year, overall, Sydney median prices<br />

A YEAR OF OPPORTUNITY<br />

AN INTERESTING TIME<br />

Uncertainty, trepidation and opportunity are<br />

key words in <strong>2009</strong>. Property prices have fallen<br />

and will continue to fall modestly in some<br />

areas of Sydney bec<strong>au</strong>se national in<strong>com</strong>e (or<br />

GDP) is substantially weakening,<br />

unemployment is expected to jump and<br />

everyone seems to be borrowing less while<br />

many are<br />

deleveraging by<br />

selling assets.<br />

During the past<br />

eight to 10 years,<br />

many areas have<br />

risen by up to<br />

150 per cent.<br />

Clearly, these price<br />

increases are<br />

unsustainable.<br />

As in<strong>com</strong>es fall<br />

and borrowing<br />

winds back, it is expected that prices will fall<br />

dramatically in those areas where prices have<br />

risen the most. Opportunities will occur.<br />

Areas of Sydney that are cheaper be<strong>com</strong>e<br />

more so in a downturn. This is where the<br />

deep cuts to interest rates and the first home<br />

buyer grant will likely have their biggest<br />

effects in <strong>2009</strong>.<br />

Whatever way you look at it, especially if<br />

you’re cashed up, <strong>2009</strong> represents an<br />

interesting time.<br />

investors and<br />

home buyers<br />

c<strong>au</strong>tious.<br />

It is very clear<br />

that the Reserve Bank and the Rudd<br />

Government do not want a housing price<br />

crash. And, for better or worse, these two<br />

entities have the means to stop one.<br />

And so, while I will be closely watching the<br />

usual reliable housing indicators such as<br />

housing finance approvals and <strong>au</strong>ction<br />

clearance rates, I will also be paying special<br />

attention to unemployment, Australia’s<br />

trading activity and most of all, the speed<br />

at which the Reserve Bank of Australia<br />

prints money. These indicators suggest the<br />

Sydney housing market will continue to be<br />

weak for at least the first quarter.<br />

We should see a seasonal rise in <strong>au</strong>ction<br />

clearance rates starting in March, however<br />

this should not be mistaken for a recovery.<br />

For a recovery to occur, history has<br />

indicated that clearance rates need to be<br />

consistently recording 60 per cent or more.<br />

INVESTORSTORETURN<br />

The Sydney <strong>property</strong> market has been the<br />

country’s worst performer in the past five<br />

years but <strong>2009</strong> will be the year the sleeping<br />

giant begins to stir.<br />

Not all markets will grow, however. The<br />

first home buyer market will suffer from<br />

rising<br />

unemployment<br />

and the top end<br />

will continue to<br />

be affected by low<br />

business<br />

confidence.<br />

Property<br />

investment<br />

strongholds in<br />

the inner city will<br />

be the exception.<br />

Investors who<br />

have been spooked by last year’s<br />

sharemarket crash will begin to search for<br />

the next emerging market. They will<br />

discover a <strong>property</strong> market that has grown<br />

by less than 1 per cent each year since 2003,<br />

rental vacancy rates of about 1 per cent and<br />

interest rates falling to record lows. It does<br />

not get much better for <strong>property</strong> investors.<br />

2008 will be remembered as the year<br />

<strong>property</strong> once again became a viable<br />

investment. <strong>2009</strong> will see the penny drop.<br />

PRICES FALL AT UPPER END<br />

The domestic economy will be an overriding<br />

influence on Sydney’s housing<br />

market at a time when other cyclical drivers,<br />

including affordability, be<strong>com</strong>e more<br />

positive. Trends for detached houses and<br />

apartments will be quite similar with some<br />

further falls likely in Sydney’s overall median<br />

price in the first half of the year as the<br />

economy and employment weaken.<br />

The middle and outer-ring areas of Sydney<br />

have been in a downturn for almost five<br />

years. Price falls in<br />

<strong>2009</strong> will be more<br />

pronounced at the<br />

upper end, with<br />

some recent<br />

evidence of more<br />

first home buyer<br />

activity. We really<br />

need to see the<br />

