1 Overview<br />

In 2005/2006 <strong>the</strong> build<strong>in</strong>g and hous<strong>in</strong>g association Berl<strong>in</strong> 1892 eG (BBWo) started<br />

to build up a car-<strong>free</strong> quarter <strong>in</strong> <strong>the</strong> district of Treptow as an extension of <strong>the</strong><br />

“Tuschkastensiedlung” (a development called “pa<strong>in</strong>t box colony”) by Bruno Taut<br />

(1913/1914). A car-shar<strong>in</strong>g station and some mobility services are planned.<br />

2 Activity description<br />

Background and Objectives<br />

The “Tuschkastensiedlung” by Bruno Taut (1913/1914) was declared UNESCO<br />

world heritage <strong>in</strong> July 2008. With<strong>in</strong> <strong>the</strong> extension <strong>the</strong> mentioned actors started to<br />

build 54 flats <strong>in</strong> seven three- to four-storey build<strong>in</strong>gs. With <strong>the</strong> background as<br />

<strong>garden</strong> <strong>city</strong> <strong>the</strong> idea of a car-<strong>free</strong> development fitted well <strong>in</strong>to <strong>the</strong> overall concept of<br />

<strong>the</strong> colony.<br />

Location<br />

The <strong>garden</strong><strong>city</strong> <strong>Falkenberg</strong> is located at <strong>the</strong> sou<strong>the</strong>rn fr<strong>in</strong>ge of Berl<strong>in</strong> <strong>in</strong> <strong>the</strong> district<br />

Treptow which belongs to <strong>the</strong> borough Bohnsdorf. Social <strong>in</strong>frastructure, shops and<br />

local recreation areas are accessible with<strong>in</strong> walk<strong>in</strong>g distance. The <strong>in</strong>terurban<br />

tra<strong>in</strong>stops Alt-Glienicke and Grünau are with<strong>in</strong> walk<strong>in</strong>g distance and can be reached<br />

<strong>in</strong> 10 m<strong>in</strong>utes. From <strong>the</strong>re it takes about 30 m<strong>in</strong>utes to Berl<strong>in</strong>-Alexanderplatz. Two<br />

bus l<strong>in</strong>es, 160 and 163, are also nearby. A car-shar<strong>in</strong>g station is planned.<br />

Implementation<br />

The extension of <strong>the</strong> colony is still under construction. In 1992 <strong>the</strong> area was reassigned<br />

to <strong>the</strong> BBWo which <strong>the</strong>n (1993) <strong>in</strong>itiated a contest for <strong>the</strong> realisation. The<br />

construction of <strong>the</strong> car-<strong>free</strong> part started <strong>in</strong> 2005/2006. To support <strong>the</strong> idea of car<strong>free</strong><br />

hous<strong>in</strong>g some mobility services and a car-shar<strong>in</strong>g station are planned.<br />

Only 0.18 park<strong>in</strong>g spaces per accommodation unit for car-shar<strong>in</strong>g vehicles and<br />

visitors are provided. Areas reserved for additional park<strong>in</strong>g spaces as well as car<strong>free</strong><br />

declarations <strong>in</strong> <strong>the</strong> tenancy agreements are not <strong>in</strong>tended.<br />

The tenancy agreements do not require a car-<strong>free</strong> declaration<br />

There is no obligation for <strong>the</strong> tenants to be car-<strong>free</strong> (The build<strong>in</strong>g law of Berl<strong>in</strong> does<br />

not <strong>in</strong>clude an obligation to build car park<strong>in</strong>g spaces). The car-<strong>free</strong> status is set <strong>in</strong><br />

<strong>the</strong> local build<strong>in</strong>g codes.<br />

Park<strong>in</strong>g spaces<br />

0.18 park<strong>in</strong>g spaces per accommodation unit for visitors and car-shar<strong>in</strong>g vehicles<br />

are realised.<br />

Conclusions<br />

The idea of car-<strong>free</strong> hous<strong>in</strong>g seems to be accepted s<strong>in</strong>ce <strong>the</strong>re is a great demand of<br />

households, who are <strong>in</strong>terested <strong>in</strong> <strong>the</strong> flats.<br />
