Cheshire West and Chester Council Introduction Welcome from Cllr Manley Welcome to Spring Open Door from Councillor Herbert Manley, Portfolio holder for Prosperity and responsible for the Housing Management Service Welcome to the Summer edition of Open Door. Once again we have a bumper edition packed with informative articles and useful information. As we were preparing this edition we were in the middle of preparations for transferring the management of the service to Plus Dane. As we have said on many occasions – this is not about transferring your home to another housing organisation as the Council will still be your landlord. It is about continuing to build on the improvements made to the housing management service over the last two and a half years and ensuring that we become a top performing landlord by 2014. This edition includes a retrospective on Open Door itself – from the first edition to the most recent changes in 2009 – it’s interesting to see that we’ve continued to encourage customers to become involved in the service from day one! We have a report from the recent Tenant and Leaseholders’ Conference and further information on how to become involved. Cheshire West and Chester Council New Housing Contract Plus Dane Group Plus Dane is selected as the provider of the housing management contract for Ellesmere port and Neston Hello, I’m Peter Shaw, the Managing Director for the Ellesmere Port and Neston area for the Plus Dane Group. I am delighted that Plus Dane Group has been selected by the Council to deliver housing management services to Cheshire West and Chester tenants and leaseholders in Ellesmere Port and Neston. I’m extremely pleased that this includes managing and delivering the Council’s major repairs and improvement programme for the next three to five years. Plus Dane Group own and manage over 13,000 homes across Merseyside and Cheshire and through our ‘Neighbourhood Investor’ approach we get involved in anything that may help to improve the neighbourhoods in which we operate and which will stretch beyond the delivery of basic housing services. Our approach includes encouraging tenants and leaseholders to get more involved in shaping how services are provided and we have a strong record of working with customers and other partners to deliver wider regeneration opportunities wherever we work – and we intend to apply this approach across the Ellesmere Port and Neston area. The whole process has been a great team effort by all the staff, board directors, tenants and partners involved. The discussions that were held with staff and tenants over the past year have enabled some great links to be formed and everyone at Plus Dane who is involved in the contract is very excited about the future. What are we aiming to achieve during the five year contract? • Continue the improvements to the service that have been achieved over the past two years. • Increase the investment programme where possible. • Increase the number of tenants and leaseholders involved in the decisions we make about the services. • Provide a key contribution to the regeneration of the Ellesmere Port and Neston area by working with other partners to create more job opportunities. • Manage the Council’s investment of over £50m into improving your homes. • Deliver training and career opportunities for Council staff who will be transferring from the Council to Plus Dane. What does the contract mean to Ellesmere Port and Neston tenants and leaseholders? • The contract will start from Sunday 1st July 2012. • We are currently establishing an office for the housing team at 7-9 Civic Way, Ellesmere Port, Cheshire. • Our office opening times will be the same as currently operated by the Council of 8:30am to 5pm during Monday to Thursday and 8:30am to 4:30pm on Friday. • The council staff will be transferring to Plus Dane Group and they will continue to be the same contacts for you. • Services will be developed over the contract period to continue the improvements achieved so far. • More opportunities to be involved in influencing how our services are delivered. There is a lot of preparation work to be done before the contract commences and we will be advising all tenants and leaseholders over the next month of any changes that will affect how you contact us well in advance of the start date. However, please continue to use the same contact numbers and names until advised otherwise. Finally, I am looking forward to working with the staff that you are familiar with to continue to provide a better service over the coming years.
