Offenbach is a service centre and an attractive<br />

location for <strong>in</strong>vestment. The services<br />

sector accounts for two thirds of the workforce<br />

and value added. Offenbach is also<br />

Other retail locations opened <strong>in</strong> the suburbs,<br />

and population growth forecasts for the city.<br />

A whole new suburb located right on the bank<br />

of the Ma<strong>in</strong> River is now under construction<br />

<strong>in</strong> the north of Offenbach, offer<strong>in</strong>g excellent<br />

traffic connections and just 15 m<strong>in</strong>utes from<br />

Frankfurt International Airport.<br />

The “Hafen Offenbach” is one of the most<br />

important construction projects <strong>in</strong> the<br />

the plans, the 25-hectare former <strong>in</strong>dustrial<br />

site will provide space for office and service<br />

Offenbach Hold<strong>in</strong>g <strong>GmbH</strong> and is one<br />

of only very few large areas located <strong>in</strong> the<br />

In June 2011, Leo Burnett celebrated<br />

a ribbon-cutt<strong>in</strong>g ceremony for its<br />

new build<strong>in</strong>g <strong>in</strong> Frankfurt. What<br />

made it necessary for you to move<br />

to a new build<strong>in</strong>g?<br />

Leo Burnett already had its own build<strong>in</strong>g<br />

before the move, an old bicycle factory <strong>in</strong><br />

Rödelheim where we had been based s<strong>in</strong>ce<br />

the 1980s. The build<strong>in</strong>g was extremely creative<br />

for its time and contributed to grow<strong>in</strong>g<br />

and strengthen<strong>in</strong>g the Leo Burnett<br />

brand. But 20 years is a long time. Even<br />

though we grew to love the build<strong>in</strong>g, the<br />

layout no longer met our current workplace<br />

needs.<br />

Work<strong>in</strong>g environments have undergone a<br />

huge transformation. The demands on us,<br />

and the way we work have changed as<br />

well, which meant we needed a change of<br />

space, too. But what hadn’t changed is our<br />

<strong>in</strong>tr<strong>in</strong>sic corporate culture. As a result, it<br />

was important to us to move <strong>in</strong>to our own<br />

build<strong>in</strong>g so we could cont<strong>in</strong>ue to actively<br />

express this.<br />

Can a build<strong>in</strong>g encourage creativity?<br />

Are open spaces enough to<br />

spark creativity <strong>in</strong> employees?<br />

Yes, a build<strong>in</strong>g can encourage creativity.<br />

After all, creativity needs space – space to<br />

unfold. And our new build<strong>in</strong>g concept provides<br />

this space. Over the past 20 years, the<br />

ways we need to communicate <strong>in</strong>ternally<br />

have grown substantially more complex. Our<br />

new flexible open-space concept provides<br />

areas that facilitate collaboration among<br />

many employees, work with<strong>in</strong> a small team<br />

or even <strong>in</strong>dividually. Of course, open space<br />

alone is not enough to make someone creative.<br />

Skills, drive and an unwaver<strong>in</strong>g curiosity<br />

about life and people all have to converge<br />

with, of course, a healthy dose of discipl<strong>in</strong>e,<br />

because unfortunately ideas don’t just fall<br />

out of the sky.<br />

The FrankfurtRhe<strong>in</strong>Ma<strong>in</strong> region has<br />

a lot of charm. What are the region’s<br />

advantages, and <strong>in</strong> what areas is<br />

there room for improvement?<br />

FrankfurtRhe<strong>in</strong>Ma<strong>in</strong> sets itself apart with<br />

its <strong>in</strong>ternationality, open-m<strong>in</strong>dedness, tolerance,<br />

warmth and lust for life. People<br />

outside the region, however, don’t describe<br />

Frankfurt this way. They still see it as a cold,<br />

bor<strong>in</strong>g bank<strong>in</strong>g city. We have to keep work<strong>in</strong>g<br />

together to change that. The city of<br />

Frankfurt has recognized the potential of<br />

the creative community, and <strong>in</strong> the past few<br />

years has stepped up its support of young<br />

creative talent and promoted the area as an<br />

ideal location for creative <strong>in</strong>dustries. If we<br />

all cont<strong>in</strong>ue to support culture and <strong>in</strong>novation,<br />

it will br<strong>in</strong>g new momentum to the region.<br />

This renewed creative spirit would be<br />

visible to those outside the region, giv<strong>in</strong>g us<br />

a more attractive image – a very important<br />

factor <strong>in</strong> conv<strong>in</strong>c<strong>in</strong>g top talents to relocate<br />

hectares and is located on the north eastern<br />

edge of the town. Quellenpark offers one of<br />

Tak<strong>in</strong>g this step towards Offenbach was<br />

<strong>in</strong>deed a big one and, I would say, a bold<br />

one, too.<br />

The properties had been on the market several<br />

times, but, as everyone knows, <strong>in</strong>vestors<br />

expressed very little <strong>in</strong>terest. We saw<br />

an outstand<strong>in</strong>g location right on the waterfront,<br />

someth<strong>in</strong>g that can’t be found<br />

any longer <strong>in</strong> the FrankfurtRhe<strong>in</strong>Ma<strong>in</strong> region.<br />