domestic economy<br />

stabilise before<br />

investors return.<br />

Following nearterm<br />

weakness, we believe Sydney will be the<br />

first Australian housing market to recover,<br />

with affordability improving to 1998 levels<br />

later this year, new supply at 30-year lows<br />

and the strongest uplift in inward migration<br />

in seven years. But that will be a story for<br />

2010-plus.<br />

A MUCH-NEEDED STIMULUS<br />

The Federal Government’s stimulus package<br />

for first home buyers has sparked interest in<br />

this market. By limiting the availability of the<br />

grants until the end of the financial year, the<br />

Government has created a sense of urgency<br />

and much-needed stimulus.<br />

This means <strong>2009</strong> is likely to be the year of<br />

the first and second-home buyer and the<br />

market for more affordable properties (those<br />

priced at less than $500,000 to $600,000) will<br />

see the greatest activity.<br />

When looking to<br />

purchase in this<br />

market, buyers<br />

must have a clear<br />

strategy. In order<br />

to achieve the best<br />

future capital<br />

growth out<strong>com</strong>es,<br />

they need to target<br />

strategically<br />

located properties.<br />

The year may<br />

also see the return<br />

of investors, finally. A number of areas are<br />

showing positive cash flow. Inner city units<br />

and outer, more affordable, houses in<br />

particular are showing some of the best<br />

average gross rental yields and these are<br />

likely to improve further.<br />

Ready, set, go: it’s a<br />

race full of first-timers<br />

Government handouts will have a big influence on<br />

the market this year, writes Susan Wellings.<br />

A VETERAN sprinter is offering a $10,000<br />

discount on his house to any buyer,<br />

preferably a first home buyer, who can<br />

outrun him. Another owner is pledging<br />

upwards of $60,000 to charity if he manages<br />

to sell his land.<br />

Vendors are taking their home off the<br />

market when it fails to sell, adjusting the price<br />

and then returning as a ‘‘new’’ listing in the<br />

hope of attracting the more naive of the firsttimers.<br />

With only the first-timers’ market<br />

showing much movement in Sydney going<br />

into <strong>2009</strong>, tricky times can prompt sellers to<br />

use some unusual tactics.<br />

And even when things don’t go exactly to<br />

plan, they often still manage to stand out<br />

from the rest of the crowd.<br />

‘‘I’vehad alot ofbadpublicity overthis,’’<br />

saysTony Gallagher,whoseassertion thathe<br />

woulddonate someoftheproceeds fromthe<br />

$2million saleof145 hectaresofland inthe<br />

CentralTablelands totheMS Society was<br />

‘‘But since there’s been all that carry-on on<br />

TV – and yes, I am going to give the money<br />

to charity – I’ve had so many calls from<br />

people interested in buying.<br />

‘‘There’s even a mob of investors from the<br />

US who’ve been calling. Even bad press has<br />

helped me get noticed.’’<br />

TOUGH TIMES<br />

Yet with only the first-timers particularly<br />

active, even having the the most desirable<br />

<strong>property</strong> in the swishest location is no<br />

guarantee of a sale these days. Latest<br />

research by analysts Australian Property<br />

Monitors predicts that two of Sydney’s most<br />

affluent areas are set for a tough year.<br />

Mosman, they say, is due for a 14 per cent<br />

fall, after already enduring a 3 per cent fall in<br />

its median price to $2.1 million in 2007-8.<br />

Bellevue Hill, another prime spot with a<br />

higher current median house price of<br />

$3.07 million, is due for a 13 per cent slump.<br />

READY TO BUY<br />

Newlyweds Dionne and Jesse Wilson have just returned from a two-year trip to<br />

Europe and are determined to buy a house of their own in Sydney.<br />

After a chilly British <strong>au</strong>tumn, they’re eager to build a life for themselves<br />

somewhere in the west, close to Dionne’s family. ‘‘I met Jesse in the UK and he’s<br />

originally from the Caribbean so he likes the weather here,’’ says Dionne, 23.<br />

‘‘We’re now looking for a three-bedroom house somewhere around Old Mount<br />

Druitt, Oakhurst or St Clair, as we’d like to start a family in the next few years.’’<br />

