of 

the Rhein-Main area and still have a link to 

such old industrial buildings as the Heyne 

factory just a stone’s throw away? The 

architectural design of the buildings to be 

constructed will help ensure that both the 

creative scene and the people living there 

will feel very much at home. 

Will such joint development 

projects that extend across city 

limits be more commonplace in 

the future? 

Housing is a regional responsibility. We cannot 

take the view that it is the separate 

responsibility of an individual city to find 

housing solutions. Leaders in the region 

must make a contribution that extends beyond 

city limits so the issue of housing can 

be addressed for everyone. This is the reason 

we intend to participate in future projects 

that go beyond the city limits.

How do visitors and tenants 

react to the “longest horizontal 

skyscraper in the world”? 

Most people are surprised when they first 

enter the building. Many recognise the facade 

from having driven past the building 

and are then astonished that it is so big, 

bright and – above all – quiet inside. That’s 

not something you would expect from this 

vibrant place located between airport terminals, 

motorways and train tracks. But 

what goes on inside the building, the infrastructure, 

is just as important as the exceptional 

architecture. We continue to receive 

positive feedback, especially from the employees 

of our tenants, for such options as 

the concierge service, the REWE supermarket 

with its reasonable prices, the in-house 

hair salon and the variety of lunch specials 

offered by our restaurants. 

What is particularly attractive for 

the people who use the building? 

That differs from person to person. For the 

companies with offices in the building, the 

well-connected location and the prominent 

architecture are certainly appealing. For the 

employees, it is mainly about the services, 

shopping and good selection of restaurants 

that I mentioned earlier. Hotel guests love 

the comfort of the Hilton and Hilton Garden 

Inn as well as shopping at Rüschenbeck

highlight is the huge atriums, where visitors 

feel like they are in a town square. And not 

only can you quickly travel anywhere in the

What is the region’s future potential 

for similarly spectacular projects? 

I think the concept of THE SQUAIRE is only 

possible to execute at this exact location. 

For one thing, it’s in the heart of Airport 

City while also near Frankfurt, an important 

business location, and linked to the 

Rhein-Main region, which is also well connected 

and economically strong. That alone 

is exceptional, as is the architecture. You 

would never find a 660-metre-long building 

on stilts in the middle of a city, only 

the usual skyscrapers and districts. For that 

reason, there will probably never again be 

another project quite like this here, but 

there will certainly be other very interesting 

projects. After all, as I said, the region’s 

central location in Germany and Europe is 

brimming with potential as an international

Will the Green Towers now serve as 

an archetype for other international 

locations within the Deutsche Bank 

Group? 

Definitely. A lot of the new designs that 

emerged from our many years of work are 

being applied to other company locations 

around the world. For instance, our employees 

in Hong Kong now use the same office- 

and information-technology system as 

the colleagues who work in the towers in 

Frankfurt. We’re leveraging the experiences 

gained from the new towers for all of the 

larger locations where we have renovation 

projects. 

Prof. Holger Hagge 

The Deutsche Bank high-rise was 

fully renovated in a three-yearlong 

project. What were the 

reasons for carrying out this work? 

Basically, the old towers had to be improved 

to meet fire-protection requirements. We 

quickly realized that the actions necessary 

for the renovation would impact nearly 

all of the “vital” portions of the building. 

Furthermore, the new systems had to 

comply with such current laws as the German 

Energy Saving Regulation (EnEV). We 

then made a virtue out of a necessity. The 

Management Board took a clear decision to 

give the well-known Deutsche Bank towers 

a second lifecycle and fully transform the 

nearly 30-year-old head office into a green 

building that sets standards. At the reopening 

in February 2011, the new Deutsche 

Bank towers were awarded the highest 

possible level of certification for energy efficiency: 

LEED platinum and DGNB gold. 

What do employees and customers 

think about the Green Towers? 

As early on as in the construction phase, we 

saw a lot of interest expressed in what we 

wanted to accomplish here. In particular, this 

came from the building industry as well as, of 

course, from the city of Frankfurt. They 

assisted us extensively on what was at the 

time the greatest refurbishment in Europe. 

And now that the new Deutsche Bank towers 

are finished, we have significantly more 

visitors than we had before. Besides the 

energy efficiency of the buildings, people also 

really like that the towers are architecturally 

much more open. All areas on the ground 

floor of the towers are now accessible to the 

public. And our employees like the innovative, 

modern workplace environment. 

Kermit the Frog from the Muppet 

Show was right: “It’s not easy 

being green.” How will you continue 

implementing this standard once 

the renovation project has been 

completed? 

Of course, it isn’t very easy to upgrade an 

existing building into a green one. But we’ve 

demonstrated that it is possible. And much 

of what we’ve done here in Frankfurt in 

terms of energy efficiency is being applied 

to our worldwide property strategy. After all, 

we want to significantly reduce the carbon 

footprint of our locations and help to make 

all our business operations climate neutral 

by the year 2013. And by the way: Didn’t 

Kermit also like to say: “I’m green and proud 

of it”?
