• To submit formal Environmental Impact Assessments in<br />
association with the application;<br />
The applicant has submitted a formal Environmental Impact<br />
Statement.<br />
• To establish Liaison Committees with local representatives to act<br />
as a forum through which relevant operational and associated<br />
issues can be discussed and addressed.<br />
The applicant has indicated a willingness to establish such a liaison<br />
committee if necessary which could be secured through an<br />
obligation in a Section 75 Agreement for the site.<br />
• To meet the requirements of the <strong>Council</strong>’s Waste Management<br />
Scheme and Waste Disposal Strategy.<br />
The proposed development would not be inconsistent with the<br />
<strong>Council</strong>’s Waste Disposal Strategy.<br />
• to upgrade, maintain and repair at their own expense, road<br />
damage shown to have been caused by vehicle servicing their<br />
developments.<br />
The applicant has indicated a willingness to enter into a Section 75<br />
Agreement in order to ensure that any extraordinary road<br />
maintenance costs associated with damage attributable to vehicles<br />
servicing the <strong>Garlaff</strong> site are recoverable from the applicant.<br />
• to strictly observe a minimum 500 metres separation distance<br />
between the void of any <strong>landfill</strong> site and nearby settlements.<br />
The proposed <strong>landfill</strong> void lies in excess of 500 metres from any<br />
community or any residential properties not in the control of the<br />
applicant.<br />
• To service any existing or proposed <strong>landfill</strong> site, if considered<br />
feasible and appropriate to the site concerned, by rail.<br />
There are no proposals to service the proposed <strong>landfill</strong> extension<br />
site by rail, as the location is remote from the existing rail network.<br />
(iv) Policy ENV13: Within the rural area the <strong>Council</strong> will ensure through the<br />
development process that:<br />
• Any authorised development is in keeping with, has minimal visual<br />
impact and reflects the nature of the rural area in which it is<br />
located.