‘‘With the first home owner grant and falling interest rates, our financial adviser<br />

told us it’s the perfect time to buy. It’s all very exciting.’’<br />

Only western suburbs such as North St<br />

Marys (median of $229,000), Colyton<br />

($275,000) and further out like Londonderry<br />

($531,500) will do – proportionately –<br />

anywhere near as badly.<br />

North Shore agent Nicole Grady left a<br />

Mosman agency specialising in premium<br />

<strong>property</strong> late last year to work with lessexpensive<br />

homes in the same area.<br />

‘‘I saw the top end of the <strong>property</strong> market<br />

<strong>com</strong>ing to a grinding halt but saw the bottom<br />

end was still moving,’’ says Grady, now with<br />

Raine & Horne in Neutral Bay.<br />

‘‘I had to move to the lower end, where the<br />

market is still active, in order to keep<br />

generating an in<strong>com</strong>e. That market, with<br />

people buying houses [for] $1 million-<br />

$2 million and upgrading from apartments,<br />

will, I think, go very well over the next year.’’<br />

Houses in the North Shore area tend to be<br />

out of the price bracket of first home buyers<br />

and are missing out on the burst of activity<br />

the grants have brought to other regions. In<br />

the west, despite some dire predictions of<br />

price falls, agents aren’t particularly<br />

pessimistic. They see first-timers providing<br />

their salvation – and driving Sydney’s southwest<br />

into something of a recovery.<br />

A sales consultant with Response Real<br />

Estate in Penrith, Stephen Golab, says: ‘‘In<br />

this area we have many houses priced at<br />

$250,000 to $350,000 and the level of<br />

inquiries, particularly from young first home<br />

buyers, is astronomical.’’<br />

‘‘We’re going to be very busy for the first<br />

six months of this year but the immediate<br />

problem is building confidence in sellers to<br />

put their homes on the market. At the<br />

moment, buyers far outweigh the number of<br />

sellers and it’ll be interesting what the<br />

economy is like if the Government stops the<br />

grant in June.’’<br />

Investors are also back in the west, lured<br />

by low interest rates, high rents and the stillteetering<br />

stockmarket.<br />

‘‘Now 25 per cent of inquiries are from<br />

investors,’’ Golab says. ‘‘Spending $250,000<br />

wisely can bring $300 a week in rent, which<br />

<strong>com</strong>es very close to servicing the loan.’’<br />

BEST GROWTH PROSPECTS<br />

It’s a similar situation in the south-west,<br />

which APM says has Sydney’s best pricegrowth<br />

prospects this year.<br />

Median prices in areas such as<br />

Moorebank, Regents Park and Cecil Hills are<br />

forecast to rise by 9 per cent.<br />

That’s a direct result of first home buyer<br />

activity, according to the chief executive of<br />

The Realty Group in Liverpool, Andrew<br />

Bodnar. ‘‘This is the area that got hurt the<br />

most by interest rate rises before,’’ he says.<br />

‘‘We saw the highest rate of mortgagee sales<br />

and had prices fall 20 per cent to 30 per cent<br />

to 40 per cent. So we have some of the<br />

cheapest <strong>property</strong> around, particularly for<br />

the first home buyer, so it’s only natural we’ll<br />

see some price recovery. That’s why this area<br />

will grow.’’<br />

Up to 80 per cent of his sales are to first<br />

buyers: tenants be<strong>com</strong>ing owners and<br />

people <strong>com</strong>ing from other areas to buy.<br />

There’s also been an increase in the number<br />

of investors, who are currently making up<br />

25 per cent of inquiries, says Bodnar.<br />

In the inner west, the areas that will fare<br />

the best this year will be those closest to the<br />

city, such as Glebe, Ultimo, Pyrmont,<br />

Petersham, Lewisham and Stanmore,<br />

according to the principal of Planet<br />

Properties, Rosalie Gordon.<br />

Most of the east will generally weather the<br />

financial storms, says McGrath’s Simon<br />

Exleton. ‘‘Property in the eastern suburbs is<br />

generally pretty resilient,’’ he says.<br />

‘‘Although now there’s generally one to<br />