That’s why it was obvious to us that<br />

we wanted to <strong>in</strong>vest <strong>in</strong> this residential area.<br />

We consider this a successful cooperation<br />

between the cities of Frankfurt am Ma<strong>in</strong><br />

and Offenbach am Ma<strong>in</strong>, one that reflects<br />

the concept of a “vibrant regional partner-<br />

ship”. As a result, both Frankfurt am Ma<strong>in</strong><br />

Lord Mayor Dr. Petra Roth and Offenbach<br />

am Ma<strong>in</strong> Lord Mayor Horst Schneider supported<br />

the <strong>in</strong>volvement of ABG FRANKFURT<br />

HOLDING from the outset.<br />

Did it take a lot of energy to jo<strong>in</strong>tly<br />

<strong>in</strong>itiate this project?<br />

The <strong>in</strong>itial situation was <strong>in</strong>deed not easy.<br />

The <strong>in</strong>vestors showed little <strong>in</strong>terest, the landuse<br />

plan was under attack and the lawsuit<br />

was tied up <strong>in</strong> the Higher Adm<strong>in</strong>istrative<br />

Court of Kassel. The start of a project can’t<br />

get any tougher than that. Nonetheless, we<br />

succeeded – and this certa<strong>in</strong>ly did take a lot<br />

of energy – <strong>in</strong> f<strong>in</strong>d<strong>in</strong>g a solution to a seem<strong>in</strong>gly<br />

<strong>in</strong>tractable problem for all of the parties<br />

<strong>in</strong>volved. As a result, the groups who were<br />

fight<strong>in</strong>g the land-use plan dropped their lawsuit,<br />

thereby clear<strong>in</strong>g the way to execution of<br />

the project. This only happened with the mutual<br />

understand<strong>in</strong>g of the city of Offenbach<br />

and ABG FRANKFURT HOLDING. This, too, is<br />

an example of a vibrant regional partnership.<br />

Creative people especially like to<br />

use old <strong>in</strong>dustrial build<strong>in</strong>gs – like<br />

those at Offenbach Harbour – to<br />

tailor them to their <strong>in</strong>dividual<br />

needs. Couldn’t the new harbour<br />

concept just end up scar<strong>in</strong>g away<br />

the creative scene?<br />

In future, the Design College will move to<br />

Offenbach Harbour. This will immensely<br />

enrich the area. Overall, I consider Offenbach<br />

Harbour to be completely suitable for<br />

the “creative scene”. Where else do you have<br />

a location on the waterfront <strong>in</strong> the middle of<br />

the Rhe<strong>in</strong>-Ma<strong>in</strong> area and still have a l<strong>in</strong>k to<br />

such old <strong>in</strong>dustrial build<strong>in</strong>gs as the Heyne<br />

factory just a stone’s throw away? The<br />

architectural design of the build<strong>in</strong>gs to be<br />

constructed will help ensure that both the<br />

creative scene and the people liv<strong>in</strong>g there<br />

will feel very much at home.<br />

Will such jo<strong>in</strong>t development<br />

projects that extend across city<br />

limits be more commonplace <strong>in</strong><br />

the future?<br />

Hous<strong>in</strong>g is a regional responsibility. We cannot<br />

take the view that it is the separate<br />

responsibility of an <strong>in</strong>dividual city to f<strong>in</strong>d<br />

hous<strong>in</strong>g solutions. Leaders <strong>in</strong> the region<br />

must make a contribution that extends beyond<br />

city limits so the issue of hous<strong>in</strong>g can<br />

be addressed for everyone. This is the reason<br />

we <strong>in</strong>tend to participate <strong>in</strong> future projects<br />

that go beyond the city limits.<br />

How do visitors and tenants<br />

react to the “longest horizontal<br />

skyscraper <strong>in</strong> the world”?<br />

Most people are surprised when they first<br />

enter the build<strong>in</strong>g. Many recognise the facade<br />

from hav<strong>in</strong>g driven past the build<strong>in</strong>g<br />

and are then astonished that it is so big,<br />

bright and – above all – quiet <strong>in</strong>side. That’s<br />

not someth<strong>in</strong>g you would expect from this<br />

vibrant place located between airport term<strong>in</strong>als,<br />

motorways and tra<strong>in</strong> tracks. But<br />

what goes on <strong>in</strong>side the build<strong>in</strong>g, the <strong>in</strong>frastructure,<br />

