Roswell Mall Improvements: LaSalsa Restaurant opened inside the Mall, while the Mall owners work to get national retailers into the old Wal-Mart, a furniture outlet north of JC Penney’s and another restaurant to take over the old Pasta Café. Nothing new to report. Out-Parcels for Sam’s & Wal-Mart: Ashley Furniture is looking to locate north of Wal-Mart at Pine Lodge and North Main Street. A new strip plaza is going into the out parcel south of Sam’s and I expect to have more information on the retailers soon. Checker Auto is in front of the Sam’s Club and Starbuck’s is in front of the Wal-Mart SuperCenter. Nothing new to report. Roswell Regional Hospital: The General Contractor is waiting for the go-ahead to remodel the interior of the building on 19th Street, whose tenants will relocate into the Hospital. Once remodel work begins, reconstruction work will take about four months. Nothing new to report. (This is located 1-block east of Main Street on the north side of 19th) Berrendo Center I: The strip plaza work has been completed and Route 21 will be moving in next to Famous Footwear. This plaza also includes PetCo. The developer is working to complete the out parcel shell closest to Main Street for future tenants. Nothing new to report. (This is located south of the Rib Crib and north of the Berrendo River) Berrendo Center II: We met the architect and engineer on-site on 4-20-07 to discuss the new Berrendo Center II development. This will bring in Discount Tire, possibly a Blockbuster Video and other national and local retailers when built-out. We expect to see construction plans submitted for a Building Permit by late June or early July. Nothing new to report. (This is located south of the Berrendo River on the east side of North Main Street) New Burger King @ Old Post Plaza: We met with the developer on 4-10-07. Burger King submitted a letter-of-intent to locate between the Hasting’s and Walgreens on North Main Street. The site developer is also seeking retailers to build out Phases III & IV. Nothing new to report. (Located south of Walgreen’s across Main St. from NMMI) John Hinkle’s - ALL ABOUT SPAS: The building shell has been completed and the rough-in work is well under way. The site work is also beginning to take shape. (Located on west side of north Main Street, just south of the Berrendo River) Starbucks Coffee North: The Building was turned-over to Starbucks, so they can finish the interior, hire employees, train and open for business. They had to finish multiple stores in Las Cruces before they could get started on the two Roswell stores. Nothing new to report. (This is located in the out parcel between Farley’s and Big-O Tires on N. Main St.) New Church’s Chicken in old Captain D’s: The Roswell Church’s franchise owner is in the process of remodeling the old Captain D’s on North Main Street and he has plans to be open for business at this location by July 31st. Progress is being made to meet the deadline. Alton’s Powerblock Gym: The building shell is constructed and the rough-in work should continue through July when the finish work should begin on the inside, then outside. (Located on the northwest corner of 13th Street & Virginia Ave.) The Branch Cabinetry & Classic Expressions by Sandi: This business, in the early stages of development will offer a selection of cabinets, kitchens, interior design services and premium appliances by Wolf and Sub-Zero for the discriminating homeowner. (Located at 1400 North Kentucky Avenue) Giangrasso Shopping Plaza: Work includes demolition of buildings and reconstruction of the site. Construction plans have been submitted and a Building Permit will be issued when the contractor is determined, whereupon the demolition work can begin. Nothing new to report. (This is located on the southwest corner of 13th Street and North Main Street) Elite Fitness Center: The building shell has been completed and the rough-in work has begun. (This is located on Atkinson Avenue, South of Country Club Road) Town & Country Family Fun Center: This is the Bowling alley on SE Main. It will undergo interior alterations and additions to add family style attractions. The owner is reviewing bids to determine the successful contractor, so work can begin this summer. Nothing new to report. Strata Production Company Complex: The Phase-I office building has been completed and the owner has moved his old offices into the new building. There are currently no tenants in line to develop the remaining phases of the total 4 development. (This is located S. of Immanuel Lutheran Church on Sycamore Ave.) A New Hotel: A new hotel is in the planning stages of development on the West side of North Main Street, across from the new Hampton Inn Suites. The owner has received approval for financing and is negotiating between two national hotel chains. Nothing new to report. Candlewood Suites by I.H.G.: The Holiday Inn Express owners want to build a new 80 room extended living suites hotel with conference Board Room and facilities to accommodate 50 to 100 people. The contract for purchase has been written and is being finalized. We should know more on the development schedule for construction by this August. Nothing new to report. (This is located west of the Holiday Inn Express next to the N.M.M.I. Golf Course) A New Sonic Drive-Thru: The Sonic property has been purchased from the City on the south side of West 2nd Street and east of Monterey Shopping Center. We expect to see plans for a Building Permit any day now, so construction can begin this summer. Nothing new to report. (This is located on the south side of West 2nd Street, West of Sunset) New Medical Office Building - III: This is in the planning stages for a new medical office building to mirror the office building caddy-corner to the hospital. Nothing new to report. (Located on S. side of Country