three or four, there’s still a lot of activity as<br />

people’s circumstances are always changing<br />

and people downsize, upsize, move closer to<br />

the water, shift towards the city.<br />

‘‘It’s a pretty good opportunity to sell and<br />

buy a bigger place in the same market.’’<br />

That’s true for John Wall, 62, who bills<br />

himself as the world’s fastest senior sprinter.<br />

He’s offering a $10,000 discount off the<br />

$419,000 asking price of his three-bedroom<br />

Central Coast house at Shelly Beach for any<br />

buyer who can beat him over 100 metres.<br />

‘‘I think, as Australians, we have to give<br />

others a hand and this was one way of doing<br />

it,’’ says Wall, who is selling his <strong>property</strong><br />

through Greg Wild Real Estate (0412 911 171).<br />

‘‘I want to give others a chance to get<br />

something for nothing. And first home<br />

buyers in particular need a helping hand.’’<br />

After buying three houses and an<br />

apartment as investment properties,<br />

Rebecca Broughton, 32, and her<br />

husband Andrew, 34, have finally<br />

decided that <strong>2009</strong> will be the year to<br />

buy their first home.<br />

‘‘With interest rates <strong>com</strong>ing down,<br />

we can make the next step that we<br />

couldn’t afford to do in the heat of<br />

the market," says paralegal<br />

Broughton. ‘‘Now we’re looking to<br />

buy a house for ourselves to live in.<br />

It’s so different!’’<br />

The couple, with d<strong>au</strong>ghters Taylor,<br />

8, and Madeleine, 5, are now looking<br />

for a three-bedroom terrace with,<br />

Stormy seas ahead but<br />

agents remain upbeat<br />

Watch out for beach bargains, writes Susan Wellings.<br />

IN OCTOBER last year, inner west real estate<br />

executive James Burke was studying his<br />

apartment sales figures and was almost<br />

overwhelmed by a sense of foreboding.<br />

Today, he’s looking over the prospects for<br />

<strong>2009</strong> – and feeling on top of the world.<br />

‘‘You can really feel that the vibe has<br />

changed out there,’’ he says.<br />

‘‘Everyone’s so much more optimistic. A<br />

lot of people have been trying to pick where<br />

the bottom of the market is and I think<br />

they’re all getting ready to rush in now at the<br />

same time. But that’s incredible when you<br />

think back to the mood three months ago.<br />

Then, I was feeling like suicide. The market<br />

looked terrible.’’<br />

Burke, of Callagher Estate Agents in<br />

Annandale, isn’t alone in his upbeat outlook.<br />

Many working in the unit market believe<br />

the worst is behind them and with buyers,<br />

particularly first home buyers, lured back<br />

into the market by low – and still falling –<br />

interest rates, first-time bonuses, soft prices<br />

and a distinct lack of <strong>com</strong>petition for<br />

purchases, <strong>2009</strong> is beginning to shape up<br />

quite nicely.<br />

UPS AND DOWNS<br />

Industry experts all agree, however, that the<br />

unit market will be slow to recover from last<br />

year’s lows. Many say it will only start to pick<br />

up towards the middle of <strong>2009</strong> and even then<br />

progress will be patchy.<br />

Researchers Australian Property Monitors,<br />

for instance, see most of the rises in unit<br />

prices being concentrated in the west and<br />

south-west of Sydney – the suburbs hardest<br />

hit during the past couple of years.<br />

They forecast the top-performing suburb<br />

will be Canley Vale, growing at 8 per cent,<br />

with Cabramatta, Fairfield, Edensor Park,<br />

Wetherill Park, Wakeley, Smithfield and<br />

Fairfield Heights not too far behind (see<br />

chart).<br />

On the downside, despite optimism<br />

from agents in our east and inner-city<br />

preview on page 27, the analysts forecast<br />

hefty falls in prices at the usually popular<br />

eastern beaches, with the worst-hit areas<br />

those around Bondi, Bronte and<br />

Tamarama (see chart), all predicted to<br />

drop by between 12 and 14 per cent.<br />

also remain weak, predicts Vicki Laing of<br />

Laing Real Estate.<br />

‘‘Some people there are in trouble from the<br />

