Final SHLAA Report (December 2009) 9 SHLAA Methodology and Findings 2 Summary Table 2: Deliverability and Developability of Potential Sites Against the Emerging South East Plan Requirement 2.32 The relevant Regional Spatial Strategy for the Royal Borough of Windsor and Maidenhead is set by the published South East Plan which covers the period 2006 to 2026. The South East Plan sets the annual housing requirement for the Borough as 346 units per annum or the equivalent of 6920 dwellings for the whole 20 year period. This represents a shortfall of 461 dwellings when compared against the South East Plan requirement of 6920 dwellings. However it should be noted that no allowance for windfall has been included within the Summary Tables above and that this continues to be a significant part of housing supply for the Borough. 2.34 In addition to the sites within the developed areas of the Borough a number of potential sites located within the Green Belt have also been put forward by owners / developers. Whilst it is not possible at this stage to calculate a potential dwelling yield for these sites, for reference purposes the sites have been identified and included as Appendix 7 (Sites over 0.25ha) and Appendix 8 (Sites under 0.25ha).
10 Final SHLAA Report (December 2009) Appendix 1: Details of Site Contraints Appendix 1: Details of Site Contraints Suitability Criteria All SHLAA sites included in the final study have been considered against a list of constraints, each of which could impact on the potential of a site to deliver future housing development. These constraints have been used to help inform both the potential viability of individual sites together with the estimate of housing delivery timing. The list of assessment criteria detailed below have been agreed amongst the 6 Berkshire Authorities as part of a common approach to the undertaking of their respective SHLAAs. Such an agreed approach will enable the aggregation of the output from each authority at a later date to form a strategic overview for the larger housing market area.
