Car-free living in the garden city Falkenberg, Berlin, Germany

1 Overview
In 2005/2006 the building and housing association Berlin 1892 eG (BBWo) started
to build up a car-free quarter in the district of Treptow as an extension of the
“Tuschkastensiedlung” (a development called “paint box colony”) by Bruno Taut
(1913/1914). A car-sharing station and some mobility services are planned.
2 Activity description
Background and Objectives
The “Tuschkastensiedlung” by Bruno Taut (1913/1914) was declared UNESCO
world heritage in July 2008. Within the extension the mentioned actors started to
build 54 flats in seven three- to four-storey buildings. With the background as
garden city the idea of a car-free development fitted well into the overall concept of
the colony.
Location
The gardencity Falkenberg is located at the southern fringe of Berlin in the district
Treptow which belongs to the borough Bohnsdorf. Social infrastructure, shops and
local recreation areas are accessible within walking distance. The interurban
trainstops Alt-Glienicke and Grünau are within walking distance and can be reached
in 10 minutes. From there it takes about 30 minutes to Berlin-Alexanderplatz. Two
bus lines, 160 and 163, are also nearby. A car-sharing station is planned.
Implementation
The extension of the colony is still under construction. In 1992 the area was reassigned
to the BBWo which then (1993) initiated a contest for the realisation. The
construction of the car-free part started in 2005/2006. To support the idea of carfree
housing some mobility services and a car-sharing station are planned.
Only 0.18 parking spaces per accommodation unit for car-sharing vehicles and
visitors are provided. Areas reserved for additional parking spaces as well as carfree
declarations in the tenancy agreements are not intended.

Car-reduced housing
There is no obligation for the tenants to be car-free (The building law of Berlin does
not include an obligation to build car parking spaces). The car-free status is set in
the local building codes.
Parking spaces
0.18 parking spaces per accommodation unit for visitors and car-sharing vehicles
are realised.
Conclusions
The idea of car-free housing seems to be accepted since there is a great demand of
households, who are interested in the flats.