falls in the stockmarket and are offloading<br />

<strong>property</strong>,’’ she says. ‘‘Watch out for some<br />

bargains there.’’<br />

In contrast, Laing believes patches such as<br />

Potts Point, Elizabeth Bay, Darlinghurst,<br />

Rushcutters Bay and Hyde Park are proving<br />

pretty much recession-proof.<br />

‘‘There’s a real diversity of stock there,<br />

from studios to $20 million properties, and<br />

I think there’s even some opportunities for<br />

price growth,’’ she says.<br />

She sees first home buyers out in force in<br />

those areas, hunting for quality studios or<br />

one-bedroom apartments up to $500,000,<br />

often <strong>com</strong>peting with investors. Meanwhile,<br />

empty-nesters and returning expatriates are<br />

tending to prefer off-the-plan buys.<br />

retrenched 130 staff amid speculation a lack<br />

of confidence is behind delays in releasing<br />

Homebush as a local dump and tip.’’<br />

Meanwhile, new developers are<br />

continuing to target first home buyers with<br />

their wares. Stockland is planning a number<br />

of new offers in <strong>2009</strong> and has units priced as<br />

low as $225,000 in Penrith’s Waterside.<br />

‘‘First home buyers need to act quickly in<br />

<strong>2009</strong> as the Federal Government’s First<br />

Home Owner boost expires at the end of<br />

June,’’ says Stockland’s residential<br />

<strong>com</strong>munities general manager, Barry Mann.<br />

Investors and older owner-occupiers are<br />

expected to return to apartments within a<br />

five-kilometre radius of the CBD, according<br />

to the managing director of Carrington<br />

developers, Andrew Finlayson.<br />

‘‘In our case, for Capella at Kensington,<br />

rents remain very strong and purchasers so<br />

far are achieving 5 to 5.5 per cent per annum<br />

returns on their investment,’’ he says.<br />

‘‘For owner-occupiers, particularly in the<br />

price bracket of $650,000 to $950,000, many<br />

buyers are shifting from larger properties<br />

within the area and either have their houses<br />

listed for sale or will be listing. Many have<br />

been sitting on their hands waiting to see<br />

what’s happening with the market.’’<br />

But even after settlement, some buyers of<br />

off-the-plan apartments are finding it<br />

difficult to get their money back. One buyer<br />

of a two-bedroom, two-bathroom apartment<br />

in Zetland’s recently <strong>com</strong>pleted Prominence<br />

is asking for offers above $675,000 through<br />

BresicWhitney agents – after paying $716,650<br />

in July 2007.<br />

That’s also the case in parts of the North<br />

Shore, says Cameron Falconer of Lindhouse<br />

Real Estate in Lindfield. ‘‘We have too much<br />

of an oversupply of apartments here, with<br />

new units being built from Gordon to<br />

Chatswood, Lindfield to Killara.<br />

‘‘We have a lot of new developments and<br />

some are up to a year-and-a-half behind<br />

schedule bec<strong>au</strong>se they’ve only managed to<br />

sell 20 to 30 per cent and they need to sell<br />

80 per cent before they start to make<br />

a profit.’’<br />

FIRST-TIMERS V INVESTORS<br />

Chief among the buyers at the lower-priced<br />

end are first home buyers and investors,<br />

Falconer says, but many first-timers prefer to<br />

move further to areas such as Turramurra,<br />

where they might be able to afford a cheap<br />

house rather than an apartment.<br />

By contrast, Hurstville-based R.T. Golby<br />

sales executive Ivan Grdich says there’s often<br />

an undersupply of units in the south.<br />

‘‘The market is very strong for units and<br />

when they <strong>com</strong>e on to the market, they tend<br />

to be snapped up very quickly,’’ he says.<br />

‘‘We’d love to have more people selling or<br />

building units. There’s a lot of people out<br />

there waiting to buy.’’<br />

Much of the demand is centred around<br />

Hurstville, Kogarah, Brighton-Le-Sands and<br />

Sans Souci and <strong>com</strong>ing from first home<br />

buyers rather than investors, Grdich says.<br />

Many of the apartments available are then<br />

going for healthy prices. One 13-year-old,<br />