is just as important as the exceptional<br />

architecture. We cont<strong>in</strong>ue to receive<br />

positive feedback, especially from the employees<br />

of our tenants, for such options as<br />

the concierge service, the REWE supermarket<br />

with its reasonable prices, the <strong>in</strong>-house<br />

is exceptional, as is the architecture. You<br />

the usual skyscrapers and districts. For that<br />

reason, there will probably never aga<strong>in</strong> be<br />

another project quite like this here, but<br />

projects. After all, as I said, the region’s<br />

central location <strong>in</strong> Germany and Europe is<br />

brimm<strong>in</strong>g with potential as an <strong>in</strong>ternational<br />

Will the Green Towers now serve as<br />

an archetype for other <strong>in</strong>ternational<br />

locations with<strong>in</strong> the Deutsche Bank<br />

Group?<br />

Def<strong>in</strong>itely. A lot of the new designs that<br />

emerged from our many years of work are<br />

be<strong>in</strong>g applied to other company locations<br />

around the world. For <strong>in</strong>stance, our employees<br />

<strong>in</strong> Hong Kong now use the same office-<br />

and <strong>in</strong>formation-technology system as<br />

the colleagues who work <strong>in</strong> the towers <strong>in</strong><br />

Frankfurt. We’re leverag<strong>in</strong>g the experiences<br />

ga<strong>in</strong>ed from the new towers for all of the<br />

larger locations where we have renovation<br />

projects.<br />

The Deutsche Bank high-rise was<br />

fully renovated <strong>in</strong> a three-yearlong<br />

project. What were the<br />

reasons for carry<strong>in</strong>g out this work?<br />

Basically, the old towers had to be improved<br />

to meet fire-protection requirements. We<br />

quickly realized that the actions necessary<br />

for the renovation would impact nearly<br />

all of the “vital” portions of the build<strong>in</strong>g.<br />

Furthermore, the new systems had to<br />

comply with such current laws as the German<br />

Energy Sav<strong>in</strong>g Regulation (EnEV). We<br />

then made a virtue out of a necessity. The<br />

Management Board took a clear decision to<br />

give the well-known Deutsche Bank towers<br />

a second lifecycle and fully transform the<br />

nearly 30-year-old head office <strong>in</strong>to a green<br />

build<strong>in</strong>g that sets standards. At the reopen<strong>in</strong>g<br />

<strong>in</strong> February 2011, the new Deutsche<br />

Bank towers were awarded the highest<br />

possible level of certification for energy efficiency:<br />

LEED plat<strong>in</strong>um and DGNB gold.<br />

What do employees and customers<br />

th<strong>in</strong>k about the Green Towers?<br />

As early on as <strong>in</strong> the construction phase, we<br />

saw a lot of <strong>in</strong>terest expressed <strong>in</strong> what we<br />

wanted to accomplish here. In particular, this<br />

came from the build<strong>in</strong>g <strong>in</strong>dustry as well as, of<br />

course, from the city of Frankfurt. They<br />

assisted us extensively on what was at the<br />

time the greatest refurbishment <strong>in</strong> Europe.<br />

And now that the new Deutsche Bank towers<br />

are f<strong>in</strong>ished, we have significantly more<br />

visitors than we had before. Besides the<br />

energy efficiency of the build<strong>in</strong>gs, people also<br />

really like that the towers are architecturally<br />

much more open. All areas on the ground<br />

floor of the towers are now accessible to the<br />

public. And our employees like the <strong>in</strong>novative,<br />

modern workplace environment.<br />

Kermit the Frog from the Muppet<br />

Show was right: “It’s not easy<br />

be<strong>in</strong>g green.” How will you cont<strong>in</strong>ue<br />

implement<strong>in</strong>g this standard once<br />

the renovation project has been<br />

completed?<br />

Of course, it isn’t very easy to upgrade an<br />

exist<strong>in</strong>g build<strong>in</strong>g <strong>in</strong>to a green one. But we’ve<br />

demonstrated that it is possible. And much<br />

of what we’ve done here <strong>in</strong> Frankfurt <strong>in</strong><br />

terms of energy efficiency is be<strong>in</strong>g applied<br />

to our worldwide property strategy. After all,<br />

we want to significantly reduce the carbon<br />

footpr<strong>in</strong>t of our locations and help to make<br />

all our bus<strong>in</strong>ess operations climate neutral<br />

by the year 2013. And by the way: Didn’t<br />

Kermit also like to say: “I’m green and proud<br />

of it”?<br />
