In some cases the supplementary guidance is over 20 years old. The Character
Appraisal recognises the need to update the guidance to meet contemporary
circumstances.
Three further topics are considered priorities for householder guidance: stone
repair, painting of façades, and reinstatement of iron boundary railings.

South Ayrshire Council will revise and consolidate the existing series of
Supplementary Planning Policy Guidance where appropriate, and include
additional advice on stone repair, the painting of façades, and the
reinstatement of iron boundary railings.

Site-specific Development Briefs
Three significant development opportunity sites within the conservation area are
identified at South Harbour Street (adjacent to Miller’s Folly), on the corner of the
High Street and New Bridge Street (opposite the Town Buildings), and in the area
behind the Sandgate known as Affleck’s. The first two sites are in very prominent
locations; the third site is less visible, but has high potential for impact on the
ancient pattern of the Sandgate/High Street backlands. All three sites are
considered to have archaeological potential.
In order to ensure that development schemes of appropriate quality for these
sensitive locations are achieved, development briefs will be prepared to guide
applicants. Issues to be considered include scale, density, materials, and impact
on views to and within the conservation area.

Site-specific development briefs will be prepared for development
opportunities at South Harbour Street, the corner of the High Street and
New Bridge Street, and the Affleck’s site behind the Sandgate.