own salon, Groom, in Neutral Bay, the<br />

pair looked at units in Brighton-le-<br />

Sands, Redfern, Chippendale, Sans<br />

Souci and Rosebery before deciding to<br />

buy a unit in Alexandria.<br />

‘‘It’s an area that’s developing a lot<br />

and be<strong>com</strong>ing more cosmopolitan all<br />

the time,’’ Bryant says. ‘‘In five years,<br />

it’ll be a real <strong>com</strong>munity with a lot of<br />

rest<strong>au</strong>rants and cafes and will be a<br />

great investment.’’<br />

three-bedroom unit in Hurstville sold just<br />

before Christmas for $490,000, when the<br />

vendor was hoping for $450,000.<br />

Areas most in demand include Annandale<br />

and Stanmore, although good public<br />

transport links mean many of the potential<br />

apartment buyers – usually young, single<br />

men and women – don’t differentiate too<br />

strongly between nearby suburbs.<br />

‘‘December was one of the best months for<br />

apartment sales we’ve had in the last six,’’<br />

Burke says. ‘‘There are a lot of people just<br />

waiting to see if there’s going to be any<br />

further falls in prices but they’ll all be buying<br />

soon. It’s really looking up.’’<br />

APARTMENTS and houses priced at less<br />

than $900,000 are ‘‘walking out the door’’ on<br />

the lower North Shore, where first and<br />

second home buyers are taking advantage of<br />

lower prices for premium locations.<br />

However, agents are reporting price drops<br />

and lack of buyer interest for premium<br />

properties, especially those in the banking<br />

belt of Mosman where a flood of high-quality<br />

$3 million-plus homes have <strong>com</strong>e on the<br />

market since July last year but failed to sell.<br />

‘‘Any Federation house around $2 million<br />

to $2.5 million will still sell but those<br />

$7 million houses that need 10 people to<br />

clean them aren’t moving,’’ says O’Gorman<br />

and Mahon principal David O’Gorman.<br />

‘‘People are still listing their properties and<br />

I suspect some of them are keen to upgrade.<br />

If they can sell their house for $3 million and<br />

buy the house in Balmoral that was<br />

$5 million and is now $3 [million] or $4<br />

million, then it makes this the perfect market<br />

for upgraders,’’ she says.<br />

[W] Estate Agents principal Susan Lee says<br />

buyer demand is at least 50 per cent lower<br />

than it was a year ago and there is distress<br />

selling of prestige properties by people<br />

working in the finance sector.<br />

‘‘I would say the top end has reduced in<br />

price by at least 20 per cent and we won’t get<br />

it moving again until the sellers <strong>com</strong>e to<br />

terms with the market. There are people out<br />

there who bought their house for $650,000<br />

in 1996 and still want $3 million for it,’’ she<br />

says.<br />

Belle Property’s Tim Foote says the<br />

prestige apartment market in the lower<br />

North Shore is stronger than prestige<br />

housing, with strong demand from<br />

AS WEALTHY expatriates return to Australia<br />

after job losses in Europe, Asia and the<br />

Middle East, the upper North Shore market<br />

could be given a shot in the arm, according<br />

to Luschwitz principal John Luschwitz.<br />

‘‘We’ve had lots of calls from people<br />

<strong>com</strong>ing home from all kinds of places<br />

overseas – Dubai, London, Hong Kong – and<br />

with the exchange rate the way it is, those<br />

people can buy here 30 per cent better than<br />

they could before the dollar fell,’’ he says.<br />

The blue-ribbon upper North Shore<br />

suburbs along the rail line are still in demand<br />

with families who want easy access to private<br />

schools but Luschwitz says the housing<br />

market slowed last year and should stabilise<br />

this year. ‘‘Anything priced up to the mid<br />

$1millions is OK but between $1.5million<br />

and $3million is slower and it’s even slower<br />

again for $3million plus,’’ he says.<br />

A slow market ... 55 Hastings Parade, Warrawee, sold for $7.5 million on December 29 last<br />

year through LJ Hooker Pymble. It was first listed at $8.5 million a year earlier.<br />