Club directly east of the New Medical Office Building - II) New Professional Office Complex: The site is cleared and plans are being developed. This office complex will utilize the natural topography in the design. Nothing new to report. (This is located on the northwest corner of 12th Street and Richardson Ave.) 1st National Bank Branch: The old building is gone and the site has been cleared for new construction. Bank officials say we should see activity on this site soon, now that they have finished the openings for two other new branches in New Mexico. Nothing new to report. (This is located on the Southwest corner of Berrendo Rd. and North Main Street) Featherstone Development Corp.: This organization demolished the old Navajo motel and F.O.P./Piggly-Wiggly grocery store on the northwest corner of 2nd Street and Union Avenue. The intent is to make this property more attractive to prospective developers. Nothing new to report. RESIDENTIAL DEVELOPMENTS: 7 new home Building Permits were issued in June, putting the number of homes under construction at 50. The Tijmor Subdivision goes to the July City Council for Final Plat approval to add 68 new residential lots to the Roswell market. 90-Unit - Wilshire Gardens Apartments: The apartment pod foundations have been poured and the framing work is in progress. The building shells should begin taking shape by late
July or early August, with the rough-in work to begin immediately thereafter. (Located on the east side of Wilshire Boulevard, south of Mescalero Road) North Sky Estates Subdivision – all of the lots have been sold and only a few lots remain to be developed. All of the lots are expected to be completely developed by the spring of 2008. (Located ¼ mile west of Atkinson on Mescalero) East Sky Estates Subdivision - all of the lots have been sold and only a few lots remain to be developed. All of the lots are expected to be completely developed by the spring of 2008. (Located ¼ mile south of Mescalero on Atkinson) La Placita Subdivision – Eight (8) new units (4-duplexes) are under construction in this 28 lot subdivision. The utilities and main throughstreets have been installed. Nothing new to report. (Located on the southwest corner of Atkinson and Mescalero) Delta West Subdivision – Featherstone approved the final phase of development with 39 lots available, 5 under construction and 4 in the planning stages. (Located west of Washington, between Berrendo and Mescalero) Tuscany Subdivision – The utilities and Cul-De-Sac are in for this Planned-Unit- Development. 32 lots are available with 8 under construction (4-duplexes). Nothing new to report. (Located south of Mescalero Road and west of Kentucky Avenue) Enchantment West Subdivision - all Phase–I lots and 15 Phase-II lots are sold, with 15 new homes currently under construction. More Phase-II lots are available. (Located west of Mullis Ave. between 8th Street and College) La Sierra Subdivision – 10 lots sold, 17 are available and 2 new homes are under construction. (Located on Montana/Union between 19th and Country Club) Nothing new to report. La Sierra Town homes - 2 units under construction with 31 available. Nothing new to report. (Located south of Country Club between Montana and Washington) Briar Ridge Unit-B Subdivision – 2 units (1-duplex) and 5 pad sites are currently under construction with 19 lots available for sale and development. Nothing new to report. (Near the Country Club, lake & Golf Course in Briar Ridge) Sulimar Subdivision - This has 150 lots and the Phase-I, (50 lots) should begin development sometime during the summer months of 2007, according to the developer. (Located between Berrendo and Mescalero and Kentucky and Washington) Briar Ridge North Subdivision – This has 57 lots for development. The owner plans to begin developing new homes in this subdivision in the near future. Nothing new to report. (Located inside the Briar Ridge Subdivision, South and East of the Roswell Country Club) OTHER NEW DEVELOPMENTS: The Alien Apex Resort Theme Park RFP will be opened July 24th to select the firm to create the professional business services. Over 25 RFP’s have been requested. The selection committee will have their hands full if only half of these firms submit a proposal. There is a lot of worldwide excitement about this project. PRESIDENT’S CLUB “REDCOATS” COAT TALES The President’s Club “Redcoats” July activities included lunch at Nuthin Fancy. President Wanda Porter gave an update on activities for July. The Redcoats July events included a Grand Opening of the “60” UFO FESTIVAL on July 5th. The Redcoats manned the Information Booth for the three day Festival. Pioneer Bank hosted the ILEA Reception at the main bank on North Pennsylvania. The countries attending this session were Djibouti, Kenya, Malawi & Zambia. The Redcoats were on hand for Lynn-Ann’s Boutique on the 14th. Business After Hours was hosted by Bank of the Southwest, Main Branch at 226 N. Main on July 19th. It was a well attended event. Redcoats were on hand on the 20th to help open the new Starbucks Coffee Shop at the Wal Mart Store and on the 26th the new Goodwill Store located at 2601 N. Main next to Big Lots. The 57th Class of ILEA is scheduled for the 3rd of August. They will be graduating the countries of Djibouti, Kenya, Malawi and Zambia. The Chamber of Commerce is hosting the Redcoats luncheon on the 13th of August at the Chamber Office. President Porter would like to extend an invitation to all Chamber Members to join the Redcoat organization. The Redcoats are the Ambassadors for the City of Roswell and surrounding areas. It is our Mission to be of service to our community and to promote your businesses in any fashion we can, new and old. If you have an employee that you think would make a fine ambassador, please refer them to the Chamber or any active Redcoats. 5