Placks agrees that expat inquiries could give<br />

the upper North Shore a much-needed boost.<br />

‘‘A lot of expats are <strong>com</strong>ing back this year<br />

and while they might have lost their job and<br />

not have as much money as they would have<br />

liked, they still want to buy,’’ she says.<br />

There has also been a lot of bargain<br />

hunters sniffing for quality <strong>property</strong> at<br />

discounted rates.<br />

‘‘It’s been very tough with the bargain<br />

seekers as many agree on a price and then<br />

pull out of the deal and try to discount it even<br />

further,’’ Placks says.<br />

In the Hills District, prices are ‘‘a bit<br />

lighter’’ but stable, according to Louis Carr<br />

Real Estate’s Michael Roberts.<br />

‘‘When the global financial meltdown first<br />

happened, we had a real softening but the<br />

interest rate drops have returned our market<br />

Grab a whale of a bargain<br />

HOMES on the northern beaches are taking<br />

longer to sell this year than last year but local<br />

agents are reporting some of the best buying<br />

opportunities on offer in years.<br />

‘‘It’s true, there is a lot on the market<br />

right now but I only have one mortgagee<br />

sale, so I wouldn’t say it’s a distressed<br />

market,’’ says Glenn Lee, principal of Raine<br />

& Horne Palm Beach.<br />

‘‘I think there is some great buying in Palm<br />

Beach and Whale Beach – this is still a<br />

premium suburb with only 800 houses and<br />

there are some be<strong>au</strong>tiful homes that are<br />

priced to sell.’’<br />

Richard McDonagh, principal of<br />

Barrenjoey Properties, says properties priced<br />

at less than a million dollars around Avalon<br />

are selling well but there are more properties<br />

on the market than in previous years.<br />

Australian Property Monitors’ data shows<br />

median house prices in Avalon dropped<br />

2 per cent, whereas in Palm Beach they<br />

dropped 23 per cent.<br />

‘‘You can buy a great <strong>property</strong> here now<br />

– a house that was selling for $1.7million 12<br />

months ago recently sold for $1.2 million,’’<br />

says McDonagh.<br />

John Cunningham, principal of<br />

Cunninghams Property, says northern<br />

beaches sellers have been downsizing to<br />

unburden themselves of large mortgages.<br />

‘‘Avalon and Mona Vale have been hit<br />

really hard and turnover is down by<br />

50 per cent,’’ he says.<br />

‘‘We definitely saw people downsize and<br />

shore up their positions.’’<br />

Cunningham says the lower northern<br />

beaches – from Balgowlah through to<br />

Allambie and Manly – are holding up well for<br />

family homes priced between $1million and<br />

$1.5million but anything cheaper or more<br />

expensive does not have strong demand.<br />

‘‘That family home priced between<br />

$650,000 to $950,000 is where people are<br />

most worried,’’ he says.<br />

Apartments under $500,000 are in strong<br />

demand and there isn’t enough stock to keep<br />

first home buyers happy.<br />

Stephen Doyle, of Doyle Spillane, says<br />

properties around Dee Why and Queenscliff<br />

are selling well now that owners are pricing<br />

them more realistically.<br />

‘‘I’m not saying our market is booming but<br />

if the <strong>property</strong> is priced realistically, it will sell<br />

within three or four weeks,’’ he says.<br />

DEMAND for east and inner-city properties<br />

remains strong, especially near the beach or<br />

cafe precincts like Surry Hills, Paddington<br />

and Potts Point, local agents say.<br />

‘‘There are still plenty of people <strong>com</strong>ing to<br />

open inspections,’’ Raine & Horne Bondi<br />

Beach’s Mary Anne Cronin says.<br />

‘‘Renters have been squeezed by the rising<br />

rental market and the interest rates make it<br />

attractive to buy, especially for units under<br />

$500,000 and semis under a million dollars.’’<br />

Bresic Whitney Estate Agents’ Ivan Bresic<br />

reports some weakness in the prices of<br />

Paddington terraces last year.<br />

‘‘There were some be<strong>au</strong>tiful homes in<br />

Paddington that sold for $2.5 million and<br />

would have sold for $3 million six months<br />

earlier,’’ he says. But inner-city terraces and<br />

apartments have generally done ‘‘extremely<br />

well’’, with some of the prime art-deco<br />
